>PAUL BONETT NEW TEAM CHAIRMANLocal property agent and formerBHEAA president Paul Bonett has beenappointed the new chairman of TeamAssociation, the network ofindependent agents. He follows NeilParsons, who steps down after morethan five years as chariman.
Paul, a well known figure in Brightonand founder and proprietor of BonettsEstate Agents in Brighton, has alsoserved as chairman of the NAEA’s EastSussex branch.
In Estate Agent Today Paul says he isunder no illusions about the challenges Team faces after a difficult couple ofyears, “I am 100% confident that we have finally turned the corner.
“The new cloud-based Version 6 of our TeamWorks software was certainlya long time coming, but it has quickly proved to be everything we could havewished for, and more. It is at least the equal, in fact, of anything else on themarket. Our SEO programme helps members punch consistently above theirweight online by delivering hugely enhanced Google rankings. And of course,Team’s multi-listing capability is still the only system in the country thatvirtually guarantees you access to new listings every single day.”
He goes on to say that there is still more that can be done to improvethe Association’s offering – for example, in social media, of which hehimself is an enthusiastic user.
He adds “I firmly believe that Team, now more than ever, is the naturalchoice for all small independent agents looking for the benefits of strengthin numbers – and it will be my job as chairman to get that message acrossto the industry loud and clear.”

I ’m back from Norfolk and – in spite of the travel chaos – managed to get backto Brighton exactly on time. I didn’t quite finish the book, although got soclose to the end that I’m now attempting to write it here in Brighton, where
there have already been way too many distractions. This morning, I got up at 7am, shepherded The Small Daughter onto the bus,
went out running and did a bit of work. I had breakfast at 9.30am, intendingto start work at around 11am – I find that giving myself too much pressurehas a negative effect – but, just as I opened my laptop, saw that my friend Bwas online. Now, my friend B who, like me is a bit of a ‘portfolio worker’, hasall the benefits of a sporadic work schedule, but has more freedom than I, asshe has no Small People to shepherd onto buses in the morning. She hastherefore taken the depressing darkness and gloom of January by the horns, and had disappeared off to Thailand for five weeks. Five weeks! Most of myholidays are only five days, although I realise I’m lucky to be able to go onholiday at all.
Anyway, B was online so we Skyped. Me sitting in my running gear and ahoody, in bed with the electric blanket on because my house is so cold. B, who Ihaven’t seen since the day before she left three weeks ago, looked brown andhealthy. I noticed, green with envy, that she was wearing a halter-neck bikiniand a sarong, because she’d just been in the hotel pool. She panned round withher iPhone to show a blur of tropical palm trees, bright sunshine lighting up thehotel reception. Bah! She had, she said, been diving on an island for the pastthree days and was thinking about going to Cambodia for a bit. I, on the otherhand was wrestling to make the decision whether or not to go to the kitchen tomake a cup of tea. Furthermore, B had heard all about the winter weather backin Blighty and was thinking of changing her flight and not coming back foranother month. As I stared gloomily at my laptop I surmised that the book couldwait for another hour, so I went in search of heat and had a sauna and steam atmy gym. At least I’m offto Gambia again nextweek, where I will beable to exact Skyperevenge on my friend Bfrom the bar at theTropical beach motelwhere we stay...

T he grubby façade of 2Portland Place in Brightongives absolutely the wrong
impression as to its recent history. The building is not forgotten, orunloved. Its owner, John Atkins, simply loves it too much.
John began meticulouslyrestoring the Grade II listed townhouse in 2004, not long after hetook on the grand property fromhis mother. He was in fact born onthe first floor. Eleven skips werefilled – eight for the old plasteralone – to bring the building backto the bare bones so that anincredible restoration couldcommence. But the job, thoughmeticulous, has simply draggedon. And John loves the place toomuch to cut corners. He is now selling.
Portland Place, just off the Kemp Townseafront, was built in 1824-28 on land thatwas owned by Major Villeroy Russell. Thecomposition was designed by the prolificlocal architect Charles Busby. It consists oftwo opposing five-storey terraces that arecharacterised by large Corinthianpilasters with yellow-brick inserts.Major Russell never quite finishedhis dream home either sadly. Itwas to be a massive mansionfacing the sea at the top ofPortland Place but it burnt down in1825, before it could be completed.
