I t struck me as most fortuitous that in the year of the bicentenary ofCharles Dickens I should be given a Kindle, ‘wery’ fortuitous indeed.Thus armed, I ventured forth into cyber world and purchased the
complete works of the great man for the princely sum of nineteenshillings and tenpence halfpenny (99p or thereabouts).
As a teenager I grew to love Dickens, backthen David Copperfield and GreatExpectations were de rigueur inany half decent syllabus.One book I didn’t read wasOliver Twist. Well whywould you when therewas a good old romp ofa musical to watch. Howwrong I was. I first gotwind of just how bleakthe book was when I sawNeil Bartlet’s gruelling(forgive the pun) staging atthe Theatre Royal Brighton,but even that pales incomparison to thedesperate descriptions evenin the first few chapters.
Here he is describing the‘good works’ undertaken bythe bloated board ofgovernors of the workhouse.
‘So, they established therule, that all poor peopleshould have the alternative (for they would compel nobody, not they), ofbeing starved by a gradual process in the house, or by a quick one out of it.With this view, they contracted with the water-works to lay on an unlimitedsupply of water; and with a corn-factor to supply periodically small quantitiesof oatmeal; and issued three meals of thin gruel a day, with an onion twice aweek, and half a roll on Sundays.’ Oliver Twist
Oliver Twist was first published in 1838, 174 years ago. How life haschanged – or not changed. While we in the first world deal with the problemsof childhood obesity, many places in the third world are dealing with famineand childhood malnutrition. Have you spotted the parallel?
Images of emaciated children standing at water-pipes or queuing for ameagre bowl of grain now haunt me, whilst those of romping urchins inprettily coloured costumes dancing down cobbled streets, cocking theirheads and giving me a jaunty wink are fading fast.
So far Oliver Twist is short on the usual Dickens’ humour but my god, this ispoignant stuff, as brutally real today as it was then. I made myself a bowl ofsoup for dinner last night, thin soup to suit my mood on reading this.

Two of my friends are off to Cuba tomorrow and I can’t help feeling envious.They are staying with my friends Yusi and Marta in Havana, then going downto Trinidad, where I have other friends. I’ve given them an envelope with a bit
of money in it to deliver to both families and put a sarcastic note in the envelopefor Yusi telling her to have a drink on me in my absence, because I’ll be thinking ofher dancing around with all the lovely young men that Havana provides in suchabundance. Without me!
In the meantime, I’ve flown off for seven hours in the opposite direction and amcurrently sitting in a hotel room in Dubai, ready to go out. I arrived at 1.30am thismorning and, although I’ve not yet been here for 24 hours, I’ve made variousattempts at speaking Arabic to a selection of – mainly fairly nonplussed, it has tobe said – people. I should mention at this point that although Dubai is indeedsituated in the very middle of the Middle East, not many people here speak muchmore Arabic than I do, as the majority of the population are either immigrantworkers or ex-pats. The first person upon whom I launched my Arabic attack wasthe man who checked my passport at Dubai Airport. You can always be prettycertain that civil servants, in whichever country you happen to be, are nativespeakers and indeed he was.Furthermore, he was delightedto chat to me in Arabic andappeared (possibly beingover-polite) overwhelmed bymy command of the language.I very rapidly ran out ofvocabulary, so bade him anevening full of light andshuffled off in the direction ofDuty Free to purchase somevery un-Muslim beer. I almostexpected an alarm to go off as I got into my taxi with it concealed under my arm ina very opaque bag.
This morning in the swimming pool, I sidled over to a man whom I’d decidedwas Lebanese and said something aboutthe pool being too warm to him inArabic, which caused greatconfusion and embarrassmentas he was actually Russian. Later,my attempts at ordering atakeaway lunch in the Lebaneserestaurant across the road invited asurprisingly hostile response andso I resorted to pointing to thingson the menu and left carrying ameal that I didn’t want, with my tailbetween my legs.
There won’t be much Arabic-speaking going on tonight, as I’moff to somewhere that’sapparently called the (again very un-Muslim)Belgian Beer Café with my old London pals, who nowreside here in Dubai. My friend M has already sent me a text to warn me that afriend of theirs from London who is ‘a bit of a ladies man’ will be joining us. The Landlady overcomes the language barrier

