Despite government warnings and heavy media coverage, many homeowners were caught off guard by the unprecedented flooding caused by the rains, wind, and storm surge from Hurricane Sandy in late 2012. The scale of the storm has prompted local and federal officials to reassess flood zones for the city, meaning higher costs for many homeowners looking to rebuild.

As a coastal city in the path of some of the planet’s fiercest weather systems, New York City is no stranger to rising storm waters. Hurricane Sandy, however, surprised even the experts with the scope of destruction, inundating neighborhoods far inside typical flood watch regions that have changed little in the last 30 years. Many homeowners have already seen double-digit increases to insurance premiums in the wake of the storm, but new flood maps will substantially affect building costs for areas of the city that are now being considered prone to flood waters.

FEMA, or the Federal Emergency Management Agency, is reworking existing flood maps to take into account the powerful rounds of storms the East Coast has experienced in the last decade. Citing changing global weather patterns, the Agency and insurance companies are likely to reassess risks for homeowners across the country, meaning higher building costs and new design regulations.

With these new changes in place to protect investments and stave off the financial toll of super storms like Sandy, officials are beginning to take notice of advanced building technologies that could help mitigate losses, including protection coated lumber. For coastal homebuilders, building with Eco Red ShieldTM or equivalent products may become the new standard in coming months.

With more than half a million people applying for assistance, federal aid for the Hurricane Sandy relief effort has already surpassed more than $1.24 billion. FEMA, the Federal Emergency Management Agency, has deployed more than 30 relief centers in New York and New Jersey to help with the cleanup and rebuilding effort.

The unprecedented super storm left hundreds of thousands of residents with significant damage from flooding and high winds, along with the lingering effects of mold growth and wood rot. Many homeowners, after appraisals by federal inspectors, are being forced to raze their properties before rebuilding, meaning extra weeks of demolition and cleanup before the real work of putting lives back together can begin.

The majority of the funds so far have been towards housing families displaced by the storm, as the agency is still working to approve codes and guidelines for rebuilds with changing flood zones and new standards for storm protection.

Congress is working to pass an aid package of more than $50 billion, much of which will go towards rebuilding damaged homes.

These funds represents a significant taxpayer investment in the communities of New York, New Jersey, and surrounding areas, and also a major stimulus to construction companies in the region. Whether the money will be spent on the latest defensive building technologies to help ensure a disaster on this scale doesn’t happen again in the future.

Eco Building Products is working hard to educate homeowners, insurance companies, and government agencies on new advances in design and building products that will protect homes in the event of super storms, while preventing mold and wood rot damage after these destructive events have passed. “We are working hard to make sure that this is money well spent,” says Eco Building Products President and CEO Steve Conboy.

In the wake of the 2012 Waldo Canyon fire that claimed hundreds of millions of dollars of property and the record for the most destructive wildfire in Colorado history, the first home built with Eco Red Shield protection is being built in Colorado Springs - a testament to the shift towards defensive building technologies beginning to take place among regional builders.

Saddletree Homes, one of the area’s most recognizable builders, is the first Colorado regional homebuilder to embrace Eco Red Shield technology, and is incorporating the iconic red lumber into a rebuild of one of the homes that was lost in the blaze. has been on the ground talking with local contractors rebuilding homes with kiln-dried spruce, reluctant to embrace consumer’s safety first. Eco Building Products President Steve Conboy, along with Saddletree’s Joshua Peterson are of the same mind; it’s time to educate the consumer instead of trying to convince the supply chain.

The current project is being supplied by Northern Crossarm, with only the highest quality doug fir coated with Eco Red ShieldTM protection - as opposed to traditional Canadian kiln-dried spruce, which suffers from faster ignition times and higher vulnerability to wildfires.

The Defensive Building Practices (DBP) University in association with Eco Building Products, Inc. recently participated in the second post Hurricane Sandy Town Hall Meeting. Back in December 2012, Steve Conboy and crew organized and held the very first Town Hall meeting of this kind down in New Jersey; representing an open-forum, educational environment focused on teaching homeowners and empowering them through their rebuild process.

On January 29th, DBP University was back in action in the hosting of their second Town Hall meeting held at the Belle Harbor Yacht Club in the Rockaways, New York. The three hour program included a reception in which homeowners, residents, building professionals, Government officials, and media came together to meet and greet one another. The second hour of the event featured an educational and informative presentation featuring keynote speaker, Steve Conboy, President & CEO, Eco Building Products, Inc. The third hour of the event focused on a questions and answer period in which the keynote speaker fielded questions from the audience, providing succinct details and informative details analogous to the rebuild process.

made by FEMA) Conboy and crew focused on the many examples of failed structural foundations and the lack of steel reinforcement.

