existing home sales in the city to post a year-over-year increase of 1.7 per cent in 2011, followed up by 1.6 per cent in 2012 and 3.7 per cent in 2013, while the average home price is predicted to rise by 2.7 per cent over the same period.

According to a recently released report from Colliers
International, Calgary is the prici-est place to park in Canada – with residents shelling out $472.50 each month for unreserved parking.
Findings from the 11th Annual Parking Rate Survey showed Calgary to be the second most expensive city to park in North America, following the steep prices of New York, which posted $541 US for midtown parking and $533 US for downtown parking.
Nationally, the report found there to be little change in daily and monthly parking fees, mostly due to a tight ratio between supply and demand. The daily rates, which tend to track the general economy
and consumer spending, showed marginally improved demand for infrequent parking, said the report, and most likely refl ected to a return to more normal driving patterns and the need to be downtown.
With the economic recovery predicted to stay on track and improvements anticipated to be seem in the labour market, the poll forecasted parking rates to increase slightly over the course of the next 12 months.
On a global scale, the survey ranked London, England as hav-ing the priciest parking, costing $1,083.59 US each month for city parking.
Home sales momentum over MLS® Systems of Canadian real
estate boards was on an upward climb in June, according to statis-tics from the Canadian Real Estate Association (CREA).
Seasonally adjusted national home sales rose 2.6 per cent in June of this year in comparison to May 2011, said the report, with two-thirds of local markets posting month-over-month gains. Meanwhile, the actual activity came in at 10.8 per cent above levels seen in June 2010.
Calgary was one of the major mar-kets that showed an increase in sales activity, along with Montreal, Ottawa, London, Hamilton and Victoria. The statistics found slight declines in Vancouver and Fraser Valley areas in June, while market activity in Toronto remained stable from last month.
“The Canadian housing sector remains on solid footing,” said Gregory Klump, CREA’s chief economist. “The rise in monthly home sales activity at then end of the second quarter, upbeat business sentiment and hiring intentions, and signs that the Bank of Canada is in no rush to raise interest rates bode well for home sales activity and prices going into the second half of 2011.”
The report said a total of 245,170 homes have traded hands via Canadian MLS® Systems in the fi rst half of 2011, while the number of newly listed homes rose nationally by 1.8 per cent from May to June of this year.
The national average price for homes sold in June was $372,700, an increase from June of last year. The report said the average price is becom-ing less a¦ ected by sales in expensive Vancouver communities. As price levels ease in these areas – down from the high prices recorded this Feb. and March – and sales elsewhere across Canada have risen in line with normal seasonal trends.
After thousands of Calgarians provided feedback through a
year of public dialogue, meetings, open houses, surveys and an advisory committee, St. Patrick’s Island fi nally has a master plan.
St. Patrick’s Island is a 30-acre island sitting in the Bow River across from East Village and adjacent to St. George’s Island, home to the Calgary Zoo. Based on Calgarians’ input, some key themes emerged for the develop-ment of St. Patrick’s Island:
• Avoid over-devel-opment of the island: maintain natural beauty while adding features to enhance interest and usability;
• Make the island unique: consider fl ex-ible and multi-use designs;
• Make it safe: address social and secu-rity issues, while ensuring amenities and programs are designed for safety;
• Make it an all-season destination;• Provide balanced programming
and amenities.“The instinctive reaction that most
people expressed is that the island be an oasis from the urban environ-
ment,” said Susan Veres, CMLC’s senior manager, communications and marketing. “There’s something within the human psyche that fi nds nature to be a necessary and calming infl uence in our life.”
Some proposed core develop-ments on the island include: restor-ing the lagoon between St. Patrick’s Island and St. George’s Island; building a beach area; designing a watercraft launching and landing
area; incorporating nature trails and boardwalks; delivering
festival and perfor-mance spaces; and
informal picnicking and play spaces.
The next step for St. Patrick’s Island is an open and competitive
RFP process to identify qualifi ed
landscape archi-tectural fi rms to
interpret the master plan vision for the island.
Following a robust identifi cation process, CMLC will create a shortlist of proponents to prepare and advance detailed design concepts for the island.

For most, nearby amenities play a major role when deciding where
you want to live. However, a recent study from BMO Bank of Montreal found 49 per cent of Canadians have to travel outside their community to gain access to common business services.
The study, conducted by Leger Marketing, found that only 18 per cent of those polled said they would never have to leave their neighbourhood to access to these services.
While the survey found grocery stores, banks and other professional services to be readily available in most communities across Canada, hospital-ity and travel services were named as the least available. Additionally, one of every fi ve people polled said that retail businesses were not easily accessible in their home communities.
The survey said residents of Alberta and Ontario are the most likely to say they have access to auto-motive businesses and services (88%).
“Having access to business services in your local community is an impor-tant factor when it comes to choosing where you will live and your quality of life,” said Cathy Pin, vice president
of commercial banking, BMO Bank of Montreal. “The good news for Canadians is we are beginning to see increased economic activity and a steady pick up in business investment across the country. While some areas and regions are experiencing more robust growth than others, a renewed business confi dence should translate into new business openings and, with them, more choices for Canadian consumers.”

