Since 2014, the office market in the Netherlands has recovered. The
increase in take-up and transformation dynamics has resulted in a
drop in the vacancy rate.
In Amsterdam, the vacancy rate dropped from 15.4% to 12.4% (2014-
2016). The vacancy rate in the Zuidas district, which is historically
significantly lower than that of Amsterdam, decreased as well to stand
at 4.4%. A record low.
The Zuidas established itself as one of the most robust multi-functional
office districts in the Netherlands. The office district attracts high level
tenants because of its proximity to the historical centre, high level of
amenities, quality of the buildings and the presence of costumers and
related service providers. Schiphol can be reached within 7 minutes by
direct train. In addition, Schiphol is the second largest air junction in
the world with a network of over 52,000 connections
(source: Schiphol).
Most of the office buildings in the Zuidas have been developed within
the past 10 to 15 years. The first tenants were primarily banks and
financial institutions. Nowadays the tenants come from different
sectors. However, most of the tenants come from business services
and juridical related sectors. The Zuidas is characterized by a modern
business appearance, including the buildings, the people and the
public environment and amenities.
The long term average take-up dynamics stand at 41,800 sq m
(lettable floor area). Tenant movement is mainly due to relocation from
outside the Zuidas. Therefore, the occupational rate has been
increasing for some time. Recent examples are Vistra Orangefield
moving from WTC Schiphol and Sloterdijk to the Atrium Amsterdam
(main building). For expansion purposes and to upgrade the current
office space, JLL moved to the Zuidtoren of the Atrium Amsterdam
which is currently under construction.
In order to improve the multi-functionality of the Zuidas, most of the
current developments are residential complexes. In total
approximately 7,000 apartments will be developed in residential
buildings buildings such as Summertime, Mahler 900 and Intermezzo.
Furthermore the development the new courthouse and the Vu kwartier
will provide an impulse to the area. In addition, the office building
NoMa House (13,700 sq m) and the Noord and Zuidtoren of the Atrium
Amsterdam Complex (21,600 sq m) are currently under construction.
The plans for the former headquarters of Akzo Nobel and Stibbe are
now known. After a thorough renovation (and new build), an office and
hotel will be realized.
The demand for high quality offices remains strong and is driven by
demand from the financial and business services sectors. Firms from
these sectors are willing to pay relatively high rental levels. Therefore,
the gross prime rent has increased during 2016 from € 345 to € 350
per sq m per annum and is expected to increase further within the next
twelve months. Compared to other financial centres, the asking rent is
relatively low. Prime rents in London are € 1,555, Paris € 765 and
Frankfurt € 440 per sq m per annum.
1. Introduction
Sinds 2014 gaat het weer beter met de Nederlandse kantorenmarkt.
Opnamevolumes stijgen en de transformatiedynamiek neemt toe, met
als gevolg een sterk dalende leegstand.
Waar Amsterdam in 2014 een leegstandspercentage kende van
15,4%, bedraagt het momenteel 12,4%. Op de Zuidas, waar de
leegstand historisch gezien gemiddeld lager is dan het Amsterdam
gemiddeld, bedraagt het leegstandspercentage momenteel 4,4%, een
laagte record.
De Zuidas heeft zich de afgelopen jaren bewezen als een robuuste
kantoorlocatie met een sterk multifunctioneel karakter. Het
kantorendistrict trekt hoogwaardige bedrijvigheid aan vanwege de
ligging ten opzichte van het historisch centrum van Amsterdam, het
hoogwaardige voorzieningen niveau, de kwaliteit van de gebouwen en
de grootschalige concentratie van zakelijke dienstverleners. Daarnaast
is Schiphol binnen 7 minuten per trein te bereiken. Schiphol mag zich
met ruim 52.000 luchtvaartverbindingen het tweede
luchtvaartknooppunt ter wereld noemen (bron: Schiphol).
Het merendeel van de kantoren op de Amsterdamse Zuidas is in de
afgelopen tien jaar ontwikkeld. Waar eerst vooral financiële
instellingen zich op de Zuidas vestigden, volgden diverse bedrijven uit
de zakelijke dienstverlening en advocatuur. Kenmerkend voor de
Zuidas is de zakelijke, internationale en moderne uitstraling, van zowel
de gebouwen als de inrichting van de publieke ruimten en
voorzieningen.
Het langjarige gemiddelde opnamevolume van de Zuidas ligt rond de
41.800 m² vvo (verhuurbaar vloeroppervlak) per jaar. Nieuwe
kantoorgebruikers op de Zuidas komen voornamelijk van andere
locaties binnen Amsterdam of uit de andere grote steden. Hierdoor
neemt de bezette kantorenvoorraad al enige tijd toe. Zo verhuisde
Vistra Orangefield bijvoorbeeld vanuit het WTC Schiphol en Sloterdijk
naar Atrium Amsterdam (hoofdgebouw). Daarnaast zijn er ook
gebruikers die verhuizen binnen de Zuidas vanwege de noodzaak tot
uitbreiding. JLL verhuist van het Atrium Amsterdam (hoofdgebouw)
naar de in ontwikkeling zijnde Zuidtoren.
