We came across Shore Estates and in particular Jason & Dan when viewing a property they had for sale in Southwick.
We found them to be friendly, helpful and knowledgeable and wedid not feel rushed when viewing which we have we other estate
agents. Following this viewing we decided to look at Shore Estatesto manage the sale of our own property for the reasons above, and
the fees they would charge us for handling the sale of our ownproperty. We arranged an initial appointment for them to handle the
sale of our property and felt and they had done an extremelydetailed assessment of our property and the likely price they felt itwas worth and what we would achieve and without pressure weopted to sell this with Shore Estates. After several quick viewingsand an open day, the property was sold just over the asking priceand within two weeks. Communication was excellent during thewhole process, and we continue to be in contact as required.
Overall we are extremely happy with the service we have received from Jason and Dan at Shore Estates and would
have no hesitation in recommending them to others. Colin & Sam. Meadway Court.

THE LANDLADYPractical cats ...
Finding a house in single occupation inany of our seafront squares andcrescents is a rarity. Finding one in itsoriginal configuration is rarer still.
For years, I had been dying for a tour ofthe Marine Square residence of two friends ofmine with whom I served on the RegencySociety committee for years. It was finallyarranged – just a couple of days before theysold their beloved home.
Marine Square was built during the 1820sand was awarded Grade II listed status in
1952. Some of the housesare five storeys high; othersare six. Facades are eitheryellow-brick or rendered.Balconies with canopies setthe square apart from theother compositions. Mosthave been converted intoflats.
Two particularlyinteresting things stand outabout the house that I saw.The first is the detail thatEnglish Heritage went intowhen describing the buildingfor the listing. The second ishow little the building haschanged over the years.
The listing documentincludes reference to allmanner of obscure itemsthat wouldn’t usually bementioned. Rare paper mache ceiling roses, that are so fragile that theyare impossible to restore apparently, are featured. Marks in the walls ofthe rear courtyard are noted as a potential hen house. Even the coat pegsin the second floor bathroom cupboard are observed.
It is certainly true that the building has been updated as the years havepassed. A custom modern kitchen now graces the basement (where itshould be). Electricity has been introduced, obviously, and the switcheshave transparent back plates. Curved sash windows on the first floorhave been replaced with doors that give balcony access – but very muchin the spirit of the original building.
It’s no surprise that my friends are already missing this delightful house.www.buildingopinions.com [email protected]

Having a hole knocked in my wall isprobably one of the most usefulbirthday presents anyone couldhave given me. When I'm lying in
bed in the height of the Turkish summerwithout an ill-placed Aircon machinegrowling away above my head, I shallsilently thank Hilti man, my kindneighbour, who knocked a hole in thecorrect wall, in spite of the best efforts of
the Aircon company to dootherwise, allowing me to havethe machine where I wanted it.Anyway, the experience got methinking of other practical thingsthat friends could do for myfiftieth birthday, rather thanmore traditional presents ...
1. I would like to be picked upat the airport every time I miss thelast train because my plane is delayed.
2. I would like someone to come andHoover my house once a week with a Hooverthat actually works.
3. Could someone please do an 'errantfacial hair' watch for me? Perhaps someonewho doesn't need reading glasses ...
4. Brighton council could bestow theprecious gift of emptying the communal recycling bins a bit more often. There's nothing more annoying than finding it overflowing. As usual.
5. Can someone please take me to IKEA so that I can finally buy thewardrobe I've been coveting for 15 years? And don't listen to me when, faced with the flat pack in aisle 27a, I suddenly declare that I can't bebothered and assure you that my old (teetering and moth eaten)wardrobe is perfectly serviceable.
6. Better still, secretly go to IKEA and install the wardrobe without myknowledge while I'm at work. I'm happy to pay.
7. Could someone please come and spend a very precise six minutes, from 7.05am until 7.11am, preparing The Small Daughter's boiled eggevery morning? Be prepared to receive not so much as a grunt of thanks,as aforementioned recipient will be engaged in watching crucial bunkumon the iPad and believes said egg to be self-boiling and delivered on aninvisible cirrus cloud which is beneath acknowledgement.
8. Could someone be on call with a loud hailer during the hoursbetween 1am and 4am in order to tell people in the street to shut the**** up? Should be able to also speak Polish and Spanish. EspeciallySpanish. I know it's a cultural thing, but so loud? Really?!
Better than a box of scented candles, eh?

