C lick! Pop! The chorus that peppers my life. Click!Pop! I flick on a light switch click and pop, thebulb blows. It’s no laughing matter when you
live in a basement in a country where sunlight hoursseem to be rapidly dwindling. It’s hard toimagine that our city by the sea waschosen as the UK’s Hollywoodbecause of its sunlightrecord. Ha!
I have of course, wherepossible fitted long life lowenergy bulbs, you knowthe ones, switch ‘em on andta-daa instant gloom. How can alightbulb create such a sense ofdimness and despair?
It’s made even harder by my need tolight our collection of pictures, most ofwhich I have pinpointed with halogen. But they’re much the same – click!pop! – and they are a whole lot moreexpensive when they go.
But now I have seen the light, I havebeen sent some new bulbs. They arrived inthe post claiming this; ‘The MiniSun GU103w bulb is the next generation of LED lighting to help homeowners reduce theirenergy output while, at the same time, providing better quality lighting’.
Well I was as sceptical as ever so I decided to run a trial. I chose two similarpaintings side by side, already lit with halogen bulbs. I turned them off, tookone bulb out and replaced it with a MiniSun. Then click, a flood of brilliant purewhite light. By pure I mean clean light with no yellow tinge, unlike the halogenbeside it which now looked like a paraffin lamp in comparison.
Needless to say I was impressed. The pictures are brighter, the effect isinstant and the best news is, that they claim that ‘MiniSun light bulbs willpay for themselves in just over a year (assuming 1000 hours use per annumand 15p cost per KWH). The bulbs are twice as bright as competitors andmake use of Surface Mounted Diodes (SMD) technology – the latest thing inLED bulbs’ – that’s their science bit, not mine. Each bulb has a life span of30,000 hours and they come with a one year guarantee against faultymanufacture too. All good I think. And I hope and pray that they do lastbecause for once, my twighlight world has at least the effect of daylight, mypictures glow and it all happens with the flick of a switch. I plan to replacehalogen one by one as they blow, and why not, current EU proposals will seehalogen bulbs banned from sale in shops from next year. So its out with theold and on with the new for me.The MiniSun GU10 3w bulb is available online from www.valuelights.co.uk

muchness. But I havecome to love writingabout them for theimparted knowledge thatis more often than notavailable as a directresult of continuoususage over long periodsof time by individuals, oreven several generationsof the same family.
The Central UnitedReformed Church in Hove is one such examplewhere the same family have been involved fornearly 150 years. Following an introduction by myfriend Sheena Ireland, I had a good chat with KerenHancox (whose husband Colin showed me aroundthe Hove Park Railway recently). Keren has usedthe church since birth but her great-grandfather,the Reverend Ambrose Spong, wasMinister from 1872 until 1908.
The first church building on the site,to the west corner of BlatchingtonRoad and Ventnor Villas, wasconstructed as a small Sunday Schoolin 1861. Its status was formalisedwhen the Cliftonville CongregationalChurch was made official in 1863.Ventnor Hall followed in 1865 and then the church itself in 1870.
The United Reformed Church was formed in 1972 when the CongregationalChurch merged with the Presbyterian Church at national level. Locally, a ballotbeing held to decide which of two sites should be kept, proved in favour of theCliftonville. At this time, a whole new level for various facilities was created byraising the floor of the church. The space is now lower but it works well, andreminded me of the intimate Meeting House at Sussex University.
A hatch in the entranceway of the church was begging to be lifted butrevealed nothing more than a hole that simply served as a lift motor room. The space beneath Ventnor Hall, accessed via a steep stairway, turned outto be much more exciting – yet its generous chambers raised morequestions than they answered.
Eight separate chambers have had holes knocked between them tocreate one large basement under Ventnor Hall. But why weren’t theyconnected originally? Door-sized indentations on the east side of eachsuggest a series of exterior openings. What for though? The basement did atleast contain a door marked ‘3’ which confirms that a room with a missingdoor upstairs was the old third classroom.
