    [Note] 0980.01: The grounds was inspected and reportedon with the enclosed information.Grading and drainage are probably the most significantaspects of a property, simply because of the direct andindirect damage that moisture can have on structures. Allstructures are dependent on the soil beneath them for

    support, but soils may vary. For this reason, it isrecommended that proper drainage away from thefoundation be provided. This can be enhanced by roofs thathave gutters and downspouts that discharge into areadrains with catch basins that carry water away to hardsurfaces. It is recommended that tree limbs and vegetationbe kept trimmed back from roof and wall surfaces.Sprinkler systems are primarily an underground system, ourinspection is limited. It is recommended that you consultthe sellers as to the operation of the timer, and entiresystem, and all associated controls before the close ofescrow if the property is equip with a system.

    Exterior / Roof Survey Findings:

    The roof, roof drainage systems, jacks, flashings, skylights,chimneys, other roof penetrations were observed within thelimits of accessibility. The method of observation, which issuggestive of the extent to which the roof and relatedcomponents were observed, is set forth in the componentssection.Wall cladding, flashing, trim, eaves and rake fascias (bargerafters), all doors, a representative number of windows, and allgarage doors were observed if present. Any garage dooroperators were tested for the ability to stop or reverse when

    meeting normal hand resistance.If bedroom windows have security bars, they may be required tohave release mechanisms. The release mechanisms are nottested by the inspection company. However,cracks in hard surfaces can imply the presence ofexpansive soils that can result in continuous movement, butthis could only be confirmed by a geological evaluation ofthe soil. Therefore it is recommended to maintain theexterior of the home on a regular basis.Exterior wood features, such as roof eaves, fascias, beam,door jambs and trim, around windows will need periodiccaulking and painting to preserve and to prevent moistureinundation. Eaves,Soffits and fascias are viewed from theground, not all problems may be noticed. Tree limbs andvegetation should be trimmed back from roof and wallsurfaces.Hairline cracks in concrete and masonry are considerednormal due to concrete shrinkage. Gutters and subsurface

    drains are not water tested for leakage or blockage.Recommend observing during heavy rains. Regularmaintenance of drainage systems is required to avoid waterproblems at roof and foundation.Wall insulation type and value is not verified.

    [Note] 1970.03: Concrete Tile Roof

    Concrete roof tile are brittle and walking on them cancrack or break the tile. Therefore, a limited inspection waspreformed. Hair line cracks and possibly broken tile may gounnoticed during this limited inspection. The inspector didinspect all components that were visible from certain

    vantage points with a ladder and binoculars. The conditionof roof felt paper or membrane below roof tiles is unknownand cannot be inspected with out possible damage to theroof coverings. The material on most pitched roofs is notdesigned to be waterproof only water resistance. While theinspector makes every effort to find all areas of concern,some areas can go unnoticed. No guarantee or warranty ismade by this inspection whether the roof leaks at the time ofthe inspection or is subject to future leaking. There may beconcealed damage. Without fully viewing, it's almostimpossible to know whether there's a serious problem. Thesellers or the occupants of the residence will generally havethe most intimate knowledge of the roof and of its history.Therefore, it is recommended that you ask the sellers aboutit, and that you either include comprehensive roof coveragein you home insurance policy, or that you obtain a roofcertification from a licensed and insured roofing contractor.
