As for the longer-term outlook for home sales, Walters praised the resil-iency of a market recently singled out by TD Economics as one of the few “outperformers” in Canada.
“Calgary’s overall resale market is strong enough to weather this terrible event,” said Walters. “While the flood damage is taking a heavy toll on affected commu-nities, Calgary’s real estate market has clearly been outperforming expectations this year. Overall sales growth for the city is not expected to stall.”
Evacuated communities represent about 14 per cent of the city’s housing stock, of which about 700 units were listed on the resale market before the floods, said Lurie.
“It is not clear how many homes were damaged, how extensive the damage was or how long residents will be displaced,” she said. “If flood dam-age is severe, it could restrict resale
inventory, as impacted individuals look for alternative housing.”
Research is inconclusive on the long-term price prospects of flooded communities, Lurie added. Price trends will depend on the frequency of flooding and relative damage, desirability of the area, insurance or
government remediation support, cur-rent state of the market and any infrastructure changes made to reduce the risk.
“In the short term, we antici-pate that the levels of listings will fall, and any transactions that do go ahead in the impacted areas will face some price discounts,” Lurie said. “However, increased demand in the unaffected areas, combined with already tight
supplies would support further price gains. This will offset any declines recorded in the impacted areas.”

an initiative dubbed Back to Business to facilitate businesses helping businesses recover from the Alberta floods.
“After a flood the primary focus is, and should be, on residents to get them back to their homes and enabling them to get their lives back on track,” said Adam Legge, president and CEO of the Chamber. “There comes a time when we have to get our local businesses affected by floods back in business as well.”
Back to Business is an online tool enabling companies in need of assis-tance to post their needs and contacts online. In turn, the tool also allows companies looking to offer assistance to post their offerings as well.
“Calgary is a strong and resilient city, and that could not be more true than with our businesses,” said Legge. “Our city was founded by pioneers wanting to create a better life and better business opportunities and have helped each other along the way. Driven by strong economic condi-tions, Alberta and Saskatchewan
are expected to lead the nation in renovation spending in 2013.
According to a report released by The Altus Group, Albertans will spend three per cent more as a whole on renovations in 2013 than the $6.6 billion they shelled out in 2012. Falling just short of Saskatchewan’s 3.1 per cent growth, Altus Group expects renovators in the two provinces will be neck and neck in 2014, with the two
provinces forecasted to post identical gains of 3.3 per cent.
The report also showed requests for bathroom and kitchen renovations continued to increase over the last year, while conversions from non-res-idential uses, renovations to incor-porate home business and bedroom renovations, were less popular.
Formerly a popular trend in the renovations industry, buying a prop-erty and renovating it solely for the purpose of resale did not
appear to be a key market for profes-sional renovators.
For funding their home renova-tions, secured lines of credit – specifi-cally home lines of credit or HELOCs continued to be the most popular option, followed by unsecured lines of credit.
In 2012, spending in Canada’s residential renovation industry reached $61 billion.

Housing for seniors in Canada is decreasing according to the
Canada Mortgage and Housing Corporation (CMHC) Seniors’ Housing Survey.
Nationally, the average vacancy rate for a standard retirement space in 2013 was 10.2 per cent, down from 11.3 per cent in 2012. In Calgary the vacancy rate was 7.5 per cent in 2013, compared to 8.5 per cent in 2012.
In Edmonton, the vacancy rate decreased to 7.3 per cent in 2013 from 11.4 per cent in 2012. The vacancy rate for the remainder of the province increased to 18.5 per cent in 2013, up from 15.6 per cent a year earlier.
For all bedroom types, the average rental rate for a standard space in Alberta was $2,798 per month in 2013, up from $2,691 in 2012. The additional services and amenities provided to residents contribute to the higher rents in seniors’ facilities compared to accommodations in the purpose-built rental market.
Standard spaces in Calgary and the rest of Alberta all reported higher average rents for every bedroom type in 2013 compared to 2012. The aver-age rent in Edmonton, on the other hand, was down compared to 2012.
The CMHC’s seniors’ housing survey covered a total of 10,160 retirement spaces in 2013, up from 9,715 in 2012.