Om de multifunctionaliteit van de Zuidas te versterken richten de
nieuwbouwplannen zich voornamelijk op woningen. In totaal worden er
circa 7.000 woningen gepland in woongebouwen waaronder
Summertime, Mahler 900 en Intermezzo. Naast woningbouw zal de
ontwikkeling van de rechtbank en het VU Kwartier eveneens voor een
impuls zorgen. Daarnaast is de ontwikkeling gestart van nieuwe
kantoorgebouwen zoals NoMa House en de Noord- en Zuid toren van
het Atrium Amsterdam complex. Ook zijn de plannen voor het
voormalige hoofdkantoor van AkzoNobel en Stibbe rond (De
Tweeling). Na een grondige renovatie en gedeeltelijke nieuwbouw
worden een hotel en kantoren ontwikkeld.
De vraag naar kantoorruimte van hoge kwaliteit blijft onverminderd
groot en komt voornamelijk van financiële instellingen en bedrijven uit
de zakelijke dienstverlening, welke bereid zijn om relatief hoge
huurprijzen te betalen. De bruto top huurprijs op de Zuidas is het
afgelopen jaar gestegen naar € 350,- per m² vvo per jaar en een
verdere stijging op korte termijn is niet uitgesloten. In vergelijking met
andere Europese financiële centra is de tophuurprijs relatief gering.

2. StockBuilding activity is driven by shortage of grade A supply
* Office buildings which are under construction, and have a delivery time of over 6 months are not
classified as stock. Therefore the office buildings De Tweeling and The Boutique Office (former
Olympic Plaza) are temporarily withdrawn from the Zuidas District.
During the course of 2016, five office buildings were completed with a
total surface area of approx. 50,000 sq m. The former headquarters
(De Tweeling) of the law firm Stibbe and chemical company Akzo
Nobel will be redeveloped into a hotel with a skybar and offices
(20,000 sq m). This is due to be delivered in 2018. The recent
development and withdrawal activity has resulted in an increase in the
office stock which currently stands at 726,000 sq m*.
Current building activity in the Zuidas is unique and at the same time a
necessity. After the recession years, the municipality of Amsterdam
introduced its office strategy which is currently still in place. This policy
restrains building activity by setting requirements about the level of
sustainability, flexibility and a 70% pre-commitment before
commencing construction. However, the Zuidas has been designated
as a ‘growth’ area, which means that development is allowed within
the preset limits.
Due to the increasing demand for office space in the Zuidas and the
decreasing vacancy, the development of new offices is required to
meet future tenant demand. Therefore, since 2013/2014 construction
activity has picked up, resulting in the delivery of Europe’s most
sustainable office building ‘The Edge’ (36,000 sq m) in 2014 and 1000
Mahler (7,700 sq m) in 2015.
Building activity continued in 2016 and several headquarters were
delivered in the Zuidas. This includes the aforementioned HQ of
Stibbe (14,400 sq m) at Beethovenplein, Nauta Dutilh (12,500 sq m) at
Beethoven 400 and the adjacent office building Beethoven 500
(12,500 sq m), which is partially pre-let to Spencer Stuart International.
Gedurende de eerste helft van 2016 zijn er vijf kantoren opgeleverd
met een gezamenlijk vloeroppervlakte van circa 50.000 m² vvo. Nadat
Akzo Nobel en Stibbe zijn verhuisd naar hun nieuwe onderkomen,
worden de kantoorgebouwen De Tweeling herontwikkeld en krijgen de
naam TwoAmsterdam. In de gebouwen komen kantoren (20.000 m²),
een hotel (330 kamers), een skybar, een restaurant en een
ondergrondse parkeergarage (380 plekken). Geplande oplevering is
2018. Door de recente opleveringen en onttrekkingen is de
kantorenvoorraad van de Zuidas per saldo gestegen en bedraagt
726.000 m² vvo*.
De huidige bouwactiviteit op de Amsterdamse Zuidas is uniek en
tegelijkertijd noodzakelijk. Vanuit de Amsterdamse kantorenstrategie,
welke na de crisisjaren in 2011 is vastgesteld, zijn strenge eisen aan
de nieuwbouw van kantoren gesteld. Alleen in gebieden die zijn
aangewezen als groeigebied is de ontwikkeling van kantoren mogelijk.
