pre-approval can be a win-win situation for shoppers, since it
means you dont have to wait to get nancing approval on a home

you put in an o er. is is an especially good tool to have when
markets are hot. Removing the conditional on nancing clause could
mean your o er is accepted rst since you already have your nancing
in place. So, when will rates rise? Its anyones
guess, but most experts agree its unlikely there will be any
signi cant movement next year. However, we cant assume that
will
be the case, and you shouldnt wait too long to get pre-approved

W ith the charm of small-town living, a peaceful, natural
setting and a great selection of housing styles, buyers are
discovering there is a whole lot to love about Heartland in
Cochrane.
People comment all the time that they love the small town feel
and the friendliness of Heartland, says Cathey Tracey, senior area
manager for Excel Homes, the exclusive single-family home builder
in Heartland. Heartland is a beautiful, family-oriented community
and we get a lot of people moving here from Calgary because of the
lifestyle, and they find its a better value they can get more house

The response was phenomenal; we were supposed to open at noon,
but we had people coming through the doors at 11 a.m., says area

Q: Do you have any tips for warming my homes decor during the
winter and holiday season?A: During the winter you want to add
warmth to your home by bringing in rustic elements to make it cosy,

Q: Do you have any tips for warming my homes decor during the

I remember when Auburn Bay was first introduced in January 2005. We

and to have played a role in one of Calgarys finest new

Two-storey homes will range from 2,900 to 4,000 sq. ft. and

I am a big believer that decorating for the holidays should be
fun and simple. is table took me 20 minutes to set up and was made
up of items I had mainly in storage. For a modern take on table
decor here are my favourite tips.
START WITH A MODERN COLOUR PALETTEEspecially in an urban
setting, a modern colour palette can be really fun to experiment
with at the holidays. I chose to go with various shades of purple,
using ribbon and various sized orna-ments loosely strewn on the
table. ere is a regal nature to
purple that is very tting to the holidays. Other fun
combinations to try include shades of navy and teal.
SHOP YOUR HOUSEAlmost everything on the table I had in storage.
A decorative candy dish was instantly made into holiday decor by
placing small ornaments in lieu of sweets. A large glass oral vase
lled with ornaments adds instant glamour and height to the

contrast of the glittery ornaments against the natural texture of
the ribbons. Mixing your heights and textures keeps the entire
spread visually interesting and sets a glamorous backdrop for your
guests.
HAVE FUN e holidays are a fun time to be whimsical. I picked up
these adorable cocktail napkins in the check-out aisle on a recent
client shopping trip. While I might not use these for the
day-to-day, a little bit of humour and whimsy at the holidays is
always appropriate.