A series of upgrades to the buildings will shortly be taking place tocelebrate the 150th anniversary of the church in [email protected]

The Landlady Building Opinions
Iam writing this column on a very long train journey to Stoke-on-Trent. I have managed to book a bargain return ticket for the unbelievable price of£13.30. This works out at a staggering half-a-pence per mile. It is, however,
a very convoluted route, which involves changing at Clapham and getting on a train that goes via Shepherd’s Bush to Milton Keynes Central. The train alsoruns through and stops at the charmingly named Bletchley, which The BigDaughter and I have decided is the most ugly place name in the entire UnitedKingdom, sounding somewhat like a cross between ‘blotch’ and ‘belch’, neitherof which are very evocative of pleasant things. As a joke, I always text The BigDaughter as we shudder to a halt at Bletchley, just to make her feel my painand she usually replies with some sarcastic comment.
I am going to Stoke in order to contribute to the continuing saga which is thesale of my late mother’s house. Needless to say, it has still not sold and it hastaken seven long months in order to convince my cousin – who is the executorof the will – that we should rent it out until the market improves. I think mymother chose him as executor because he is the only member of our familywho has a university degree. As we all know, this does not mean a thing in thisday and age, apart from you might have a large debt that you wish to pay off.
I am sure that my cousin is very good at hisjob in an academic capacity, but as far aspracticalities and savvy go, he is the slowestperson in the world and has no grasp on theproperty market whatsoever. As you canimagine, this is highly frustrating for me, as I’vebeen in the property business since the ’90sand there’s not much I don’t know about thehorrors of buying, selling and renting.
Well, after an uphill struggle, we have a couple who wish to rent out the housewith, joy of joys, the intention of buying it after a couple of years. The estate agentcalled me – as my cousin, who is usually deep in the throes of academia, never, ever picks up the phone or returns calls. There was a very awkward conversationbetween myself and the estate agent, who informed me in very hushed tones thatthe ‘couple’ were both women, who were in fact a ‘married couple’. I wanted to tellthe estate agent that I live in Brighton, where ‘two women’ or ‘two men’ who are infact ‘a couple’ is more common than the hetero variety. I have no idea if my cousinis homophobic and I am hoping he doesn’t want to banish them all to Bletchley.

Iwent to Crawley. (I know what you’re thinking. The answer’s unlucky.) I was pushing Youngest™ in the pushchair, he was asleep (lucky). I was ina shop called Jack & Jones, I’d seen some jeans I liked. Could I justify this
purchase? Not really. Then I was approached by a man who looked to bedoing a survey (unlucky, I thought).
County Mall was celebrating its anniversary and the man fanned outenvelopes saying they had prizes ranging from an ipad to Burger King vouchers(cut to dream sequence: me holding an unappetising burger). But I actuallywon a £50 voucher, and get this: it was for the shop that I was in! I had myphoto taken, sheepishly holding the voucher and then bought the jeans.
My second incident was atthe Children’s Parade, which The Boy was taking part in. This was fantastic – the wholeatmosphere, sense ofcommunity and theimagination going into thepuppets and outfits. I walkedalongside my son’s school, filmingmy wife and son taking part.
Filming. That’s the key verb. I’dprepared the camcorder earlier, takingout an almost-finished tape, placing itin the pouch of the bag. I thoughtthen: it would be horrible to lose it.And then I lost it. It must have slippedout from the bottom of the pushchaironto the streets of Brighton.
We have a lot less photos andfilming of Youngest™ – a case ofsecond-child syndrome – but I knewthis would have been a tape withplenty of Youngest™. I felt sick with thesinking realisation of losing it.Irreplaceable. It felt that by filming a newmemory (the parade), I’d thrown away others. I didn‘t so much feelunlucky, as stupid.
I called the Regencywhere we’d gone for lunch. I called lost property at thepolice station. I appealed for it on Twitter, and friends and strangers re-tweetedme. The police even retweeted me. I gave up.
