For Calgarians looking to escape the hustle and bustle of the
city, a new development at Lake Koocanusa, might just be the place.
Sweetwater Lake Village, owned by Craig McMorran encompasses 300 acres of lakeside property three and a half hours away from Calgary and will include about 600 single-family homes. McMorran explained why the area was a prime location for a new development.
“It’s the only development on the whole lake so it’s not crowded, it’s clean warm water … the water’s about (27) degrees in the summer-time, it’s crystal clear, lot’s of sandy beaches up and down and there’s no mosquitos there.”
Sweetwater Village is a year-round community with plenty of summertime activities including boating and other water sports but also offers up winter activities such as a hockey arena and other ameni-ties including a restaurant, bakery and coffee shop.
“We just put our first three foun-dations in so all the sewer and water utilities are in for 250 of the lots,” said McMorran of the developments progress so far. “The wastewater treatment plant and water treatment is all in place for the whole resort so we’re just finishing up the servicing and we just started paving roads a couple weeks ago.”

Single-detached starts in the city reached 541 units for the month of September, a 30 per cent increase compared to September of last year. After the first three quarters of this year, single-detached starts are up 19 per cent compared to the same time in 2011.
Multi-family starts — which include semi-detached, rows and apartments — increased by 20 per cent or 471 units this September compared to last with year-to-date numbers more than doubling with 5,523 units started compared to 2,468 in 2011.
In September the Prairie Provinces saw the seasonally adjusted annual rate (SAAR) of urban starts increase by 1.6 per cent. Despite Calgary’s increase in starts, the SAAR for Canada was 220,215 units in September, down from 225,328 in August.
“Housing starts in September were largely in line with the latest
trend figure,” said Mathieu Laberge, deputy chief economist at CMHC. “The monthly decrease posted in September was mostly due to a decrease in urban multiple starts.”

Year-to-date town sales totaled 4,110 units, a 41 per cent increase over the previous year. Sales levels in Airdrie, Cochrane and Okotoks not only grew by more than 20 per cent, but also exceeded typical levels of activity in the third quarter.
In Airdrie, the benchmark price for the typical home was $338,600 for the month of September, the lowest of the top three surrounding areas and 22 per cent less than the benchmark single-family home in Calgary. Meanwhile, Cochrane was highest of the three towns at $388,600, still 11 per cent less than single-family homes in Calgary.
Year-to-date September 2012, City of Airdrie sales totaled 933, a 31 per cent increase over 2011.
While the typical property varies by area, each of these three communities provides con-sumers with newer, larger homes on relatively larger lots when compared to single-family homes in Calgary.
Cochrane recorded the best third quarter sales activity on record, with 414 homes changing hands. Despite the impressive rise in sales, Cochrane recorded the lowest price increases compared to the other two centres and has the largest spread between current and peak pricing in the single-family market.
Following a relatively slow start
to the year, the town of Okotoks saw a 13 per cent rise in sales in the third quarter compared to last year, with 165 homes changing hands.
With a drop in new listings accom-panied the rise in sales, resulting in a tightening in supply in the Okotoks market, recent developments in the town could mean even more growth for the town. Following much debate and growing pressure, Okotoks town council voted 5-2 in favour of
eliminating the town’s popula-tion cap of 30,000.
Since 2006, the town’s population has grown from 17,150 to the 24,962 residents call-ing Okotoks home today. Developed in 1998, the previous growth model for the town had capped Okotoks’ future
expansion in part due to concern’s about the town’s water supply.
“Sales growth has occurred pri-marily in the single-family market which accounts for just more than 80 per cent of the residential sales in these areas,” said CREB® economist Ann-Marie Lurie. “The increase in demand for single-family homes in surrounding areas is related to diminished supply in the Calgary single-family market as well as the favourable relative pricing in these centres.”

