GENERAL NOTES:
1. QUANTITY AND TYPE OF CONTROL POINTS LISTED ARE MINIMUM. TCC SHALL VERIFY REQUIRED QUANTITY, TYPE, AND FUNCTION OF CONTROL POINTS PRIOR TO BID AND ADJUST ACCORDING TO SEQUENCEOF OPERATION AND EQUIPMENT FOR A COMPLETE FUNCTIONING SYSTEM.
2. CONTROL POINTS INDICATED FOR EQUIPMENT ARE TYPICAL FOR EACH TYPE OF EQUIPMENT. CONTRACTOR SHALL REFER TO DRAWINGS FOR QUANTITIES.
3. REFER TO SEQUENCE OF OPERATION FOR SOFTWARE ALARMS.
GENERAL PROJECT REQUIREMENTS
1. THE CONTRACTOR, AND ANY SUB-CONTRACTORS, PERMITTED TO BID THIS PROJECT AND PERFORM WORK SHALL BEPRE-APPROVED BY THE OWNER.
2. PROVIDE ALL MATERIALS, EQUIPMENT, AND LABOR AS SPECIFIED AND SHOWN ON THE DRAWINGS TO MAKE THESYSTEMS COMPLETE AND FUNCTIONAL.
3. THE CONTRACTOR SHALL PAY FOR ALL PERMITS, FEES, TAXES, AND TESTING AS REQUIRED BY THE LOCAL CODEAUTHORITIES AND AS REQUIRED TO COMPLETE THIS PROJECT. THE CONTRACTOR SHALL BE HELD RESPONSIBLE FOROBTAINING THE REQUIRED BUILDING DEPARTMENT PERMIT(S) PRIOR TO THE START OF CONSTRUCTION.
4. ALL BIDS SHALL INCLUDE ALL COSTS ASSOCIATED WITH THE PURCHASE AND DELIVERY OF NEW EQUIPMENT TO THEJOB SITE IN TIME TO MEET ALL DEADLINES. REPORT, PRIOR TO BID, ANY DELIVERY PROBLEMS WHICH MIGHT PREVENTTIMELY COMPLETION OF THIS PROJECT.
5. THE DRAWINGS ARE DIAGRAMMATIC IN NATURE AND DO NOT SHOW OR REFLECT ALL OFFSETS AND FITTINGS.PROVIDE ADDITIONAL OFFSETS AND FITTINGS AS REQUIRED TO MAKE THE INSTALLATION COMPLETE ANDFUNCTIONAL. DO NOT SCALE DRAWINGS FOR EXACT DIMENSIONS.
6. CONTRACTOR SHALL BE HELD RESPONSIBLE FOR VERIFICATION OF EXISTING JOB CONDITIONS PRIOR TO BID. NOADDITIONAL COSTS SHALL BE AWARDED TO THE SUCCESSFUL CONTRACTOR OR HIS SUB-CONTRACTORS, AFTER BIDSHAVE BEEN SUBMITTED AND CONTRACTS AWARDED FOR FAILURE TO VERIFY EXISTING JOB CONDITIONS.DISCREPANCIES BETWEEN ACTUAL FIELD CONDITIONS AND CONTRACT DOCUMENTS SHALL BE BROUGHT TO THEENGINEER'S ATTENTION FOR ALTERNATIVE METHODS OF INSTALLATION THREE (3) DAYS MINIMUM PRIOR TO BIDDINGTHIS JOB.
7. COORDINATE ALL WORK WITH OTHER TRADES AND STRUCTURE. COORDINATE INSTALLATION OF ALL SYSTEMS TO FITWITHIN THE SPACE ALLOCATED. INSTALL EQUIPMENT AND COMPONENTS SO THEY ARE ACCESSIBLE FORMAINTENANCE.
8. PREPARE AND SUBMIT TO THE ENGINEER EQUIPMENT SUBMITTALS AND SHOP DRAWINGS IN ELECTRONIC FORMATFOR REVIEW. THE FILE(S) SHALL BE IN PORTABLE DOCUMENT FORMAT (PDF) FORMAT, OCR (OPTICAL CHARACTERRECOGNITION) SEARCHABLE, AND BOOKMARKED FOR EACH PRODUCT BEING SUBMITTED. DO NOT PURCHASEANY MATERIALS OR EQUIPMENT PRIOR TO RECEIVING RETURNED SUBMITTALS THAT HAVE BEEN REVIEWED BY THEENGINEER. VERIFY AND COORDINATE SCOPE OF WORK WITH ALL OTHER TRADES PRIOR TO SUBMITTING SUBMITTALSOR PROCEEDING WITH ANY WORK.
9. ALL MATERIALS, EQUIPMENT, AND INSTALLATION SHALL COMPLY WITH OWNER STANDARDS, LOCAL BUILDINGCODE, FIRE DEPARTMENT REQUIREMENTS, IBC, IMC, IPC, IFC, NFPA, UL, ASTM, AND ASHRAE GUIDELINES ANDSTANDARDS.