There are all sorts of fascinatingthings to see when buildings are naked. The workings are exposed and offerthe same sort of attraction as an explanation of a magic trick. The routes ofthe brass wires of a forgotten servants’ bell system are laid bare. An internallead-lined gulley, running from the parapet at the front to a downpipe at theback, through the loft, is currently exposed. An extensive wooden framework, connected to the main chimney breast on the first floor, clearly exists just tomake the main fireplace look symmetrical.
The slate roof of the building has been replaced, as have its sash windows. My favourite feature is actually a two-storey high arched window at the rearof the building that serves both the first and second floors. Its lower sectionconsists of twelve panes of glass; its arched top consists of thirteen. I havenever seen such a tall window in a building of this size.
It is rare to find a Regency townhouse that has not been converted intoflats, and rarer still to find one for sale. 2 Portland Place is now on the marketwith Mishon Welton for around £1 [email protected], www.buildingopinions.com

Distracted Dad Mama MaloneRichard Hearn takes stock
It is now four years since I startedwriting this weekly column. The theneditor of Latest Homes contacted
me after I’d sent her a speculativearticle involving trying to explainto our (then only) son which StarWars was the ‘first’. We met in acoffee shop and she asked meto write a regular column. Inthe same week, my wife hadfound out she was pregnant. Ididn’t actually tell the editor at themeeting, although I felt it mightprovide me with at least another450 words.
Four years on, and Youngest™is now only a year younger frombeing the age The Boy was when Istarted the column. I’m very glad tohave been given the opportunity. On apersonal note, it’s become arecord, perhaps purely for myself,of my feelings and thoughts of allthe different stages. The big ones, like whenthey start walking, talking, or able toname dinosaurs. Thetiny stuff too, theeccentricities that allchildren exhibit, likethe way The Boyalways wanted to openthe microwave, orwhen Youngest™ had to wear a striped hat the whole time.
Has the writing of my column changed events? Does observing – and thenwriting about it – somehow change it? Possibly. There have certainly beenmoments that happened where either I’ll think, or someone else will say, “that’sgoing in the column.” A parent turning up at a party with a Lego bag full of wine. The Boy in the park being chased by a dog with the same name as him, theowner shouting it out. (First name only. Otherwise it would be ridiculous.)
I also get to see Paul Lewis’s excellent illustrations for this columnreflecting my own life back to me in crisp Technicolor (check out his website,by the way). They’re definitely bespoke illustrations, unless he really did havean illustration of an owl sitting on a fridge freezer or a whale full of hazelnuts, and then receives my emailed column, saying: “At last! I get to use that one!”
My kids take it for granted seeing my glum face in a magazine. As The Boycan now read my column, and Youngest™ will too, I hope they’ll look on itkindly in the future. I’d better choose a good time to stop too. I don’t want mylast column to be about them choosing me the worst nursing home they canfind as revenge.
Ikid myself I’ve come a long way from growing up in Shepherd’s Bush. I thinkI’m all middle class, because I shop in Waitrose. You can take the girl out ofLondon, but you can’t take the London out of the girl. True, I will always be a
Shepherd’s Bush girl. Most famous for having the BBC there, Shepherd’s Bush isa big Green (an ex plague burial ground) that however much money they throwat to regenerate, will always be lined with men drinking cans of Tenants-Extraand children who think they are gangsters leading pit bulls around in theirtracksuits. The Green is like the garden of the tower block council flats that peerdown it. They may have built Westfields shopping centre there with it'sdesigner stores but 'you can't polish a turd' as my dad used to say.
As an inner city girl who’s alsohalf Irish with a fiery side I’m nowproudly middle class (though Idon’t own any Le Creusetsaucepans, hopefully this doesn’taffect my membership.)Occasionally something willremind me of my roots. I comeover all indignant and proud – Iwould call it Irish-Shepherd’s Bush, you might call it feisty...
