Westillhavealong-termsupplyshortageforresidentialhomes,althoughithaseasedconsiderablyatthebottomendofthemarketcomparedwiththespringoflastyear.Duetotheusualdipinhigher-endhomessalesvolumes,pricingtendstobealittleweakerduringthesummer.ThiswasstilltrueinSeptemberwhenpriceswereonlyslightlyhigherthaninAugust,JulyorJune.Howeverthecompari-sonwiththesummerof2011isstark.Averagepricepersq.ft.wasupover23%sinceSeptember2011andnowthatwearemovingintothecoolermonths,pricesareresumingtheiradvancewithgreaterspeed. Manycitieshaveseenverylargeincreasesinaveragepricingoverlastyear.Thishasencouragedmoresellerstoenterthemarketandweareseeingasignificantincreaseinsupplyinmostareas.InvestorpurchasesaredownfromthepeakinJulyandAugustandwillprobablydeclinefurther.Investors(asopposedtospeculators)tendtoreacttorisingpricesbyreducingtheirappetiteforadditionalhomes. Mosthomesbelow$250,000thatarepricedrealisticallyarestillattractingalargenumberofofferswithinashorttime,andofferswilloftenexceedtheaskingprice.Itisstillmuchquieterintheluxurymarketandactiveadultsectorbutpricesarefirminghereasweentertheseasonwhen

    snowbirdsreturntotheValley. Withthecurrentstabilityinpricing,appraisalshavehadachancetocatchup,sorecentlyappraisalshavetendedtocomeclosertocurrentmarketvalue.Withrenewedpriceescalation,weexpectlowappraisalissueswillreemergeduringthefirstquarter. Thesituationfortheaveragehomebuyerremainsfairlydifficultdespiteextremelylowinterestratesandstill-cheappricesbyanyhistoricalstandard.Thisisbecausethenumberofhomesforsaleisstillwellbelownormalandwell-fundedinvestorsarestillhereinsufficientnumberstomakeveryseriouscompetitionwithmultipleall-cashofferswithfewstringsattached.Manyordinarybuyerscontinuetocomeawayemptyhandedaftersubmitting10ormoreoffers.

    Investorsarefocusedprimarilyonthelowerpriceranges,wheretherentalreturnoninvestmentishighest.Sopriceshavecontinuedtomovehigherforhomesbelow$250,000.Aftermovingbackwardsforawhilein2012,theupper-endofthemarketisstartingtoshowrenewedsignsoflife. Nowthatcoolerweatherhasreturnedweanticipatestrongerpricingtobereportedalbeitonweakersalesvolumes.Inanormalmarket,risingpricestendtoreducedemandandsoinhibitsalesvolume.Wesawtheoppositebehaviorin2004and2005whenstrongpricegainsdrewinanincreasednumberofbuyersinafrenzyofspeculation.Todaysmarketisrelativelywell-behaved.Investorsareriskingtheirownmoneyratherthanborrowedfunds,soriskisbeingmorecarefullymanaged. Webelievethat2013willcontinuetobeayearinwhichhomepricesriseanddemandremainsstrong.
