Situated in a quiet cul-de-sac at the top of Primula Street in Heldervue, this traditional Cape thatched house offers spectacular views of the Hot- tentots Holland mountain range and False Bay area. At the same time, it offers quiet suburban living in an established, leafy neighbourhood. The house offers two spacious bed- rooms and two en-suite bathrooms downstairs. The well-tended garden boasts tall, established trees and a good- sized swimming pool on a 1 173m² erf. On the opposite side of the garden is a large entertainment lapa looking towards the Helderberg Mountain. Upstairs is a loft-like single bed- room with a bathroom, large family room and a scenic balcony with mag- nificent sea and mountain views. The property also boasts a large thatched double garage with high ceilings. On the opposite side of the house there is a covered double carport facing the road. The popular suburb of Heldervue is an established residential area with easy access to the R44 and N2 motorways. Somerset Mall and Waterstone Village shopping centre are just a short drive away. According to Ausra Houston en Marjolein Degens of RE/MAX Hel- derberg, the agents marketing the house, this unique property is ideal for anyone; from couples who love cooking and entertaining, to small, home-loving families. The house has a floor area of 300m² and comes with a price tag of R3,2 million. This picturesque farm-style thatched house in a Heldervue cul-de-sac is in the market for R3,2 million. Professional development andthe qualifiedmodern agentGone are the dayswhen a real estateagent was someonewith a pulse, a car,and a cellphone. The industry hascome a long wayover the past sevenyears.Changes in legis-
lation now requireestate agents to bequalified as profes-sionals.By the end of this
year, most practis-ing estate agentswill have qualifiedas full-status agents under thisnew legislation. They will be inpossession of an NQF 4 or NQF5 qualification, as well as havingpassed a PDE exam with the Es-tate Agency Affairs Board (EA-AB), or have obtained exemp-tion.New agents, called interns,
will be put through a lengthymentorship while obtainingtheir qualifications. But whatdoes this allmean for the public? It means that when you work
with aqualified estate agent, youwill be working with someonewho gives you the correct adviceand has a highminimum level ofknowledge. But be careful to en-sure that your agent is qualified. If in doubt, log on to www.ea-ag.org.za to search for an agentand company to ensure they areduly licensed. As with most other profes-
sions, it is necessary for agentsto enrol in a continuing profes-sional development (CPD) pro-gramme and the EAAB requiresof all full-status agents and prin-cipals to enrol and comply withthe programme this year. Thismovehasn’t beenmetwithmuchexcitement from estate agents. It’s not so much the need for
continuous train-ing, but the factthat it makes per-fect sense for es-tate agents to bekept informed ofchanges to the in-dustry and relatedlegislation, andforthe derived bene-fits to be passed onto agents and cus-tomers alike. The main prob-
lem of estateagents in general,is the current ina-bility of theEAAB
to provide this prescribed train-ing.As legislation stands, 75% of
the training may currently onlybe providedby theEAABandon-ly theremaining25%byother in-stitutionsorvariouspersonalde-velopment processes. You can appreciate the con-
cern of estate agents when theEAAB itself does not have itshouse in order. The issuing of Fi-delity Fund Certificates – the li-cense an agent needs to trade –is a debacle with endless delays, missing certificates and the like. It’s not uncommon to senddoz-
ens of emails and leave scores ofmessages, without the courtesyof a response. This is the experi-enceofmanyover the lastdecadeor so, despite the genuine effortsby some, including CEO BryanChaplog, to improve matters.Their intentions may be good, but their implementation leavesmuch to be desired. The EAAB recently hiked an-
nual fees for agents and princi-pals for their annual CPDs.Mostare paying under protest and arekeen to see whether the EAABcan, in fact, deliver thenecessaryCPD training for the benefit ofagents and consumers alike.

Expoabig successThe exciting three-day Cape Retirement and Lifes-tyle Expo, a first for Somerset West, was held atthe NH Lord Charles Hotel last weekend.
Hundreds of visitors from this province, Gauteng,Mpumalanga, KwaZulu-Natal and the Northern andSouthern Cape streamed to the event. Such high levelsof interest leave little doubt that theWestern Cape, par-ticularly Somerset West, is South Africa’s retirementdestination of choice.Retirees, familymembers of retirees and people plan-
ningtheirretirementall thoroughlyenjoyedopportuni-ties to directly engage with exhibitors and sales teams.Seventeen upmarket retirement and lifestyle villa-
ges, numerous life-right homes, village management/services, mobility and emergency-call equipment,home-based nursing, NPOs and useful websites wereshowcased. The well-attended workshops focused on finance, in-
vestments, estates, medical aid, choosing retirementproperty and nutrition for retirees. The festive atmosphere, attractive exhibits, property
models with plans, availability of expert advice andeasy access to parking and the venue itself, were identi-fied as the biggest draw-cards for visitors.Organisers are enthusiastically preparing for next
year’s exhibition.

