It’s 2014 and the market is on the move.

The bottom up recovery of the Perth Property market continues with the Median House Price reaching a record of $545,000. The changes to the First Home Owner Grant have shifted the focus from existing dwellings to new builds (Changes included raising the grant for new home builds from $7,000 to $10,000 and reducing the grant for existing dwellings from $7,000 to $3,000). Investors are also showing renewed interest in the market chasing higher returns than the Banks can offer with our historically low interest rates. The Reserve Bank has decided to leave interest rates on hold this month in line with the short term forecast. In addition, rising competition in the Banking sector from smaller mortgage lenders is forcing the big banks to be even more aggressive on their mortgages which assists those clients wanting to purchase property now.

There has been a flood of money out of term deposits and this is a good sign for the other asset classes of equities and real property. A good sign indeed for the residential housing market.

On the international front, the US economy finished 2013 on a solid, if not exciting, footing with rising exports, consumer spending and business investment giving the Federal reserve enough confidence to commence “tapering”. The Eurozone also appears to be stabilising with Banks easing the flow of money into business thus promoting growth. And Western

Australia’s two largest trading partners, Japan and China, are both also showing solid growth.

What does all this mean for the residential property in Western Australia? Growing confidence in corporate Australia, continued population growth, a lower dollar and forecasts for continued low interest rates mean housing is tipped to fill the void from the pull back in mining. At the time of writing new home applications are reaching an all time high.

For Peppermint Grove in particular we have seen a stand out performance over the last 12 months. There were 36 sales in 2013 compared with 29 in 2013, and 16 in 2011. We are seeing generational change with several significant sales. It certainly seems The Esplanade is in play. There have been 3 significant sales in the river front address and another 2 properties have just come on the market as I go to print. These top end multimillion dollar sales are providing impetus for further top end sales in both Peppermint Grove and Mosman Park.”

Kids of all ages will keep busy with a wide variety of free activities. There will be Learn2Skate Clinics from 2pm to 6pm, Kite making workshops by Kite Kinetics between 3pm and 5pm, Urban Art Workshop sessions between 2.30pm and 5.30pm.

In addition there will be a climbing wall, giant inflatable obstacle course, pony rides, jumping castle, craft activities, face painting and much more to enjoy. The afternoon culminates with the first ever performance in Western Australia by singer-songwriter and 2012 Australia’s Got Talent finalist Mark Lowndes from 5pm to 6pm.

Peppermint Grove and Mosman Park Sales Activity Report February 2014

Our attention now shifts to a another worthy cause. Bright Blue, the Police Commissioner’s charity is set up to help kids across Australia. The Benefit is being held specifically to support the work of June Oscar, a woman from Fitzroy Crossing working to improve the lives of children with Fetal Alcohol Spectrum Disorders. In 2013, June was appointed an officer in the Order of Australia for her work.

The Benefit will be held at the State Reception Centre. A three course meal will be prepared by Chris Taylor, Executive Chef of Fraser’s, as well as Danny Angove, Head Chef at Leeuwin Estate.

There is nothing more satisfying that seeing a project through to completion. The Sarana Early Childhood Education and Care Centre officially opened its doors on Thursday 30th of January 2014. I was excited to be a part of the opening and see our last three years of fund raising for this non profit organisation come to fruition.

They are still raising funds and you can continue to support the development of this valuable service and make a significant difference in the lives of vulnerable children.