Moving forward in support of this rebuild and the thousands of families affected by Hurricane Sandy, we’re looking to work alongside and in support of FEMA, Building Departments, Insurance Companies, and the Government. It’s not about protesting the decisions that have been made in the past, it’s about teaching these organizations how we’ve built in California since the Northridge Earthquake in the early nineties.

“We want to teach them how we’ve been building defensively for years, and that there are alternative, cost-effective solutions that are more defensive and time-tested,” says Steve Conboy. “How long have we been building our bridges out of concrete and steel? FEMA wants to mandate the use of wooden piles to support these homes in high-wind zones, that are certain to be heavily impacted by wind, moisture, and fluctuating temperatures. Look at every wooden dock and ramp made of that green PT wood, they’re all rotten and destroyed from the hurricane,” added Conboy.

on whether is house has been red-tagged or green-tagged, as this directly correlates to Government money that will be spent for the demolition of homes due to structural hazards. The homeowners are not being given instructions on how to clean up their homes after the floods and the subsequent mold and black water contamination that has already begun to take place. No one is being given instructions about how to be defensive against microbial growth. Our concern with black water contamination

and mold are that the contaminants, aflatoxins, and the mycotoxins are going to affect the homeowner’s air quality, in turn causing an outbreak in mold sickness and other illnesses resultant of the exposure to this type of contamination.

When is the government going to embrace new technology in this rebuild? At what price are we going to decide how to build defensively and in preparation for future super storms?

When Hurricane Sandy arrived on the evening of October 29th, 2012, residents were told to expect a record-breaking super storm - but nothing could have prepared them for the damage that was to come. Tens of thousands would soon be without power, and many in the path of unprecedented flooding. For Kim Leib, a resident of Breezy Point, New York, Hurricane Sandy would leave more than four feet of water inundating her property, along with extensive wind damage.

As owner and operator of the Breezy Point Hardware Store, Leib knew what this kind of damage meant for her home - it would have to be torn down. Hundreds of homes throughout New York’s Long Island region were red tagged in the coming days, requiring a full demolition by federal authorities before the rebuild process could even begin.

“I was paralyzed with anxiety and uncertainty. We were all trying to fight to see what we can get, and then they’re doing deadlines - it was just too

much,” says Leib.That’s when Leib was contacted by Steve Conboy, CEO

and President of Eco Building Products. As part of an effort to educate victims of Hurricane Sandy on advanced defensive building practices and technologies, Conboy offered to rebuild Leib’s house free of charge, with donations and labor from his building products company.

“We are going to build this house for her for free, because we want to show homeowners and builders in the community how to

build defensively with the latest building products to help protect against future storms,” says Conboy.

Eco Building Products design arm, E-Build and Truss, soon submitted drawings to the Breezy Point Cooperative, and were granted approval in January. A full set of schematics have been sent to the New York Building Department, and Eco is pushing forward with an aggressive set of defensive plans showcasing their Breakaway technology, which allows storm surges and

floodwaters to pass harmlessly beneath the pillar-supported residence, much like waves beneath a pier.

As Conboy’s team moves through the permit process, they have received guidance and support from Steve Cassidy, President of the Uniformed Firefighters Association of Greater New York. Cassidy has helped tailor plans for the home to new city standards, as well as expediting the demolition process for Leib’s home by the Federal Emergency Management Association.

As Conboy’s company ramps up efforts to build their showcase home for residents, builders, and architects, he has been on the road in Breezy Point and elsewhere presenting Town Hall style community forums to help spread the word about the latest available building practices and products. “We’re going to help people rebuild defensively to help mitigate damage from future super storms,” says Conboy. “We cannot allow history to repeat itself.”

For Leib, the project is an incredible blessing. “It’s more than I can comprehend at this time,” says Leib. “I mean, I’m so grateful.”

Eco Building Products President and CEO Steve Conboy has made several trips to the New York City region in the past few months to assess the damage from Hurricane Sandy first hand.

As part of a ongoing campaign to educate homeowners and builders on the latest advancements in defensive building technologies, Conboy and his team have been surveying homes and businesses affected by the high winds and flood waters of 2012’s super storm.

“I’ve talked to many contractors in the region, and almost no one knows about the technology we are offering out on the west coast,” says Conboy. “Protection coated lumber is a crucial element of the Sandy rebuild, but we have yet to see the kind of awareness needed to prevent these kinds of disasters in the future. We’re working hard to bring about that groundswell.”

Conboy performed several walk throughs on victims’ homes, pointing out areas of potentially harmful mold growth and explaining how building elements failed during the storm.

In many homes, contractors were replacing floor boards directly over molded structural elements, meaning that the damaged components that have been exposed to black water contamination were being locked under raw wood, almost

guaranteeing future problems.By removing the floor diaphragm to

make the repairs, contractors are also compromising the lateral strength of the structure, making it vulnerable to high wind events in the future. Most homes that were severely damaged had lacked reinforced foundations that ultimately caused the homes to fail. “Our Breakaway platforms in conjunction with long spans would prevent this type of structural failure,” adds Conboy.