Calgary earned a B-plus from its residents rating their quality of
life for The Calgary Foundation’s Vital Signs 2012 Citizens Report Card.
The Vital Signs report card is an annual community check-up con-ducted by the Foundation measuring the vitality of the Calgary community and identifying trends and assigning grades to areas critical to quality of life.
Work earned the highest grade on the report card with a B-plus: respon-dents in the report card “remarked on the abundance of job opportuni-ties and the low unemployment rate. Growing home disparity, including lack of living wage and the increased number or working poor were areas of concern for citizens.”
Calgarians graded themselves as cheerful bunch with 90 per cent of respondents describing themselves as happy, 89 per cent reporting they are surrounded by loving family/compan-ions and friends and 78 per cent rating their mental well being as high.
As far as Calgary’s ranking on the world stage, the city was ranked fourth in the 2012 Global Scorecard on
Prosperity and the city ranked sixth in Canada for our arts and culture.
As far as citizen engagement, more than half of responding Calgarians volunteer up from 44.6 per cent in 2007.
Calgarians are also the most giving bunch in Canada with 26.1 per cent of respondents reporting they claimed donations compared to 24.3 per cent provincially and 23.4 per cent nationally.

A poll released by BMO Bank of Montreal shows 67 per cent of
respondents consider buying prop-erty near a post-secondary campus to be a good investment.
Nearly one in 10 Canadians have purchased a property near a college or university because they intend to rent it to students or have their children there during their studies. BMO suggests the willingness to invest in those properties capitalize on post-secondary enrolment that’s increased three per cent annually in the last decade.
“The purchase of a student house, or real estate with the intent to rent to students, comes with a unique set of circumstances that need to be care-fully considered well in advance,” said Laura Parsons, mortgage expert with BMO. “It’s essential to understand the landlord and tenant laws and the trends happening in that market-place; this includes the vacancy rates of student properties which have obvious seasonal influences.”
As well as potential vacancies over the summer season, student home investors also need to be prepared for potential ongoing repairs as well as how it may effect taxes.
“It’s important to understand fully the tax implications of own-ing a student rental property,” said John Waters, vice president and head of Tax and Estate Planning, BMO. “Some advantages include earning enough rental income from student tenants to defray the housing costs, a possible gain on the eventual sale of the property in an appreciating mar-ket and if your child also lives in the property, the savings on your child’s rental costs during his or her studies.”

According to the Calgary Police Commission Citizen Survey,
more than 50 per cent of respond-ing Calgarians agree the city is a safe place to live.
Between July and August more than 1,000 Calgarians were surveyed on their views of the Calgary Police Service (CPS), crime and safety in the city and victimization and reporting. Citizen satisfaction with the CPS increased for the fifth year in a row increasing from 89 per cent in 2008 to 96 per cent in 2012.
“We have also seen an increase in those citizens who are very confident in the ability of the CPS to deliver the services needed to make sure Calgary is a safe place to live,” said Mike Shaikh, chair of the Calgary Police Commission. “Our police service has been working hard to ensure that Calgarians feel safe in their communities and these results show that their work has paid off for our citizens. While crime reporting has increased this year, we would
still like to encourage anyone who is the victim of a crime to report the incident to police.”
Key findings of the survey included 94 per cent of respondents agreeing the CPS can deliver the ser-vices needed to make Calgary a safe place to live and 95 per cent agreeing that Calgary is a safe place to live.

again find itself under the spotlight at the 14th annual Calgary Real Estate Forum.
Taking place Oct. 14 at the TELUS Convention Centre, the forum will provide insights into one of the hot-test markets in Canada.
Gathering experts from across
the real estate spectrum – including Warren Jestin, chief economist at Scotiabank and Chris Ollenberger, executive vice president at OPUS Corporation, the forum will help
those in attendance gain an under-standing of the issues that will impact the city’s growing real estate markets in the months to come.

For the first time, the Calgary Leasing Conference will be sepa-rated from the Calgary Real Estate Forum offering delegates an oppor-tunity to attend a secondary confer-ence and benefit from a program of engaging leasing experts and professionals. Most of us have one escape route planned when the
smoke alarm sounds in our home, but what would you do if that exit were blocked? The Calgary Fire Department is asking Calgarians to do just that this October as part of National Fire Prevention Week.
“We are encouraging Calgarians to develop and rehearse a fire escape plan with two ways out,” said Calgary Fire Chief Bruce Burrell. “Fire prevention should be top of mind on a daily basis. Not only should citizens have a plan to get out safely and quickly, but they also need to ensure that each floor of their residence has a smoke alarm to provide early detection in the event a fire breaks out.”
Judging by their 98 per cent satisfaction rate in 2011, which ranked first among all services provided by the City of Calgary, Calgarians are quite happy with their fire department. In 2011, the Calgary Fire Department responded to 1,860 incidents involving fire, resulting in an estimated loss of more than $24 million in property.
Despite a rise in the city’s pop-ulation, over the last three years the number of fire incidents in the city has declined, dropping from 2,163 in 2009 to 1,860 in 2011. In addition, the number of injuries caused by fire has also dropped substantially, decreasing from 63 in 2009 to just 35 in 2011.
In order to better protect themselves against fire, the Calgary Department recommends families make a map of their home, marking a door and a win-dow that can be used to get out of every room, and choose a safe meeting place outside, preferably in front of your home. Any escape plan should be practiced with everyone living in the home, and kept somewhere where it can be seen. In the event of a fire, the fire departments advises Calgarians to contact 911 once they are safely
outside the residence. Fire Prevention Week was
established to commemorate the devastating Chicago fire on Oct. 9, 1871 that killed more than 250 people, left 100,000 home-less, destroyed more than 17,400 structures and burned more than 2,000 acres.

