Hot on the heels of Artists OpenHouses is Eco Open Houses –where architecture fans don’t
have to be into art to look aroundinteresting buildings.
The purpose of the annual event, which spans two weekends in June,is to demonstrate the advantages ofeco buildings to the public and sharebest practice amongst those who arealready in the know. There are 21properties on the list this year, several of which I have written aboutpreviously, including 15 Lloyd Close.
Tucked away in leafy Hove Park, and built over what was the rear ofthe rear garden of a large house onShirley Road, 15 Lloyd Close is thefuturistic home of architect MarkPellant. I actually first visited whenit was still under construction buttoo late to see its timber frame.
There is a certainpurity to this housewhereby the eco themeruns througheverything, includingthe delicious garden. Some of my favouriteplants feature, includingsilver birch andeuphorbia. It wasactually this exactgarden that inspired meto take up gardening asa hobby. I recalldiscussing the variousfruit trees just afterthey had been planted(apple, pear and plum ifI remember correctly). As one might expect, there is a huge tankbeneath the patio thatcollects rain water forthe toilets and washingmachine.
The zinc roof neatlyincorporates an array of15 solar panels – 12photovoltaic forelectricity and three solar thermal forthe heating. When I last visited, efficiency figures weren’t availableas the buildings was still in its first
year. Mark just told methat the house nowactually makes himmoney. He sells£1,500 of electricityto the grid each yearand takes just £500out (plus £500 onpellets for the boiler).
Number 15 LloydClose is perhaps myfavourite of the 21houses.
In the past, I havewritten about theSmart House onDitchling Road by Alan Phillips Architects,20 Avondale Road byOliver Heath, Yew TreeHouse by Bill Dunsterand 40 VarndeanGardens by BBM. I can’trecommend each ofthese enough.

“It was thisexact gardenthat inspiredme to take upgardening asa hobby”
Me and my big mouth... A few weeks back, I was extolling the virtues of mycurrent flock of students, crowing smugly about how quiet andrespectful they are. I was forced, rather too abruptly for my liking, to
change my opinion at precisely a quarter to one in the morning last Monday.Having bedded down at my usual time of around 10.30pm, I was awoken at theaforementioned hour by what seemed to be a herd of screeching club-footedbanshees galloping up the stairs past my bedroom.
I groped around in the dark for my dressing gown and shot out into thehallway, completely dishevelled, just in time to see a couple of balding, middle-aged men disappearing up my stairs. It’s been an awfully long time since anybalding middle-aged men have legally been resident in my house, so I shoutedup after them, “Oi, who’s that?” being just about all the eloquence I could muster, given the lateness of the hour and the rudeness of my awakening...
“It’s Valerie,” shouted back oneof the men in a high voice, usingthe name one of my lodgers.
“No it’s not, come down now!”, Ishouted back, with even lesseloquence than before.
One of my students appeared inher coat, looking sheepish, herwell-oiled segue appearing to havebeen parked for the evening. “Sosorry,” she whispered. “It’s justmy friends.”
‘Well, they have to leave rightnow because I have to get up insix hours,” I less than whisperedback, possibly with a few ill-chosen expletives.
Then, a girl I’ve never seenbefore (and actually, never wantto see again), staggereddrunkenly down the stairs, knocking all my pictures off thewall as she went. She leant overthe bannister and peered at me,barely able to focus and said:“Don’t worry love, we won’t belong,” as if it were her house and Iwere the imposter.
‘Love’, is not a form of addressto which I take kindly even at thebest of times, so being called ‘love’ by someone who’d just decimated mypicture display, having first woken me up to witness the spectacle, did notelicit the kindest of responses from me.
Having spent my formative years ejecting unsavoury characters from mynightclub, it was not long before all five imposters were outside the front doorwhere they belonged. I lay in bed seething and pulsing with adrenalin, listening to them shouting at each-other, possibly waking-up the neighboursas well as me.
The following day when I caught up with one of my students in the kitchen, she was so remorseful and beseeching that her forehead was almost on thefloor. “I wish I’d never invited them,” she said, showing a perfect use of theimperfect conditional. “Me and my big mouth.”

