On August 29, the Board of Directors of Woodysun HousingDevelopment Fund Corporation, an innovative partnership be-tween Woodside on the Move and Sunnyside Community Ser-vices, hosted a reception in the community room of the 78-unitSunnywood Apartments to announce a major renovation of thebuilding and grounds. Woodysun Board President Al Volpe signeda new 35-year federally-insured mortgage with OppenheimerMulti-Family Fund in May that will provide $1.4 million for theupgrading of apartments, common areas, terrace, walkways, andoutdoor sitting areas.
The Board of Woodysun also signed a regulatory agreementwith the city of New York, agreeing to maintain the building asaffordable housing for seniors for the next 35 years. The Board isgrateful to City Councilmember Jimmy Van Bramer for his timelyassistance in helping to obtain the necessary city approvals.Theresa Baiton and her staff at the New York Field Office at theUnited States Office of Housing and Urban Development (HUD)were instrumental in getting the refinancing approved.
When opened in 1981, a time of rising crime and fiscalausterity, Sunnywood represented the community’s resolve toprevent their neighborhood from slipping into decay. The buildingwas sound, but Spartan. The redesign will introduce new amenitiesand contemporary design elements.

Council Member Jimmy Van Bramer and his staff worked late into the evening on Friday, August 26th tomake sure all the constituents in District 26 knew exactly what to do and had all the latest updates fromnecessary city officials. The office passed out fliers through the district, straight into Long Island City. Theentire staff came in and worked in the district office on Saturday until conditions were unsafe which was around3pm. The office staff continued to give updates digitally via our I-Contact email blasts, Facebook, Twitter, etc.The Council Member also did visits to the local evacuation centers to make sure evacuees had all the necessarysupplies. After the storm on Sunday, the Council member drove around the District to survey the damage andmake sure appropriate officials were being alerted to unsafe conditions including downed trees and powerlines, flooding, etc.

Fifty residents, board members andproject team members gathered on Mon-day evening to celebrate the start of the nextchapter in the Sunnywood story. Also inattendance was Assemblywoman Marga-ret M. Markey, and Angela D. Den Dekkerof Congressman Joseph Crowley’s office.Phipps Houses Group, managing agent forSunnywood Apartments, had several staffalso in attendance. Al Volpe and Rosa M.Reyes, Executive Director of Woodsideon the Move, presented City Council Mem-ber Jimmy Van Bramer with a plaque inappreciation of his efforts in obtaining cityapproval. Councilman Van Bramer thenspoke emphasizing his commitment to af-fordable housing and the positive work ofSunnyside Community Services andWoodside on the Move.
Laura Heim, a LEED-certified architectwith offices in Sunnyside, produced thewell-received redesign, (LEED denotes ex-pertise in sustainable, or green, buildings).She described the scope of the work, begin-ning with the ground plane, where pavingwill give way to extensive new plantings,reconfigured seating areas, and a new walk-way with permeable pavers to limit waterrunoff. The lobby will be widened and refin-ished to allow easier access and comfort.The public circulation areas, elevators andcorridors, will receive a much needed facelift,and the seventh floor meeting room will geta new kitchenette, accessible bathrooms,and new storage units. The long closed ter-race will receive new decking, with plant-ers, a canopy, and new railings. Fifteen unitswill receive full renovations to provide moreenhanced accessible features. All the unitswill receive sustainable features such asdual flush toilets, energy efficient air condi-tioners and radiator valves to give heat con-trol to tenants. Ms. Heim stressed that everyeffort was made to emphasize sustainablefeatures in the renovation including specify-ing recycled materials, local sources andlow VOC emitting paints. The accessibilitywill be enhanced with ADA compliant pub-lic bathroom and accessible van parkingalong the new walkway. Construction isslated to start in September by VerticalConstruction of Astoria. The project is sched-uled for completion in May 2012.