Whilst shopping in Waitrosewith a friend, (a lone parent to twogirls) she was exclaiming thattheir value pizzas didn’t seem thatvalue... Staring into the freezercabinet choosing pizza we tookour eyes off the children forpossibly 30 seconds. In somecountries this pizza pontification isprobably illegal. A furious manasked the kids who they were with?Turning round, he barked angrily atus: “Your kids are droppingcroissants! Then putting themback!” He described it as if they were stealing zimmer frames off grannies andthen spinning them round. Feeling so judged, I felt an animalistic urge tonarrow my eyes – had I been a snake, I would have hissed at him.
He retorted: “That’s not very good, is it?!” If this had happened in Shepherd’sBush, the man would have kissed his teeth, told the kids why not to do that, sauntering off muttering “kids!”
My friend sweetly explained they weren’t doing it on purpose, that they justcouldn’t reach them well. I admired her calm response to his over-the-topjudgmental fury, but my inbuilt conditioning was to start staring this man out,(I may as well have put my hoodie up!) I guess I thought how dare he judge uslike we are unfit mothers because our children picked up what they dropped, and put it back. Yes it was a food item, and yes that's bad, but they were justbeing kids. I wished I’d said: “I’m sorry, I've raised her on my own for six years, taught her to read and write and always say ‘please’ and ‘thank you’. But Iforgot about correct croissant etiquette. Please direct me at once to thenearest Iceland store where we belong.”

A s Spring begins to venture out from behindthe dreary clouds and help to remind uswhat sunshine actually looks like, it is also
helpful to remember that with the changingweather comes a whole new season of curtainsand blinds. As well as a fresh bloom of designsand colours, go crazy for those that areeconomically pleasing to the soul.
A lighter shade of paleNo longer do we need to hide ourselves away;blinds shut, curtains closed in an attempt topretend that the sound of rain is simply yourimagination, or the inability to open your frontdoor due to several foot of snow is really just adodgy hinge. Let the crisp February afternoonsbeam down through your windows and fill yourrooms with a new brightness that encouragesboth a smile and the need to clean all thosecorners that were less visible through the winter.
Delightful shades of yellow, greens and bluesare making a stunning appearance this year inthe form of simple light fabric blinds. Perfect forrooms such as the kitchen and bathroom, theycan be protected against moisture whilst allowinglight in and still creating privacy when down.
If you are more a curtain hanger, these coloursthat are reminiscent of warmer times translatebeautifully into half or full length curtains, whilepatterns produced from similar shades can help toliven up any room if you choose to have a moreintricate look.
Green with envyLet’s not forget the need for a environmentallysound household that is good not only for the Earthbut for the purse strings. Some companies providesolar protective blinds, effective in blocking out thesun’s heat in the Summer, keeping rooms cool andless likely to pump up the air conditioning. Doublyuseful, in Winter they insulate by helping to keepmore warmth in and heating costs down.
If your window is more suited to a shutter, arange have been designed using sustainable woodtaken only from designated managed tree areasin different parts of the world. The trees growsfaster than they are cut down, with many morebeing planted every time one single trunk is used. Some companies also run their plants withrenewable business sense, using sawdust topower their generators and cutting out any plasticpackaging, relying on purely recyclable sources.
You can do more than simply squashing downyour milk cartons and these eco-friendly blindsare a great start to a greener home. Embrace thespring and illuminate the rooms in your housewith a brighter blind or pair of curtains and feel allso sunnier for it.

S ussex Blinds have featured regularly in thesepages over the years. A solidly independentlocal business with a great reputation, it’s
hardly surprising. When we last spoke to themthey were proud of their reputation and the factthat word of mouth had made them a number onechoice for local people.
Being based in Woodingdean they are easy tovisit and to park outside. They have the space tohold a massive range of fabric samples; not thatthey insist you use their fabrics, but it does helpto see the impressive range on offer, and, ofcourse, they are best equipped to advise on thesuitability of any fabric for a given situation.Clients can also supply their own fabrics, and asmajor players, they are likely to be able to sourceany fabric that you might have seen elsewhere.Specialists in blinds of all kinds, they also makemade-to-measure bespoke curtains.
Above all, they aim to give a total service fromstart to finish, which includes free home visits andestimates, and a free advice service. Having aprofessional measure a window is a great reliefwhen you are investing considerable sums ofmoney in quality fabris. Quality products, top-endbrands and expert service are high on the list atSussex Blinds.