“As I made my way around the areas hardest hit by Sandy, I saw a lot of infrastructure that stood up to the storm without damage - we need to start modeling homes after the designs we implement in our bridges and other structures that are built to survive heavy storm flows,” says Conboy.

Eco Building Products is pushing forward with an innovative approach to roof and floor trusses with a new, open web design that that allows builders to incorporate home infrastructure while achieving a Class ‘A’ fire rating, allowing for a safer, more versatile alternative to traditional I-joist construction.

Most I-joists today are made of OSB, which is bonded by extremely flammable glues and resins. Less surface area also means faster burn times, and it is a well-known fact in the industry that I-joists are prone to relatively quick collapse in the event of a structural fire, endangering the lives of occupants, fire fighters, and other rescue personnel. Eco Red ShieldTM technology offers more durable truss construction that can better withstand high temperatures, and has achieved QAI certification for Class ‘A’ fire protection.

“I think this product will revolutionize fire safety in building products, and achieve ultimate goal of ensuring the safety and protection of homeowners and first responders,” stated Battalion Chief of Training Joe Ward of the Oceanside Fire Department. Ward and his team have worked extensively with Eco Building Products to test their fire resistant technology in real world situations.

The new open web architecture also allows for plumbing and electrical infrastructure to be run through the trusses without having to cut through I-joist beams or other components, meaning wood integrity is preserved and resistance to fire or wind-related collapse is increased.

Eco Building Products’ E Build & Truss division has recently come online with the manufacturing of a Class ‘A’ one-hour fire rated, open web floor truss assembly. With the Eco Red ShieldTM compliance to Simpson Strong-Tie recommendations for treated lumber protection for non-corrosive on Simpson nail-plates, this new product represents a paradigm shift away from light-gauge truss and I-Joist construction currently plagued with fire related problems.

Eco’s new truss manufacturing facility is currently producing seven and a half linear miles of Eco Red ShieldTM coated fire rated floor and roof trusses for the Hampton Inn currently under construction in San Diego, and is ramping up production as more builders embrace the latest advances in defensive building technologies.

There are certainly parts of the world with only a few optimal months each year for a building window, with freezing temperatures, heavy snowfall, or ice buildup making year-round construction all but impossible. For many regions, like southern California, for example, builders have much more flexibility on when to start - and finish - building projects. Typically, weather represents an obstacle only because of logistical challenges, such as curing concrete in low temperatures, closing up structural components with snow and ice present, etc. Inclement weather, however, may also be responsible for a host of indoor problems that may take years, even decades, to become apparent.

Much of the conversation around safety and sustainability within the home building industry centers around logging practices and building products - namely, what is the quality and forestry behind the lumber, and are the chemical components are being used safe for the occupants? Little thought is given to construction methods, as how the pieces are put together is seen as a secondary, and largely trivial, issue.

The majority of projects take many months to complete, with poorly planned schedules resulting in much of the home’s materials sitting idly for weeks on end, exposed to the elements and developing problems before they are even put into place.

Moisture content is the primary factor in wood products developing major structural defects over their lifetime, including warping, mold growth, wood rot, and even creating attracting termites. Lumber with moisture contents over twenty percent will immediately begin to decay, and even lower thresholds are required for mold spores to take hold and begin to reproduce. These problems are rarely

In addition to supplying safe, sustainable building products for the global market, Eco Building Products is also looking to provide another necessity for many growing parts of the world - jobs. The Pacific Northwest of the United States is currently one of the main suppliers of construction-grade lumber products for the global building industry, but as logging practices and building techniques begin to make logging more environmentally-friendly, new timber markets are opening up in many areas of the world, with the potential to provide job opportunities to thousands of unemployed workers and economic stimulus to struggling communities. One such example is a family-run mill in Serbia, out of service since 2011. Once a thriving business employing dozens from their local community, the mill has since closed due to dwindling contracts and a slower economy. Located an hour outside of Belgrade, the mill has fairly close access to international ports, as well as a rich abundance of spruce, beech, and pine. The mill was started in 1992 by Branislav Vasic,

who began with handmade tools and a single crane and truck. Soon the company was exporting to Italy, Germany, and other parts of Europe with quality timber products. La Posada de Guadalupe is run by Catholic Charities, which hosts a number of non-profit entities throughout San Diego county. The expansion project received more than $2.1 million from Carlsbad’s Agricultural Conversion Commission and a federal subsidized housing program.

Eco Building Products has partnered with numerous non-profit entities around the country to provide building materials for projects aimed at providing shelter and services for the homeless and those in need.