Lifestylebuyers lovingFranschhoekLifestyle buyers have slowlymade their return to the Wine-lands over the last two years, leading to a surge in sales vol-umes and prices in sought-afterFranschhoek.
This according to Pierre Germi-shuys, Seeff’smanagingdirector forthe area.
“After sales volumes dipped toaround60units in2009withveryfewlifestyle and wine farm sales, wehave seena good recovery since ear-ly 2013. By 2013, activity had im-proved to 118 property transactionsworth about R247 million and lastyear, to 141 sales to the value ofR328 million, the highest activitylevels since pre-2008,” he says.
The average freehold sales priceis also up to R2,5 million (fromR2,3 million) and to R1,6 million(from R1,1 million) for sectional ti-tle property.
Top end houses, priced above theR6 milliontoR8 millionmarkareal-so starting to sell again, mostly inthe lifestyle and vineyard estates.
There has also been a good fewsalesof lifestyleandwinefarmsoverthe last two years, with lifestyle es-tates selling for just over R9 millionto well over R20 million in the LaMotte area and to just over R30 mil-lion in the Waterfall area, in addi-tion to a few wine farms salesaround the R30 million mark. Thelast two years have also seen highprofile sales such as Indian billion-aire Analjit Singh, who spent aboutR200 million on several properties, and Sir Richard Branson, who ac-quired Mont Rochelle.
Although buyers are still largelyresidential, foreign and secondhome buyers are returning to thevillage, saysmanagerMarindaUys.Aside from UK and European buy-ers, the village is now attracting in-terest from across the globe, includ-ing the UAE andUSA. Interest fromJohannesburgandPretoriahasalsogrown over the last two years.
Commuter buyers, too, are on theincrease according to Uys: “We findthatmany people are nowwilling tocommute for the sake of the lifestyleandbetter schooling – the renownedBridgeHouseSchool justoutsidethevillage, as well as a selection of topschools in nearby Paarl and Stellen-bosch.Youngerfamiliesareincreas-ingly heading to the village and thedemographics are shifting from thetraditional wealthy retired Europe-ans.”
The village provides a wonderfulenvironment in which to raise afamily or retire.
With about 30 wine farms andsome of the country’s best eateries,it is also a popular weekend escapewith many visitors now looking atinvesting in property. Best of all,
saysUys, there is still something forevery buyer and budget.
Apartments sell from aroundR1,2 million on average, townhous-es from R2,9 million and housesfrom around R3 million. Luxurylifestyle andvineyardestateproper-ties, though, sell from around
R6,2 million on average.Smallholding and lifestyle farms
are a particularly popular option, especially for luxury buyers, giventhat the value on offer is often sub-stantially more than what youwould pay in Constantia for exam-ple, says Uys.
“These come with a very sought-after lifestyle – surrounded by na-ture,with space tokeepanimalsandindulge inabit of organicgardeningor farming, including producingyour own olives or wine for exam-ple.Many also have income produc-ing cottages to meet the demand forleisure accommodation,” she adds.
Prices range from around R4 mil-lion to just over R20 million at thetop end for a 3,6ha property withlush gardens, oak trees, two riversrunning through it, a borehole andexcellent facilities. It includes amagnificent 800m² four-bedroomedmanor house with underfloor heat-ing and air conditioning, fireplacesin the living areas, a bar and winecellar, state-of-the-art kitchen, twosolar heated pools, a large jacuzzi, air conditioned gymnasiumwith aninfra-red sauna, steam room andchangeroom, aworkshop, office, ga-ragingandatwo-bedroomedincomeproducing cottage with its own pooland boma.
The mountains and vineyards, combined with the wine and foodlifestyle which attracts visitorsfrom across the globe, have madeFranschhoekoneofthemostsought-after areas to reside in theCapeand,Uys concludes, it is an easy com-mute of under an hour from the city– thus an ideal residential base.
Popular buyers are paying up to just over R20 million for an exclusivelifestyle farm in Franschhoek. The property includes a magnificent 800 m²fourbedroomed manor house.
The beautiful Franschhoek Valley.