Daarnaast wordt nieuwbouw alleen toegelaten bij duurzame en
flexibele bouw (mogelijkheid tot transformeren naar andere functies)
en is er een voorverhuureis van 70%. De Zuidas is aangewezen als
een groeigebied.
Door de toenemende opnamedynamiek en sterk dalende leegstand is
het inmiddels noodzakelijk om nieuwbouw toe te voegen om aan de
vraag van de kantoorgebruikers te kunnen voldoen. Zo zijn sinds
2014/2015 verschillende kantoren opgeleverd zoals het meest
duurzame kantoorgebouw van Europa The Edge (36.000 m² vvo) en
1000 Mahler (7.700 m² vvo).
De bouwactiviteit heeft zich in 2016 voorgezet. In 2016 zijn een aantal
nieuwe (hoofdkantoren) opgeleverd waaronder het nieuwe
hoofdkantoor van Stibbe (14.400 m² vvo) aan het Beethovenplein,
Nauta Dutilh in Beethoven 400 (12.500 m² vvo) en het naast gelegen
gebouw Beethoven 500 (12.500 m² vvo) welke deels is voorverhuurd
aan Spencer Stuart International.
* In de kantorenmonitor worden in aanbouw zijnde kantoren die een oplevertijd hebben van 6 maanden of langer,
niet meegenomen in het kantoren voorraadcijfer. Hierdoor behoren De Tweeling (voormalige kantoren van

Development is not only in the central area of the Zuidas, but also in
the Rai area and the Fred. For example, Roeskestraat is currently
under development. Handel (2,200 sq m) and The Pavillion
(1,600 sq m) have recently been delivered and the developments of
Telesto (2,2000 sq m) and The Boutique Office are expected to
complete in 2016 and 2017 respectively.
Until 2017, the pipeline of the Zuidas amounts to 42,000 sq m of office
space. It comprises, amongst others, the delivery of the Noord and
Zuidtoren of the Atrium Amsterdam and NoMa House.
The largest office occupiers remain financial institutions, law firms and
other business service related companies. Together they account for
57% of the total use of stock. In addition, 11% is used by companies
which are related to the real estate industry. Current office stock is
mainly occupied by Dutch companies (63%), followed by companies
with their parent company in the UK (14%) and USA (11%).
Niet alleen in het centrumgebied van de Zuidas, maar ook het RAI
gebied en de Fred. Roeskestraat maken een ontwikkeling door. De
oplevering van Handel (2.200 m² vvo), The Pavillion (1.600 m² vvo) en
de ontwikkelingen van Telesto (2.000 m² vvo) en The Boutique Office
dragen hieraan bij.
Tot en met 2017 is er in de Zuidas een nieuwe planvoorraad van circa
42.000 m² vvo kantoren. Onder andere de Noord en Zuidtoren van
Atrium Amsterdam en NoMa House staan gepland.
De grootste kantoorgebruikers op de Zuidas blijven financiële
instellingen, juridische- en overige zakelijke dienstverleners.
Gezamenlijk nemen zij 57% van de kantorenvoorraad in gebruik.
Daarnaast is 11% in gebruik door gebruikers vanuit de onroerend
goed sector. De huidige kantorenvoorraad is voornamelijk bezet door
Nederlandse bedrijven (63%), gevolgd door bedrijven met hun
moederbedrijf in Engeland (14%) en de Verenigde Staten (11%).

3. Take-up
The increasing scarcity of high quality offices has had a negative effect
on occupier choice and therefore take-up dynamics. Despite this,
occupier take-up volumes in 2015 were relatively high at 36,000 sq m
(larger than 500 sq m*). During the course of H1 2016, five lease
transactions occurred, comprising 13,200 sq m.
Transactions primarily occurred within the small and mid-range
category. The largest transaction r was the lease of 6,300 sq m by
Vistra Orangefield in the Atrium Amsterdam. They moved from the
WTC Schiphol to the Zuidas. Tribes, a flexible office provider, entered
the Zuidas and leased 3,000 sq m at the ITO tower. Real estate
advisory firm JLL leased 2,200 sq m at the Zuidtoren of the Atrium
Amsterdam due to expansion and upgrade purposes.
Due to the continuous demand for high quality office space and the
decreasing vacancy, prime rents are under pressure. Therefore, the
prime rent has increased over 2016 to € 350 per sq m per annum.
The prime rent is supported by incentives, which fall within a
bandwidth of six to twelve months (average nine). Therefore, the net
effective rent amounts to € 298 per sq m per annum.
The growing demand for small and flexible office space is also evident
in the Zuidas. The WTC has attracted some twenty new tenants during
the first half of 2016.