Then Twitter came good. Three days later, I got a message from Same Sky,organisers of the parade, to say my camcorder bag (and most importantly, tape) had been handed in. The massive relief. I was lucky after all. So this is abig, big thank you to all the re-tweeters, but most of all to whoever handed itin, and for Same Sky for contacting me. I’m really grateful. At the time ofwriting, Same Sky themselves had lost one of their puppets, a 10ft Regencygentleman called Percy. (See their website for pictures). Contact them withany info, and help them to be as lucky as me.
I ’m sitting on a sunlounger by anempty swimming
pool. Its boiling hotand I can hear birdssinging in what mustbe a foreign tweet.Butterflies arefluttering around asthe sun umbrellasmove gently in thewarm breeze. Am Idreaming? I’m notgoing to pinch myselfto find out, best I justlie here and enjoy it.If I wake up so be it. I think I mightbe relaxed. I’m not sure what thisfeeling is but I don’t appear to beworrying about anything or needingto do anything, so thats weird. Imust be dreaming.
Suddenly there is the sound ofstomping, giggling, splashing andmore giggling and a 5 year old child is calling me mummy. She looks like amini version of me. Hang on, this is not a dream, this is real life! I am onholiday! Excellent! Oh hang on we need to put sun cream on. We don’t want toburn. Last year my boyfriend burnt really badly. I jokingly wrote a swear wordin suncream on his back, it was unfortunate that even after quickly wiping itaway, it was the only part of his back that didn’t burn. He was left with mostof the word in white surrounded by sore pink skin. This year I have not writtenanything in sunblock, and writing ‘sorry about last year swearing on yourback in sunblock’ is a stupid idea.... This year, the boyfriend is actually usingsuncream, (last year he said didn’t need it) “I’m half indian!” To be fair, hehadn’t been abroad in August in a decade, forgetting how hot the sun is. It’sonly May but I am starting to worry whether we are all wearing the right SPF.How do I find out how long I can be in the sun before I burn, to work out whichSPF I need?
Phew, back to normal then, I’m worrying. Worrying whether my child is stillwearing her armbands, and do we have enough toilet roll in the apartment? Why is all Spanish loo roll thin like pound-shop loo roll? Does themediterranean diet only require a 1ply loo roll? Important questions. I’dgoogle them if I hadn’t turned my ‘data roaming ‘ off. (Was worrying aboutphone charges). And I’m not allowed to worry, I’m on holiday. Abroad my childis content with untoasted bread with jam on for breakfast, back in the UK shecries if she’s not presented with ‘strawberry crunch’ at 7am. Abroad my childis happy swimming all day, back home she manages about 37 minutesbefore her lips go blue with cold and we must leave the leisure centre forchips. Abroad my child is content eating olives, melon and aioli, dippingpieces of bagettue in potent garlic heaven like a Michelin star reviewer. I likeholidays. Hope I’m wearing the right SPF and no one has written in sunblockon my back...

O lympic pomp and ceremony, Jubilee streetparties, extra bank holidays and anunseasonably early start to the summer – it’s
actually quite a good year to be British. For once,we can feel proud of this quirky small island, andcelebrate our peculiar national foibles. There’s a fewthings we do very well: things like queuing (imaginethose Olympic toilet queues), tea parties, gardensof all shapes and sizes. And we’re a nation ofhoarders – the British love a nice collection ofobjects. Most of us, if we’re honest, have a prizedcollection of something, no matter how small. We’reforever being told to de-clutter and downsize, put allour stuff away and out of sight. But when it comesto collections, whether its soft toys, star warsfigures, marmite jars or teapots, this is the year toput everything on display.
Show it offRichard Hill Interiors specialise in storage, helpinghomes and businesses tidy up and look sharp.Increasingly, though, they’re being asked to come upwith creative solutions for domestic and commercialdisplay. Richard says: “The right display unit willshow your collection off to its best advantage, making a feature of whatever it is that you’re mostpassionate about. It will also help to keep things tidy,
Best of britishmaking items easy to find.” Businesses want displayunits that show items to their best advantage – but awell-lit display cabinet, shelf or unit will work just aswell in your home, and – like bold wallpaper or art –make a feature, and talking point, of your collections.Recent commissions include a bespoke cocktailcabinet, display units for a shoe collection, shelving,an apothecary cabinet, handbag stands, and someover-sized pink dogs, balancing display units on theirheads (really).
