1 Timing is Everything
Autumn shoppers usually find the bargains. Canadian summers andspring are house-buying season. Though during Fall season the selection may be smaller, the competition is also decreased leavinghomeowners ready to negotiate.
2 Look for Motivated Sellers
Ask your real estate agent about helping you find an ideal home witha motivated seller. The more ready to sell their house, the more likelythe seller is to negotiate and often accept lower offers. They are frequently trying to sell before Christmas. Avoid those who seem tobe only testing the market as they are more set on their price, and notdesperate to sell.
3 Keep an Eye Out for Price Reductions
and Slow Sellers Homes that have been on the market since springand summer are usually about to be reduced in price. Home sellersare more desperate to sell their home before Christmas, therefore willing to drop the price in order to do so. For more information on listings, check out our website at www.homefinderweekly.com
4 Consider Newly Built Homes
Builders need to clear out inventory by Christmas. This means thathouses frequently will be discounted or include added incentives inorder to sell the house before Christmas. Don’t wait too long, asthese deals will drop when spring comes.
5 Negotiate With Your Lender
Often, lenders will drop fees to ensure your business as the homebuying market slows down in the fall. To be sure you’re getting thebest deal, compare the rates of a few different lenders – at least three– then use the lower prices as a bargaining chip. Tell the lender whattheir competition is offering you to get the lowest deal possible. Besure to do this before you house-hunt, as it tells the seller you’re serious about their home.
6 Time Your Taxes Well
Mortgage interest, property taxes, and points on your income tax return can be deducted from your tax return if you close your home before, or on, December 31 of the year you’re selling. This can saveyou money to put towards the mortgage.
7 Hire a Good Real Estate Agent
Having an experienced real estate agent can make the difference between an effective negotiation, and a minimal shift in price. Theycan help you make reasonable offers, while allowing you to save. They can also show you the best homes on sale to find your dreamhouse. To get help finding your home, visit our"BUYERS/SELLERS: Find an Agent" page onwww.homefinderweekly.com
Here are a few tips to let you find your ideal house in time for this Christmas Season.

Keeping warm for less moneyIt’s the season for bulky sweaters! If you use a wood stove, you probably are cozy and warm already. For those who use other heating method, i.e. baseboards, your room might seem a bit cooler than you’dlike. But if you inch up that thermostat, your hydro bill will increase significantly... Therefore you mightbe wise to wear a warmer sweater & put on a pair of socks.
Liz’ Tips
Liz’ TipsBy: Liz Quinn of Design’in-MindMaximum Impact with Minimal InvestmentBrockville, Ontario
Your bedroom is always cold? An electricblanket is much less expensive than heatingyour bedroom. Simply put the electric blanketon a 2-time-set timer. It can be set to start 10minutes before you normally go to bed and shutoff 2 hours later. The timer can be set to turn onagain 60 minutes before you normally awake. You will be comfortable and warm without thehigh electric costs..
Here are 50 other ways to cut yourhome heating bill:
• Some areas have very low gas prices. In otherplaces home heating oil is reasonable.Electricity may be the energy source mostprevalent where you live, and parts of theworld have little access to any inexpensivefuels. Find out what is the best for you to use...heat your home with the energy that ischeapest in your area.
• Consider heating your home with the sun'shelp. Energy from solar panels or using solarheat to supplement your normal heatingsource is cost effective in most parts of theworld. The initial cost may seem higher, butover the long run it costs the least and manyenergy hungry areas provide generous taxrebates for installing solar panels.
• If wood is plentiful where you live, have aprofessional install a wood burning stove.
• Next, think about using that thermostat as anassistant in your money saving campaign:
• In the spring and fall, turn off the heat unlessthe temperature outside gets below freezing.
• Temperature variations near the thermostatwill affect the whole house. Be sure yourthermostat is located in an area that is not toocold or hot.
Install an automatic timer to keep thethermostat at 68 degrees during the day and 55degrees at night. If it seems chilly - put on asweater.
