Shortage of property listingschallenges agents’ ethicsWe’vepreviouslyreported that thisyearhas seen a significant drop in the num-bers of properties listed for sale in themid-to-lower price ranges – not just inthe Helderberg area, but across mostmarkets in South Africa.Thisisgenerallygoodnewsforproper-

ty owners in thisprice rangeas itmeansthat buyers don’t have the luxury ofchoice and need to be competitive withtheiroffers, lesttheyloseoutontheprop-erty they want to another buyer.The low levels of stock and the strong-

er buyer demandmeans that prices gen-erally increase in these price ranges,which is great for property owners.The problem is that buyer demand

hasn’t decreased. In fact, in the certainpricerangesbuyerdemandisincreasingsteadily. Estate agents need listings tosell, and so, sadly, in some cases theirethics aren’t what they’re supposed tobe.If you’re a seller, here are some tips

on how to avoid being pressed into list-ingyourpropertybeforeyouhaveall thefacts to make an informed decision:1. Call in three agents, not just one.

You can only select the best agent foryourself if you can make an informedcomparison.2. Ask the agent what they are going

to do for you that’s different or betterthan what other agents offer.3. Ask the agent what strategies they

are going to employ to get your propertysold for the most money. If they’re notsure what you’re talking about, thenspeak to someone who is.4. Ask the agency what their track

record is. You should only list with acompanythatcanprovetheyknowwhatthey’re doing. Talk is cheap.5. The lowest commission is usually

not the best option for you.Whynot? It’s

nothowmuchyoupay that’s impor-tant, it’s what youget nett – in yourpocket. Usually alow commissionmeans there ispoor marketing.Poormarketing isa sure way toguaranteeyousellfor less than youshould.6. Find outwhat is guaranteed. In oth-

er words, how can you be sure you willreceive the marketing and service thatis promised? Only a specific, writtenmarketingplanandservicepromisecangive you the assurance that youwill getwhat you are promised.7. In the sole mandate form, is there

a clause thatwill allowyou to cancel themandate if the agent doesn’t deliver ontheir marketing promise? If not, youcould be tied to a mandate with no re-course if they fail to deliver.8. Beware of agentswho rundown the

opposition. Usually it’s their only tacticto impress you, and that’s notwhat’s go-ing to get you the highest price.9. Don’t be bullied. It’s your property.

There is a lot ofmoney at stakehere andyou have every right to be comfortablewith your choice.10. This is not an emotional choice.

Yes, you do need to listen to your “gut-feel”. But you need to choose an agentwho can convince youwith fact and notwow you with fiction.Thecurrentpropertymarketpresents

Road test: Renault’s dynamicMeganeGTFRANS LE ROUX

Renault has in the past coupleof years had great success withnewcomers suchas the reliableSandero and family-friendlyDuster.

If you take a look at their salesfigures, they paint a pretty im-pressive picture. Renault SouthAfrica sells the newClio 4, Dusterand Sandero by the hundredseach month.Why is this, why the sudden

change of heart by South Africanconsumers? I could think of a cou-ple of reasons. Firstly, the Frenchmanufacturer offers almost un-beatable value for money. Theyalso offer better service plans andwarranties that were previouslyonly seen onmore expensive Ger-man cars.If you are a motor enthusiast,

it should be no surprise then thatRenault produces some of theworld’s finest driver-orientatedcars. Names that jump tomind in-clude the terrific littleClioRSandthe insane Megane RS.Having sampled both of these

offerings, the prospect of testinga facelifted Megane was keenlyanticipated.Although this new facelifted

Meganewas not adornedwith themarvellous RS badges, it was stillno slow-poke hatchback. The en-gineers at Renault saw the oppor-tunity to create a truly sportyfamily hatchback. Enter theMeg-ane GT.

Let’s start off with the biggestdifferences that set this GT apartfrom itsRS sibling. TheGTmakesloads more sense to use as a prop-er family hatchback. The addi-tion of two extra doors and a gen-erous boot makes this a practicalcar.Take a seat behind the steering

wheel and you are greeted by a fa-miliar Renault interior. Notmuch has changed on the inside.The large dashboard-mounted

LCD-screen is still a nice touch toan otherwise understated interi-or. Themultimedia system, satel-lite navigation and loads more iscontrolled by a central turnswitch located beneath the gear-lever. The GT has wonderfullysupportive, heated seats. They of-fer good all-round support andtaking a long distance tripwouldn’t wear the driver down.At the back, the rear legroom

is just about adequate if you have

taller passengers utilising them.Theboot is a generous 405F. Beinga GT, it has a whole host of fea-tures as standard. The front andrear park-assist works a charm,while the chunky 18” wheels lookthe sporty part.This GT is powered by a two-li-

tre four-cylinder petrol turbo-charged mill producing a useful162 kWand 340 Nm.These figuressuggest that the GT should becompared to hot hatches such as

the BMW 125i, or Golf’s brilliantGTi. But you would be wrong ifyou thought those are its adver-saries. Although it has roughlythe same power as a Golf GTi, itcosts close toR70 000 less. (TheGTretails forR329 990).Thanks to thepunchy engine, it leaps from 0-100 km/h in a decent 7,6 seconds,while the engine runs out of puffat 240 km/h.Pairedwitha6-speedmanual transmission, Renaultclaims 7,5 F/100 km. My averagefigures after three days behindthe wheel were closer to9 F/100 km, which in all fairnessis still not that bad if you considerhow the GT performs.Driving the Megane GT was al-

