A nyone who knows the boss Latest Bill, will know that he is a man ofgreat passions and enthusiasm. It is because of this that right nowsome of us are whipped up into a frenzy of activity surrounding
Latest TV. Have you watched it online? You really must, there are lots ofgreat episodes of Brighton Lights to catch up on and you can even catchme embarking on my new venture into presenting.
Presenting TV now, are you? I can hear you say. Well, why ever not? Billasked so I gave it about a moment’s thought and said yes. Before I knew itI was up a ladder chatting to Jodie Prenger and Todd Carty (it’s all there onthe website).
Now I am working on two very exciting TV projects. The first is related tomy love of theatre and already I am filming interviews with amazingpeople like Vanessa Redgrave, Mark Baldwin from Rambert DanceCompany and DeniseBlack who starred inCoronation Street,Queer As Folk and isnow hoofing it aroundthe UK in a major tourof Sister Act playingMother Superior, sonot exactly type-cast,is she?
The great thing isthe amount ofenthusiasm I amgetting from all ofthese people for theproject, enough in fact tomake not just a one off buta regular show.
My other TV project is adocumentary covering myupcoming InternationalChef Exchange project inthe Spring Harvest eventsof the Brighton & HoveFood and Drink Festival.Chef Audrey will arrive in early April for a week of food fun and I will bethere with the cameras to record the whole thing. Then, in early summer, Iwill be off to Maastricht with chef Andy MacKenzie of Drakes Hotel to dothe same for his exchange visit.
And I’m loving it, hard work it is, but my god it makes me feel good to beinvolved with a project as exciting as Latest TV is turning out to be. Sothanks Bill, even though I know you know that my answer is usually yes.
Y ou can have this mansion or, like Andrew Kay,you can have a Kindle. Here at Latest Homeswe know what we would prefer even if it
doesn’t suit our pocket in both senses. But when it comes to the wow factor this stately
mansion on Brunswick Square has it all. It is beautifulthroughout, arranged over six floors and with theoption of one being used as a separate apartment. Welove this small library with stunning de Gournay handpainted wall coverings
So where better then to house the literary stars ofthis year’s Brighton Festival? With Mariella Frostrupas hostess and a rich list of guests that includesAlain de Botton, Simon Armitage and TracyChevalier, it would definitely be the hottestproperty on the market. For full details of this property call Winkworth on01273 320300For the best selection of local properties go towww.latesthomes.co.ukBrighton Festival opens 5 May 2012, box office01273 709709 www.brightonfestival.org

Ihave taken my flat off the market, much to the delight of my currenttenant, who wants to stay there for
a long time. I am still hoping topurchase and renovate a flat I’vefound in Hove, as my confidence hasbeen given a bit of ballast by the factthat I might one day inherit some ofthe proceeds of my late mum’s estate.I’ve always thought the word ‘estate’conjures up, quite inaccurately, leafyvistas of ivy-clad Downton Abbey-style grandeur, not the double-glazed1940s semi that it actually is. If theMidlands market is sticking a little, then my mum’s house is positivelysuper-glued in place. My children, whoare also due an equal share in theproceeds of the estate, are notallowed their part until they are 25,but at this rate, they will be lucky toinherit in time to pay their own care-home fees, let alone mine!
Of course, both of my olderoffspring still reside, albeit fairlyinvisibly, at Landlady Towers (much tothe annoyance of my ex-husband whothinks they ought to have left bynow). I always point out that, although most of The Big Daughter’sfriends left home four years ago, theyare now living back home brandishing adegree, a £30K debt and bugger-allhope of gainful employment, which Iwouldn’t wish upon any of my children, much as they annoy me. I am alsorather relived that they haven’t gone away to leave me in peace, only toreturn four years later as more irritating know-it-alls. The Big Daughter issaving to go to Australia at the end of the year and the Big Son swears he’llbe gone by the time he’s 25, leaving myself and the Small Daughter – whoby then will be big – to downsize, rent out more of Landlady Towers andhave an easy life.
This is all highly theoretical as a lot can happen in three years. I am stillkeen on doing a bit of property wheeler-dealing over the next couple ofyears, but it all seems to be dependent on two factors, the first beingwhether the economic climate will allow me my wishes and the secondbeing whether I can be bothered to switch the telly off and get on with it!
