Empowering them toward healthy reintegration with their families and the community by providing safe, permanent housing and extensive supportive social services. The 7,000 sq. ft. supportive services center was included in Phase II construction and is open to all regional veterans.

Project Profile501 Brady Apartments

Mixed-use Development Davenport, Iowa

New Construction • 24 Units • 26,500 sq. ft. • Cost: $4.5M Interpretive Center and Museum • Sustainable • Market RateCompleted 2017

The mixed-use project at 501 Brady includes 24 apartment units and an interactive museum detailing the life of Dr. Martin Luther King, Jr. and the Civil Rights Movement.

4Sight Solutions: Challenges faced include remnants of preexisting structures compromised the bearing capacity of the soil. Aggregate piers were installed to increase soil bearing capacity, reduce settlement, and increase global stability. 4Sight’s innovative value engineering approach with regard to piering technologies, reduced costs over $100,000 for the owner.

Due to site constraints, storm water detention was achieved off site by replacing the adjacent City street with a “Pave Drain” permeable paver system. 4Sight was responsible for the oversight and installation of 9,300 sq. ft. of the PaveDrain system which offers stormwater infiltration, storage, detention, conveyance, and paving surface all in one.

The system recharges local groundwater and reduces first-flush pollutants for effective stormwater management.

The durability, massive infiltration rates and minimal maintenance features of the PaveDrain system, continue to work well for the City of Davenport.

Project Profile

Vertical construction has commenced at the 124-unit Blackhawk Apartment project in Spring Hill, Kansas. Numerous subcontractor trades are working simultaneously onsite and include; carpenters, concrete, electricians, excavators, pipefitters, and plumbers. Project progression can be followed clockwise starting at Building 1 and 3 (northernmost) where the following has occurred:

• Over 600 feet of sanitary sewer has been installed• Pads are poured• First-floor walls framed• 700 feet of City street right-of-way is operable

In addition, Buildings 2 and 4 (southernmost), continue to advance with footings and mass-grading to the south. The clubhouse pad has also been poured and first-floor walls framed.

4Sight Solutions: It’s a collaborative effort as 4Sight Mechanical serves as the mechanical contractor at Blackhawk Apartments and is installing all new reliable American Standard air-conditioning and furnace units as well as over 20,650 linear feet of rectangle ductwork with round branch supply. Challenges include fitting all ductwork through pre-fabricated trusses prior to install. During design, 4Sight Mechanical was able to identify over-sized equipment early and value engineer a savings of over $60K for the owner.

Project Profile

4Sight Construction performed general contracting duties for the project, and self-performed trades such as trim, doors and hardware. The new construction includes space for wine production, a professional-grade kitchen, large event space, retail sales, meeting rooms, and private offices.

Sustainable materials were used throughout the new construction project. Water HOG® water storage tanks for rainwater collection were installed from the roof of the greenhouse. Remanufactured tiles, and other recycled building materials were used, and over 100 solar panels were installed. In addition, sustainably harvested bamboo plywood (Plyboo), and state-of-the-art HVAC mechanical systems were installed to ensure efficiency.

4Sight Solutions: Built in accordance to a unique code for wine production that required stringent fire marshal involvement for electrical, HVAC, and fire damper inspections.

This visionary redevelopment plan created in partnerships with US Bank Community Development, Missouri Housing Development Commission, and designed by Rosemann & Associates P.C., resulted in a transformation into one of the most desirable low-to-moderate income communities in Kansas City. Scope of work:

The renovation also includes installation of security cameras and site lighting. Specialized amenities include a reading library, computer lab, business center and food and clothing pantries. Blighted houses were removed and replaced with an outdoor classroom and amphitheater. Additional off-site driveways, overhead power lines and steep parking was replaced by level parking and security fencing.

In 2016, the owner received Public Improvement Advisory Committee (PIAC) funding for additional right-of-way improvements. 4Sight then completed this work which entailed stormwater management improvements and a bus stop shelter.