Colour & lightRichard Hill Interiors can work with you – whateveryour collection – to make sure it makes and impact, showing items off to their best advantage. If yourcollection is quirky and vintage – like old teapots, dolls or china, consider an old-fashioned glass-fronted cabinet or unit. Contemporary collections, like designer shoes, gadgets or toy figures, lookgreat on thick streamlined shelves and modernunits. Coloured laminate finishes, glass, mirror andaccent or even back lighting will bring colour as wellas light to your objects. After ten years Brighton Accommodation Agency areemerging with a smart and bold new public presence
www.latesthomes.co.uk/brighton
N ot every property business operates froma high street position. Behind the scenesthere are many agencies who operate
quietly below the surface. For the last ten yearsBrighton Accommodation Agency has been onesuch agency. But not any longer; BAA have nowsurfaced with a shiny new public image, a brandthat is certainly standing out in their Lewes Roadposition and attracting much interest. It’s aconfident look too, business-like and sleek inshiny black, steely grey and chrome. So whychoose now to break away from their previousbelow the surface status?
We spoke to proprietor Dan Lyons, “I bought theagency back in 2004. It originally started in 1979.Back then it was very low key with a smallportfolio of properties and landlords. Over theyears the company built a great name for itselfand now it covers all areas of the property market.I now have ten years’ experience in the propertybusiness, mainly focusing on letting. The lettingside of BAA has become very strong so it seemedan appropriate moment to launch a salesdepartment to compliment it. I wanted to findsomeone who had plenty of good experience and Ifound Jay Ball who has worked for several localcorporate agents and brings with him a wealth ofboth business and local knowledge. I will continueto look after the lettings side while Jay will headup our sales department.’
Jay is very excited about this new opportunity, “Iwill certainly be using the best elements of mycorporate experience but adding a more personallevel of service that many corporate enterprisesseem unable to offer. Our clients will have our mobilenumbers so that they can get into direct contactwith us at all times. We recognise that many buyerswill be busy from nine to five Monday to Friday, soour policy will be to accommodate them at timesthat suit them. We will make ourselves available lateevenings, we will be open six days a week but alsowhen needed we can arrange Sunday viewings. Ourclients can expect, and should demand, a high levelof personal attention, to us they are not just anothernumber on an anonymous file.
BAA are also making a very bold marketingpromise with a wide variety of options that will be
made available to clients, “We do not believe intying customers into long contract periods. Wefeel that as a part of offering a great service weshould also offer negotiable contract lengths andnegotiable fees. We are delighted to say that sincewe launched our sales department in Februarythis year things have gone brilliantly well and arestill going from strength to strength.”
We asked Dan if he was pleased with the resultsso far: “ Yes, delighted. When I took over thebusiness it had no managed properties and nomarket presence. Now we have over 200 houses, majority 5 to 7 bedrooms; we have a growingblock management business and we have greatrelationships with our investment landlords, whichcan only be made better by adding sales to ourbusiness. The decision to open up was madebecause we were at the right point as a business, ripe for expansion. The stability of our lettingsside, with clients who have been with us since dayone, certainly helps but sales is going far betterthan we could ever have hoped. We are now a
“We know that we have to follow the trends andcompete by offering verycompetitive fees”
ACCOMMODATINGteam of seven and I am proud to say that the teamall have great professional standards andexcellent local knowledge.”
BAA also specialise in student properties, withone member of the team specifically in touch withthe student market: “As we have grown we havebecome strong enough that we don’t have to takeon properties from people we don’t want to workwith. Right now students are aware of ourreputation and how good our properties are. Theyeven put their names down for properties that wemanage in advance of them being available”.
The agency is based on Lewes Road and at themoment focuses on Hanover and the Hartingtonroad area, although the business is city wide.
