Manager’s Report
LADIES LUNCHEON IS ON SCHEDULE TO TAKE PLACE MON-
DAY, MAY 7TH, AT THE LODGE. Thank you to all of the host-
esses that have volunteered and currently volunteer to or-
ganize the Ladies Luncheon, you all are greatly appreci-
ated.
The Tennis Center renovation is coming along nicely. Pearl
Feeney, Pat Morey, Betsy Goulette, Peggy Brastrom and
Ruth Larkin packed up the books in the library. Joe re-
moved the bookcases at the TC clubhouse, repaired the
walls, taped and painted the walls with Wendy’s help in the
cove area. Wendy painted the kitchen cabinets and bi-fold
doors. THE TENNIS CENTER RECREATION AREA WILL BE
CLOSED MONDAY MAY 7TH THROUGH THURSDAY MAY 10TH
FOR PAINTING OF THE POOL DECK AND SIDEWALKS.
Tree trimming for the common areas will take place in May
as it does each year. Our lawn service contractors are of-
fering residents the same price as we pay which is $15 per
tree to trim if the tree was trimmed six (6) months ago. If
your tree was not trimmed six (6) months ago in November
the cost will be determined by the tree trimming contractor.
Please come to the Lodge to sign up for tree trimming. The
tree trimming signup sheets will be available for you to sign
up until May 15th, sign-up sheets are located on the built in
cabinet in the billiard room. Please pay the tree trimming
contractors directly.
Road work will begin the week of June 11th. Cadillac Blvd
and Versailles Terrace will be milled and resurfaced. During
the project Cadillac Blvd will have limited access at certain
times, please use Pennsylvania Avenue for ingress and
egress.
There will be a Martin County Special Needs Program pres-
entation by Bill Johnson at the BOD meeting on Tuesday,
May 8th, 2018 at 10:00am. Bill will explain the process of pro-
viding assistance to eligible Martin County residents when
an evacuation has been ordered. Bill will explain who is eli-
gible, residents must pre-register for this program, how do I
register, do not forget, what should I carry to a special needs
medical shelter – the do’s and don’ts and the primary and
secondary shelter locations. TRY NOT TO MISS THIS INFOR-
MATIONAL PRESENTATION!
TELEPHONE DIRECTORIES ARE READY TO PICK UP AT THE OF-
FICE. A BIG THANK YOU to ANGIE for editing the directory for
us. Our basic plan for the directory has changed; we will be
printing updated editions on a regular basis when running
low on stock. If your name is not in the current edition and
you would like to be added to the next edition; simply come
to the office, fill out a form and it will be added. Due to cur-
rent regulations we are unable to add your name & phone
number to the directory without your permission. Email ad-
dresses will not be published in the directory; however, email
addresses will be added to a group address book accord-
ing to street for emergency use by your BOD or property
manager only, your information will not be given out unless
you give us prior permission.
There have been complaints of cars being parked on lawns
and in the swales/roads overnight, please be aware of our
Governing Documents: As per our Rules & Regulations: Sec-
tion II, #9. Parking – There is to be no overnight parking on
roads, including end of cul de sacs. ARTICLE II, LOTS, COM-
MON PROPERTY, CONVENANTS AND RULES & REGULATIONS:
SECTION 9. No motor vehicles, including but not limited to,
passenger cars, motorcycles, trailers, recreation vehicles,
motor homes, travel trailers, campers, vans, commercial
vehicles, trucks, boats or boat trailers, shall be parked upon
any swale area within the Real Property, except commercial
vehicles and the like may be parked briefly for delivery pur-
poses only. No commercial vehicles, recreation vehicles,
motor homes, travel trailers campers, motorcycles, boats or
boat trailers, shall be parked in any driveway or upon any lot
or in any carport…
If you have any type of advertisement on your vehicle
please cover it with a blank magnetic covering.
I would like to take this opportunity to say THANK YOU to the
Beautification Committee for all of their efforts in spreading
mulch throughout the community. Please call Judy Gay to
volunteer to join the Beautification Committee. The volun-
teer’s time and hard work are greatly appreciated by the
BOD and residents.
SWALES: Our lakes are actually retaining ponds that are
connected to the swale system for Monarch, Toronado,
Thunderbird and Pontiac. The swales are designed to per-
colate the rainwater after a rain storm giving optimal time
up to 3 to 4 days to seep into the ground or evaporate. If
there is a lot of rainwater it will slowly flow to the storm