Following the young girl’s wish, thePepper Pot transformed into a giantslide. Seconds later, it became a café, a castle and then a lighthouse.
The Grade II Listed Pepper Pot isthought to have been built as the watertower for a wonderful house of 1830,known as the Attree Villa, that wasdestroyed in 1972 in what was one ofthe worst architectural crimes in localhistory. After years of neglect, and arather unpleasant peach/thistle paint-job, the Pepper Pot’s fortunes changedwhen a council grant of £70,000 was pumped into its restoration.
The tour that I was given by AlexSutton-Vane from volunteer group Friendsof the Pepper Pot was a most unexpectedeye-opener. The ground floor is reachedvia a door in the structure’s octagonalbase. A rickety ladder leads to amezzanine level and then another to thefirst floor. By the second floor, it is clearthat the upper portions of the building aredecagonal, rather than octagonal, which iseasily verified externally by a quick countof the building’s Corinthian pillars. Thesecond floor is flooded with light from itsten windows but the real treat is the thirdfloor where a brick dome and incrediblepanoramic views from a set of tiny squarewindows delight.
When Brighton Corporation tookownership of the Pepper Pot in 1892, it wasused for storage and then as a public toilet, a base for air raid wardens, a Scouthut and an artists’ studio. Rather bizarrely, a non-original cast iron sewer ventruns through its centre.
The restoration has raised all sorts of interesting questions about thePepper Pot’s past. My old Regency Society friends Neil England and NickTyson have spent hours researching the origins of the large blocks fromwhich the curious folly is constructed. The peculiar material turned out to bean early form of artificial stone called Ranger’s Lime Concrete which wasdeveloped by William Ranger.
The young girl who wanted a helter-skelter put across her views during an incredible light show by Shared Space and Light that took place duringWhite Night last year, after the scaffolding had come down. What I would like is to not everhave a cold again. How come wecan lower people’s HIV countsalmost to zero but we can't stop mynose running?
I’m not a suspicious person (Iam) but it seems to me there'smore money in research to cureother stuff than the common cold.Sure it's not a deadly disease, butit causes suffering and it’sexpensive to have one. I know it's avirus and viral infections are harder totreat, but if the common cold virus isso hard to cure then surely it's theworld’s most virulent attacker? Nevermind aliens and the depleting ozonelayer, there should be armies oflaboratories all over the world working on the cure. Maybe the HadronCollider gang and the pye theorists should all down tools for a bit and pitchin for the cure for the common cold. Why don't we all chip in a tenner andfund the research? I reckon the research would show that sleep, juice andsoup are the quickest relief for symptoms and that isolation is the best wayto stop it spreading.
In fact the only reason that colds are so prevalent is that most people willonly take two days off work for a cold yet a nasopharyingitis orrhinopharyingitis infection (tell your boss you have that!) lasts on averagesix days. Research tells us that employees don't want to take more days offwork as it's 'just a cold', don't want to let colleagues down, are worried aboutjob security or don't want to 'clock up' sick days just for a cold.
I'm a mum, not a doctor but surely there would be less colds if everyonestayed at home in isolation like people do with chicken pox? So please, paint ablack cross on your door and tell work you've got a cold and save me £100sthis year in OJ, tissues and cold remedies. Save the nation 35 per cent loss inlost productivity... eventually. Sure, to start we'd get a lot of ‘today's train hasbeen cancelled due to the driver having a runny nose’ and ‘the FTSE index wasclosed today due to a major case of rhinopharyngitis’. But eventually, withless people catching the virus, we'd be at work more. So stay at home snotty!
A nimals feature highly in Youngest™’s life. We’ve only been in Hoveand Shoreham today but the day’s been teeming with creatures. Letme count the ways. Early morning, and he’s doing the sign to watch
Peppa Pig (basically a kind of fist against the nose and a twistingmotion). This is to take over from Deadly 60, which The Boy had put on. Ihaven’t even made my first coffee and he’s already got a decent set ofanimals under his belt.
To encourage him out of the house quicker for the school run, wepromise a possible sighting of animals. A flock of birds flurry around aroundabout and at The Boy’s school, someone is standing at the schoolgates with a small dog. He points out the dog eagerly, not stopping untilwe acknowledge that we’ve seen it too.
Later in a shop, he is richly amused by looking at the various animalson the display of bedding. There’s an owl, a sheep and the ubiquitous cat.
At the café, he’s finished and wants to go. Luckily my wife has broughtone of his little books. You’ve guessed it, it‘s animal themed. (Let’spause and consider this particular book – there’s one word and oneillustration per page. I’m changing the wording for copyright reasons butit’s something like ‘Dog. Cat. Frog. Rabbit. Duck. Camel. Goat.’ There, thatis the length as well. Now, considerthis: two people arecredited, a writer andillustrator. Thatmeans a writer cameup with the wording,perhaps emailed itthrough to apublisher, sat backand thought ’nice toget that piece of work finished’.)
Moving on. Afterschool, I take The Boyand Youngest™ to thesupermarket. They are both‘roaming free’ – two wordsthat can strike fear into a parent – butThe Boy is doing a good job of keepingYoungest™ amused. “Let’s see if we cansee a picture of a chicken!” he saysexcitedly in the fresh meat aisle. Itseems kind of distasteful somehow, butI’m proud of him for making the effort.
Youngest™ loyally carries two plasticdinosaurs upstairs to accompany him at bath time. (Normally it’s owls buthe likes to mix and match geological ages. Tonight he‘s in a retro mood.)Afterwards, Youngest™’s pyjamas feature a sleeping lion on the top halfand what looks like a llama on his knee. Plus, randomly, a kite and amushroom. Am I missing something?
The next day, when I’m trying to work out what to write about for thiscolumn, I hit on, well, what you’ve just read. Animals. Where did I have thisflash of inspiration? While waiting at a zebra crossing.

