A big thank you to all who sent wishes when I damagedmy knee. I am pleased to report that all is now muchbetter; I can walk again without discomfort and only
have the odd twinge.How did I do it? Well I will be honest and say that the NHS, in
various guises, did little to help. The GP, when I explained that Icould not get up the stairs and attend the surgery, suggestedthat he could fax a prescription for something to a localchemist. Well if I couldn’t get up the stairs...
A week later I was no better and gettingdesperate. One afternoon, sat at my desk, I opened an email from a reader friendsuggesting that I should visit heracupuncturist. As the tears fell down my cheeks I emailed him and almostimmediately he called back. Somehow hesensed my agony and minutes later I was in a cab to see him.

Ihave recently returned from Stoke on Trent, where I orchestrated the letting-outof my late mother’s house. Of course, before it could be let out, the house had tobe emptied of the 85-years-worth of stuff accumulated by my mother, father
and, to some extent me, although she chucked out most of my stuff when I lefthome, as she was quite delighted to see the back of me.
Everything of any real value had already been auctioned, so all that remainedwas the furniture, books and clothes, all of which went to charity shops. My aunt(my mother’s only surviving sister) suffers from the onset of dementia and, whenI told her that the house was due to be emptied, rushed in and snaffled all theremaining crystal and several sets of silver sugar tongs. She then spent the nextfive days phoning me, wracked with guilt, while I tried to tell her she’d done nothingwrong. My cousin, who is the executor of the will, would have a hissy fit if he knew,but I will be keeping quiet about it as my mum would have been happy for hersister to take a few bits and pieces. My uncle H and auntie E have also been in andtaken a painting (worthless, as I was the artist), a nest of tables, a china blue-titand another set of silver sugar tongs. Again, I’m keeping quiet, although I don’tunderstand this obsession with sugar tongs – am I missing something?
On my recent visit, I took a large suitcase with me, as I was only interested inone thing. The obscene amount of tinned food in the large pantry. Those of youwith mothers who lived through the Second World War will know what I mean whenI say that my mother was certainly prepared for a Third World War. The contents ofthe pantry filled two large (thankfully wheeled) suitcases, which were not a greatdeal of fun to transport on the train back to Brighton. The upside is that I shall nothave to go shopping for a month.
There were 17 tins of baked beans,seven of spaghetti, four salmon, 15 oftinned fruits (all varieties) 14 macaronicheese, four large tins of ham, sevencorned beef and three of tongue. On topof all this, there was spaghetti andpasta galore, about 12 boxes ofWeetabix, four large boxes of teabags, various jars of sauce, pickleand jam (some of it clearly fromsome dubious Women’s Institutesale and therefore undated anddecidedly toxic-looking) andenough stock-cubes to builda small house.Interestingly, although mymother possessed 14pairs of sugar tongs,there was not apacket of sugarlumps to be found,but that’s oldpeople for you.

