Stimulus call for new homesTHE winter edition of the Western Australia State Outlook – the HousingIndustry of Australia’s quarterly report card on the WA residential sec-tor – signals further deterioration for WA’s new home building market in2011.

“It is clear that WA’s new home building levels in 2011 will be evenmore disappointing than we thought, and unfortunately WA is now run-ning second only to Queensland as the weakest new home building mar-ket in Australia,” HIA’s WA executive director John Dastlik said.

“The new home building sector has been hit hard by interest rateincreases, not to mention the persistent rhetoric suggesting the need formore hikes, the ongoing credit crunch and a range of ongoing supply sideobstacles, the foremost being residential land supply.

“Conversations with WA HIA members confirm what is beingobserved in the leading indicators for new home building, that is, the tra-jectory towards weaker building levels in WA is set to continue.”

Mr Dastlik said there was a need for the State Government to con-sider stimulus measures to boost building levels, as well as address theissue of inadequate land supply.

“We now expect the volume of housing starts in 2010-11 and 2011-12 to just scrape in above the GFC-induced downturn in starts in 2008-09,” he said.

“The post-GFC housing stimulus has gone and we are now looking athousing starts volumes returning to that same dangerously low level onlytwo years on.

“In calendar year terms, after a healthy 24,550 starts in 2010, HIAforecasts that WA’s dwelling starts will fall by 24 per cent in 2011 to alevel of 18,700 before an improvement of 8 per cent in 2012 to 20,160.”

The outlook for renovations investment in WA is healthier than forhousing starts.

“Total investment in renovations in WA is expected to grow by 4 percent in 2010-11, off the back of a 16 per cent increase in 2009-10,” MrDastlik said. “This would take the value of renovations investment in WAto $4.9 billion in annual terms – the largest result on record.” ■

How to make the most of today’s opportunities

DESPITE a fluctuating market, Pindan projectsales manager Nick Shinner has advice forinvestors on how to make the most of the cur-rent conditions.

He believes the fundamentals of the Perthmarket remain strong.

“Taking advantage of the current market willrequire some skill and nerve, but I have a fewimportant tips for investors looking to capi-talise on their existing properties safely andsensibly,” Mr Shinner said.

1. Formulate a strategy Many successful property investors have gotten

away without a strategy, but a solid plan canhelp boost returns and reduce stress, particu-larly in a softer market.

Essentially, you need to work out what youwant, or need, to achieve and then work outhow to get there.

2. Sort your finances out Start with what you want to do, but realise youmay have to revise your plans. Property invest-ing generally requires some savings or usableequity in another property, the ability to serv-ice the loan(s) and – a big trap many forgetabout – meeting the cost of any shortfall inmaintaining the property.

3. Decide where to buy Look for areas with growth drivers such asstrong population and employment growth,solid infrastructure investment, good amenities,

lifestyle attractions and supply constraints.

4. Decide what to buyThe key to minimising risk in the current mar-ket is to buy around or below the median price(for the city rather than a particular suburb asthat can fluctuate wildly).

For those with the time and inclination,superior profits can be derived by renovatingand/or subdividing but it may be best for higherincome or time-poor investors to buy newproperty with better depreciation benefits.

5. Decide when to buyIf you’ve done your strategy and if financesallow, go for it now as there are some fantasticopportunities. If the future follows the past,buying something for $375,000 now should netyou a gain of $375,000 in 10 years and$1,125,000 in 20 years. ■

WA builders are set for a continuing downturn in the new home market.

ANYONE considering building a homeshould not overlook the importance ofthe bedrooms in the resale value of theirproperty,Wilson & Hart Home Buildersmanaging director Anthony Kinder says.

“In the western suburbs for example,the median selling price differencebetween a three-bedroom home and afour-bedroom home can be up to$600,000 on average,” he said.

“REIWA figures for the March 2011quarter show that in the western sub-urbs, homes with five or more bedroomsaccounted for 6.5 per cent of all proper-ty sales compared to just 2.9 per cent forthe entire Perth metropolitan area.

“The conventional wisdom is thatbecause families are getting smaller, peo-ple are wanting smaller homes withfewer bedrooms.

“However, in contrast, in the upperend of the property market ($800,000plus), our company is finding that familiesstill demand homes with at least fourbedrooms.”

Mr Kinder said the number and sizeof bedrooms in some areas could beparticularly important to the local mar-ket.

“Even issues such as the location ofbedrooms is becoming important with agrowing trend in some areas for a largebedroom with ensuite being located onthe ground floor of a two-storey home inaddition to bedrooms on the upperfloor,” he said.

“The message for anyone spendingseveral hundred thousand dollars on anew home is to undertake their researchcarefully and work with their builder indesigning a home which they will enjoyand also achieve a pleasing price if theydecide to sell.” ■

training as a youngster and years ofexperience,” he explained.

“My trade has taken me all overthe world and I’ve worked with dif-ferent stone masons, styles, stonesand methods.

“You would know if a stone masondid your project, as opposed to arock worker or brick layer.”

Jim and his craftsmen work withFlandersStone stone and granite, aswell as stone from the UK, China andIndia.

With stone’s rise in popularity

over the past few years, their skillsare in high demand.

Before proceeding with a buildingproject or feature fireplace surround,Jim builds clients a “show panel” fortheir approval.

He speaks passionately about all ofFlandersStone’s projects, taking greatpride in his work.
