Even though the property market isactive and most properties areselling within days, why is it thateven in prime locations some
properties just don’t sell? Sometimesthere are really good reasons for themhaving no takers – curb appeal is vital,obviously, as is the right price, butsometimes the true reason for a propertynot selling is less tangible.
The answer could be due to the energy of the property, and this is where anunderstanding of Feng Shui can be the
solution. Properties that don’t sell as well as they are expected to alwayshave problems with their Feng Shui that hold up the sale.
There are some fairly basic ‘bad’ Feng Shui issues that can slow thingsdown before you even get buyers into the building, for example can yousee the front door from the street? If the front door of the property isn’tvisible, maybe it’s at the side of the house, and if there is no obvious wayfor people to get in then how can they make you an offer? In Feng Shui thefront door is the mouth of the building and it draws in money, luck andopportunities. It makes sense to make it as easy as possible, whether youare selling your home or staying there.
The solution isn’t rocket science, either – you need to make sure thatthere is a path that leads from the street to the front door, and thendoesn’t lead past the door.
Properties that are hard to find because they are tucked behind otherbuildings often take longer to sell too – the harder it is to find yourproperty the harder it is for the good energy to reach you. A less dramaticbut equally important issue is making sure that your house number isvisible. The number needs to be above eye height, too – people valuethings more if they look up to them.
Also, if you can see right through the property from the front door tothe back garden you are unlikely to get as good a price as you expect, as the property can’t hold on to energy. It flows straight through fromfront to back, without benefitting you. This sort of house makes it hardto save money too.
I was recently with a client in Norway who wanted help selling herstunning modern home. No expense had been spared in designing afabulous property, and on the surface it had everything – a stunning viewof the fjords, a really high spec and stylish interior. However the front doorwas tucked away at the far side of the house, away from the driveway, andmuch of the energy flowed right past the house so she wasn’t getting abuyer. In addition, as soon as you entered the house the energy wentstraight out of the windows, so that when she did get an offer it wasn’tenough to enable her to sell. Obviously you can’t always create a newentrance to solve the situation, but it can be made easier, and with somesimple but creative solutions we were able to improve matters.
Interestingly they also had a retro dentist’s chair in their entrance hall– I don’t know many people who would be convinced to buy the home oftheir dreams by memories of trips to the dentist! It is really important tothink about the first impressions you are giving when you are invitingpeople to buy your property. Aplanning application fromdevelopers Cathedral Group for theredevelopment of Brighton’s oldmunicipal market on Circus Street
will shortly be put to Brighton and HoveCity Council’s Planning Committee.
The mixed-use scheme consists ofstandard, social and student housing,dance studios, a library, a public square,underground parking and 78 new trees.Everything that’s on the site currentlywould go. Despite the obvious benefits,both the Regency Society and BrightonSociety – two of the city’s most respectedamenity groups – have firmly objected onthe grounds of density, noise and overlooking.
Cathedral Group were first picked nineyears ago as developer to work alongsidethe council and the University of Brighton
to deliver the scheme. What is now the huge practice of John McAslan &Partners were picked as architects initially (not long after I met McAlsanhimself at a Regency Society lecture, funnily enough). The fast-expanding(and bizarrely named) practice of ‘shedkm’ took over two years ago,following a reselection process. I met up with the project’s LeadArchitect, Lee Halligan, for a tour of the derelict market and an update on the project generally.
To really understand this project, one has to look back to the dayswhen the streets of Carlton Hill (at the foot of which the municipalmarket is located) resembled those of the North Laine. The area wasactually called Hilly Laine. There is no way through the site currently,but the proposed development offers several routes that are based on the original Hilly Laine layout. Similarly, Circus Street, which isincredibly wide currently to allow for truck movements, no doubt, is to be narrowed to close to its original width.
The site itself is a real challenge. The rear is 7.2m higher than the front and it is surrounded by amenagerie of different building typesincluding Georgian houses, 1930ssocial housing, 1960s tower blocks,the reclad police station, the oldAmex building and a variety of oldfactories. A range of heights andstyles, including black gabled house-like structures, has been employed in response.
It is no doubt the case that mistakes were made when removing theslums of old. The demolished buildings would have made great homestoday. I see the fairly tall – yet accessible and exciting – style of theproposed new development as correcting these mistakes and settingthe benchmark for what a Carlton Hill of the future will look like.www.buildingopinions.com [email protected]

Have you ever been in one of thosesituations where you're on holiday,and something exciting happens back
home, and you can't get involved in it untilyou fly home? Well it was a bit like that overthe weekend, for me. Neither Simone nor Ilive in the transmission area for Latest TV. Sothe channel launched on Thursday and LatestHomes Live went to air for the very first timeon Friday, and we couldn't ruddy watch it! Allweekend I had messages from people either inBrighton or outside of the area. The ones inBrighton were commenting on the show,giving me their opinions on it
(all complimentary, I might add). And thepeople back home (in Berkshire) were askingme how the first show looked on the air. "Idon't know, I haven't seen it yet!" was myexasperated reply. Soon enough, the showswill be available on catch-up online, but thatservice isn't quite ready yet. So it was ratherfrustrating, to say the least.
Simone and I decided to watch it togetheron Monday when we were both back down inBrighton. We settled down in the pub close toour studio to watch the 3PM showing. All of asudden, we were nervous and almost dreadingseeing ourselves. It's that whole ‘you're yourown worst critic’ syndrome. But we watched itwith a pleasant relief. We thought the showlooked pretty great!
As with any ‘pilot’ episodes, there are alwaystweaks to be made, and that's what we'll bedoing in the coming weeks. A massive thanksgoes out to our first set of guests.
Andy Hovey from Leaders was a great sport- literally. He was with us to chat about thelocal Estate Agent Association golf match -which he won! He even brought the trophy into prove it (not that we didn't believe him!).Steve Neocleous was one of the staff at MishonMackay that abseiled off the side of the GrandHotel on the Brighton seafront for Action forChildren. I went to film it, but was on tootight a schedule that day to indulge in anyabseiling myself (you believe me, right?).

Buying a property is amassive decision and a hugefinancial consideration, buthow many of us reallyunderstand the differentkinds of mortgages and loansthat are on offer? Do we evenknow that there are differentkinds of loans? Perhaps not,and this is where expertfinancial advice is essential.
Keith Carr of John Charcolis one such expert. As acompany, John Charcol has just celebrated a 40th anniversary and Keith has been with thecompany for seven years. In October 2012 hebecame a partner in recognition of his skills, and he now works as an associate specialising inSussex and surrounding areas.

In an ideal world, what would a new clientneed to bring with them when you first meet?
“Ideally, a clear record of both income andexpenditure. That would include pensions,school or nursery costs, regular debts or debits,and of course day to day living expenses. Oneevening spent doing an income and expenditurespreadsheet can be a great help in making surethat we find the right level of borrowing, andthe right way of borrowing an appropriate sumof money.
“We can often help people to rationalise their finances and achieve a better deal too.”
Are there deals for people of all ages? “Yes,very much so, and there is much more of aneed, with our ageing population and extendedlife expectancy. We now have lenders who willlend to mortality age, so there are lots ofdifferent deals we can offer now that were notavailable before.
“Above all, it is essential that people arehonest and give us the full picture. If they do that it makes our job at John Charcol somuch better. We can help a borrower getthrough the door and at the same time getthings done better.”
