Spring is here – an opportunity for new beginnings and growth as far as the weather goes. On the opposite side of spring optimism is the questionable economy with the price of oil fluctuating – and along with it, the job

market. I am trying very hard to remain optimistic and think of the glass as being half full.

From my perspective as a business owner and a stager in this uncertain economy, it is very busy. Homeowners and real estate agents realize it is more important than ever to ensure that every property look its very best in this competitive market. Home values have dipped slightly, but in my humble opinion, it is not a bad thing to happen in Alberta – otherwise, the price of housing becomes unattainable, especially to first-time buyers.

Ups and downs in Calgary’s real estate market

Calgary’s real estate market in March marked the third consecutive month that sales dropped by roughly 30 per cent in year-to-year comparisons, but it continues to register monthly gains after a slow start to the year, according to recent figures released by the Calgary Real Estate Board (CREB).

Total combined sales in the city of Calgary were 1,747 in March, a 29.6-per-cent drop from the 2,481 recorded in March 2014, but a 30.3-per-cent jump from the 1,217 in sales recorded in February.

Detached (single-family) sales in March were 1,061, down 29.6 per cent from the 1,506 tallied in March 2014, but a 30.3-per-cent hike above February’s 739 in sales.

Meanwhile, attached (condo townhouse) sales were 387 in March, a 26-per-cent decline from 523 in March 2014, but up 32.6 per cent from February’s 261.

Condo apartment sales saw the largest decline in year-to-year comparisons in March. Total sales were 299 – down 33.9 per cent from the 452 in March 2014, however it was a 27.4-per-cent gain from February’s 217.

“We did see good activity in March and stronger sales as buyers have more confidence now that they can negotiate on price,” says CREB president Corinne Lyall.

“Unfortunately a lot of people focus on year-to-year comparisons and the 30-per-cent drop in sales, but last year really saw a phenomenal growth in sales and low inventory, so it’s hard to compare the two.

“Last year the condo townhome market was also really strong because there was not a whole lot of inventory, particularly in the single-family market, under $400,000,” she says. “And now there is a lot more availability and 99 per cent of the product priced under $300,000 is either apartment or attached.”

Meanwhile, the number of new listings being added to the marketplace slowed in March after two months of gains. The total number of new listings added in March was 3,136 – a 5.5-per-cent drop from the 3,319 in March 2014.

The number of new detached listings added in March were 1,776, a 9.5-per-cent decline from 1,963 in March 2014, but up 5.7 per cent from February’s 1,674.

The number of new attached listings added in March was 689, almost on par with the 685 in March 2014 and February’s 681, while the number of new apartment listings added in March was 671, the exact same as March 2014’s but up 11.3 per cent from February’s 595.

“In January we had a huge jump in listings, but we saw that ease a little in February and again in March, so that has helped our absorption rate,” Lyall says.

“Overall, we have a four-month supply of inventory, which is really healthy; it allows people the opportunity to take their time and look around rather than make a snap decision,” Lyall says. “There is definitely more choice now for buyers and more opportunity, which is a good thing.”

Having more inventory compared to last year has had a slight impact on prices.

The detached benchmark price in March was $513,800, a 3.9-per-cent increase over March 2014’s $494,500, but down a fraction from February’s $516,000. The benchmark price for attached homes in March was $354,800, up 5.4 per cent over $336,700 in March 2014, and a dip from February’s $354,600. The benchmark price of apartments in March was $293,300, up almost two per cent from March 2014’s $287,600, but down from February’s $296,000. “We have more listings than this time last year, so we are seeing a softening on price, but the price softening has not eroded the price gains we saw last year,” Lyall says.

Mortgage costs about to rise for some CanadiansB Y LY D I A M C N U T T

normal spring real estate market, as homebuyers try to beat the clock on the May 31 deadline.

The increase in mortgage insurance premiums reflects concerns that Canadians are overextending their budgets by taking on more home than they can afford, leaving them in a tight spot when interest rates rise or at the slightest economic turn.

Experts advise that homebuyers plan ahead, save their money and put down as much as possible, to avoid taking out a high-ratio mortgage. Homebuyers unable to save up this often hefty amount can still buy a home with a downpayment of less than 20 per cent, but federally regulated lenders require mortgage loan insurance, which covers them in case of payment default. The lender is responsible for the premiums and passes those costs on to the homebuyer in the form of a lump-sum payment, or more commonly, higher monthly payments.

CMHC is Canada’s largest insurer of residential mortgages.Existing mortgages, high-ratio mortgages with more than

a 10-per-cent downpayment, and mortgages on multi-unit properties will not be affected by the premium increase.

If you’re planning to buy a home this year with less than 10 per cent down, you can also plan for higher mortgage

costs as of June 1, 2015. Canada Mortgage and Housing Corp. (CMHC) and Genworth Canada have announced that they are raising their mortgage insurance premiums by 15 per cent. CMHC increased its target capital requirements in mid-2014.

The move isn’t expected to have a big impact on homebuyers’ pocketbooks or Canada’s housing markets, CMHC says. The higher premium would amount to an additional $5 per month for the typical borrower with a 95-per-cent loan-to-value ratio on a mortgage of $252,530. However, in Canada’s pricier markets, those monthly mortgage costs will inevitably be higher. In addition, the looming rise in mortgage costs could also signal a busier-than-

soon be travelling to idyllic locales to escape the frantic pace of city life. But is your slice of paradise properly protected?