Kitchens are where most fires occur in Alberta homes. The best way to prevent a cooking fire is to stay in the kitchen and pay close attention to what’s cooking on the stovetop. Also, keep items that can catch fire well away from the stove.
If you experience a small pan fire, turn off the heat, put on an oven mitt and carefully slide a tight-fitting lid over the pan. This cuts the oxygen and allows the fire to die down. Leave the pan covered and in place until it has completely cooled. Never throw water on a flaming pan or pot of oil because an explosion of flam-ing oil droplets will erupt, spread-ing the fire and causing injuries.
Avoid smoking in bed. Put out candles before going to bed and never leave a candle unat-tended. Have working smoke alarms on every level of the home, including the basement. For added protection, install smoke alarms inside each bedroom.
Hot water burns like fire. You can prevent hot-water burns by replacing showerheads and tub spouts with new models that have anti-scald technology. Care must be taken when bathing babies and young children who have very thin skin and are easily scalded by hot water that may be bearable to an adult. The same caution applies to the frail and the elderly.
Do not overload electrical outlets. Make sure an adult is in the room and paying attention when a candle is lit and be sure the candle is blown out before leaving the room.
Store flammable products outside your home. Vapours from gaso-line, paint thinner and other simi-lar products can ignite by open flames such as the pilot lights.
Lint that builds up in the dryer is a fire hazard. Clean the lint trap after every load of laundry. Occasionally, use the vacuum attachment to clean inside the dryer vent. Only use the dryer when you are home and turn it off if you go out.
Store only small amounts of gaso-line in a locked cabinet or shed and use a tightly-sealed container approved for gasoline storage. Lock your garage to prevent potential arsonists or vandals from entering and setting fire.

The recently released Royal LePage House Price Survey showed Calgary had “healthy”
year-over-year price increases for detached bungalows and standard two-storey homes, while the average standard condominium posted a slight year-over-year decrease.
In the third quarter of this year, detached bungalows posted the largest year-over-year price increases, rising 6.5 per cent to $434,267. Prices for standard two-storey homes rose 4.1 per cent year-over-year to $431,544 while stan-dard condominiums decreased slightly by 2.1 per cent year-over-year to $249,167.
“Calgary’s real estate market was very active during the third quarter,” said Ted Zaharko, broker and owner of Royal LePage Foothills. “Despite recent changes to mortgage lending rules, we saw a variety of buyers, including first-time home buyers, enter the market.”
Zaharko said inventory levels are down slightly when compared to figures from last year and although the shortage has resulted in some multiple offer situations desirable listings are still lingering on the market.
“I’ve seen several well-priced properties sit on the market because buyers want to explore their options,” he said. “The shortage in inven-tory levels has not changed this — buyers like to shop around before making an offer.”
Nationally, the average standard two-storey home in Canada increased four per cent year-over-year to $403,747 while detached bungalows increased 4.8 per cent to $366,773. Standard condominiums increased 1.8 per cent to $243,607. Most cities across the country experienced modest price appreciation in the
third quarter but fewer homes were sold com-pared to the same period last year.
“A drop in the number of homes trading hands typically precedes a period of softening house prices. Where there is reduced demand, those who want to sell their homes adjust their asking price to stimulate interest,” said Phil Soper, president and chief executive, Royal LePage. “Home sales were positive in July, fell nine per cent year-over-year in August and we are expecting September to show a decline as well.
“We had predicted this cyclical change early in the year, a natural market reaction after a strong expansion. Changes to mortgage regula-tions, which took effect on July 9, accelerated the correction.”
In July, Jim Flaherty, Minister of Finance, announced the maximum amortization period for insured mortgages would be reduced from 30 to 25 years, the fourth insured mortgage change in four years. According to Royal LePage, potential first-time buyers, which in a typical market represent a third to a half of all purchase transactions, felt the changes immedi-ately but will adjust.
“While hard-hit in the short term, we expect first time buyers to adjust to the tougher mort-gage qualifications,” said Soper. “The dream of homeownership is very much alive among young Canadians. They may remain renters for some time as they save; some will opt for less expensive neighbourhoods and some will purchase smaller homes.”