During a brief half-hour of frantic activity last week, I telephoned one ofmy mortgage providers in order to arrange a re-mortgage on the Brightonflat I was recently trying to sell. After a very brief conversation, it wassurmised that they could lend me a further £37k on the property, which willmake a hefty deposit. It will also mean that my annual tax bill will go down. All I have to do then is to secure a new buy-to-let mortgage, which isapparently more difficult than it was ten years ago. I’ll let you know how Iget on. follow me on twitter @robert_nemeth
The Landlady’s estate of mind...
“Estate conjuresup leafy vistas, nota 1940s semi”
T he question of Lane or Laine is a riteof passage for anybody getting toknow Brighton. Without local
knowledge, a fair assumption would be thatLaine is the Brighton word for Lane‚ after allthe words sound the same and each isassigned to a quirky shopping area. Tounderstand the difference is to understandthe origins of modern day Brighton.
The truth is that there is a connection, but the link is the Old Town. Laines werethe fields that once surrounded Brightonand there were five of them: North Laine;West Laine; East Laine; Hilly Laine andLittle Laine. We now call theBrighton of that time the Old Town‚the centrepiece of which is nowcalled The Lanes on account of thevarious alleyways thatcharacterise the spot.
When I wrote to the localnewspaper in August last yearabout Brighton and Hove CityCouncil getting the Laine/Lanequestion wrong, I had no idea thatit would lead to the mobilisation ofthe Brighton Society to set therecord straight.
Four narrow passageways lead from the west side of Bond Street in the NorthLaine area. The first and second are called Bond Street Row and Bond StreetCottages respectively, and the third is called (technically anyway), Bond StreetLaine. Laine should not have been used, as the narrow thoroughfare is a lane‚not a field. It should be Bond Street Lane – I wasn’t the first to spot the error.
Eagle-eyed Brighton Society campaigner Delia Ives approached the council in2008 and succeeded in getting the physical road sign corrected. As the officialname remained the same though, it was only a matter of time before the roadsign was changed back to Laine. This is the sign I saw.
Following my letter, Delia took up the case again. After winning the battlepreviously, she set out to win the war by persuading the council to change thealley’s name properly. Whilst a wrong will be righted once Bond Street Lainebecomes Bond Street Lane, the council should have known better.
I mentioned earlier four alleys but named just three. Just as my letter led tothe renaming of the third passageway, I hope that this column will plant an ideafor the naming of the forgotten fourth alley. Bond Street Twitten, to make use ofanother old Sussex word, would get my vote.

W e’ve started looking for a flat to rent. It’s hard work. It’s becoming a job. I mayhave to give up work to commit fully to
finding a place. I’m obsessed with propertywebsites. I could go on Mastermind andspecialise in ‘properties listed between 12December and 5 March in Brighton 2012’. Youdescribe its features and I’ll tell you where itis. “Mama Malone, for ten points can youname a patio flat with three cat flaps?”
We thought we had found the perfect place. It had a roof terrace. I was already imagining myself on it,sipping on a badly homemade Mojitoin the summer. We were on our way toview it, when we got a text to say ithad just been taken.
No-one wants to be dumped by text. It waslike being told not to bother coming whenyou’ve already left for your first internetdate because the date in question metsomeone before you, and now theydon’t even want to meet you. “But youhaven’t met us yet!” We should haveshouted at the text message we’dbeen sent. I can see why they textrather than call...
No-one wants to be shouted atfor what is essentially doing theirjob. It could have been worse. Likesome online daters they couldhave let me meet up and thenturned me down because my jobwasn’t as good as that of theperson on the last ‘date’.Thankfully my ego is still in tact, itwasn’t my face or job that didn’t get the boy – I mean flat! It was just timing.
My boyfriend was understandably upset and had to go for a walk to shakeoff his disappointment. He sent me photos of other similar flats in estateagent windows, but it just felt like we were in a pet shop trying to replace ourdeceased family rabbit with a gerbil, staring into cages and crying “no-onecan replace our Snowy!” (We haven't got a family rabbit, it's just a metaphor.)
I’m waiting for the five year old’s pleas for a pet soon though. As a child, myfather was an asthmatic and that was the wall of reason that I could notpenetrate however hard I cried for a pet. (I will use the same ‘reason’ on mychild.) I’ve got enough cleaning to do without clearing up rabbit poo. Mind you, would the rabbit clean my floor of meals and save me sweeping? Hmm, sellthe idea of a pet to me as a living Hoover and I could be converted to a petowner. Estate agents wouldn’t like that. I better not become a pet owner asestate agents ask you if you have pets like “do you have an Asbo?” Best I’m ahome owner with a property to let who has a very secure full-time job.Perhaps I can get work as a lettings negotiator...