In Venetian and vertical blinds motorisedmechanisms remain very popular. They can be seton a timer for security purposes – a real aid for theelderly or less able, and all blinds can be made witha ‘safe child’ safety option which they recommend,as does the British Blind And Shutter Association. There are also attractive new vertical blinds inwood, PVC and aluminium for those who like thatsleek minimal look, and even blinds that offer 100per cent UV protection.
Conservatory blinds, which can be complex arestill popular and an area in which they specialise.Perhaps less well known though is their completesoft furnishing service: loose covers, furnitureupholstery, bed covers, valances, cushions...
At Sussex Blinds they like to be able to offer a widerange of alternative solutions and to be able to helppeople achieve their desired look without having tospend a fortune. HEALTH CARE 15THE NO 1 PROPERTY WEBSITE FOR BRIGHTON
In good hands
T he Montefiore Hospital in Hove is the latest development by Spire Healthcare, one of the
leading providers of private healthcarein the country. It created a big buzz inthe city both before and after it openedin November last year. We askedHospital Director Andy Wood to tell usmore about it.
Why did you choose Brighton and Hoveto develop a new hospital?“This is a vibrant city which embracesquality and innovation, so we felt it wasthe right place to establish a state-of-the-art medical facility. Spire has a hospitalin Hastings and another at Gatwick butthey are some distance from the250,000 or so people living in Brightonand Hove. That said, the seaside locationcoupled with the world-class care offeredby the Montefiore will no doubt attractpatients from London and further afield.Brighton has been a “health” destinationsince the 18th century when people cameto here to bathe in the sea, so you could say we are contributing to the legacy, although sea swimming isn’t one of the treatments on offer!”
What makes the Montefiore Hospital a world-class medical facility?“Our hospital is unique in that it has been built from scratch. Yes, the buildingalready existed, but we gutted the interior entirely so that we could start with
a clean slate. The advantage of doing this is that we were able to design thehospital around our patients. The focus is on making the experienceconvenient, comfortable and caring for our patients – from the moment theyenter the hospital to the time when they leave. Everything is under one roof –for example, all tests, scans and X-rays are carried out at the Montefiore, sothere is no need for our patients to go elsewhere. On top of this, the hospitalhas the most up-to-date operating theatres and diagnostic equipment whichhas attracted the cream of the medical professionals in the area.”
What do patients come to the Montefiore for?“The Montefiore is a full service hospital, which means we offer treatment formost medical conditions. Patients are referred or elect to come to us for allmanner of treatments including major and minor surgery, cardiac services, sports injuries, skin problems to name but a few. We also treat patients withcancer and have a chemotherapy suite. As well as medical treatments, patients can come to the Montefiore for cosmetic procedures – both surgicaland non-surgical treatments are offered by our consultants.”
What can patients expect when theycome to the Montefiore Hospital?“Going into hospital is not something you would normally do by choice butwe’ve tried to make it as pleasant anexperience as possible for our patients. We have gone to great lengths to createa comfortable, relaxed atmospherewhich starts immediately you cross thethreshold. The reception area is a havenof calm, softly lit and furnished withplenty of comfortable seating. But you’llfind that this approach carries through toall areas of the hospital and all aspectsof your care: en-suite private rooms witheasy-to-use entertainment systems, delicious food and above all, skilled, compassionate care from all the staff.”
Delicious food is not normallyassociated with hospitals – what’s the catering set-up at the Montefiore?
“Food at the Montefiore Hospital is very important and we take great pride inoffering restaurant standard cuisine to our patients and staff. Responsible forthis is Mark Hancock, our award-winning chef who heads up the cateringdepartment. Mark champions fresh, local ingredients and creates deliciousmenus that change daily. Patients always get a choice of several dishes andany special diets or requests can usually be carried out.
We’ve also taken our love of food out into the community and are a sponsorof the Brighton Food Festival. This gives us a chance to support the localproducers by helping raise awareness of their wonderful produce.”