The Landlady returns from Stoke with plenty of tins
A season ticket to London used tocost £54.12s per annum firstclass and £39.13s third class.
Things were certainly different in 1939.Four Grand Avenue is the monolithic
sheer-faced block on Hove’s widestroad. Its 1930’s features areunmistakable and, like Furze Croftand Courtenay Gate nearby, it wouldmake an ideal home for a certainMonsieur Poirot. Indeed, the originalbrochure for the block that I borrowedfrom resident expert David Hull isentitled; “Particulars of a refined newbuilding of 52 Family and BachelorFlats in a distinguished position.” Oneof the balconied bachelor flats wouldhave suited Poirot perfectly.
Like the King Alfred Leisure Centreon the Hove seafront, 4 Grand Avenuewas built in 1939. They share a similardark brown brick though the King Alfred’sArt Deco details are less pronounced.Four Grand Avenue consists of tenstoreys, including the basement whichonce housed a restaurant. As thebrochure states; “On no floor are theremore than six flats, and as the building isconstructed in two wings, each with its ownelectric lift, there is complete absence ofcorridors with the service of one lift forthree flats per floor.”
It is interesting to note that the brochurementions; “fire-resisting construction.” Onthe basis that the brochure was producedjust before the outbreak of war, I wonder ifthe building was later promoted as ‘bomb-proof’. Other buildings of the period, such as the Dorchester Hotel in London,were described as such on account of their reinforced structures.
Four Grand Avenue replaced three large houses that dated from around1880. They were of similar appearance to the neighbouring buildings –numbers 2 and 6 – which survived. Number 4, now a Grade II listed building,has been modified little over the years though several new flats have beensqueezed in here and there. The grand foyer features fluted pillars andparquet flooring. Tradesmen can serve the building by using dedicatedstairways and lifts at the rear (of which only one is currently in operation).
Now that the residents are buying a share of the freehold, I would certainlybe keen to purchase a flat there for myself. In fact, Hove estate agents NashWatson are currently marketing the eighth floor penthouse on the south-westcorner for £600,000. One sentence to rule them all, “That bit goes there”. At first I was justpleased with Youngest™’s clear, four-word sentence. We were doing aclock puzzle, him frowning seriously at the shapes, either putting them
in himself or directing me like some toddler foreman. Each time he would saythe phrase, “That bit goes there.”
He’d said the phrase earlier when he’d dropped a nonsensical Lego structureand he wanted me to reassemble it. I realised that this was not just a chancephrase. This was a four word combination that could unlock any number offuture careers. It was like he’d hit upon some sort of verbal Da Vinci Code.
An engineer might say “That bit goes there” when assembling acomplicated machine. A chess grandmaster could whisper it to themselveswhen shunting the rook into a winning position. An interior designer whilemaking their final aesthetic choices or a heart surgeon doing whatever it isthey do with arteries or veins.
It’s possible to picture almost any occupation, and if you say ‘that bit goesthere’ at the correct time, with the right emphasis, and in a confidentauthoritative manner, itworks. It may even bethe ONLY phrase youneed to carve out adecent C.V.
It’s a sentence thatprobably echoesthrough the ages, too. I imagine it was used by the inventor of theSpinning Jenny. It wasprobably important inthe chimney sweepingfraternity. And Idefinitely think ‘thatbit goes there’ wasone of those criticalinstructions whenbuilding the pyramids.
I’m imagining the series ofCareers For Dummies will bewithdrawn from the shelveswhen someone reads thiscolumn, to be replaced by asingle, very thin book. It would be very expensive though, because of itsusefulness, and will just consist of ‘Chapter One. Say the phrase: ‘That bitgoes there’. Chapter Two. Repeat where necessary.’
I’ve struggled to think of another four word sentence that could compete,but this is its nearest rival: ‘Once more with feeling’. If ‘That bit goes there’doesn’t work, and perhaps for ballet, or playing the harp, or most of King Lear,it’s a little on the lumpen side, then go to Plan B – ‘Once more with feeling.’ I’ll have to hot-house Youngest™ on these four words as my back-up plan.
There you go. Two 4-word sentences of ultimate power. If I had to find a thirdto tidy up any final loose ends then so be it. This final one might be used bydoctors, butchers, job centre advisors, pawnbrokers and...er...magazinecolumnists. ‘Come back next week.’
My partner kindly offers togive the coughing 5-year-oldsome of the liquid antibiotics
from the fridge. Half asleep I’mthinking how thoughtful, then I recallI haven’t collected the antibioticsfrom the chemist. My partnerassures me it’s in the fridge, but oncloser inspection he realises he’salmost administered a 5ml teaspoonof Pizza Express salad dressing tothe 5-year-old. This is what waking at5.30am does to you! If the 5-year-oldwakes at 6.30am we’ve startedthinking that's a lie in. Since theclocks changed she’s been awakeearlier and earlier; soon she will bewaking before she goes to bed.