I have a prediction about my death certificate, I think one key word will be under cause of death – leftovers. Perhaps someone else is being pro-active and chiselling the word out on a gravestone, probably in Times
New Roman (I’ve been reading a very good book about fonts, Just My Type). Leftovers – in some ways they’re my specialist subject, my choice for
an Olympic event. (They often introduce a new event for variety, don’tthey? I’ll keep my fingers crossed for London 2012.) But that makes mesound like I’ve got some expert tactics or skill, but all I’ve done is put thehours in. In fact, I’m constantly undone in the area of leftovers, my tacticsare often all wrong.
All I know is that with a seven year old and a two year old who can befussy with food; a wife who’s temporarily off her food; a short cottageholiday that meant we were either eating out or not able to ‘freeze for thefuture’, a perfect storm was created in the last week – a leftovers eventthat could probably be seen from space.
I still get it wrong. Do I anticipate havingleftovers when I look at a menu –perhaps written in Ariel font, ormaybe Comic Sans (there’s thatfont book again) and order my ownfood? No. Do I alter portion sizeswhen cooking? No. Can I saythat I never glance at mychildren picking at their foodand sometimes wonder whetherany will be left? Hmm, I can’t.
In some ways, leftovers is anoble pursuit, all about notwasting stuff. I don’tlike to see a platewith stuff on atthe end of themeal. (Conversely,I’m not a fan of aplate that’s empty at the beginning!)
Timing is important. If I eat later than the kidssometimes the leftoversconstitute a kind ofstarter, just less well-presented. It consists of food smeared and scatteredacross two plates as if a mini explosive device has been set off. It won’t winany awards on MasterChef for presentation.
My moment of clarity happened at a recent extended family outing, whereeveryone was slowing down with their lunch, and my nephew turned to meand my dad (or ‘Grandad’ as he’s become known) to help clean up the plates. This is a damning indictment of the greedy gene we share. (And no, if you’reaccessing the audio book version of this column, greedy Jean isn’t somelong lost aunt.)
I’ve made a decision. I should get a tattoo on my menu-holding hand. The words ‘Don’t be so greedy’ imprinted permanently. (Perhaps in capitalRockwell Bold for extra emphasis.)
Good storage space is thecornerstone of domesticharmony. Well, it is. How many
arguments could be avoided if therewere somewhere to actually putthose carelessly discarded clothesand toys? Or a place to shut all thatstress-inducing clutter away and outof sight? We all have stuff lyingabout that could do with apermanent home. And at this time ofyear, the ratio of stuff to storage canreach a critical tipping point: yousimply run out of space. Perhaps thisyear we should all start our springcleaning a little early, with a late newyear’s resolution in mind – to make2012 the year we clear out, clear up,and finally put it all away.
Find the spaceIf you haven’t used or wornsomething for more than two years, put it into long term storage, sell it, orgive it away. Car boot sales, eBayand vintage fairs will all allow you tomake a few bob from your unwantedgear. If you can’t face the hassle ofselling, or want to put the cash tobetter use, then there are charityshops aplenty in Brighton and Hove –and many will come and collect if youbag up your unwanted gear for them.Freecycle and Gumtree are also greatplaces for getting rid of unwantedstuff. If the thought of thisoverwhelms you, call in a
professional. A space therapist or professionalproperty ‘stylist’ will perform miracles with yourpossessions, pruning away unwanted stuff andreorganising you and your home.
Make it workAre you making the most of your high ceilings?Fabulous floor-to-ceiling shelves or cupboardsmake use of the inches or feet overhead. Amixture of open shelves and closed boxes or unitsworks best; things you like or need to access canbe left ‘on show’, while the rest is shut tidily away.Under-the-stairs cupboards can be fitted out withmix-and-match storage units to maximise space. A pull-out drawer for shoes, a tall cupboard forclothes or cleaning equipment, smaller drawersand even a low unit for stowing the hoover awaycan be fitted beneath most stairs. Wide hallwayscan also accommodate long fitted shelves, givingthe impression of greater space.
