That means a full bond approval indicating the bond amount, interest rate, and conditions. “This is a ground-breaking change pioneered by Harcourts Platinum and removes all the risk for an interested bidder,” says Steve Caradoc-Davies, Principal of Harcourts Platinum, and Di- rector of Harcourts South Africa According to Caradoc-Davies, one of the biggest risks a property purchaser has is the risk of their home loan being declined. By far the majority of property purchas- ers need to make use of bank fi- nance. The result is that they need to make their offer subject to their finance being approved within a certain time frame. “Sadly this condition weakens their offer, and another buyer who offers to purchase cash, or with a lower bond amount, will of- ten be deemed to be the stronger offer.” He explains that banks and mortgage brokers now offer to “pre-qualify” you – but that only gives you an indication of what they are likely to offer you. “It’s not a given that you will really ob- tain the finance. When the actual bond application is submitted aft- er a contract has been concluded, the bank will often come back with a lower bond amount, an in- terest rate you don’t like, or even a decline – based now on more ex- tensive credit criteria and pay- ment history that is accessed.” Caradoc-Davies says when bid- ding at an auction the buyers’ bid has to be unconditional – without the protection of a clause that says the bid is subject to finance. “That’s the strength of an auction – so the sale cannot be at the risk of finance. That fact often pre- vents buyers from bidding – as they cannot be assured of the fi- nance they need.” He says with the certainty of fi- nance the bidder can now bid at auction and know exactly what fi- nance he will obtain, and how much cash he will need. “The result is that at such an auction the number of bidders is greatly increased – as it now in- cludes those buyers who previ- ously would not have been able to make an unconditional bid at auction.” Caradoc-Davies speculates that with more qualified buyers now involved, there will be great- er competition at auction, and the seller can be assured of the best price on the day. “There is a further advantage for bidders who register and ob- tain a full pre-approval: even if they don’t end up purchasing the auction property, the pre-approv- al can be used to purchase anoth- er property, subject only to the bank valuation of that property.” Caradoc-Davies says this new innovation gives buyers peace of mind when bidding at auction, and beyond. “It means that, if they are not successful at the auction, they can still make offers on other properties that are now uncondi- tional – thus making their offer much stronger and allowing them to compete with cash buyers.” The pre-approved bond is avail- able only through Harcourts Plat- inum for buyers who register for Harcourts auctions. ‘‘ There is a further advantage for bidders who register and obtain a full pre- approval: even if they don’t end up purchasing the auction property, the pre- approval can be used to purchase another property, subject only to the bank valuation of that property

Volkswagen Commercial Vehi-cles has expanded its popularpeoplemovermodel rangewiththe introduction of the 7-speedDSG transmission into theKombi 103 kW engine deriva-tive.Untilnow, the7-speedDSGtransmission was only availa-ble with the long wheel basedKombi Comfortline and Trans-porter Crew Bus.

7-speed DSG transmission, Volks-wagen Commercial Vehicles aimto attract customers that are look-ing for a powerful yet affordableKombi with an automatic trans-mission. Customers have a choiceof Trendline and Comfortlineequipment lines.Kombi is designed to comforta-
bly sit up to seven passengers anda driver. It is an ideal people mov-er that can be used as a family carfor long distance travelling or forhotel shuttle services. It is availa-ble in two different body lengths,short-wheelbase and long-wheel-base.Volkswagen Commercial Vehi-
cles offers the Kombi, registeredfor a maximum of eight people,both with a normal body (short-wheelbase) and a 40 centimetrelonger body (long-wheelbase), aswell as two individual seats at thefront, a 2-seat bench and separateseat in the first row and a 3-seatbench in the second row.

Storage Compartment: It’s a car... not anextension of the wardrobe!The more weight you’re carrying around,
themore fuel you’re using, and therefore, themore it’s going to cost you! Assign one daya week to empty out the contents of your car.Just think, withwhat you save onwasted pet-rol you could end up with enough for a wholenew wardrobe!
Checking your oil and water levels isdefinitely one thing that you should notput off:Basically, if your car runs out of oil, the en-
ginewillhaveno lubrication, seizeupanddie,leaving you with a car that doesn’t work anda hefty mechanic’s bill. Checking your oilonce a month can prevent this. Make sure
your car has been stopped for five minutesor so (the engine turned off), open the bonnet,pulloutthedipstickfromtheenginethenwipeand replace it, before pulling it out again - theoil level should be between theminimumandmaximum marks. If it’s not, then it’s time totop up.
Having your air-con on uses more fuelthan opening the window:Ever heard the common myth that having
your air-con turned on uses more fuel thanopening the window? At most speeds, if thecar window is open, the coefficient drag isenough to make your car work harder thususingmore fuel. In fact, it uses about the sameamount of fuel as having your air-con turnedon.
Seatuprightclosetosteeringwheelposi-tion:Sitting in an upright position close to the
steering wheel is not a wise position as it in-hibits the amount of movement that is re-quired to safely manage the controls. Female
drivers are prone to adopting this position asthey need to see the nose of the vehicle foraccurate measurement of distances. Adopt amore reclined position with your arms at acomfortable “v’” shape i.e. slightly extendedandnot an“L” shapewithyour elbows tuckedup against your sides.
Changing Tyres or getting a flat:Putting the gear lever into “park” won’t
stop the vehicle from moving and falling offthe jack, once lifted. If you have passengerson-board, have them get out, and apply thehandbrake as tight as it will go. Switch theengine off. Open the boot and ensure that thespare wheel is at hand before undoing thewheel,as I’veseenmanyarearendofavehiclein the air with wheels off and the driver una-ble to get to the spare wheel in the boot. Thebiscuit wheel is an emergencywheel and can-notbeusedindefinitely.Havetheflatrepairedimmediately.
Stockings do not make a good replace-ment for a fan belt:
Unless you’re driving a 1969 Ford Escort,stockings do notmake a good replacement fora fan belt. Modern motor vehicles have a ser-pentine beltwhich drives all themoving com-ponents attached to the engine andpantyhosestockings will not be able to drive these com-ponents. Make time to understand how theserpentine belt works.
Clutch riding:Keeping your foot on the clutch while driv-
ing will not help you change gears moresmoothly. The thrust bearing is being over-worked by constant pressure from the fingersof the pressure plate, which will ruin thethrust bearing and cause clutch failure.
Remember to regularly get your vehicleserviced: It’s far more cost effective and lessdangerous to maintain your vehicle ratherthan waiting for a part to break and then re-placing it. “Don’t be afraid to ask questionsabout your vehicle and what is being doneduring a service and always use a reputableworkshop,” advises Mc Master.