A s my last article discussed therecent surge in the buy-to-letproperty market and the
subsequent increase in the numberof new landlords, I thought I mightcover a few basic principles to ensurethese new landlords and theirtenants enjoy a successfulrelationship and avoid making anunwanted celebrity appearance onthe next Panorama or Watchdog!
As a landlord, your main prioritymay well be to try and make a profit,therefore news from your tenantsthat the slates are falling off the roofmay be less than welcome. Althoughyou might feel the temptation to buryyour head in the sand, under anAssured Shorthold Tenancyagreement the landlord is responsiblefor certain repairs including thestructure and exterior of the
property. Once a tenant has alertedtheir landlord of the need for repairs,it is important for the landlord to dealwith the works swiftly in order tomeet their obligations.
Ultimately, if repairs are notcarried out, tenants can take courtaction. Having said that, tenantsshould also be aware that under an Assured Shorthold Tenancy alandlord is able to evict a tenantmore easily than with other types of tenancy agreements. After theinitial period, which is normally sixmonths, the landlord is able to evictthe tenant, providing the tenant isgiven at least two months notice.Therefore, tenants should considerthe possibility of eviction beforegoing ahead all guns blazing.

M any an estate agent comes to us here at Latest Homes with news of their new rebrand, invariably a pleasing
modernisation of their logo, typeface andcolours. Kemp Town estate agency BrandVaughan has gone a good deal further in theirrebrand, launched earlier this month.
Yes, there’s a new colour-scheme, logo and even a new ‘message’ (more on this later) butunderpinning all of this are some interestingchanges to the service they offer their customers.
2011 was a big year for Brand Vaughan.According to Primelocation.com, Brand Vaughan’soffice in Kemp Town sold more properties than anyother office in Brighton. And they finished 2011being shortlisted as the best single office in theprestigious Sunday Times Property Awards – theonly local agent to be included. They alsomanaged to achieve 95.5 per cent of asking priceson the properties they sold.
Not wishing to rest on their laurels – and toensure they win gold in 2012 – the company re-engineered their whole service, starting with theemployment of two professional copywriters towrite about each and every new instruction with aflair and alacrity rarely seen.
Jason Brand, director, explains, “We wanted todo away with property descriptions that areloved by agents but loathed by buyers, andinstead develop a style of copy that wouldengage with people, by describing propertiesin a way that genuinely brings them to life,inspires buyers, and helps buyers visualisethemselves living there.”
As part of this commitment to moreenlightening descriptions, the copywritingactually highlights anything about theproperty that buyers might see as anegative, allowing them to tackle theobjection head-on (“yes, it is on a busy road,but it means you get a lot more property foryour money”) before the applicant has achance to de-shortlist the property. “We’veintroduced it recently, and it’s been very
popular with buyers and sellers alike” saysdirector David Vaughan.
“We’ve also got our writers putting togetherlittle two-word descriptions of each property, alittle headline to catch the eye in print, in ourwindow, and online.”
But the changes are not limited to theintroduction of great writing. Excellentphotography, professionally designed propertydetails, floorplans with every property, anddescriptions of the area are also being rolled outon all new instructions.