Walk-in wardrobes are brilliant for de-cluttering(they’re also a great selling point). If you have alarge front bedroom or attic room, then installationof a simple partition wall could give you thatcoveted walk-in space. Failing that, go for fittedwardrobes with a sensible combination of hangingand shelves. Under-the-bed space can be utilisedwith drawers or boxes. In bathrooms, a wall ofmirrored cupboards will give you a place foreverything – and the added light will create theillusion of extra space, too. Other hidden spaceshere include under the sink (add a boxed-in unitwith shelves) and behind the toilet (creating a‘false wall’ here to conceal plumbing also providesan opportunity for clever storage and concealedshelves).
Plan for the futureAs you start to put things away, it’s a good idea toprioritise your storage space. Place things youneed frequently within easy reach. Stuff you don’tneed very often but can’t quite get rid of can beput further out of reach. When you’ve finishedsorting, tidying and stowing away, ascribeeverything a permanent ‘home’ so it can be easilyput away – and found – again. It helps to makesure everyone else in the house knows, too – butgetting them to stick to it? We wish you luck!

The other day a property managerfriend of mine mentioned to meover a cup of tea that she had
noticed an increase in demand forher services. As I dunked my Wispabar into my tea I thought about how, just like my choice of chocolate bar,the buy-to-let investment has made a comeback.
During the property boom, manypeople thought buy-to-let was a safeinvestment which perhaps would payfor their future. However, the creditcrunch meant that investors foundthemselves with rising mortgagerates and falling house prices.
Recently however, a new trend ofrising rents and cheaper mortgageshas given the buy-to-let market aboost (another chocolate bar whosepopularity has shown a resurgence –maybe there’s an unheralded link
between mortgage finance and retro chocolate bars?). New figures show that the number of buy-to-letmortgages advanced in 2011 was up by 32% from the previous year.Professional investors and manynew first-time landlords are lookingfor better returns on their saving.
For those who are putting theirfaith back in properties, Brightonappears to be a very popular choice.
This is not at all surprising given itsunique and special appeal as avibrant city on the coast with goodtransport links into London. Many ofmy clients are not interested inupgrading their own homes but areinstead choosing to buy aninvestment property which will givethem an income, which is increased inan area such as Brighton.
Like any investment, there are noguarantees with buy-to-let properties.
However now is definitely a good timeif you wish to invest in this market.
The legal process is different toa standard purchase of a propertyin which you intend to reside. Mostfirst-time landlords will need to beguided through the process and itsdifferences from other forms ofpurchase. For example, manylenders will stipulate conditions inrelation to who you can and cannotlet the property to. They will alsobase their decision on whether ornot to approve a loan on the likelyrental income from the propertyand not the applicant’s income. It is important that you have thecorrect advice to ensure you avoidthe pitfalls.
The property team at Healys has awealth of experience in buy-to-let andthey understand the importance ofgetting your investment to quicklygenerate a return. Therefore, if youwish to be expertly guided through abuy-to-let purchase then pleasecontact [email protected] or telephone 01273 669 110.Nazish Ahmad is a solicitor atHealys LLP, 8-9 Old Steine, Brighton BN1 1EJ

Figs & DatesIt’s March, and yes it’s Budgetmonth but let’s not dwell on it.
Allegedly, temptation is the ruin of all men, and so in a month that sees the Chancellor’s Budget, I amgoing to resist the incredible urge to speculate on what may come.Instead, I am using this week as anopportunity to focus the minds andbusiness diaries of the Brighton andHove business community with thefollowing key tax dates. Don’t panicthough, because I will be reviewingthe Budget later in the month whichshould appease anyone disappointedby not reading a speculative reportahead of this month’s main event. In the meantime, please feastyourselves on the following.
Key Tax Dates1 March 2012Most individual tax payers whohave not paid their 2010-11personal tax and class 4 nationalinsurance liabilities by this datewill face a 5% penalty.
5 April 2012The end of the 2011-12 tax yearand the last day for decidingwhether to take action before orafter 5 April (e.g. utilising personalallowances, the CGT and IHT annualexemptions etc).
19 May 2012Employers have until 19 May 2012to submit 2011-12 end of year PAYEreturns (forms P35 and P38A,including nil returns whereappropriate, and P14) to HMRC bythis date.
31 May 2012Employers have until 31 May 2012to provide a 2011-12 form P60 toeach employee who worked for themat 05 April 2012.
5 July 2012PAYE Settlement Agreements (PSA’s)for 2011-12 must be agreed withHMRC by this date.
Fifth Element is a local Brighton-based accountancy practice offering expertisein all aspects of Accounts Preparation, VAT, Taxation, CIS, PAYE, Tax Planning,HMRC Issues and Business Development.
