Having just been elected onto Brighton & Hove City Council asCouncillor for Wish Ward in Hove, it seems only appropriatethat I focus on Stoneham Park in my patch.
What began as Portland Road Recreation Ground in 1913 was latercalled Stoneham Recreation Ground. It is now called Stoneham Park,officially, having been reopened in 2001 by the then Mayor of Brighton &Hove, Cllr Harry Steer.
The land that became thepark initially served Hove asa gravel pit. It was gifted tothe town by the Duke ofPortland in 1906. For a while,it housed a captured Germangun. Pigeon-feeders were themenace during the 1990s,and vandals during the2000s. It is now bothdelightful and thriving.
To the west of StonehamPark is Mainstone Roadwhich takes its name fromFrank Mainstone, the Duke ofPortland’s bailiff. Mainstonekept pigs on the land thatbecame the park. To the north,Stoneham Road has a long-standing association with thebaking of bread whichcontinues to this day. A sign onthe rear of two houses backingonto the park mentions Clark’sBread (“THE MOSTNUTRITIOUS”) which operatedduring the first third of thetwentieth century.
The background of parks locally is interesting. Wish Park opened in1900, Victoria Park in 1902 and Hove Park in 1906. It was a golden era forpublic areas, against a backdrop of the green spaces of Hove andBrighton’s squares and crescents originally being private and exclusive.
My favourite bit of Stoneham Park is a granite memorial plaque in agrotto-like flint surround on the south-east corner which Judy Middletondescribes as ‘a haven for local snails’ in her Encyclopaedia of Hove andPortslade.
Judy counted fourteen snails on her visit in 1994. I was disappointedto see only one.

Actor, writer, comedianand TV presenter RobertLlewellyn plans to dispelonce and for all myths

Among the myths that Robertseeks to put to rest are that EVstake forever to charge, areliable to run out of power miles

Robert is far from alone inhis enthusiasm. Nissan MotorGB Limited Managing Director,James Wright, recentlyannounced the results of asurvey of the 6500-plus NissanLEAF owners in the UK.
More than half said theydefinitely would not go back toa conventionally-powered car,and more than a third statedthat they do not have to planjourneys in advance any morethan they did before owningan electric car, especially as89% of them charge up theirLEAF overnight at home. Ninein 10 now use the EV as theirmain family car.

Returns from buy to let investments fall into one of two categories:Income from rent paid to the landlord by tenants and capitalappreciation from growing house prices. Adding these two togethergives the total return for any given year. While these figures are
gross, so don’t account for landlords’ costs, they provide a useful way tounderstand how landlord returns are made up and how they will likelychange in future years.
2014 saw average total returns increase to 12 per cent, from 9.3 per cent in2013. The increase was driven by accelerating house price inflation, prices in2014 grew by 6.7 per cent across England and Wales versus 4.3 per cent in 2013.Gross yields on the other hand fell slightly as house price growth outpacedrental growth. Average gross yields in 2014 were 5.3 per cent versus 5.7 per centin 2013.
Given total returns were driven by price growth in 2014, the areas which sawthe most price growth saw the highest total returns. Despite yields in Londonbeing lower than any other region, at 4.7 per cent, total returns were highestreaching nearly 20 per cent.Total returns were lowest in theNorth West, 8.5 per cent, thearea with the second highestyields.

is forecast to be roughlyequivalent, which meansyields should remainstable over the next twoyears. Total returns in2015 are forecast toaverage 9.3 per cent,down from 12 per cent in2014.
With lower house priceinflation forecast, incomegenerated from therental, will make up amuch greater proportionof total returns in 2015and 2016, shifting fromless than half of the totalreturn to nearly twothirds. This meansmanaging income bykeeping voids and arrearslow will be particularlyimportant areas of focusfor landlords over thenext two years.