cochrane rancheLeasing 109,000 acres west of Calgary thanks to a federal Conservative government large-scale leasing policy, Senator Matthew Cochrane established the Cochrane Ranch in 1881. Due to hard Alberta winters and poor herding practices, the ranche’s cattle were relocated south to a new lease on the Belly River and sheep and horses were raised instead. Although that venture failed as well and the property was broken up and sold in 1888. Today, the ranch serves as a park, used year-round by residents for picnics, hiking and other events and is home to the Men of Vision statue overlooking the town.
If you’ve heard of Cochrane, then you’ve more than likely heard about MacKay’s Ice Cream. For over 60 years the MacKay’s have been whipping up icy, sweet treats that have been sampled by locals and tourists from around the world. In 1948, Cochrane General Store owners James and Christina Mackay decided to expand their business by attracting day-trippers from Calgary by making ice cream in the back of the store and a local legend was born.

The centre features three arenas which are well utilized by hockey and ringette teams — including the Heritage Junior Hockey League Cochrane Generals — an indoor turf field, gymnasium, indoor track, meeting rooms and café. As well as various sporting events and tournaments, the SLSFSC has a wide variety of drop-in and registered programs.

From its hum-ble beginnings as
a western cattle ranch, the town of Cochrane has become a thriving community that’s managed to maintain its small-town charm despite its close proximity to Calgary.
Cochrane was granted a townsite in 1885 by the Canadian Pacific Railway in honour of Matthew Cochrane, founder of the Cochrane Ranche. From 158 residents in 1906, Cochrane today has grown to more
than 17,500 people.“I like the small town atmo-
sphere with the advantage of having the big city services (in Calgary) close by,” said Leslie Deans who has called Cochrane home for the last 17 years. “I like the feeling of commu-nity that a small town gives.”
The downtown core includes not only the famous McKay’s Ice Cream but also a collection of kitschy stores such as Poor David’s and tasty places to stop for a bite to eat from the vintage flair of the Cochrane Café to the home baked pies at the Home Quarter Mercantile & Pie Shoppe.
A project years in the making, the Town is in the process of develop-ing what’s called The Quarry — a project that will eventually link the downtown to the site with the extension of the town’s Centre Avenue as a four-lane arterial road.
Between 1964 and 1988, the site was home to Domtar, a wood treatment facility who, according to the Cochrane Eagle newspaper,
used a tar/creosote mixture con-sisting of semi-volatile polycyclic aromatic hydrocarbons and pen-tachlorophenol, to treat to railway ties leading to the contamination of the soil.
In 2010 Springwood Land Corporation, the owners of the site brought in Biogenie, a site assess-
ment and remediation business unit to remediate the area. The Town of Cochrane began the process of compiling a planning and design framework for the site in March 2011. The Centre Avenue connector will provide Cochranites access to the Quarry, which has future hopes as a collection of big box stores, smaller shops, residences, easy pedestrian access and the potential for plazas and sidewalk cafés.
The housing market in the com-munity is a thriving one with sales in the third quarter of this year totaling 414 units, a 25 per cent gain over last year’s numbers.
“The rise in sales was accompa-nied by a recent decline in new list-ings,” said Ann-Marie Lurie, CREB® economist. “This helped reduce the persistently high inventory levels in the town, bringing the months of inventory to levels more consistent with a balanced market.
“As market conditions improved, so did the prices. Following price declines throughout most of 2011, prices have started to rise as inven-tory levels finally retracted. As of September, the benchmark price of a single-family home totaled $388,600, a six per cent increase over the previous year. Despite the rise, unadjusted single-family benchmark prices remain $40,000 below 2007 highs.”