Warding o¦ any notion that Calgary is in store for another housing boom, the fi ndings in the report were tempered by the fact that increases like sales and prices are still well below numbers seen in previous years. While still providing a good dose of confi dence, Calgary’s status as a national leader in the housing market moving forward is moderated by a relatively poor showing by the nation as a whole.
“The economic activity boost will help support housing demand within Calgary into 2013. However, the region is far from o¦ to the races. Instead, the anticipated housing out performance is in a context where most other regions look set to record a more pronounced downturn,” stated the report.
While the report did indicate that price gains in the city have been “restrained,” it also suggested that the
growing number of condominiums being sold in the city was somewhat responsible for keeping prices lower. With 581 sales for the month of June, Calgary’s condominium market improved by 31 per cent over June of 2010. Year-to-date, 65 per cent of the condos sold in Calgary have been less than $300,000.
According to Stante, it is those same restrained price gains that are key to the continued success of the Calgary market.
“The current market is well bal-anced with a reasonable supply of listings and moderate sales activity. We fi nd that well priced properties are moving briskly and yet properties priced over-market receive resistance from the current slate of buyers. So the market is healthy and active for homes priced properly but the market has resisted anything but moderate price increases.”

The Bank of Canada’s revised forecast for the Canadian economy includes expansion of 2.8 per cent in 2011, 2.6 per cent in 2012, and 2.1 per cent in 2013, returning to capacity in the middle of 2012.
The Bank did however hint at the possibility of future rate hikes, amend-ing the language to withdraw some of the uncertainty seen in prior releases.
“To the extent that the expansion continues and the current mate-rial excess supply in the economy is gradually absorbed, some of the considerable monetary policy stimulus currently in place will be withdrawn, consistent with achieving the two per cent infl ation target,” said the Bank in a statement.
Previous releases from the Bank added stated that monetary policy stimulus would “eventually” be withdrawn.
“Currently there is more uncer-tainty about where rates are going than has been present for some time,” said ATB Financial economist Dan Sumner. “The market remains somewhat divided, but the [latest] press releases defi nitely seemed to be preparing Canadians for a rate hike in the fall.”

So it’s no surprise that kitchen upgrades were listed by the Appraisal Institute of Canada (AIC) as being one of the two most popular renovations for Canadians to undertake – the other being bathrooms.
In addition to adding to the resale value of your home, upgrading a kitchen can add a bit of personality to your house and can fine-tune the room for your specific needs. Kitchen cabi-nets, for example, provide an excellent canvas for a customized face-lift.
Paul Klassen, the general man-ager of Pinnacle Group Renovations, said Calgary residents are “without a doubt” expecting personalized service when it comes to new kitchen cabine-try designs.

“Calgary is demanding a certain level and, for the most part, Calgary builders and renovators have risen to the challenge.”
Calgarians are currently demand-ing exotic woods – like cherry, walnut and beaver woods – for their cabinetry. These darker finishes can give kitchens a warmer and more updated look than the light and airy white cabinetry one used to traditionally see in the chef’s quarters.
While Klassen admitted Calgarians are not necessarily leading the way
in terms of trends, he did praise the “cross-section of great architects and designers” found in the city. He added many Calgary residents are embrac-ing a di�erent trend, one he dubbed “sustainable, timeless design” – one he said was venturing away from trends and towards longevity.
“People are looking for less trendy and more timeless,” he said.
Sustainable in this sense has two meanings, said Klassen. Sustainable could mean upgrading your kitchen to be more energy-e²cient, or it could mean to decide on a design style that will stand the test of time. He said many of his clients are focusing on the latter – they want an aesthetically pleasing design that will last.
“Someone who has a Porsche or a Ferrari in the driveway – they want what they want,” he said. “They’re not going to compromise just because it’s a green product. That said, when we can show them it’s both (green and styl-ish), it’s advantageous.”
Additionally, Klassen said there has been an upswing in electronic gadget installation in kitchens. Things like pull-down screens and iPads keep reci-pes at the fingertips of homeowners, and innovations in smart lighting light up countertops.
And these electronic upgrades are enticing a di�erent cook into the kitchen, said Klassen, adding that men are now joining the conversation when it comes to kitchen design. Factors such as countertop height and varying work surface needs are being geared towards both the woman and the man of the house.
“It’s funny because guys, histori-cally, were not that involved in kitchen design,” he said with a laugh. “When a customer came in it was the woman doing the talking and the guy rolling his eyeballs. But it has made a definite shift in the last number of years.
“Guys are more toy-driven and that’s trending inside the kitchen. They’re as much as a driver in the decision-making to get the 48-inch, $8,000 cooktop. They’re contributing more to the conversation.”
While many kitchen upgrades can
be easily undertaken by many – think painting, tiling and small installation projects – Klassen advised homeown-ers to consider hiring an expert for bigger projects that require pulling a building permit.