They have also announced that until August 1,they will be offering free 3D floorplans, freeprofessional photography and free energyperformance reports to all their vendors. “Dan isright behind the sales department and confidentthat this rebrand and relaunch is happening atexactly the right time,” says Jay. “He has built thisbusiness to the level it is at through a double diprecession and is confident that things will geteven better. We are taking regular marketing inLatest Homes and putting all our properties on thevery best property portals.”
All of BAA’s lettings are offered on rollingcontracts, and they have a great record of notlosing properties, which they intend to maintain.“We know that we have to follow the trends andcompete by offering very competitive fees. Right now we offer sole agency 0.75 per cent toinclude the full add on services, and our lettingsfess are 5.5 per cent We are also offering free,no obligation mortgage and finance advice.”
So are the team at BAA planning a city widetakeover? Both Dan and Jay laugh, “Ideally wewould like a presence in Hove but for now one stepat a time.” says Dan. “We are getting a lot of repeatbusiness. Recommendations and referrals, morethan we thought and especially in sales. It’scertainly been a very encouraging start.” adds Jay.
With their smart new look, branded vehicles andsignage cropping up with increasing regularityacross the city Brighton Accommodation Agencyare certainly a company to watch.
BRIGHTON ACCOMMODATION AGENCY 19THE NO 1 PROPERTY WEBSITE FOR BRIGHTON
The Brighton Accommodation Agency promise is more than matched bythis stunning family home that they have just brought to the market. Thedetached house has six bedrooms and is close to Surrendean Road with itsgood local schools.
We asked the vendors to tell us about their home and also what attractedthem to the services offered by BAA. “We were first drawn to the property bythe American-style open front garden, and of course the size of it. Entering thehallway with its galleried open-tread staircase felt like walking onto a set forThe Saint or The Avengers and this theme was carried through in this architect-designed house built in 1966. A brick, slate and wood fireplace, huge double-drainer stainless steel sink in the kitchen and beautiful wood everywhere.
“But the views were the clincher, a panoramic vista of the whole of Brightonand Hove’s coastline. Since buying the property the owners have made manyimprovements. There is a new kitchen, new patio doors both upstairs anddownstairs, they have converted one bathroom into a shower room, changedthe carpeting and built an annexe while still retaining a single garage.
The biggest selling point though, has to be that this is a very light, spacious house, ideal for a large family who want to live, work, dream, relax and entertain in peace.
It is also located in an area that can be seen as a green oasis, withfabulous trees, views and a six-school campus. It is within walkingdistance of Fiveways Village with its great shops and cafes. It is also onlya few minutes drive or bus ride (there are three bus routes, including oneat the end of the drive) from the town centre and a few minutes from theDowns. The air is cleaner, it is a beautiful area and the private close is nowa conservation area.
“What we see as most important now is the integrity of all concernedwith our move. Which is why we have chosen Brighton AccommodationAgency,” the vendors tell us. “I prefer to deal with an independent agentwho is interested in selling my home for the bestpossible price and who will bring the right buyersthrough the door in the first place: people not robots”. sunshine is obviously a top priority for us all, but don't let your homefeel neglected. It has served you well as your cosy escape from the
winter months after all. Now is a perfect time to give something back andsay thank you. What better way than in the form of a spruce up and a freshcoat of paint.
Over time, paint changes in colour and walls which are suffering fromscrapes and minor damage cannot be brought back to looking their best with asimple clean. Thankfully, having to redecorate provides a great excuse totransform any room whether it be a new nursery, a teenager’s sanctuary, atired kitchen or the master bedroom.
Whether you dare to add neon shades such as green or yellow as an accentelement to a room, combining them with neutral shades to soften the visualimpact, or prefer to go with lighter tones all round to achieve a calm and relaxingatmosphere, your home will no doubt benefit from a colour renovation.
Not forgetting the outside of our homes, a fresh lick of exterior paint can really make the difference in creating that fantastic first impression sowhy not consider contacting a professional to see what they can do to helpmake your home the best is can possibly be.