Naturally, the website has been completelyrevamped too. Again featuring the copywriters’handiwork on all new instructions, the site alsohas giant photographs of each property. It also

For an additional fee, the property will get a full1/3 page advert here in Latest Homes, as well as a‘premium listing’ on Rightmove and onbrandvaughan.co.uk. The vendor can also choosean advert in one of Sussex’s monthly magazines, or for a little extra, The Sunday Times or EveningStandard. It is, however, worth noting that BrandVaughan’s properties are all listed free of charge onthe main property website for Brighton and Hove:www.latesthomes.co.uk.
‘Exceptional’ properties also get a magnificenteight-page brochure and the personal attention atall times of a director.
But what of the rebrand itself, and that‘message’? Charlie Snell, director of The MarketingBusiness, who worked with Brand Vaughan to put allthis together, is clear: “If you spend any time inBrand Vaughan’s office you get a sense for the sheerenergy that goes in to goes into selling property – abuzz of phones, emails, people coming and going,and doing all they can to do the best for their clients.
“We wanted this busy-ness and level of activity tocome out in the branding, with a clever use of amultitude of ‘doing’ words peppered across all thebranded materials: top selling, fast moving, awardwinning, quick thinking, great writing, buyeradvising – the list goes on, subtly, but noticeablythere, on all items from the signage to the coffeemugs!” (‘coffee drinking’).

This year’s Association ofResidential Letting Agentsconference in London on 6 Marchshowed a record attendance andnumber of member agents. Theexhibition stands were buzzing withactivity and the speakers rangedfrom detailed market analysis to theneuropsychology involved inbuilding relationships. It was thebest I have been to in the 12 yearsI’ve been going and one of the topicswhich is always mentioned is thatmembers need to get the messageout to their clients about thebenefits of having a governing body.
This needed to be addressed andwhy not include RICS and theOmbudsman Scheme?
As members of ARLA we workwithin a robust code of practice andadhere to comprehensivemembership Byelaws. We understandhow important it is for landlords andtenants to know their money is safe.As ARLA members we are required tohold client money in a speciallydesignated bank account with theClient Money Protection BondingScheme automatically covering thefunds against misappropriation.
The Royal Institution of CharteredSurveyors is responsible for ensuringfirms meet the requirements of theRICS Rules of Conduct. These definethe professional, ethical and businessstandards that are expected ofmembers. RICS also review andinvestigate complaints and are able totake disciplinary action if necessary,which is taken very seriously.
The Property Ombudsman Schemecan consider disputes referred byLandlords or Tenants and relating tolettings and management agentsthat are members of the Scheme.
These agents follow the TPO Code of Practice for Letting Agents, incommon with the TPO Code ofPractice for Residential Sales.
Unfortunately it is not a legalrequirement for a letting agent tobe a member of any of the abovebodies, despite them beingessential for a professional,competent and consistent serviceexperience. Ultimately you canglean a lot about an agent whochooses to be regulated.

In myview it don’t take no maths degree toknow that increasing the cost ofeverything while giving back verylittle ends up as a minus in thepockets of the majority.