Calgary’s office real estate market is alive and well, with the sec-
ond quarter of 2011 producing the largest single quarter of commercial absorption ever recorded, according to a recently released report from real estate fi rm Colliers International.
Findings in the Colliers International Market Report on Quarter Two showed that nearly 1.2 million square feet was absorbed in the second quarter of this
year alone, bringing the year-to-date total to 1.5 million square feet absorbed. This number is almost equal to that for all of 2010, said the report.
The vacancy rate has dropped from 15.22 per cent at July 1 of last year, to 7.79 per cent for the same period of this year.
The report found the record-set-ting absorption rates came as a result of expanding existing tenants and companies that have just located to Calgary. The renewed interest in the oil and gas sector has spurred numerous international energy companies into establishing a presence in the city’s down-town core.
“The market was extremely active this quarter,” said Joe Binfet, manag-ing director of Colliers International Calgary. “The energy sector has been expanding their o� ces as they’re posed for more growth. Also, several interna-tional oil and gas companies are ventur-ing into our o� ce market.”
In addition to international migra-tion, the report indicated that interpro-vincial migration is aiding resurgence in the job sector. Findings from the
Government of Alberta have econo-mists forecasting employment growth of up to 2.2 per cent in Alberta, accord-ing to the Colliers International report, which translates to about 44,000 jobs in 2011.
The report showed AA and A class vacancy rates have fallen to 3.47 per cent and six per cent in the last eco-nomic cycle. A d d i t i o n a l l y, no new devel-o p m e n t s a re scheduled to commence at this time to provide some needed new inventory to the top-tier of the o� ce market.
“There will be downward pressure on vacancy and upward pressure on rentals going forward,” said Binfet, adding that o� ce space will be hard to come by.
According to Colliers International, The Bow will not be home to an over-supply of retail space – more than 60 per cent of the backfi ll space has
already been leased and much of the remain-ing vacancy has been dispersed through B and C class sectors. Based on pro-jected rates of absorption, the report said the vacancy rate isn’t expected to be higher than it is now once The Bow is complete in 2012.

Calgary’s retail real estate market is on the up-and-up, according to the Retail Report – Mid-Year 2011, from Avison Young, which credited the decreasing unemployment rate and the
increasing growth in retail sales for the upward swing.
Year-over-year, the report found retail sales in Alberta increased by 7.4 per cent to $5.24 billion for April 2011.
Competition between Canadian and U.S. retailers has tenant demand meet-ing the supply of available retail space, according to the report. The trend of U.S. retailers entering the Canadian market through expansion or takeovers can be attributed to a number of fac-tors, like Canada strong economic fun-damentals and the country’s proximity to our southern neighbours.
The Avison Young report said addi-tional retail opportunities should be available as Calgary’s future projects get underway. Together, the report said the intended Calgary Stampede Trail development and WinSport’s proposed development should provide business owners with about 190,000 square feet of new retail space.

During the summer, the City said outdoor watering can result in a 50 per cent increase in water demand. By educating Calgarians on when not to water their lawns, at-home water usage could be reduced. The City has listed three tips to help residents “do nothing” to save water and money:
1. It’s raining, has recently rained or is forecasted to rain.
2. It’s the hottest time of day (between 11 a.m. and 3 p.m.)
3. It’s windy.
Only one inch of water, including rainfall, is needed each week to maintain a healthy lawn, according to the City of Calgary website.
“As a general rule of thumb, every time you reduce your outdoor watering time by 15 minutes you can save about one dollar on your monthly water bill,“ says Amy Ross, Public Program Coordinator with The City, “Over the course of a month your water savings can really add up.”

