A GROWING number of baby boomers are‘upsizing’ and moving into the western suburbsas they continue working later in life.
According to Caporn Young principalRichard Young, during the past five years therehas been a significant increase in the number ofhomebuyers over 50 years of age purchasinghomes in Claremont, Dalkeith, Nedlands,Cottesloe and Fremantle.
“These baby boomers are buying into up-market lifestyle suburbs because they intendto have a longer working life and are attractedto these near-city suburbs, which can providesecurity as well as a wonderful lifestyle,’’ hesaid.
“People are now living much longer andtheir working lives are being extended.This isin direct contrast to lifestyle trends during the1980s when many people were encouraged toretire as early as 55 years of age.”
Mr Young said mature buyers were attractedto the area because it had easy access to thecity, the river, Fremantle and Cottesloe.
“Crime is an important issue for these babyboomers and they are now prepared to pay apremium price to live in an area which has verylow crime rates,’’ he said.
“Caporn Young is also finding that moremature property buyers are driving a growingdemand for higher-density homes in the areasuch as villas, townhouses, terraced homes andapartments. ■

In addition, the moreyou think about the money the lessyou will get, so if that is your mainfocus then forget it.Apart from that ithas its highs and lows – you get acco-lades one day and abuse the next, soit’s like a rollercoaster ride, and can beincredibly exciting. Wehave a pretty large deposit fromthem, so can we keep this?A: Unfortunately as there is nothing inwriting to say the finance wasapproved keeping the deposit mightprove difficult.What you can do is askfor proof that an application was madeto the bank for the amount stated onthe contract and the accompanyingdecline for that same amount. If theycannot provide this information youmay have a case to keep the deposit,but you would need legal advice andprobably fight this in court – a lengthyprocess that probably means that youcannot sell your home in the mean-time. Probably better to cut your loss-es and move on.

Scammers turn to real estateIF you are trying to sell your home via theinternet, be warned about scammers whoare targeting private property sellers online.
WA ScamNet has seen this method offraud used on people selling cars, computerconsoles and other items and said the latestconcern was the real estate market.
Consumer Protec-tion CommissionerAnne Driscoll said thisoften involved a bogusbuyer approaching aseller, stating that theywish to make a pur-chase from overseas.
“The scammerrequests the seller topay a fee on theirbehalf, supposedly tofacilitate the sale insome way,’’ she said.
“They then will askfor the money to betransferred by wire, knowing that thismethod is virtually untraceable.
“Alternatively, the scammer may sug-gest payment via a secure payment sys-tem, but provides electronic linkswhich take the seller to a fake ver-sion of a legitimate payment site.
“Home sellers need to beaware that in a property transac-tion, there should be no legiti-mate reason for the seller tooutlay
money on behalf of the purchaser.”Ms Driscoll said while sellers stand tolose money, their property ownership
should not be jeopardised.“Unlike recently reported real estate
scams which posed a risk to land ownershipand title exchange, this scam does not
threaten property owner-ship, but instead defrauds

IF Neil and Jenny Delmage are going to stopfor a coffee during the day, they like to have itsomewhere overlooking the ocean.
This way of thinking embodies the Cottes-loe-based couple’s casual disposi-tion and affection fornature, which after25 years as Perth’sleading landscapedesigners, is hardlysurprising.
The well known cou-ple, of NaturescapeCreative Landscaping,have worked on hun-dreds of gardens, rangingfrom tiny courtyard spacesto sprawling rural proper-ties – winning them numer-ous national awards – andhave had their gardens fea-tured in Home Beautiful, House and Garden andCountry Style magazines.
The Delmages have also appeared on nation-al television programs such as Gardening Aus-tralia and Burke’s Backyard.
In 2010,Neil and Jenny released their secondpictorial book, From Coast to Country, showcas-ing their extensive photographic library ofwork, which has since been picked up by lead-
ing publishing house Penguin Books Australia.Published by Fremantle Press, the 144-page
book features some of their mostspectacular landscape designs,accompanied throughout byJenny’s stunning watercoloursketches.
Neil developed his trainingin gardening while Jenny is agraphic artist who studiedarchitectural drawing.
“We design all ourgardens by hand,” shesaid.
“I like to give eachclient a watercolour
sketch of the design sothat they can compare the end
result with the vision.“It’s different from designing an interior or
building, this is a living thing so I like to bring itto life through drawing.”
In addition to creating classic and beautifulgardens around Australia, the couple are relent-less advocates of producing water-wise gardensthat blend seamlessly into the environment.
“With water fast becoming a scarce com-modity in Australia, sustainability is the key,”said Neil.
“Australians tend to over water, whereas in
Europe and America, they adapt their gardensto the climate.”
The couple also believe in salvaging whatthey can, wherever they can, whether it begates, existing pavers or plants.
“We want to help people,” said Jenny, “andcreate the very best garden we can.”
As we left the Cottesloe cafe where I inter-viewed the Delmages, Jenny waved to the thirdpatron she knew there.
“See, we could never drop our standard ofwork, or do anything half-heartedly,” shelaughed.
“The western suburbs is too small.” ■