How do patients choose to be treated at the Montefiore Hospital?“The Montefiore treats patients who have medical insurance or who havedecided to pay for their own treatment. The usual procedure is to ask your GPto refer you to a particular consultant at the Montefiore who specialises inyour condition. You can find a list of consultants on our website or your GPmay already have one in mind. For cosmetic procedures, you don’t need areferral so you can contact us directly. We will endeavour to offer you anappointment at a time that suits you. We’ll also make sure that anynecessary tests are arranged to coincide with when you see your consultant.”

November saw the opening of Spire HealthCare’s exciting new venture, The MontefioreHospital in Hove, Latest Homes talks to Andy Wood, Montefiore Hospital Director
We often hear the terms‘green architecture’, ‘greendesign’ or ‘green building’,but when it comes tocreating your dream home, what do they mean? How is a building that is ‘sustainable’ and ‘eco-friendly’ defined?
Green architecture, or green design is a building approach that aims toincrease resource efficiency, (i.e. energy, water and materials), while reducingimpact on human health and the environment. All this may give us an idea ofwhat ‘sustainable’ and ‘eco-friendly’ means, but what elements of greenbuilding do we need to be aware of and why?
What are the main elements of green building?Green building is more than the end result – it is an ongoing process. It startswith proper site selection as well as the design specifications of your dreamhome. It incorporates the practices, technologies and materials used in itsconstruction. Furthermore, it is determined by how you operate, maintain anddevelop the building throughout its entire lifecycle.
Energy efficiency is perhaps the most important element of sustainablearchitecture. Reducing the amount of energy used within a home is theultimate goal. As well as choosing the right heating and cooling system, itinvolves using the right building fabric, high spec insulation and effectivewindow/door seals.
Reducing water consumption can be achallenge due to modern living habits, butlow flush toilets, low flow rate taps andshowers, water butts and other waterharvesting systems can all help.
Use of responsible materials: Agreater use of locally sourced, recyclablematerials as well as natural elementssuch as timber and less use of UPVC allhelp to strike a balance betweensustainability and cost effectiveness.
Reducing waste, pollution andenvironmental degradation is a keyconsideration in green building. Makingprovisions for effective waste disposaland recycling as well as use of eco-friendly products all contribute.
Occupant health and well-being is ofparamount importance. Maximisingnatural daylight and ventilation as well as good sound insulation are all keyfactors in eco-friendly design. Making homes more adaptable throughout theirlifecycle whilst minimising costs is considered good practice and designcriteria is set by the Lifetime Homes standard to achieve this. (For moreinformation see www.lifetimehomes.org.uk)
Attaining a balance between ecology and design, sustainability and costeffectiveness is definitely a challenge in the architects’ practice. That’s whyeveryone is involved in the green build process – designers, planners, developers, builders and of course you, the home owner. It’s safe to say, themain goal is to meet your individual requirements, while doing some good forthe environment along the way.

Accommodation Wanted
Don drapesT hroughout the winter, curtains and blinds become a bit of a necessity in
order to keep the warmth in and the sharp, dank weather out. ‘Cosy’ is aword we associate when the blustery world outside is forgotten, the
lights are soft and there is no need for hats or coats. Well, put your raggedyold slippers aside because beyond this cold horizon is spring. Spring is thetime for cardigans, daffodils and bright colours. Let that sunshine in.
Get rid of all those heavy lined drapes more suited for a Victorian horrorfilm set, and those blackout blinds, to make way for a more Spring-friendlyarray of colours and styles to compliment your rooms. Anything with a boldpattern can add a little something to your home without any majordecorative work. Choose from delicate fabrics to make beautifully hungcurtains or resilient material perfect to use for blinds in any bathroom orkitchen. With some stunning light-coloured shades, you can keep a bit ofprivacy when they’re down but also letting some glorious warmth through. How about bringing a bit of green into your household with some money-saving blinds, both insulating in Winter and heat-blocking in Summer.Sustainable is a word we hear all too often these days and there are somecompanies whose ethos reflects this very notion. Shutters made from woodgrown purely in manageable areas and plants run off the byproducts.
Once you’ve picked the ideal kind for you, there may be more trickysituations where you need skylight blinds or specific curtain size. Onceagain, take your pick of experts who can not only tailor your request but fit ittoo. Don’t be blind to professional help which can give you that dream look.