paying for their monthly downtown parking, some Calgarians may, or
may not, be surprised to find they’re paying the most of any other city in Canada.
According to a report by Colliers International, it costs an average of $439.93 a month — in U.S dollars — to park in Calgary second only to New Yorks midtown and downtown prices of $562 and $533 respectively.
“North American office markets have seen modest positive absorp-tion each quarter since Q2 2010,” said the report. “With more office space leasing, we generally expect monthly parking to see a higher demand, which results in higher prices.”
With gasoline prices seeing “peaks and valleys in the past year”, the report suggests with lower prices early in the year leading to recent price jumps, consumers can expect to see further increases in the cost of gasoline.
“This could prompt more urban commuters to carpool or take public transportation, decreasing demand for paid parking and dropping rates,” said the report. “However, continued positive demand for office space will help to counteract the effects of gaso-line prices.”
Coming after Calgary on the list of priciest places to park in Canada was Montreal ($330.96), Toronto
($316.40), Edmonton ($295) and Vancouver ($277.82) — all above the national average of $241.72. The most affordable places to park in Canada are the Waterloo Region ($132.49) and Saskatoon ($157.50).
According to the report, monthly unreserved parking rates in Canada increased by $6.39 Canadian, a 2.7 per cent increase over 2011. All Canadian markets reported garages with wait lists, averaging 7.8 months.
“Improving economic conditions, a strong office market and limited future supply of new parking spots are all contributing to the contin-ued increase of parking rates in all
categories across the country,” said Ian MacCulloch, national research director with Colliers International. “Currently only Calgary, Ottawa, Saskatoon, Waterloo Region and Winnipeg are expecting to add new parking spots over the next year and in limited numbers. The shortage of new supply will continue to put upward pressure on parking rates.”
Calgary employees the high park-ing rates won’t be affecting soon are those who work for Imperial Oil. The company is set to leave their down-town space to build a campus style office complex in the southeast com-munity of Quarry Park consolidating all their staff in one place.
The development will include five low-rise office buildings with a total of 800,000 sq. ft. of office space, support facilities, food service and a wellness centre.
“Imperial has embarked on a decade-long period of substantial growth and expansion. This new campus will provide an opportunity to consolidate our Calgary offices in one location, offer additional space for our growing workforce and provide a superior working envi-ronment for our people,” said Paul Masschelin, senior vice-president of finance and administration for Imperial Oil. “The complex will be constructed to high standards of energy efficiency and environmental stewardship, and will promote new opportunities for employee collabora-tion in their daily work.”
The office complex will be built to comply with the LEED Gold building standards of energy. There’s a move in date set for 2014 with full occupancy expected by 2016.

A 10-year-old Calgary girl has more independence in her home after
four local companies banded together in support of the Easter Seals Give a Kid a Lift initiative.
Each year the initiative selects
one recipient of a home elevator or lift. This year’s recipient was Juliana Alexson who, at eight months old, was diagnosed with cerebral palsy and is wheelchair bound.
“It has been awesome,” said Chrissy Alexson, Juliana’s mom during a reveal of the completion of the eleva-tor. “She’s gained a lot of indepen-dence going by herself to the floors with her sisters and playing with her sisters and a lot more interaction with her siblings.”
The first of its kind in Alberta, the Give a Kid a Lift initiative is made possible through the support of local businesses. For Juliana’s elevator those businesses were Homes by Avi, Canwest Elevator & Lifts, Garaventa Lifts and RONA Calgary East #251. Canwest Technical Services manager Dave Davies — who came up with the idea after a class assignment requiring a project that would make a difference in peoples lives — dreamt up the initiative.
“It gives you a warm fuzzy feeling inside for sure,” he said. “And the num-ber of people that have to be involved to make it happen and getting all those people on board, it just kind of snowballs.”
In order to construct the elevator in the Alexson’s home, an addition was made to the front of the house and the existing entrance became the eleva-tor shaft. Two holes were cut into the upstairs and main floors and a pit was dug in the basement in order to sup-port the elevator and ensure it would be level with the floor.
Materials for the construc-tion required to accommodate the Alexson’s new elevator were donated by RONA Calgary East #251 and the design was drawn up by Homes by Avi.
“(RONA) asked us if we’d be inter-ested because we are quite involved in the communities that we build homes in, we like to get involved with schools and projects, that kind of thing so this seemed to be something that would be right up our alley,” said Homes by Avi design manager Tracy Orman.
This is the second Give a Kid a Lift project in Calgary, the first “lift” being selected for paraplegic Lorinda Bye last year. Currently, planning is under-way for 2013’s recipient. For more information or to donate to the Easter Seals go to www.easterseals.ab.ca.

