THE State’s South West is renowned forits white sandy beaches, majestic forests,fabulous wines and gourmet delights.

Therefore, it is no wonder the area isa hot target for those wanting to buy aslice of this real estate heaven.

However, is the time ripe to purchasethat holiday home ‘down south’?

Speaking at the Urban Developmentof Australia’s South West Finance Forumin Dunsborough last month, the Com-monwealth Bank’s national head of prop-erty finance Colin Robertshaw said thelower end of the SW market was “travel-ling well” but anything above $500,000was “more or less stagnant”.

“It’s a buyer’s market in the SouthWest,” he said.

CB Richard Ellis senior valuer JustinAnderson told Residential Busselton wasthe hottest town in the South West atthe moment to buy property.

“Busselton has been the best per-

former over the past quarter,’’ he said.“Value levels generally have been fairly

stable with little or relatively no capitalgrowth; however, we are seeing moretransactions and enquiries.

“The establishing Vasse Newtownestate in Vasse has been recognised as anarea likely to outperform new establish-ing estates, including Provence and ViaVasse estate in the locality of Yalyalup.

“Stock levels within Vasse Newtownappear to be coming down and agentshave advised that vacant land supplies incurrent stages are rather low at presentand likely to continue.”

In addition, Mr Anderson said estab-lished properties on the northern side ofBussell Highway in Busselton and beach-side of Caves Road within Dunsboroughand Quindalup were likely to see moreactivity and value growth in the future.

“There is some good buying in thesesectors with properties becoming avail-able for sale around the $400K mark,” hesaid.“The Dunsborough/Quindalup mar-kets have been fairly soft over the past12 months with little activity, althoughfalling value levels and price reductionsare making this sector more affordable

with only a finite supply available due tothe geographical boundaries.”

Overall, Mr Anderson was optimisticabout the future of the South West, butacknowledged that the market had beenfairly soft in most sectors with limitedpurchaser demand.

“The greatest activity has been in thesub-$500K category, with propertiespriced above $1m showing little activity.”

Debbie Bridges from Acton Southagreed that Busselton was the place tobuy your next holiday home, due to itscurrent low prices.

“Prices in the South West are startingto sneak up,’’ she said.

Debra Goostrey, CEO of the UDIAWA, described the current quiet marketas an excellent opportunity for investorsand homebuyers.

“We’re already starting to see some ofthe building blocks to market recovery.The rental market is starting to tightenwhich will normally lead to greaterdemand and rising rents,’’ she said.

“This in turn encourages investorswho will snap up the bargains that arearound now.The message is get in soon,recovery is on the horizon.” ■