I ’ve seen a few hiddengardens aroundBrighton & Hove
over the years. Themost intriguing isperhaps that which isaccessed via tunnelfrom Portslade Manor. But Brunswick Square,Sillwood Road, MarineParade and BristolPlace all offer excitingalternatives.
When I was firstintroduced to the forgotten areabehind St Leonard’s Church on NewChurch Road, I knew straight awaythat it had huge potential forsomething special. The secluded spotexists in a built-up area, yet is totallyhidden by trees, fences and graves. Itwas never consecrated which meant, with agreement from Father StephenTerry, that my fellow volunteers and Ihad an entirely blank canvas – inwhich to get muddy.
The history of the church itself issomewhat extensive. A ‘new’ churchwas certainly built on the site in 1150but it may well be that another existedbefore 1066. A smaller replacement structure was erected during the 13thcentury. This fell into disrepair over the years and was rebuilt from 1876. A firein 1906 led to more work taking place over the ensuing years. I particularlyenjoy looking at the flint walls to determine the different construction times. Acombination of whole flints, broken flints, knapped flints and knapped andsquared flints makes this a particularly enjoyable exercise.
The churchyard was enclosed in around 1880 and apparently its north-westcorner, the location of our ‘Secret Garden’, was home to a collection of sarsens(sandstone blocks). These stories make our work to transform the space into acommunity allotment a little like an episode of Time Team. We have so farunearthed a variety of church-related masonry (including pieces of graves and amemorial tablet to a Hazel Mary Theobald) along with old paths and flowerbeds.
The general plan is to reinforce the hidden nature of the space by repairinggaps in the hedges and tree coverage around it. Raised beds are being built tothe designs of my friend Oliver Borrow, an accomplished local garden designer.Preparation is the key though. The committee (which includes Jane Eleini, JoiJones, Mike Sharman and me) and a dedicated group of local volunteers havebeen clearing unwanted plants and rubbish for several months.
We are there every Saturday from 11am and an Action Day is planned forTuesday 18 June. If you are good at keeping secrets, and enjoy gardening, please come along and see [email protected], www.buildingopinions.com

W hilst few of us will remember a pub calledThe Dependant, plenty of us will rememberthe Public House Book Store. It was a rather
marvellous and very ‘Brighton’ shop in a convertedpub, painted chrome yellow and specialising intomes on North American Indians. For many years itwas one of the few reasons anyone would venturedown Little Preston Street, a place of pilgrimage.
Some years back the current owners spotted thatit was on the market. Initially they ran it as agallery, living above the shop. But after a prolongedapplication to change its use to residential theywere finally able to convert the entire building intoa family home. This they have done, but with aremarkably sympathetic eye. They have retained asmany of the original features as possible and haveeven found reclaimed material to add to the overall

and the addition of an extra etched glass windowhas created a clever and compact home officespace. Stairs lead both up and down. Beneath theformer pub cellar is now a spacious kitchen anddining room. It’s a real family space and one inwhich the custom-made kitchen is clearly theheart of the home. The owners have filled it withan eclectic collection of objects and kitchenwarethat go to increase that sense of cosy domestichistory. It’s easy to envisage nights around thetable with family and friends.
On the first floor you find a family bathroom, modern fittings cunningly built into the quirkystructure to great effect, and again the juxtapositionof old and new works so well. To the front is the firstof the two bedrooms, a large space, bright with lightfrom the large west-facing window and currentlyoccupied by their young child who is surroundedonce again by childhood memorabilia old and new.
Stairs lead up to the top floor from the landingand master en-suite, not a term that would havebeen in use when the property was first built andnot one that you can easily see on arrival. Thepretty bedroom, again bathed in lights from thewest-facing window, has plenty of space and alongone wall a run of fabulous vintage doors, salvagedfrom a skip outside Brighton Dome and featuringthe iconic onion shaped panels. Wardrobes andstorage you might think, but cleverly they also open onto the en-suite facilities. No space in thisextraordinary home has been squandered andattention to detail has been lavished upon it.
When it comes to location things are equally good;the position is a moment from the seafront from andlocal shops, bars and restaurants. Conversely it is

And this really is a piece of Brighton history. Itscreams Graham Greene; you can almost sensePinky standing at the bar with a glass of orangesquash. However, history – charming as it mightbe – would not be enough. Most importantly theowners have created a beautiful and comfortablehome. A home that has heritage but not at theexpense of modern comforts and facilities.

