Crown is an urban development on 180 acres in Gaithersburg, Maryland. The community is adjacent to the I-270 corridor and is one of the most significant new projects in the DC metro area. The project stands alone as the last major development and leasing opportunity in the submarket. The commercial core of the community – Downtown Crown – will have 250,000sf of shopping and dining anchored by Harris Teeter, as well as 540 multi-family units lofted above the main street retail environment. This will be mixed-use development at its best, with a collection of restaurants and retail drawing consumers from near and far.

THE PROJECTLOCATION
Downtown Crown is centrally located in the City of Gaithersburg, one of the fastest growing cities in Maryland and within one of the most bustling areas of Montgomery County. It lies near the intersection of I-270 – the area’s most significant north-south corridor – and I-370 / Intercounty Connector, which is poised to become the dominant east-west connector in the region. With its ease of access and proximity to transit, Downtown Crown’s demographics are, not surprisingly, extremely strong.

The psychodemographic profile of the area indicates a sophisticated, affluent, well-educated consumer base. People that live in the area are well-to-do, technologically-savvy, and highly educated, with lots of disposable income. They enjoy eating out, driving luxury cars, and traveling. Families reign supreme here, but more and more singles are moving into the area thanks to its abundant job opportunities and transit accessibility.