10. COORDINATE ANY SHUTDOWNS OR INTERRUPTION OF UTILITIES WITH OWNER PRIOR TO STARTING ANY WORK.
11. VERIFY FINAL LOCATIONS FOR ROUGH-INS WITH FIELD MEASUREMENTS AND WITH THE REQUIREMENTS OF THEACTUAL EQUIPMENT TO BE CONNECTED.
12. ANY CONFLICTS DISCOVERED AFTER WORK HAS STARTED, NOT PREVIOUSLY BEING APPARENT AND NECESSITATINGREVISIONS TO CONTRACT DOCUMENTS, SHALL BE BROUGHT TO THE ATTENTION OF THE ENGINEER FOR REVIEW ANDAPPROVAL OF ALTERNATIVE METHODS OF INSTALLATION.
13. THE CONTRACTOR SHALL CONTACT THE ENGINEER 48 HOURS PRIOR TO SUBSTANTIAL COMPLETION OFCONSTRUCTION OR INSTALLATION OF CEILING TILE, TO SCHEDULE AN ABOVE-CEILING OBSERVATION.
14. CONTRACTOR SHALL REVIEW ELECTRICAL POWER REQUIREMENTS FOR ALL MECHANICAL EQUIPMENT PRIOR TOORDERING. SUBMIT ONE COPY OF EQUIPMENT SUBMITTALS TO ELECTRICAL CONTRACTOR FOR COORDINATION.
15. ALL EQUIPMENT REQUIRING ACCESS AND MAINTENANCE (E.G. VALVES, DAMPERS, CONTROLS, ETC.) SHALL BEACCESSIBLE. THE CONTRACTOR SHALL PROVIDE ACCESS PANELS AS REQUIRED TO FACILITATE MAINTENANCE,REPAIR, AND ADJUSTMENT OF ANY CONCEALED EQUIPMENT. COORDINATE ALL LOCATIONS OF ANY REQUIREDACCESS PANELS WITH ARCHITECT PRIOR TO STARTING WORK.
16. PREPARE AND SUBMIT TO THE ENGINEER AN ELECTRONIC FILE OF THE OPERATION AND MAINTENANCE MANUAL(S)AT THE COMPLETION OF THE PROJECT INCLUDING RECORD DRAWINGS OF THE TEMPERATURE CONTROLSINSTALLATION. INCLUDE EMERGENCY SERVICE PHONE NUMBERS, WARRANTY INFORMATION, SPARE PARTS LISTS,MAINTENANCE AND TROUBLE-SHOOTING INSTRUCTIONS FOR ALL MECHANICAL EQUIPMENT. THE FILE SHALL BE INPORTABLE DOCUMENT FORMAT (PDF) FORMAT AS ONE DOCUMENT, OCR (OPTICAL CHARACTER RECOGNITION)SEARCHABLE, AND BOOKMARKED FOR EACH PRODUCT.
17. THE ENTIRE PROJECT SHALL BE WARRANTED FREE OF ALL DEFECTS FOR ONE (1) YEAR, STARTING FROM THE DATE OFACCEPTANCE FROM THE OWNER INCLUDING ALL LABOR, TRAVEL EXPENSES, PARTS AND MATERIAL. THECONTRACTOR SHALL SUBMIT A WARRANTY LETTER WITH DATE OF WARRANTY COMMENCEMENT AT CONCLUSIONOF PROJECT.
TEMPERATURE CONTROLS
1. MECHANICAL CONTRACTOR SHALL EMPLOY THE SERVICES OF A TEMPERATURE CONTROLS CONTRACTOR FOR ALLTEMPERATURE CONTROLS WORK. PER BUFFALO MOUNTAIN METRO DISTRICT, THE CONTROLS CONTRACTOR SHALLBE AMWEST CONTROL INC.
2. TEMPERATURE CONTROLS CONTRACTOR SHALL PROVIDE ALL NEW TEMPERATURE CONTROLS FOR AREA OF WORK.
3. TEMPERATURE CONTROLS COMPONENTS SHALL BE AS MANUFACTURED BY JOHNSON CONTROLS OR APPROVEDEQUAL.
4. TEMPERATURE CONTROLS CONTRACTOR SHALL PROVIDE ALL WIRING ASSOCIATED WITH THE AUTOMATICTEMPERATURE CONTROL SYSTEM, INCLUDING 120V FOR CONTROL PANELS, CONTROL VALVES, AND CONTROLDAMPERS. ELECTRICAL WIRING SHOWN ON ELECTRICAL DRAWINGS SHALL BE PERFORMED BY ELECTRICALCONTRACTOR. SUBMIT CONTROL DIAGRAMS TO ENGINEER FOR REVIEW. TEMPERATURE CONTROLS CONTRACTORSHALL PROVIDE ANY PROGRAMMING NECESSARY FOR A FULLY FUNCTIONAL DDC SYSTEM.