As June ended, so did Canada’s second quarter — a quarter
which nationally got off to a “slug-gish start”.
“In the month of April, Canada’s GDP rose by a mere 0.1 per cent over the previous month,” said Todd Hirsch, senior economist, ATB. “While that’s still an expansion of economic activity, it does represent the slowest monthly growth rate so far in 2013. This, after a reasonably good quarter in the period January to March.”
Alberta, one of the country’s economic powerhouses as of late was singled out by Hirsch as one of the GDP “laggards in April”. Statistics Canada found oil and gas extraction — of which Alberta is a large producer — fell 2.7 per cent in April as a result of declines in oil and gas production following increases of 1.7 per cent in March and 1.1 per cent in February.
“As well, our province may also be responsible for slower growth later in the second quarter because of the flood,” Hirsch said. “We are still a few months away from receiv-ing June GDP data, but it is certain that the short-term loss of business activity due to the flood will dampen Canada’s overall economy this month. However, there could be a rebound in July due to the cleanup.”

Calgary has another 2.7 million sq. ft. of office space either announced but yet to start construction or likely to be announced in the next 30 to 60 days. According to CBRE’s Prime Office Occupancy Report, Calgary recorded the eighth largest increase in prime office rents in the world on a year-over-year basis as of the first quarter of 2013, while Toronto was the 50th most expensive office market and the top Canadian city on the list.
Five downtown markets, including Vancouver, Calgary, Toronto, Montreal and Halifax have sublets as a percent-age of vacant space above 20 per cent. This forward-looking indicator of tenant intentions is highest in Calgary at 48.5 per cent.
Vacancy in downtown Calgary climbed 30 basis points quarter-over-quarter to 6.0 per cent, up from 5.0 per cent a year ago. Landlords appear to have responded to the loss of momen-tum in the Calgary office market as the average downtown asking rent in Class A buildings fell $1.16 per sq. ft. to
$39.37 per sq. ft. – a significant change for a market that had been a global leader in prime office rent growth.

With literally hundreds of rental units taken off the market in the wake of the
recent flooding, Calgary renters could find themselves facing serious issues.
Following a pre-flood report from Canada Mortgage and Housing Corporation (CMHC) showing the city’s vacancy rate fell to just 1.2 per cent in April, many prospec-tive renters are facing a virtually nonexistent market.
“After the flood, I can’t imagine compet-ing for an even smaller pool of properties with a much larger group of people,” said Katie Turner, who along with her boyfriend James Paton had been renting an apartment in the commu-nity of Mission.
Home to a large number of Calgary renters, many in Mission have since been displaced in the community, as many apartment buildings suffered damage when floodwaters inundated lower levels.
Turner’s building, a 12-unit complex on Second St. S.W. suffered damage to the boiler and electri-cal system. Following the flooding, Turner and Paton, along with the rest of the building’s inhabitants, were told to find alternate accommoda-tions, and according to Turner, not much else.
“We’ve been told very little,” she
said. “It feels like we’ve been kept in the dark, literally, for the past two weeks. What we know is the boiler is gone as is the electrical system in the building and it’s going to take months to repair.”
For now, the couple is planning on staying with family for the next three months before leaving on a pre-planned trip.
“I’m so glad we don’t have to look for another place. It was difficult enough finding a place we loved
in our price range when we moved in two years ago,” said Turner.
According to CMHC, the average rent for the average two-bedroom apartment in Calgary was $1,202 per month in April, an increase of 7.2 per cent over the same month in 2012.
While rents in the city are on the rise, the number of available units has been on the decline, even before taking into account those units lost to flood damage. Despite the city’s increase in population, which rose by nearly 30,000 residents between April 2011 and April 2012, the total number of rental units in the city has dropped from 34,814 in 2011 to 34,212 in 2012.
As for the impact of the city’s tightening rental market on the hous-ing market as a whole, CREB® chief economist Ann-Marie Lurie said the crunch may have many repercussions.
“The rental market is already tight so there are several potential impacts, people who were renting and were thinking about purchasing may make this move sooner than expected driv-ing up demand for the already tight resale market,” she said. “Those who were considering selling may choose to rent instead. There is likely to be a rise in secondary suite rentals.”