LETTINGS NEWSLH
Buy-to-let is an appealing option for retirees looking to makethe most from their pension pots. It gives them the best ofboth worlds; a strong monthly income along with thepotential for capital growth over the medium to long-term.
However, it is true that being a landlord entails a number ofimportant responsibilities. Someretirees may understandably be putoff by this, however, there areoptions which will help them avoidthe hassles whilst at the same timeenable them to invest in a strongperforming buy-to-let.
For example, at Leaders we offera unique, free service calledInvestor Network, which matchespeople seeking a buy-to-let investment with the ideal property fortheir individual investment needs. Every property in the schemehas been carefully assessed to ensure it has excellent investmentpotential, a minimum 5% yield and/or significant capitalappreciation potential, and often a known rental history andreliable tenant in situ.
Investors who purchase through this scheme not only getimpartial, expert advice and guidance throughout the process, theyalso receive a reduced rate on property management fees. So thosewho would rather not be a hands-on landlord can hand theirproperty and tenant over to an experienced property manager whowill take care of everything for them. All letting legislation will befully complied with at all times. Landlords who choose this optioncan relax in the knowledge that their investment is in the safehands of a qualified professional, earning them an income whilethey sit back and enjoy their retirement years. www.leaders.co.uk
WHY RETIREES INVESTING THEIR PENSIONDIRECTLY IN BUY-TO-LET IS A NOT BAD IDEA
Ahmed Khalil of Khalil Propertieswonders whether the ‘right to rent’legislation is fundamentally wrong.
What is a ‘right to rent’?A new law affecting both tenants and landlordsis already being trialled in the West Midlands, and it is set to roll out to the rest of the UK in2015. The Immigration Act requires landlords tocheck whether prospective tenants are living inthe country legally. What’s more, it threatensany landlords who do not carry out thesechecks with a £3,000 fine.
The ‘right to rent’ is strictly available to legalresidents in the UK: the burden of enforcing thisnew decree falls on landlords.
Is this right?Several questions are raised by this, and it looksunlikely that they will be answered adequatelybefore the law is applied nationwide.
Should it really be the duty of landlords toenforce immigration policies? What effect willthis have on a landlord’s selection ofprospective tenants? What will it mean for thehousing prospects of both legal and illegal
immigrants? How will the landlords’ new dutiesbe communicated?
In relation to the final point, the currentanswer is a helpline and the usual find-it-yourself online documentation; the onus is onlandlords to find out for themselves.
‘Right to rent’ checksLandlords are used to undertaking checks. Tenant checks can cover areas such as previousaccommodation, employment, finance andcharacter. The difference is that you carry theseout for your own security. The ‘right to rent’checks are simply another burden on landlords:there is no carrot here, but just a £3,000 stick.
Under the new law, landlords (or their agents)will have to see ‘evidence’ before they grant atenancy. This applies to all tenants above theage of 18. In addition, records of these checksmust be kept during the tenancy and for at leasttwelve months after it has ended.
A recent survey published onPropertywire.com found that in a trial schemein the West Midlands, nine out of ten landlordsdidn’t fully understand the immigration checks.Whether fair or unfair on landlords, the new lawis coming. It’s time to put yourself in the picture.
Will life ever get easier for landlords? At Khalil’s we work hard so you don’t have to. With so many new burdens being placed onlandlords you may be looking for someone else
to take the strain. Our Guaranteed Rent schemeleases your property from you and pays yourent every month, regardless of whether theproperty is occupied.
We handle all the checks, jump through thelegal hoops, find tenants, manage relationshipsand keep all the paperwork. You just sit back, knowing your money is coming in and yourinvestment is in safe hands. Come in and talk tous about how life could be easier. For more information, call Ahmed Khalil on 01273573960, visit Khalil Properties at 124 Lewes Road,Brighton, or find us online atwww.khalilproperties.co.uk