ROADTEST:GT-LINEOFFERS EXTRAOOMPH
Renault ClioGT-lineFRANS LE ROUX
Over the past two years I havebeen lucky enough to samplesome of the best cars Renault hasproduced in recent years.
The quirky looking Duster, thesmall SUV, proved to be a revelationand ticks most boxes, but what sur-prised most was its generous boot, frugal engine and go-anywhere ca-pability.
Next I drove two fire-breathinghatchbacks, which elicited endlesssmiles. Fresh in 2015 however, is yetanother striking little hatchback, which comes in the form of the latestClio GT-line.
The GT-line fits nicely between
the current Clio and RS-models. Itis also aggressively priced atR224 900, a mere R7 000 more thanthe top-of-the-line Clio Dynamiquemodel.
You do get some beautiful extrasfor your hard-earned money but theonly exterior differences are 17-inchsmoked grey sports wheels and asingle exhaust tailpipe.
A small F1 inspired rear diffuseras well as LED lights in the frontbumper complete the more aggres-sive GT-line look. Here it is impor-tant to note that both the Clio andthe GT-line have the same engine.
The engine is the much debated900 cm³ three-cylinder. By now, some three years after a load of tinyengines has entered the South Afri-
can market, we should be used tothem.
In a strange way, I feel a certainfondness for these triples filling upthe local automotive scene; lovethem or hate them, they do show usthe road to the future. By downsiz-ing the engine and slapping a turbo-charger on it, you win in two majordepartments:
The first is the amount of low-down torque that a turbo producesand secondly the decrease in fuel us-age. Downsizing is here to stay andit provides a glimpse of where mod-ern motoring is going.
As mentioned earlier, the same66 kW/135 Nm is produced from thetiny 900 cm³ engine, but in the GT-line you do get some added power,al-
Beautiful sporty wheels and those lovely LEDlights make the Clio GTline stand out from anotherwise boring crowd. PHOTO: QUICKPIC

though the extra oomph is only availablefor a brief period in second and third. When you stomp on the accelerator, four
extra kilowatt power and 15 Newton me-tres torque become available. This func-tion is called over-boost and is purely therefor overtaking purposes.Still, do not expect your hair to be blown
backby theGT-line’s performance: accord-ing to Renault’s colourful brochure, 0-100is recorded in 12,2 seconds while the GTruns out of steam at 182 km/h.While fuel consumption is such a widely
discussed, controversial topic, the manu-facturer’s claims are almost unreachable, due to the more rigorous European testingconditions, but if you drive the GT-linesensibly, you should see figures of above15 km/F.If you are looking for a white-knuckle
sporty hatchback, rather opt for Renault’sbrilliant Clio RSmodel; theGT-line simplycannot live up to the RS’s performance cre-dentials.On the inside, things are exactly the
same as what you would find in the ClioDynamique. The materials feel rather upmarket and
most are pleasantly soft to the touch.Theplastics arenot completely faultless,
but you have to compare it to its main ri-vals.The black piano veneer centre console
looks beautiful, but only when its clean. The front seats offer ample support and
I could easily spend time there on a longtrip. Being amodern car, there is no playerfor your beloved CDs, just an MP3.Don’t fear, pairing your smartphone via
Bluetooth can be done whilst driving andthe systems works well. The standard speaker systemoffers good
quality sound and the large 18cm screencan be used to operate your standard satel-lite navigation or flip through your vari-ous music files.Driving the GT-line is possibly the best
feature of this Clio. Sure, the steering isover-assisted at low speeds, but it tightensup well when you decide to push on.The lighter steering is marvellous
though, when parking or zipping aroundin traffic, but it takes some getting usedto at higher speeds.Fitted with generous 17-inch tyres, the
GT-line offers good grip in the corners. When you get the hang of the steering, theClio is a gem to drive, especially if the roadis riddled with corners.Main rivals for the GT-line would in-
clude the likes of the new VW Tsi Polo,Kia’s Rio and Hyundai’s i20.The GT-line is less expensive than the
Polo but offers many more standard fea-tures than either the Kia or Hyundai. It also features a newer three-cylinder
turbocharged engine while the Koreansare still stuck with rather dull four-cylin-der power-plants.At R224 900, the GT-line is certainly not
cheap. It offers the most visually appealing
sporty hatch in this segment and shouldbe considered if you are in the market fora hatchback with loads of French flair.Renault offer their standard five-
year/150 000 km warranty along with athree-year/45 000 km service plan.