Following the floods that wreaked havoc on so many Calgary homes, the damage
is obvious. Streets lined with soggy drywall and waterlogged flooring are visible proof of how widespread the damage was.
But for some the damage was less apparent. On the edges of the flood-waters, the impact may have consisted nothing more than a damp car-pet. However, despite appearances, residents should take care to ensure there are no potential dangers lurking out of sight.
“I just [inspected] a house a cou-ple days ago and they had a little bit of water and they thought they had it all,” said Kevin Sixsmith, build-ing inspector with AmericSpec Inspection Services. “I went in and I showed them a bunch more spots they needed to rip out. They thought they had it completely but they had low lying areas under the floor and in the basement, and it sucked up into the drywall.”
According to Sixsmith, who has already seen an upswing in demand for his services since the flooding, said hidden trouble spots such as under-neath flooring and behind drywall can lead to big problems if not detected right away.
“Mould is the big problem. You get wet, you get mould. If you get wet car-pet, it never really dries out properly. So you always run into problems if it’s not done properly and professionally,” he said.
Mould can cause serious long-term health risks for homeowners, such as respiratory disease and allergic reac-tions. People with mould allergies or compromised immune systems
are most at risk of potential illness. Additionally, mould can also cause damage to building materials long after a flood.
Alberta Health Services advises cleaning all walls in a flooded house, even those that are on floors above the water line, since they will have been exposed to excessive humidity for long enough to start mould growth. This growth is often difficult to see without special instruments and techniques, so don’t assume surfaces are alright because they are one floor above the obvious problem zone.
When flooding backs water into the insides of walls and the cavities between ceilings and floors, hidden materials usually become water-logged and contaminated with dirt or other organic materials. If these cavities are not opened, then cleaned and thoroughly dried, bacterial and mould contamination may become severe, leading to serious health prob-lems for occupants.
One of the ways Sixsmith said homeowners can help ensure there are no hidden dangers developing in their home is with the use of moisture meters and a thermal camera. By scan-ning a surface with a thermal camera, the temperature difference created by the presence of moisture will appear
differently than the surrounding area. Designed to measure the moisture content of various building materials, such as insulation, drywall, plaster, wood and fiberglass, moisture meters an be used to determine whether a material is moist enough to allow mould to grow. While influ-enced by other factors, mould will generally begin to accumulate on surfaces that contain approximately 20 per cent moisture.
“The big thing is going to be the hidden water underneath the floor-ing and in behind the drywall,” said Sixsmith. “If they’re carpets were wet and they didn’t do anything in behind the walls and the drywall, water is going to seep up in behind them and it won’t really dry out.”

Needing water to thrive, Calgary has been the perfect place for mosquitos to live as of late — much to the annoyance of any resident that isn’t heavily armed with long sleeves and several cans of mosquito spray. While those buzzing little pests are a total nuisance and potential carriers of the West Nile Virus, there are a few things Calgarians can do in their yards and gardens to keep those nasty little bloodsuckers at bay.

Whether left over from rainfall or watering your lawn, be sure to check items such as pots, buckets, wheelbar-rows and children’s toys for standing water as all it takes is some water, soil or leaves and water standing for one to two weeks to breed mosquitos. If you have a pond in your yard, head to the local garden store and purchase Bacillus Thuringiensis liquid; it’s a bacteria that kills mosquito larvae but won’t harm animals and humans. For low-lying areas in the yard where water might collect, use fill dirt and top with grass seed or sod.
WATER WOES
Decorate your yard with bird feeders and bird and bat houses encourag-ing feathered and winged friends to frequent the area. Birds and bats are a natural predator to mosquitos and will help keep the pest population down. Planting flowers also encour-ages birds, as well as another mos-quito predator — the dragonfly — to hang out in your yard. Plants like rose-mary, marigolds and catnip also help naturally keep bugs away.

Keeping a maintained yard is one of the first lines of defense in keep-ing those mosquitos away from the home. Keep the yard mowed, hedges trimmed and garden and pots weeded, removing any appeal-ing places for mosquitos to take up residence. It’s also important to make sure your gutters are cleaned and maintained as gutters clogged with leaves and other debris are the perfect spot for mosquitos to lay their eggs. When outside, light citronella candles to keep bugs at bay; just be sure to watch the little ones and not to leave flames unattended.

Insecticides can be utilized in the yard using hand spraying, yard foggers or even time-release systems. Any number of sprays can be pur-chased from garden centres or home improvement stores including envi-ronmentally friendly sprays such as EcoSMART Flying Insect Killer and homemade soap spray.

Primetime for mosquitos to be out and about in the world is first thing in the morning and in the evening as these are the times female mosquitos have, according to the westnile.info website, a biological reaction to seek a “host” — the host being, in this case, Calgarians . Avoid the hoards by stay-ing indoors during these times.