4Sight Solutions: Self-performing the HVAC and plumbing systems as well as the environmental.

Project Profile

Neighborhood revitalization is the key criteria of the $30M HUD grant which funds the Paseo Gateway Transformation Plan. The Paseo Gateway area covers almost one-square mile and includes approximately 4,800 residents. Three neighborhoods are included in the area; Paseo West, Independence Plaza, and Pendleton Heights. Pendleton Flats is the first project to kick off revitalization of the Paseo Gateway corridor as stipulated in the grant.

The project team includes partnerships between Brinshore Development, the Housing Authority of Kansas City, Affordable Housing of Kansas City, Inc., Kansas City, United Way and Local Initiatives Support Corporation (LISC).

4Sight Solutions: Due to the extensive nature of this remodel effort, numerous structural elements of the project needed resolution including wood beams, and plumbing. The site superintendent adapted quickly to changing circumstances in the field.

Enterprise Green Communities Criteria were implemented into construction efforts to bring improved health, economic and environmental benefits to residents.

This project is aimed at increasing density, while revitalizing housing, and supporting education opportunities, transportation, and economic development in Kansas City.

The scope of work included a complete interior renovation to all housing units and common areas, as well as a new roof, and parking lot resurfacing. The project also included full HVAC upgrades.

4Sight implemented supervisory guides and check-off lists to ensure compliance with design documents. Quality control was monitored by both the superintendent and project manager throughout the design and construction delivery process. Interior space was reconfigured to modern codes, and ADA compliance.

Increased amenities were added and include a library, fitness center and various community rooms. Renovation of the maintenance areas, reception areas, storage, ADA bathrooms, mail box distribution, coffee bar, fireplace addition, common rooms & upgrades to the adjoining “City Skywalk” also occurred.

4Sight Solutions: Construction of the custom 17-story elevator shaft enclosure, cab, and mechanical system entailed managing numerous specialty trades simultaneously.

The project was designed using Iowa’s Green Streets requirements to promote public health, energy efficiency, and water conservation.

This project was the complete renovation of a 12-story historic building. Scope of work included the conversion of 198 original apartments to 132 units of which 25% were ADA compliant. During construction, only ADA units were vacant, and all others were occupied which posed a challenge. Complex asbestos abatement occurred in occupied units. The phased approach included:

• Phase 1 - installing new 4-pipe HVAC chases while the existing radiators were being used for heat in occupied apartments.

• Phase 2 -HVAC/Mechanical- Replaced the air handler and installed the new chiller. Accelerated schedule was met when the new system was operable nine months after notice to proceed.

• Phase 3 - Removal of the old radiators so the floor to ceiling windows could be replaced. Insulated fall protection barriers were installed in all apartments as an additional safety feature for residents.

• Phase 4- Drywall crews followed the window crew, along with cabinet replacement, painting and flooring.

• Phase 5, 4Sight converted 33 apartment to be fully accessible. • Phase 6 - Top-down approach was utilized once eight of the 12 stacks of apartment were

completed, the last four apartments were completed per floor.

Ian directs the scheduling and supervision of field staff, and is proficient in estimating and value engineering.

Adam Wendte, Project Manager Health and Safety CoordinatorAdam finds the best solution to a given situation with efficiency, compliance and budget in mind. His ability to self-perform a variety construction trades including; carpentry, plumbing, electrical installation, woodwork and tile, gives him an advantage when securing competitive bids for clients. Responsible for: corporate safety, project planning, client coordination, estimating and value engineering.

Matt Sehorn, Director of ServiceMechanical DivisionWith 25 years’ experience in HVAC service, installation, and repairs, Matt Sehorn leads the firm’s mechanical division, and carries the following licenses and certifications; Master HVAC Mechanical, Class “A” Operating Engineering, Master Plumber and Master Pipe Fitter.