ways going to be fun. With itsfiery RS sibling’s images stillfresh inmymemory, I went aboutmy usual antics to test the GT’sability to handle sharp turns. Youdo miss the limited slip differen-tial if you start to poke it with astick. Other than that, I waspleasedwith how direct the steer-ing felt. Even without the previ-ously mentioned aids, the Meg-ane still grabs each corner by thehorns and shows it a clean pairof heels when exiting.The GT’s aimed at the youthful

family man or woman who wantsthat something extra from theirhatchback. A big boot, decentrear legroom and striking looks,the Megane GT should surely beon your shopping list.Standard with this Megane is a

5 year/90 000 km service plan anda 5 year/150 000 km warranty.

An unu-sually large fuel tankwill mean longer in-tervals before theneed to stop; perfectfor when the journey is long or so addictive that the rider just doesn’t need or wantto get off the saddle. As with the 1190, the Super Adventure will feature the pio-neering Motorcycle Stability Control (MSC) system. It just happened again. Motor-ing journalistsarenot infallibleand for the third time in my ca-reer I made a slightly huge mis-take. The first one involved ahidden Honda CD player, mysecondblunderwasmistakingaJeep’s engine and this newestone follows that tradition withthe Mercedes-Benz ML4004Matic.

Most of us can recite power out-puts and airbag counts of almostevery car in the market and evenhaveagoodideawhattheycost.Wealso have to keep upwith constantspecification and technology up-dates; which is why I thought myML400 press car had the same en-gine as an S400 Hybrid.

ForthebetterpartofaweekIwashappily motoring around and tell-ing people about the 3.5 F petrol V6with a small electric helper motor.I even took delight in its low-endpower and demonstrated it to quitea few friends until one of themsmiled at me and asked, “Are yousure?”

“Surely it should have a Hybridbadge on the back” he alleged, en-couraging me to open the bonnet.Lo and behold, instead of findingadded electricity beside the V6, wediscovered two turbochargerssmiling back at us. Whoops. Anynew ML400 is, in fact, powered byMercedes’ new 2 996cc twin-turbopetrol V6.

It uses the latest tech for addedefficiency (EU6 emissions stand-

ard) and decent power outputs of245 kW or 480 Nm, which aren’t ahuge jumpover the previous, natu-rally-aspirated 3.5 F’s V6 figures of225 kWand370 Nm.Thatmeansthenewmotor is relatively unstressedandprobablygoodforupwardstun-ing.

Thanks to Merc’s smooth 7G-Tronic (seven-speed) automaticgearbox with start/stop function,claimed average consumption isroughly the same at 8,8 F/100 kmwhile top speed increases by12 km/h to 247 km/h and its 0-100 km/hsprinttimedropsafull1.5

seconds to 6.1 – our GPS confirmeda best of 6,6 seconds.

The biggest difference is extraoomph at low and medium enginespeeds,whichdidn’t just fool yourstruly into thinking it’s a hybrid.Feed it even more petrol and theML400 emits a muffled yet meatyV6 roar with noticeable gaps dur-ing up-shifts. These are purelyacoustic though, notmotion ormo-mentum based.

This ties in nicely with the “gen-tle giant” character of this new M-Class. Feedback from the electricsteering and optional Airmatic air

suspension is vague but oh-sosmooth, even Sport mode offers ac-ceptable ride comfort and the bigwheels (18 to 21-inchwheels availa-ble) offer a modicum of off-roadcompetence.

TheML400 features lotsof safety,luxury and convenience items–such as powered, fully adjustablefront seats for teasing Granny asshe enters the car. Someof the real-ly trick technology is optional andmost of it is available in neatly or-ganisedpackages; ofwhichour testcar had a few!

An intelligent all-wheel-drive

system helps in treacherous condi-tions and we could select off-roadmode, raised ride height (standard202 mm) and hill descent assistfrombuttons on the central tunnel.Here you’ll also find heated orcooled cup holders (with matchingillumination) since the gear levermoved to the steering column.

Other extras were the full CO-MAND Online satnav system(R23 500) with Harman/Kardonsurround sound (R12 200), a pano-ramic roof (R18 500) and heatedfront seats (R4 000). These toysaren’t essential and you had bestvisit your nearest Mercedes-Benzdealer to see what else is available.

They’ll probably tempt you withthe myriad of colour, trim andwheel options but the real reasonyoushouldgois for thiscar’sexcep-tional space, comfort and smooth-ness. Even tall adults will findabundant space in all seats and thecargo area can extend from 551 toan impressive 2 010 F.

It would’ve been great if theMLrange came with seven seats butthat would spoil its attractive pro-portions and modern lines, nevermind the overall size. Should youneed something even bigger, Mer-cedes-Benz is happy to oblige withits super-size GL.

Starting price for an ML4004Matic BlueEfficiency is R849 252,which includes a full Premium-Drive six-year/100 000 km mainte-nance plan. And remember, thatnewtwin-turboengineissosmooththat it’ll fool just about anyone intothinking it’s a mild hybrid.