When hanging out in the yard, watch what you’re wearing. Mosquitos tend to be attracted to bright floral colours — especially blue — so donning more neutral tones such as khaki, beige and white will help keep pests off your back. Other options to keep bugs at bay include the homeopathic Mozi-Q — a chewable pill low in Vitamin C and D potencies reducing the fre-quency of bites, or mosquito repellant patches.

there are so many people — from different lifestyles — facing space constraints in their homes.
People with children or people living in small spaces need every inch of space they can get. On every street corner it’s not rare to find a furniture store with a solution for “MORE SPACE!”
How many times have you walked in to a home where the spare bed is sharing a room with the office, or there is a futon in the work out room?
When working with space con-straints, wall beds are very useful — especially in small apartments or those pesky multi-function rooms that don’t have space for all purposes. A room should have function as well as visual appeal and having multiple pieces of furniture serving different purposes does not allow for this; a wall bed solution does.
You can custom build a wall bed to your mattress preference — single, double, queen and even king. You can add a custom desk surrounding the bed as well as a custom wardrobe, media unit or extra storage — and it can all look stunning and inviting. When the bed is folded into the wall it’s hard to tell it’s actually a wall bed, as designs allow them to look like an extra cup-board and drawers. When stored, the wall bed takes up only a third of its size
making it a perfect small space solu-tion for the home.
These days wall beds are in high demand, not only because they are easy to use but they are practical as well. nestled along Calgary’s Crowchild Trail, the estab-lished communities of
Brentwood and Dalhousie offer quiet family living a stones throw from the downtown core.
“It’s a quieter community, the location’s nice, it’s not too far out of downtown and its not tucked away in the suburbs,” said Adrian Murphy who called Brentwood home for four years. “There’s good transit routes, good restaurants, you’ve got the McMahon stadium there which is nice … there’s lots of recreational things to do down there.”
According to the 2012 Calgary Civic Census, the Ward 7 commu-nity of Brentwood has a population of 6,059 and 2,595 dwellings. As Brentwood’s direct neighbour to the west, Dalhousie is also a Ward 7 com-munity comprised of a population of 9,085 residents and 3,739 residents.
This May saw both Brentwood and Dalhousie’s real estate markets the busiest they’ve been in a year’s time with Brentwood seeing 13 single-family sales at a benchmark price of $495,900 and Dalhousie 10 single-family sales at a benchmark price of $473,000.
As Murphy mentioned, both com-munities have easy access to the LRT as well as several bus routes and short jaunts to Crowchild Trail, Stoney Trail and Shaganappi Trail.
There are plenty of schools in and around the two communi-ties for growing families including Brentwood School, Sir Winston Churchill High School, Simon Fraser School and Dalhousie Community Play School.
For fans of shopping, as well as several strip-malls and box stores there’s Market and Northland Village malls offering up retail names such as American Apparel, Banana Republic, Old Navy, Swarovski and Winners.
For taking advantage of the sun-shine and enjoying the outdoors with family and friends there are several parks in the area including Nose Hill Park — one of the largest munici-pal parks in North America — John Laurie Park, Varsity Estates Park and Bowmont Park Natural Area. For golfers, there’s the convenient Silver Springs Golf & Country Club located off 53rd Street NW.

When potting plants for your yard and garden there are a
few things to keep in mind. Here are a couple different scenarios:

Thrillers, Fillers
Patty and her husband Frank had empty pots by choice. Both busy doc-tors who love to golf, they typically hire someone to do their patio plants and pots because they aren’t gardeners.
Frank was finding the cost of custom designed pots expensive so he called me posing the question “Is there any way to reduce the cost of having our pots done?”
Frank admitted Patty and he didn’t mind spending the money on the cus-tom design but it seemed like the cost was escalating.
After meeting with the two, we came upon a simple solution. Frank and Patty would ditch their fussy French iron fur-nishings and spend the bulk of their yard and garden budget on plush outdoor couches — so when they get home from a busy day in the office or the golf course they can relax on their back patio. After settling that, I sent the couple off to a garden center to buy a hanging basket for
each of their pots. They simply removed the plastic hanging basket contain-ers and popped the already existing arrangement into their ceramic pots.
Instant. Colourful. Easy. Cheap. I thought Frank was going to kiss me
over the phone.
Judy is a retired engineer who hired out her plant pot design for the first time this year because, as a recent widow, she was thinking it was too complex to figure out the planting herself. She paid more than $700 to have five pots planted and in the end the “designer” she hired forgot to drill holes in the new pots (for proper drainage).
Judy e-mailed me when, after the record rains this spring, the plants started floating out of their pots. Salvaging a few plants, Judy drilled holes in the pots herself, bought some new plants and declared, “This isn’t too difficult. I am going to do it myself next year”.
Planting pots can be simple if you remember this shopping rule when it comes to plants: Buy a thriller, filler and spiller. The “thriller” is a plant that is tall and dominant. In Judy’s case she decided she likes purple fountain grass spouting out the center of her pots. “Filler” plants fill in empty spaces and bulk up the pot, for those of you gardening in Calgary, think geraniums and petunias; and “spill-ers” are plants that fall freely over the pot edge such as trailing lobelia, white bacopa or alyssum.