• Wear warm layered clothing indoors duringcold weather. Some of the new synthetics arethe best for thermal layering. If you live in acold climate and can comfortably walk aroundyour house in a tank top and shorts – you areundoubtedly wasting money!
• Take a look at your windows for a clear viewof heating bill savings - and don't forget thedoors and insulation in other spaces where aircan carry your valuable heat away:
• Use storm or thermal windows in colder areas. The layer of air between the windows acts asinsulation and helps keep the heat insidewhere you want it.
• Don't just concentrate on the windows...install storm doors before the cold weatherarrives.
• Open up those draperies and shades in winterto let in the heat from the sunshine. If you'reworried about fading the furniture - use aslipcover.
• Keep shade trees from blocking the sun’s rays
into your house. Prune any branches thatblock the sunlight.
• If you've installed awning to block the sun inthe summer make sure you take them offbefore the cold weather hits. You want theenergy provided by sun-exposed windowsduring winter months - take full advantage ofthose warming rays on your windows.
• Keep windows closed during cold weather, but be careful to "air out the house" on aregular basis to avoid buildup of any toxins.
• Check to see that glass in all windows havefresh putty. If the putty in your windows is dryand cracked you may want to consider addingsome newer sealant. Also seal any visiblecracks with weather-stripping or cloth - news-papers will do if you're desperate. Some folksjust staple a sheet of clear plastic tarp oververy old windows for the winter.
• Repair all cracks and holes, large or small, inyour roof, walls, doors and windows. Makesure you seal off anywhere that heat mightescape.
• You may be able to cut heat loss in half byweather-stripping doors and windows. Don'tforget the weather-stripping on your atticand basement doors to prevent heat fromescaping.
• In colder areas it makes sense to move furni-ture away from any exterior walls. Puttingsome space between you and the cold wallsmakes the house seem warmer and leavingroom for the air to move around actuallymakes it warmer.
• Think about upgrading the insulation in yourhome. If you haven't already, insulate yourattic and all outside walls.
• Insulate floors over unheated spaces such asyour basement, any crawl spaces and yourgarage. You actually lose more heat throughpoorly insulated floor spaces and basementsin the average house than through drafty doorsand windows. The savings here could be ashigh as $500 a year!
• Close off the attic, garage, basement, spare
bedrooms and storage areas. Heat only thoserooms that you use.
• When you're away from home for an extendedtime, turn off the heat and the hot water heater.Don't do this for short term absences. It cantake more energy to heat up the cold waterthan you saved.
• Seal gaps around any pipes, wires, vents orother openings that could transfer your heat toareas that are not heated. While you're at it -caulk those baseboards to keep the heat fromseeping out.
• Wrap heating ducts with duct tape (that'swhere the name comes from!) where they maybe exposed to cold air. Putting insulationaround pipes that need it is also an energysaver.
• Dust is a wonderful insulator and tends tobuild up on radiators and baseboard heatvents. It keeps the heat from getting into therooms where you need it... dust or vacuum allradiator surfaces frequently.
Before you use your furnace for the first timein the cold weather have it serviced. Many gasand oil companies provide this in your servicecontract or for a small additional fee and itcould amount to savings of up to $400.
• Talk to your gas, oil or electric company to seeif you can be put on a level billing contract. This doesn't really save money, but does helpyou to budget for the heating season andmakes heating bills more affordable.
• Inspect your furnace during the cold months.Keep parts clean. Replace air filters whennecessary. Clean filters can save up to $60 ayear on heating costs.
• Make sure that furnace cold air and warm airregisters are not obstructed and vacuum themclean once a month.
• Turn off your furnace pilot light when heat isnot necessary.
• Check for cracks around fireplace. Keep heatin by caulking all cracks.
• Think a fireplace or heater will help savemoney? It can work if you do it right:
• Keep fireplace damper closed when not in use.
• Turn off heat when the fireplace is being used.
• A glass front or glass screen will reducefireplace heat loss.
• Check efficiency ratings before purchasingappliances of any kind.
• An electric blanket is much less expensivethan heating your bedroom.