“At this time of year we want to get away and relax, and not have to worry about things like insurance,” says Ryan Michel, the vice-president and chief risk officer for Allstate Insurance Company of Canada. “But you also want to be sure that your [recreational property] is properly protected in the case of unexpected events.”

With that in mind, Allstate Canada answers three of the most common questions asked as we get ready to enjoy our vacation homes:

Q: If I want to rent my cottage out for a month, do I need special coverage for that?A: Yes. There are different risks associated with renting out your property compared to living there. Your insurer knows you, but not your renters, and as such, a different policy may be required. Before you rent, talk to your insurance agent so you don’t jeopardize your coverage.

Q: Do I need to have a separate insurance policy for my boat?A: This depends on a few things. Typically, there is some coverage for small boats (up to a certain limit) under your

seasonal home policy with restrictions based on size, value and horsepower. It’s best to sit down with your insurance provider to discuss the details of the kind of boat you have and the kind of coverage needed. In many cases, it is a good idea to get a separate policy for your boat.

Q: My kids – all in their early 20s – are planning a weekend party at the cottage with friends. They’re going to be camping out, using our boats and all the facilities. Does my regular insurance cover this?A: The use of your property is covered in this case, but every policy has limitations and you should make sure your children are fully aware of what is and isn’t covered.

Of equal importance is their safety. If you own a boat, anyone driving it must have a proper boating license.

You should also take the time to talk to your children about alcohol and impress upon them the importance of never operating a boat, or any other vehicle, while under the influence.

safe and soundSummer’s right around the corner and many of us will

soon be travelling to idyllic locales to escape the frantic pace of city life. But is your slice of paradise properly protected?

“At this time of year we want to get away and relax, and not have to worry about things like insurance,” says Ryan Michel, the vice-president and chief risk officer for Allstate Insurance Company of Canada. “But you also want to be sure that your [recreational property] is properly protected in the case of unexpected events.”

With that in mind, Allstate Canada answers three of the most common questions asked as we get ready to enjoy our vacation homes:

Q: If I want to rent my cottage out for a month, do I need special coverage for that?A: Yes. There are different risks associated with renting out your property compared to living there. Your insurer knows you, but not your renters, and as such, a different policy may be required. Before you rent, talk to your insurance agent so you don’t jeopardize your coverage.

Q: Do I need to have a separate insurance policy for my boat?A: This depends on a few things. Typically, there is some coverage for small boats (up to a certain limit) under your

seasonal home policy with restrictions based on size, value and horsepower. It’s best to sit down with your insurance provider to discuss the details of the kind of boat you have and the kind of coverage needed. In many cases, it is a good idea to get a separate policy for your boat.

Q: My kids – all in their early 20s – are planning a weekend party at the cottage with friends. They’re going to be camping out, using our boats and all the facilities. Does my regular insurance cover this?A: The use of your property is covered in this case, but every policy has limitations and you should make sure your children are fully aware of what is and isn’t covered.

Of equal importance is their safety. If you own a boat, anyone driving it must have a proper boating license.

You should also take the time to talk to your children about alcohol and impress upon them the importance of never operating a boat, or any other vehicle, while under the influence.

Spring is here – an opportunity for new beginnings and growth as far as the weather goes. On the opposite side of spring optimism is the questionable economy with the price of oil fluctuating – and along with it, the job

market. I am trying very hard to remain optimistic and think of the glass as being half full.

From my perspective as a business owner and a stager in this uncertain economy, it is very busy. Homeowners and real estate agents realize it is more important than ever to ensure that every property look its very best in this competitive market. Home values have dipped slightly, but in my humble opinion, it is not a bad thing to happen in Alberta – otherwise, the price of housing becomes unattainable, especially to first-time buyers.

Many sellers are afraid of home stagers. They think we are going to enter the house with judgement and demand that everything be removed. I can only speak for myself, but that is not how I function as a professional stager. Not all sellers are in the position to approach the sale of their home the way the previously mentioned seller was. In fact, most are not. Stagers should be knowledgeable and flexible enough to work with whatever the homeowner has, although sometimes this is a daunting challenge.

The goal of a stager is to make each room look as good as possible by moving (and sometimes removing) furniture, artwork and décor to enhance each space. It is not necessarily about what it is, but where it is. If the

furniture is placed in the appropriate position, it will work.

Sometimes it is necessary to add layers through artwork, cushions and throws, décor and perhaps an area carpet. These final touches can make a huge difference with the final look, especially for the photographs posted in online listings. They add a feeling of luxury and encourage potential buyers to linger, maybe sit on the sofa, and imagine themselves living in the property.

The ultimate goal when selling any property is allowing the potential buyers to see the feature of the space, whether they are architectural or of the view outside. Every property has redeeming qualities and it is our job as professional stagers to highlight them.

I recently staged a very unique property that is on the top floor of a four floor walk-up – no elevator. One of the movers counted 58 steps both up and then down.

This condo occupies the entire fourth floor of the building, and really is quite large. The seller had the property on (and off) the market for four years without a sale. The lack of elevator is definitely a drawback and limits the potential buyers who are willing to climb those stairs a few times a day. The owner of the property had a very specific design style and not at all neutral. However, she was motivated and agreed to paint the entire space, remove her furniture from the living room and dining room, and allow me free reign to stage it in a more gender-neutral manner. She even had a light fixture moved because I thought the dining room needed to be relocated to make better use of the space. She is an amazing client and her property sold in the first month in what many are calling a tough economy.
