The conventional logic when it comes to appreciating the builtenvironment around us is that we should all be looking up more. It’s so easy to miss Regency or Art Deco details above local shops after all. But looking down has its benefits too.
Pavements and low walls are full of interesting features including old street signs, boundary plaques and coal chute covers. The letters ‘FH’ and ‘H’ on walls and small posts denote fire hydrants. ‘HCS’ and ‘HC’ cut into granite kerbstones once indicated hackney carriage stops.Much more subtle though is a series of small symbols that consist of a horizontal line with an arrow pointing towards it from below. They are Ordnance Survey bench marks.One example is that on the front wall of 56 New Church Road in Hove.
It was carved into the yellow brick many years ago. Another sits below a crown on an iron post in front of the Withdean Grange telephoneexchange on Preston Road in Brighton. Others exist, according toOrdnance Survey’s database, on Harrington Road, Preston Drove, Balfour Road, Lowther Road and Beaconsfield Villas nearby. They are certainly not rare.The network of symbols was put in place as a reference frame for
heights above Ordnance Datum (mean sealevel). Numbers on corresponding maps giveheights at each point. Although the networkis no longer maintained, around 500,000 of these so-called ‘lower order’ bench marks still exist. They are being destroyedthough when, for example, walls aredemolished or pavements are widened.Ordnance Survey’s list states that
the bench mark on New Church Road is a cut mark at 0.7m above the ground and 12.067m above mean sea level(presumably different to that of today). Now that I know what these curious symbols mean, I spot them all the time.www.buildingopinions.com /[email protected]

When my mother died severalyears ago, she left her estate tobe equally split between meand the three children. No one
was allowed their share of the estate untilthey turned 25, which clearly I did a long,long time ago. Two of ‘The Children’, on agood night with a fair wind behind them,have their knees tucked firmly under thekitchen table of adulthood. The BigDaughter is happily ensconced in a velvet-
lined womb of domestic bliss with her boyfriend in Hove. Reports seemto indicate that she is STILL the messiest and laziest person of all timeand I have to admit to a sneaking admiration of her lack of regard fordomestic duties, while I still scurry around after my sloppy lodgers likean angry and vengeful Mrs Mopp, poised to stab someone in the eyewith their own unwashed fork.I do however also have to
admit to being very grateful thatshe is no longer exercising hervehement domestic carnage inmy house. The Big Son is stillliving at home but has domesticmanners that would set offgaydars all over town. He evenuses ‘Shake and Vac’ when hecleans his bedroom, the residual odours of which fill my own bedroomwith a not entirely classy haze when I’m vacuuming, taking me back toa very low point in my life somewhere in the mid-eighties ...The Shake and Vac is probably the only downside of living with The
Big Son, who is otherwise a model housemate. In spite of us gettingalong rather well, The Big Son is ambitious and keen to move out –
he will be 25 next summer and we recentlyhad a family pow-wow, during which it wasdecided that we will sell my mum’s houseand divide the money. This is an excitingconcept, until you realise that the proceedsof said house, when divided between four
people, will barely stump up the fundsfor a beach hut in Hove.
I have informed the executor of the will of our plans and hope – for The Big Son’s sake –that all goes smoothly.Meanwhile, The Big Daughterand I are deliberating what to
do with this unexpected windfall,and The Small Daughter will have
to wait another 12 years for hers,which is not a bad thing ...

Here at Latest Homes we always regard atrip to see a Soundhouse project withexcitement. Soundhouse have been
featuring the work that they do in LatestHomes for almost ten years now, and overthose years we have visited some amazingprojects and met a great many very happycustomers. In fact you could sum up theresponse to Soundhouse as very happy indeed.
We have seen building projects on every scale;large scale extensions, small scale adaptations,and when you start talking loft conversions – wellthe sky is quite simply the limit.
The word has spread too. You can almost linkup their jobs like a dot to dot game – friendsand neighbours, having seen the work they do,book them. They are indeed very popular and
there is an inevitable waiting list. But don’t letthat put you off. It may be up to five months,but in that period they press ahead with thedesign elements of the project and seek thoseappropriate planning permissions and buildingconsents, all vital to ensuring that the finalbuild will go to plan.
Common complaints about home conversionsare that they run over schedule, over budget andcreate chaos in your home. Funnily enoughthose are three points that all of the Soundhouseclients we have interviewed over the years havestressed as being things that have particularly nothappened with Soundhouse.
This time we went along to a smartEdwardian Villa in Edburton Road, where homeowner Tanya Taylor lives with her husband and