Armstrong I think the question is what isn’t new! We just debuted a new website and new and improved product line with specifica-tion. We launched Lifestyle TV in September to rave reviews. We have been very busy piloting better building practices with the Holmes Group out of Toronto. We have no boring days around the office.

Armstrong We aren’t builders. We are building scientists. We are the next generation of the industry. The succession everybody says is going to occur in our industry is occurring at Lifestyle Homes. We use science, technology, better building products and high-level design to improve the quality of lives of our homebuyers end of story. You’re going to get a safer, more durable and sustainable home with all the same finishes included in your price. Let’s not forget the home will look awesome as well. We also allow homeowners to personalize their home at the point of sale to their liking whereas most of our competi-tors have stringent guidelines for change. In addition, we pride ourselves in allowing for more client touch points throughout the build. We want the clients to feel like they’re involved and we are comfort-able with a little bit of extra work on our part to improve the clients experience.
creb® Where do you see the home building industry heading in the next 20 years?
Armstrong Well I see more development being linear. Essentially more developers who build their own homes. Very similar to the American system of buy your land, create your own vision and build the entire community yourself. With land prices increasing in some cases, it’s the only way to make money for developer’s long term. Obviously we need to purge the lands that are on stream now or in the near future. I think we will unfortunately see builders have to find a niche or disappear. I think most would agree that we are going to see densities increase from the centre of town outwards. I think the day will come in the next 20 years that if you want a yard you need to move to a different town. I think Chestermere, Airdrie and Okotoks are going to be right on our doorstep or part of Calgary in 20 years. I think homes will have technologies levels in them that we can’t even comprehend today.
creb® i read that you are a mike holmes approved builder, hoW did that come about?
Armstrong Both Mike and Lifestyle Homes have taken it upon themselves to educate Canadians on the inherent risks of minimum code. Mike believes in start right, end right, as do we.
Mike wanted to create a commu-nity that will be the catalyst for not only great building, but also sustain-ability, essentially a sand box for great builders. He found a spot just outside of Okotoks in the MD of Foothills called Wind Walk. He contacted us years back and through a one-year process of due diligence we decided to work together on a program that truly protects a homeowner. Essentially it’s the highest standard in construction I have seen in Canada to date with Mike’s team inspect-ing the home throughout the build. The home is photo documented with hi-resolution photos a minimum 10 times, four major inspections at strategic points in construction and thermo graphed and blower door tested by Mike’s team. Essentially you receive stage photos as a homeowner and a report card on your builder with actual measurements on various aspects of your home. You can in turn use this to re-sell your home because we take pictures of everything before it’s covered up. It’s a rigorous pro-gram for the builder but well worth it if you profess to be good at what you do.
creb® What’s the best part about living in calgary?
Armstrong The People end of story. I am one of the few born and raised in this town and I’ve seen it change for decades. I think the people make or break any town. Funny, it kind of makes everything else secondary.
creb® What, if anything, could be improved in calgary?
Armstrong Hospitals need to have shorter lines. It creates this shroud of uncertainty for mothers. The Calgary south hospital will help a ton. A transportation strategy that reduces road traffic by having convenient, clean, safe and efficient trains and buses on a large scale needs to be adopted in this town.
creb® What’s the best thing to do on a day off in calgary?
Armstrong Enjoy the river valley. There are 100 things to do by that river. Someone should do a coffee table book on that.
creb® What’s calgary’s best-kept secret?
Armstrong Honestly I think our best keep secret is that we are a truly efficient multicultural town. It’s amazing to see all the cultures in this town coexist in every quadrant in the city, every festival and sporting event. I think people think we are a bunch of cowboys with hats that drive Lincoln town cars with horns on the hood. We are young town, with modern thinking.

Wind Walk is a community planned just outside the town of Okotoks and was conceptualized by TV personality and contractor Mike Holmes.
The community is designed to be mixed-use and walkable while minimizing the impact on the land.