COMMUNITY NEWS & EVENTS drains. A swale is a landscape depression that holds and channels rain water, they are designed to have a slope from
each side leading the rainwater into the center to percolate. Swales are not extensions of the lawn landscape. It is a
good idea to compare the existing slope, all grassed swales also require regular mowing, and undesirable exotic vegeta-
tion should be removed.
I would like to take this opportunity to THANK WENDY for her 7 years of service and wish her well with her new full time job
endeavor that includes benefits health & dental insurance and 401K plan. Wendy as been an asset for the community, she
will be missed but at the same time we are happy for her and wish her all the best and may her future be bright.
Spaces at the compound are filled to the max! Residents may have up to two spaces if there are spaces available. Once
the lot is full to capacity, the Board has the right to have the resident relinquish the second space in the event that a first
time applicant is in need of a space. Spaces will be relinquished on a last in first out basis. There is a waiting list at this time
for first time applicants.
To park overnight in the Tennis Center parking lot please contact the office. There is a short form for you fill out to be able
to do so. The purpose of the form: if we need to contact you, for example when we trim the trees or if you park your vehi-
cle blocking a resident’s view, etc. Please be mindful of those residents that live next to the parking lot. There is always
that possibility that a stolen car will wind up in our parking lot, if vehicles are not registered with the office we have no way
of knowing that a non-resident was on SLF property.

A presentation was given by Joe Canavan, Chief Operating Officer of Bluestream, a com-
munity cable company, with information on replacing our existing cable company when
the contract expires in two (2) years. Additional research and comparisons were made by
Community Cable Consultant, Marcie Gershoni.
Treasurers Report dated March31, 2018 read by Sharon Brown, Treasurer.
A request from resident, Fran Peterson, for reimbursement in the amount of $85 for damage
done to her driveway was denied by Board. The damage was not caused by contractor
error but by a golf cart. Motion to not pay made by Sharon Brown. All agreed.
Non-resident at compound – Original letters were returned. A new letter will now be sent by
the attorney stating the vehicle will be towed and impounded if not removed. Motion
made by Ron Howell. All agreed.

COMMUNITY NEWS & EVENTS 2670 Versailles Terrace, ACC – Request for Pergola denied. Resident waiting for over five (5) weeks for permit from Martin
County to approve installation of a shed. ACC denied, stating not enough room. ACC chairperson and president will
review and re-measure property since resident says plans show enough room. Discussion on moving light post without per-
mission from ACC.
2700 Monarch – Resident received several permits from Martin County for approval but County cannot locate one for a
porch replacement. Resident will revisit the County for that application. ACC had approved plans submitted in 2017 for
shed and carport not porch with letter dated March 17, 2017. Letter of Denial sent in 2018, A meeting to resolve situation
will be held in one week with president to negotiate.
ACC Revised Rules were presented to the Board for review and/or revisions. Revisions to be submitted by April 13, 2018.
Revisions will be sent to residents fourteen (14) days review prior to being submitted to BOD for approval.
Recreation Center choices for flooring and paint presented by Paul Meese. Paint choice was Riviera Dune. Motion to ac-
cept by Chuck DeAndrea. All agreed. Flooring choice was Victorian Ash. Motion to accept by Chuck DeAndrea. All
agreed. Books from Library were packed and removed to safe place until our maintenance people complete shelf re-
moval and painting .
Ad Hoc –Street/Pavers – Projects not feasible at this time.
Committee- 3rd Party – Correspondence from insurance underwriter read concerning 3rd party, which would include
quilters who would need their own coverage. Attorney will be contacted in reference to February meeting on rulings.
Need to confirm that if BOD appoints social committee that events will be covered under our General Liability and Um-
brella policies. Margaret to contact attorney regarding 3rd party events where residents would have to have liability cov-
erage extend from their own homeowner policy. A resident said in tax research it was mentioned that a “participation
voucher” could be used to avoid tax reporting.

Let's help some local children!
The Benefit Committee plans to help meet the needs at our local Port Salerno Elementary School.
Many of the students come from low income families and many speak little English.
There are 2 major needs:
1 - Basic school supplies
2 - Volunteers to work with kindergarten students.
1 - School Supplies:
There will be a collection box in the lodge for any donations. We will collect these items then supple-
ment with our budget before the start of school. Needed items include:
Backpacks
Crayons
Markers
Pencils
Highlighters
Pencil sharpeners
Scissors
Quart-size Zip lock bags
Loose leaf paper
Wet wipes
Kleenex
2 - Volunteerism:
There is need for volunteers to work on vocabulary with kindergarten student. This requires a commit-
ment of just one hour per week. There is a very brief training session and screening process for this
program. Denise Collins is one of our residents. She is in charge of the Parent Resource center at the
school. If you are interested in volunteering, you can contact her at 341-9609.