It’s a classic house of the period inone of the city’s most popular residential areas.Families love the area because of the great localschools, parks and easy access both in and out of the city. Tanya, Brighton born and bred, ispassionate about it, and when they realized thattheir much loved home was becoming rathercramped as their four children grew up, she wasreluctant to move away.
A friend had already had a Soundhouse loftconversion that had impressed them, so they gotin touch and sought their advice. Much of FiveWays is a conservation area and although in thepast people had been allowed to build dormaextensions in their roof spaces, this was nolonger allowed. It was going to make anyconversion trickier; every available inch of spacewould have to be cleverly utilized if it were tooffer them the solution that they wanted.
“From the start we had decided that wewanted the loft to be our grown up en-suiteroom, and although all of the children reallywanted it be their space, we stuck to our plans.Now it has been completed we are delighted.Nick and the team have come up with greatideas to maximize the usable space. Our bed isbuilt into a cosy cocoon-like space that goesunder the eaves of the roof, and we love it. The electrician was careful in theplanning, so there are switches exactly wherewe need them and lights and clever niches atour bedside for books and a radio. Thebathroom makes similar use of the space to theother side of the loft and we love it, it really is

ours, and the children respect that and hardlyever come up here and disturb us. By using theeaves it actually leaves the main area very free,which is ideal as I have plenty of storage forclothes and really it looks more like a dressingroom than a bedroom. Despite not being able tohave a conventional window, the Velux roof-lights are great, providing loads of natural lightfrom both sides and there are built-in blindstoo. Not that we have drawn themyet – it really is very private andnot overlooked at all.
“Every stage of the build has been great, Nick has beenbrilliant at keeping us up todate and making the
adjustments that were needed as the processevolved. It became obvious that the staircasewould be better if we stole a little space from theexisting front bedroom and the design that theycame up with is brilliant, you hardly notice thelost space and it has given us a lovely light andspacious first floor landing. The stairs are greattoo, we knew that they prided themselves onmatching things, but really, this is seamless.Everything matches perfectly.
“It has come in on budget too, whichsomehow you never expect a builder to do. Any increases were in the fixtures and fittingsthat we were responsible for sourcing andbuying. It was completed on schedule too; again, you never expect that.
“Our friends had told us to expect a veryhigh standard but they really do deliver whatthey promise. And they are such nice guys,clean, tidy, friendly and very considerate. To behonest, when they left I was rather sad, theyhad become a very welcome part of the day. Ieven thought that I would be very happy if myown children grew up to be as nice and as wellmannered as the Soundhouse team.”

I gotchatting to the lovely Dora, who works for thecompany, and she told me all about thisinnovative business and precisely what they dofor homes around Sussex, and consequently,what they do for the environment.
Simone and I were able to shadow Dora onone of her ‘maintenance days’ last month,where we got to see for ourselves exactly whatkind of work goes into an organic roof. Andthat's been the topic of this week's ExceptionalHomes – because these properties, with theiradditional gardens planted into their rooftops,are exceptional indeed.
The idea behind the company is that anygreen roof has a huge potential to improve itsimmediate environment, yet Organic Roofswork with particular concentration on locallyappropriate planting. Whichever home theywork on, they will study the local ecologicalconditions and develop a planting scheme thatprovides a food source for threatened speciesin that area.
What's more, and as you'll see from theshow, Dora's team use the substrate (the 'soil')
as an added drainage system to the house, asthis product helps hold more rainwater.

As Dora explains; “we organise ourplanting around the optimum times ofyear – spring and autumn – to minimisethe need for irrigation, because the roofshould not require additional water once ithas got going unless extreme weatherconditions prevail. We return in thespring/summer post-installation to checkon plant growth and drainage, and then inkeeping with the national GRO green roofguidelines we strongly advise that the clientmakes arrangements for an ongoingprogramme of maintenance suitable to theroof area.”
Getting to climb up on these amazingrooftops and look down over Brightonfrom an organic roof was such a funexperience. And it’s so important to notethat these projects aren't simply aboutaesthetic. It's about keeping the planethealthy, too.