The weather has been so changeable lately and we’ve all been strugglingthrough the coldest spring in 50 years. Maybe you’re worried about theimpact this is having on your energy bills. In order to save money and
feel more comfortable, you might start thinking about whether your home isadequately insulated.
Why insulate? Most of us are aware that we need to reduce our energy consumption fromfossil fuels to protect our climate and conserve our resources. Our homesproduce 27% of the UK’s CO2 emissions. New homes are being designed andbuilt to achieve high fabric efficiency but only 1% of the UK’s housing stock isbeing replaced every year by new homes. Most of us live in older homes withlittle or no insulation. Insulating the walls, floor and roof of your home canresult in your home being warmer in winter and cooler in summer, betterinternal air quality and lower running costs. What’s not to like?!
What types of sustainable insulation products are available? When it comes to choosing insulation, it is important to consider whether it is suitable for your property type. For instance, external insulation is betterfor a solid walled house, however, if external features need to be preserved, then internal insulation could be considered. With external insulation, theinsulation material is fixed then covered with render (plaster) or cladding.Internal insulation can be installed using rigid insulation boards or a bybuilding a separate lining inside the wall. In some cases, a combination ofthe two might be appropriate.
For more information see http://www.energysavingtrust.org.uk/Insulation.You will find a wide range of products on the market – some derived fromplant and animal sources, others from minerals and oils. Consider the lifelong saving of energy and CO2 emissions that the product will achieve as wellas breathability and compressive strength. It’s a case of weighing upperformance with sustainability and of course, ease of installation and costs. For example, cork is highly sustainable and also performs well with goodresistance to moisture and compression. Sheep’s wool is a natural productthat adapts well to changes in humidity and temperature and thereforeworks well in existing buildings without the need to ventilate. Foam sprayproducts such as Icynene may not be easily recycled but have highcompressive strength, thermal performance and moisture resistance.
The occupants of this Victorian mid-terraced property in Hanover wanted to make their home more comfortable, whilereducing energy consumption and waterheating by at least 60%.
As well as adding various energy efficientfeatures, external and internal wall insulationwas installed using a rigid foam product, along with between floor insulation and a loftextension insulated with sheep’s wool, highspec double-glazing and close-fitting doors.
The result was year-round comfort, reducedenergy usage, CO2 emissions and low energycosts with 50% savings on gas bills. Number 4Whichelo Place is taking part in Brighton &Hove’s Eco Open Houses in June. Visithttp://www.ecoopenhouses.org/houses2013/4-whichelo-pl.html

Richard Zinzan and Nicola Thomas are founders of ARCH-angels Architects in Brighton, an approachable local practice specialising in environmentallyconscious and cost effective architecture. We work closely with you tomaximise your space and provide beautiful integrated buildings.
Obesity is becoming increasingly common. A survey carried out in 2012revealed that one quarter of adults in England are obese. And with obesitycomes a multitude of health problems – according to the World Health
Organisation, at least 2.8 million adults die each year of obesity related causes.Diabetes, heart disease and some types of cancer are among the leading healthrisks. Carrying excess weight puts additional strain on the joints and ligaments, causing musculoskeletal problems. Existing conditions, such as asthma andhigh blood pressure, can also be exacerbated by obesity.
So when does a person go from being over-weight to being obese? Obesityis usually defined using the Body Mass Index (BMI). The calculation is madeby dividing your weight in kilograms by your height in metres squared – thereare BMI calculators online that will do the maths for you. If your BMI is above25, then you are considered overweight. If it exceeds 30 then you would beclassed as obese.
It makes a difference where you carry your fat too. The more you carryaround your middle, the more impact it has on your vital organs, so your waistmeasurement is important too. Medical professionals consider women with awaist measurement of 80cm and above and men with a measurement of 94cmand above to have an increased risk of obesity related problems.
If you are obese, losing weight is probably the most significant thing youcan do to improve your health. There is no magic formula – it is a case ofconsuming less calories than you burn. In order to do this, you need to eat ahealthy balanced diet and increase your activity. Sounds simple in theory butit can be very hard to maintain. If you want to lose weight and keep it off, youneed to make changes to your lifestyle, which is not easy in our modern worldof ready meals and sedentary jobs. However, there is plenty of supportavailable for those who want to lose weight and even a modest reduction hashealth benefits.
If you are concerned about your weight we recommend that you talk to yourGP who will explain about the benefits of reducing and will help you to find astrategy to lose weight. You may be referred to a dietician who will help you tochange your eating behaviour long-term.The Montefiore Hospital treats most medicalconditions including diabetes and heartdisease. It also offers solutions for obesityand weight management. For further information contact TheMontefiore Hospital on 01273 828120 or visit www.themontefiorehospital.co.uk

“Removal Planning”Despite the effort that goes into preparing a property forsale, many people overlook the impact of good removalplanning, and often leave the packing to the last moment.
Here are a few suggestions that we hope will help you avoid some of theanxieties many people experience during this exciting but sometimesstressful time:
Don’t wait until a buyer is found before getting a removal quote. In thesame way that you should choose your estate agent with care, talk to severalremoval firms before deciding, without having to use the only one available onyour chosen day.
Friday is the most popular day to move house. However, removal compa-nies tend to get booked up, and if there were to be a hiccup, would they workon the Saturday? Even if they would, the van might have been booked out tosomeone else and not be available to complete your move easily. So aim tomove mid-week if at all possible.
Completion dates are often agreed before exchange. Once you have atentative date in mind ask the removal company to pencil in the date, subjectto confirmation.
A lot of hassle can be saved by getting the removers to pack for you. Butwatch the quality of packing. Do they just put a pile of plates into a box, or dothey wrap each one individually? Will they pack clothes in their existingchests/wardrobes etc., thereby saving truck space, or would they pack intoboxes first, possibly at unnecessary cost?
To be on the safe side, choose a removal company that is a member ofBAR – the British Association of Removers.
Happy moving!