6 July 2012Deadline for employers to submitreturns of benefits and expenses(forms P11D and forms P9D) toHMRC and to supply employees withforms P11D(b) and P11D and P9Dinformation. Returns for Class 1Amust also reach HMRC by this dateand where applicable, Form 42filings dealing with employmentrelated securities and options andreportable events need to be filed.
19 July 2012Payment date for Class 1A NI for theyear ended 5 April 2012.
31 July 2012Second payments-on-account forthe 2011-12 tax year must reachHMRC by this date to avoid latepayment interest charges.
1 August 2012 Last day to pay 2010-11 anypersonal tax outstanding from 31Jan 2012 to avoid second latepayment penalty of 5%.
One more thingAdmittedly, figs and dates aren’teveryone’s cup of tea but I will bestarting a regular feature called‘Waits and Measures’ later in the yearin which there will be something a bitmore appetising for everyone. Fornow though, as temptation gets thebetter of me, I shall conclude on this. Will the government cut directbusiness taxes to boost growth? Willthey cut non-business taxes to boostconsumer confidence? Will theyshake up and de-regulate theemployment market? To be honest Icouldn’t call it, but what I do know isthat by the end of the month we’llknow one way or the other and thatin itself usually brings confidence.Add to that my expectation ofunderlying economic growthreturning in the third quarter of thisyear and it’s possible, just possible, that 2012 is sizing up to be apromising turning point albeit in aslow recovery – but for just right now, that’s actually quite okay.

ARCHITECTS 19THE NO 1 PROPERTY WEBSITE FOR BRIGHTON
This week, Richard Zinzan talks about what todo if your space isn’t working for you. Shouldyou move or just re-think your space? Thereare a great many beautiful historic buildings inBrighton; many of these have been convertedinto flats, some sensitively. If you’re lucky youcan get a share of a wonderful building with alayout that suits a modern lifestyle. If not, youmay be living in a home which has beeninsensitively chopped up into a labyrinth ofrooms which don’t flow.
Take this ground floor one-bedroom flatwithin an 1860s villa in central Brighton. Notonly is it situated in a beautiful building, butit has the benefit of having a garden. However, the garden was onlyaccessible through the bathroom! The owners are a social pair and becameincreasingly frustrated with the layout. Garden party guests had toremember to shut two doors when using the facilities – not the easiest oftasks after Pimms 0’clock!
Is it working for you?So what do you do if you love your property, but one particular area just doesn’twork for you? The owners of this property didn’t want to move and leave theirhigh ceilings, location and glorious garden but there seemed to be no other choice.
New accessLuckily they spoke to us before the estate agent! We suggested the new access tothe garden should be through the bedroom. We replaced the existing sash windowwith lovely French doors – perfect for breakfast in bed on a lazy summermorning! Additionally this would then give the choice whether to retain the roomas the bedroom or change it to be the living room.
Let there be light!A new light-weight walkway and stairs in metal and glass were designed sothere was minimal impact on the light to the lower ground floor flat. Theexisting back door was blocked up and replaced with a new window. As thevilla is in a Conservation Area they had to match from the outside, but insidewe sealed both the windows and put in opaque glass for privacy.
Realise your dream! You don’t have to move if the layout of your property isn’t working for you oris too small. Extending up or out could be the answer. You can re-order thespace or layout of your current property to realise your dream!

GET IT SORTEDIt all starts with the odd pair of shoes or a toy being left around.
As time goes on you start to realise you’re in desperate need of storage but have no idea how or where you’re going to start. Instead
of rearranging everything just so you can find that little corner to shoveeverything in, why not use the space that you already have and probablydon’t even realise it?
Start your spring clean early this year and find a home for everything. There are so many ways to create space by making the most of existingareas. You might be surprised at how a carpenter or other interiorsprofessional can show you space you had overlooked and transform anunder-used corner or wall into useful storage.
Floor to ceiling cupboards optimise space and extend the eyeline. While you’re at it, consider that cupboard under the stairs and create theperfect area to store shoes, coats and everything you need for going out.
Whatever your problem there will be a solution. If you are stuck forspace or ideas, call in a professional and see what they could do.
Whether you need a space therapist, an architect or a carpenter, youwill be amazed at how a professional with experience and vision can dowonders with even the tiniest amount of space and give you theorganised home you deserve. It’s time to spring into action!