T he Letting Company was launched in Parsons Green, South West Londonin 1993 before moving into their current larger premises on the famousFulham Road in 2007, and they have been looking after their loyal
landlords and tenants ever since. A family runbusiness that own and manage many of their ownproperties in Brighton and Hove, it was only amatter of time before they opened their new branchin Frederick Terrace, a stone’s throw from Brighton’smainline train station. To coincide with the launch oftheir Brighton office, we spoke to partners Mauriceand Abbas and asked them what they would bringto the local property letting market.
“We are always getting enquiries in our Londonoffice from tenants who want to move out ofLondon, and Brighton is always one of the mostpopular locations. Add to this the fact that we ownand manage many of our own properties inBrighton and Hove, we decided now was the righttime to make the move.” The location of thecompany’s new office has been chosen verycarefully so that it would be central but also veryconvenient for their London clients, and becauseThe Letting Company Family manage their ownproperties they have first-hand knowledge of whata landlord requires from their agent: “We treat allproperties we let with the upmost care andattention to detail – as if they were our own. We pride ourselves on the fact that most of our landlords have been with us for many yearsand a lot of our new property instructions comethrough recommendations.”

“We are very excited about the opening of our new branch in FrederickTerrace, Brighton and as a special introductory offer to all new landlords we areoffering a free property inventory on all new completed instructions.” Withnearly 20 years’ experience in London property lettings, The Letting Companyclearly know what they’re talking about and are a welcome addition to thevibrant Brighton lettings market.01273 613316, [email protected]
LETTING A PROPERTY - Over the next five weeks Leaders will present the important steps to remember within the “Essential Landlord Guide.” Ensure you pull out and keep this 5 part series.
PART
03
Marketing your propertyOne of the major considerations for a landlord is how your chosen agent intends to market your investment.
Leaders marketing presence is one of the strongest in the industry utilising digital media, industry press and social networking sites. Leaders invest heavily in all of the major property portals which are now the first stop for applicants and landlords alike. We use premium listings, feature properties and enhanced listings on Rightmove and Find a Property as well as over 40 other internet portals, giving our landlords the maximum exposure in what is an incredibly competitive market place.
To further enhance this, our own live website www.leaders.co.uk, which receives over 40,000 hits a month, displays all of our available properties and is updated throughout the day. We understand the need to stay ahead of the game, which is why we are proud to be the first independent letting agent to launch a bespoke iPhone App, giving prospective tenants access to all of our properties on the go. Our App also allows them to book viewings, gives them GPS directions to the property and a rental calculator so they can accurately access what rent they can afford.
Over 80% of all tenant enquiries come from the internet, but to ensure that every tenant knows exactly where to find us, we also retain a strong presence in the local property papers and advertise on local radio. All of this, combined with our solid relationships with key local employers who regularly recommend Leaders to their staff when looking for rented accommodation, means we really do have the best audience when marketing your property.
We also prepare particulars of your property with eye catching exterior and interior photographs to show the property off to its full potential. All of this enables maximum exposure in the media in order to find you the right tenants.
Association of Residential Letting AgentsWe are fully bonded members of the Association of Residential Letting agents (ARLA) which means we follow a code of practice in all aspects of our business. Our client’s money is held securely in a separate client account in accordance with ARLA’s strict requirements. Incidentally, our company founder, Nevill Lee was one of the founding members of ARLA!
Investors in People (IIP)Very few firms in the letting and estate agency sector have been awarded IIP status, but Leaders are proud to have held our status since 1998. The award is based on our commitment to the development of our employees and recognising their contribution to our business. We believe our dedication to our staff directly benefits our customers as our team consistently demonstrates a willingness to go the extra mile, providing a first class, professional and very personal service.
The Property OmbudsmanThe Property Ombudsman (TPO) is an independent body which provides the independent, fair and free advice and services for handing unresolved disputes between member agents, landlords and tenants.
Leaders Diploma Training and Customer Services AwardsWe know how important both local market knowledge and up to date legislation training is in order for us to ensure that our staff can be of the most help to our customers. This is why we have developed a unique and comprehensive in- house training programme, along with our Customer Service Award which ensures that our clients benefit from the best service and most up to date industry knowledge.
