    products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates, which are currently hovering around three per cent for a variable rate. With a pre-approval in hand, youre protected if rates rise; if they go down, youll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers, since it means you dont have to wait to get nancing approval on a home when

    you put in an o er. is is an especially good tool to have when markets are hot. Removing the conditional on nancing clause could mean your o er is accepted rst since you already have your nancing in place. So, when will rates rise? Its anyones

    guess, but most experts agree its unlikely there will be any signi cant movement next year. However, we cant assume that will

    be the case, and you shouldnt wait too long to get pre-approved for a mortgage. It can take a few days. Many lenders o er online pre-approvals to make the process faster and easier.Start the New Year o right by taking

    Q: Do you have any tips for warming my homes decor during the winter and holiday season?A: During the winter you want to add warmth to your home by bringing in rustic elements to make it cosy, says Kal Macdonald, interior design supervisor for Shane Homes and Creations by Shane Homes. Adding faux fur blankets, throws and pillows on sofas and beds will make those rooms feel warmer and were seeing a lot more hand-knit pillows and cushions that add warmth and look great.

    You can also add warm metals like copper, bronze, and rose gold for accessories such as lamps, vases, and wall art, he says. In the winter I also fill my home with candles. Battery-powered candles with mini LED lights have come a long way; some are even made of wax so they look very realistic and some even give off a scent.

    If you want to get rid of that stark feeling in a room, Macdonald suggests using grasscloth wallpaper, which is making a comeback. It can really make a room feel cosy; you can put in on all walls in the bedroom and the effect is outstanding.

    As for winter colours, he notes, that gone are the days of burgundy and hunter green, a lot of people are warming their home with deep navy, camel and cashmere colours that look warm and updated.

    For the holiday season, Macdonald sees two new trends in decorating developing. The first is the vintage 1920s look with a lot of art deco, hurricane lamps, mercury glass ornaments and vases, beaded table runners and ornaments.

    The second is the rise in non-traditional Christmas colours so were seeing hot pink and apple green, oranges and rust colours, and white and sky blue.

    Macdonald also notes a trend toward using table runners instead of table clothes this year, and the newest trend in outside decor were seeing is adding permanent Christmas LED lights in the eaves that remain out of sight most of the year.

    And, while outside, he says, dont forget to dress up the front porch by filling empty flower pots with willow branches and pine boughs and adding a festive mat and wreath.

    I am a big believer that decorating for the holidays should be fun and simple. is table took me 20 minutes to set up and was made up of items I had mainly in storage. For a modern take on table decor here are my favourite tips.

    START WITH A MODERN COLOUR PALETTEEspecially in an urban setting, a modern colour palette can be really fun to experiment with at the holidays. I chose to go with various shades of purple, using ribbon and various sized orna-ments loosely strewn on the table. ere is a regal nature to

    purple that is very tting to the holidays. Other fun combinations to try include shades of navy and teal.

    SHOP YOUR HOUSEAlmost everything on the table I had in storage. A decorative candy dish was instantly made into holiday decor by placing small ornaments in lieu of sweets. A large glass oral vase lled with ornaments adds instant glamour and height to the

I love the contrast of the glittery ornaments against the natural texture of the ribbons. Mixing your heights and textures keeps the entire spread visually interesting and sets a glamorous backdrop for your guests.

    HAVE FUN e holidays are a fun time to be whimsical. I picked up these adorable cocktail napkins in the check-out aisle on a recent client shopping trip. While I might not use these for the day-to-day, a little bit of humour and whimsy at the holidays is always appropriate.
