Riseird Consecutive Rise in Closed Sales(West Hartford, Conn., October 20, 2011)
– According to the Greater Hartford Association ofREALTORS® (GHAR), closed sales in September increased 10.33percent (from 581 to 641) from this time last year. Pending salesalso rose 1.67 percent (from 657 to 668), while the median salesprice dropped 0.87 percent (from $230,000 to $228,200). Newlistings decreased 9.33 percent (from 1458 to 1322), during thissame time frame. Inventory rose 5.04 percent (from 6532 to 6861)and the average number of days a house spent on the market rose10.38 percent (from 77 days to 85 days).
In month-to-month comparisons, closed and pending salesdropped 15.12 and 14.99 percent from August to September,respectively. The median sale price dropped 0.52 percent (from$229,200 to $228,000). The housing inventory decreased by 2.26percent (from 7020 to 6861) as did new listings by 0.08 percentfrom this time one month ago.
In year-to-date numbers, closed sales decreased 10.25percent (from 6116 to 5489) and pending sales dropped 9.09percent (from 7216 to 6560). The median sale price decreased 2.17percent (from $230,000 to $225,000) and new listings fell 6.64percent (from 14,054 to 13,121) from the beginning of this year.
Closed sales of condominiums in greater Hartford decreased12.12 percent (from 165 to 145) compared to September of lastyear. The median sale price increased 0.90 percent (from $166,500to $168,000) and inventory increased 1.23 percent (from 1868 to1891).
“In this unsteady market, a continuous increase in closedsales is refreshing,” Greater Hartford Association of REALTORS®President and CEO, Jeff Arakelian, stated. “Home buyers willbenefit as interest rates continue to drop,” he continued.
In the national outlook, although economic growth asmeasured by the Gross Domestic Product is expected to remainpositive, uncertainty is causing some consumer hesitation saidLawrence Yun, National Association of REALTORS® chiefeconomist. “We need to remove the road blocks to the housingrecovery for people who are trying to take advantage of excellentaffordability conditions,” Yun added.