CREB® HOW WOULD YOU DESCRIBE YOUR PERSONAL HISTORY WITH CALGARY?
POOTMANS I came here in 1978 for the first time – from Ottawa – and then came here to live in 1979 and been here ever since. I’ve been lucky to own and operate businesses, worked in a large manufacturing company and in the oil patch, been an instructor at the Haskayne School of Business, and now I work at City Hall. I’ve had a lot of fun in Calgary – it’s been really, really good to me.
CREB® WHAT CAN YOU TELL ME ABOUT YOUR ROLE WITH THE CITY?
POOTMANS I represent the residents of Ward 6 – about 80,000 people – which is a great honour. Each area has their issues, from new projects, parks, and road closures. It’s a very exciting and dynamic part of the city
CREB® WHAT’S THE NUMBER ONE CHALLENGE YOU FACE AT YOUR JOB?
POOTMANS Time. We are lucky, as aldermen – to have two assistants and all three of us work flat out trying to keep up with the inquiries from residents on every-thing from snow removal, weed control, gravel sweeping and LRT construction. These things a�ect people’s lives.
CREB® WHAT DO YOU THINK IS THE BIGGEST ISSUE FACING CALGARY RIGHT NOW?
POOTMANS The biggest daily challenge is tra�c. We’ve grown a lot over the past decade and people are still dissatisfied with the time it takes to move from where they live to where they work. It’s generally downtown, but not always, as it’s moving into the industrial areas in the northeast and the southwest. From across the city – and in particular, Ward 6 - commute time is not satisfactory.
CREB® WHAT COULD BE DONE TO IMPROVE THE CITY?
POOTMANS I think that transportation really is a key problem, so any way that we can improve the roadways is good. And we need to look at other solutions as well… if we can control our density levels, we can control the sprawl, at least in this corner of the city. With such things like an LRT system and robust road networks, I think we will be able to keep transportation congestion to a minimum. There are also alternative solutions. Consider how you can adapt your work habits and work environment so that one day a week – maybe two days a week – you can work from home. By changing the way we do things, we might be able to keep our taxes a little lower and save billions of dollars on tra�c infrastructure.
CREB® WHAT’S YOUR FAVOURITE NEIGHBOURHOOD? WHY?
POOTMANS Signal Hill – because I live there. I’ve lived in southwest Calgary for 30 years and my wife and I began noticing the air quality in the inner city wasn’t quite as nice as it was 20 years ago. When I first came to Calgary in ’78, I loved the fresh air. I love the fresh air on Signal Hill and I love how it gets really cool at night. Between the fresh air and the cool evenings – I’m loving it. And we have mountain views.
CREB® WHAT’S YOUR FAVOURITE ROOM IN YOUR HOUSE?
POOTMANS Our great room because it has a spectacular view of the mountains.
CREB® WHERE DO CALGARY’S BIGGEST STRENGTHS LIE?
POOTMANS In the spirit of the people. We have an unbelievably powerful sense of accomplishing and moving forward and achieving. A big part of that is the entrepreneurial spirit – but I think it’s even broader than that. It really is a big open sky on so many levels. It’s tremendous that everybody I meet who shares that spirit and has a sense of adventure that you can come here and do things – doors are open.

WHAT’S THE BEST WAY TO SPEND A DAY OFF IN OR AROUND CALGARY?
POOTMANS My wife and I are pretty quiet. We both work a lot and we like to walk, go to a movie or read quietly. We watch The West Wing episodes and keep it very low key. We both have very social lives, so whatever down time we have, we like to spend it together, fairly quietly.
CREB® WHAT DO YOU THINK MAKES A HEALTHY CITY/COMMUNITY?
POOTMANS People who are engaged, and are building relation-ships within the community, and with the community as a whole. I think it’s important to encourage everybody to know his or her neighbours. It’s easy to know your neighbours to the left and right, but do your know your neighbours two doors down on either side? Do you know they neighbour behind you? I don’t. I know my neighbours beside me and across the street but not much more than that. I need to know more about the people in my immediate world. A fundamental building block of a community is when we start to know our neigh-bours and start to participate in our community association. I met my wife and got my first full-time job from working as a volunteer in this town. Volunteering and engaging in the community are probably among
the most important things we can do to help build the city.
CREB® IF YOU COULD RECOMMEND ONE THING FOR A CALGARY NEW-COMER TO EXPERIENCE, WHAT WOULD IT BE?
POOTMANS Any kind of volunteer work that engages you with the community and the city – whether it is political, social, and industrial. What better way to connect, engage and integrate into the community than contributing with your community association?
CREB® WHAT’S THE BEST-KEPT SECRET IN CALGARY?
POOTMANS Ward 6. We have the most amazing river
park – Gri�th Woods Park. Now, everybody’s going to know about it. It’s a wonderful park. We have the greatest new public library in Signal Hill, we have the coolest shopping centre at Aspen Woods and we have Canada Olympic Park on the north side. The best place in the city is Ward 6.

at Carleton University, Richard Pootmans arrived in Calgary to stay. Although his parents (both gov-ernment o�cials) thought he was
“too entrepreneurial” for politics, Pootmans was elected as Ward 6 alderman in 2010. Previously a successful businessman and public service leader in the city, his pas-sion for community involvement was apparent as he spoke to CREB® about volunteering, tra�c conges-tion and opportunities.