A toast-eating zombie.Sometimes the schoolrun feels more like theschool crawl. Zombifiedparents crawl into school dragged by their excited children who stop to look andwonder at ants and daisy’s growing in pavement cracks, while zombie parentsstare down mentally noting to make an eye test appointment. I squint confused,“What ants?!” The earlier I am woken, the later I seem to arrive at school. I canonly imagine this is due to the complete slowing down of my actions, andwalking everywhere with arms outstretched. You try making a 5-year-old’spacked lunch with arms outstretched like a zombie.
I’m giggling imagining my partner administering the salad dressing asmedicine this morning. I can imagine my child saying, “it’s bit spicy,” as shedescribes every food that tastes bitter, sour, or tart as ‘spicy’. In fact every foodthat isn’t pasta or bread is ‘spicy’. Oranges are particularly spicy to my 5-year-old. I’ve tried explaining but she’s five and far too knowledgable to listen to hermother. After all, what does Mummy know? Mummy isn’t clever. If Mummy wasclever she’d sit down and watch Peppa Pig more often, fart in the bath for kicksand get people to hand over sweets for writing words. Instead Mummy never sitsdown, and likes TV programmes with grown ups talking and no drawings at all.Mummy writes words for money and has to write a lot more words. Why write formoney to buy sweets when you can just write for sweets? Mummy is clearlystupid and must not be listened to.
I’ve told the 5-year-old to not wake Mummy til the clock says 7. She ignoresme. In fact she tells me the clock ticking scares her and wakes me in the night totell me so. We remove the clock. I should be paying the child with sweets inexchange for lie ins. Sometimes Mummy is bit stupid. Must be the tiredness...

And finallyBusiness plans aren’t only for start-ups. An established business willalso benefit from a good businessplan. Create ‘break-out’ plans formarketing purposes or for costcutting exercises. You don’t have towrite much. A few sides of A4 willusually be enough; then pin it up onthe fridge and make it happen

At Leaders we work closely with a wide range of tenants from students with guarantors through to professionals and families. Our landlords lead the way in terms of the kind of tenants they are looking for, but it is a large market out there in Brighton and Hove and there really is something for everyone.
Referencing criteria and tenant vetting.As we have already mentioned, the agent should follow the landlord’s instructions when finding suitable tenants. At Leaders our tenants are thoroughly screened by an external credit referencing company before a tenancy is agreed to determine their suitability and their ability to meet the requirements of the Tenancy Agreement. They are carefully interviewed by experienced members of staff and references taken from employers and a previous landlord; we also carry out ID and credit checks.
Leaders referencing criteria is considered one of the strictest in Brighton and Hove because we believe it should be. Although
strict, Leaders referencing criteria is adaptable and designed to accommodate students with guarantors, self employed and full time employed tenants. If tenants are unsure, then they just need to discuss their circumstances with a member of one of our experienced teams who will be happy to advise them.
Tenancy agreements.Our tenancy agreements comply with residential letting legislation, are written in plain English, are easy to understand, contain no unfair terms or conditions and comply with the Office of Fair Trading recommendations. They are designed to fully protect the right of a landlord and are subject to regular review to take account of new legislation.
Inventories & Schedule of condition.A detailed and accurate inventory is one of the most important documents that a landlord will need when letting their property, especially with the introduction of the Tenancy Deposit Protection legislation, which makes this document an essential part of the letting process.
Payment of rent.It is of the utmost importance that the agent has a strong procedure in place for the collection of the rent. Leaders have a team of staff on hand purely dedicated to the management and payment of rent for landlords. We pay our landlords promptly via BACS and we closely monitor rent payments
from tenants to ensure that the accounts are up to date. Leaders have a robust, legally compliant procedure in place to chase rent and serve notices should the unfortunate situation arise where the tenant is no longer able to keep up with rental payments.
Tenancy deposit protection.As of the 6th April 2007, all tenancy deposits must be protected in accordance with the rules and regulations of the Tenancy Deposit Protection Scheme implemented under the Housing Act 2004 and applies to all Assured Shorthold Tenancies. Leaders supports and
is fully compliant with the Tenancy Deposit Protection legislation which safeguards and protects your tenants deposit.