In addition, the presence of serviced and flexible office providers
increased over the past years. Currently Tribes rents in ITO; Regus in
Atrium Amsterdam, Vinoly and the WTC - Tower H; Spaces in the
Vivaldi Offices I-II and The Office Operators (TOO) at Infinity and UN
Studio. Together these providers of flexible office space account for
38,000 sq m, which is the equivalent of 5.2% of the total office stock in
the Zuidas. The recent opening of the new Regus Center in Atrium
Amsterdam and the entry of Tribes, confirm that the occupancy rate is
good.
De toenemende schaarste van kwalitatief goede kantoorruimte heeft
een drukkend effect op de opnamedynamiek. Desondanks is er in
2015 voor circa 36.000 m² vvo (groter dan 500 m² vvo*) aan
kantoorruimte opgenomen. Gedurende 2016 hebben er vijf transacties
plaatsgevonden met een gezamenlijk oppervlakte van 13.200 m² vvo.
Transacties vonden met name plaats in het kleine en middelgrote
segment. Grootste transactie betrof de huur van het trustkantoor Vistra
Orangefield (6.300 m² vvo) in Atrium Amsterdam (hoofdgebouw).
Tribes, een verhuurder van flexibele kantoorruimte, huurde 3.000 m²
vvo in de ITO toren. Vastgoedadviseur JLL breidt uit en huurt 2.200 m²
vvo in de in ontwikkeling zijnde Zuidtoren van het Atrium Amsterdam.
Vanwege de aanhoudende vraag naar kantoorruimte op de Zuidas én
het dalende aanbod, staat de tophuur van de Zuidas onder opwaartse
druk. De tophuur is gestegen naar € 350,- per m² vvo per jaar.
De tophuurprijs op de Zuidas wordt ondersteund door incentives,
welke momenteel vallen binnen een bandbreedte van zes tot twaalf
maanden (gemiddeld negen maanden). De netto effectieve huurprijs
(de effectieve huur die een kantoorgebruiker betaalt) bedraagt
momenteel € 298,- per m² vvo per jaar.
De groeiende vraag naar kleine en flexibele kantoorruimtes is ook op
de Zuidas zichtbaar. Het WTC heeft een twintigtal nieuwe huurders
aangetrokken gedurende het eerste halfjaar van 2016.
Daarnaast zijn de aanbieders van ‘serviced-’ en flexibele
kantoorconcepten in opkomst. Momenteel huurt Tribes in ITO; Regus
in Atrium Amsterdam, Vinoly en de WTC – Toren H; Spaces in de
Vivaldi Offices I-II; The Office Operators (TOO) in Infinity en UN
Studio. Gezamenlijk huren deze aanbieders van flexibele
kantoorruimte 38.000 m² vvo wat overeenkomt met 5,2% van de totale
kantorenvoorraad op de Zuidas. De recente opening van het nieuwe
Regus Centre in Atrium Amsterdam en de intrede van Tribes maken
het aannemelijk dat de bezettingsgraad goed is.

4. SupplyDevelopment activity is required to meet future tenant demands
During the course of 2016, supply at the Zuidas decreased to stand at
32,300 sq m, which equates to 4.4%. The current supply rate is
substantially lower than the long term average (2013-2015) which
amounts to 45,000 sq m (6.6%).
The decreasing supply volume is caused by the increasing demand,
limited speculative developments and the (temporary) withdrawal of
the former headquarters of Akzo Nobel, Stibbe and The Boutique
Office. Due to the thorough renovation these offices are temporarily
not available for lease.
Grade A supply is especially scarce when it comes to larger floor
plans. Potential tenants haven’t got much choice within the Zuidas
district and will move to other districts such as Sloterdijk and South
East.
Within the current stock, the only available large space (>10,000 sq m)
is at the Infinity building. Office space up to 2,500 sq m can be leased
in the Atrium Amsterdam, Zuiderhof, WTC and TA5. However, the
available floor plates in TA5 and WTC are relatively small.
In addition, several floors are being offered to the market under
sublease conditions by RBS. This gives some additional choice for
potential tenants, without being recorded as vacancy.
Het aanbod van kantoorruimte op de Amsterdamse Zuidas is in het
eerste halfjaar verder gedaald naar 32.300 m² vvo wat overeenkomt
met een leegstandspercentage van 4,4%. De huidige leegstand is
momenteel substantieel lager dan het langjarig gemiddelde (2013-
2015) van circa 45.000 m² wat overeenkomt met een
leegstandspercentage van 6,6%.
De daling van het aanbod wordt veroorzaakt door de stijgende vraag
naar kantoorruimte, gelimiteerde (speculatieve) nieuwbouw en de
(tijdelijk) onttrokken voormalige hoofdkantoren van Akzo Nobel, Stibbe
en The Boutique Office. Door de grondige renovatie zijn deze kantoren
tijdelijk niet beschikbaar voor verhuur.
De schaarste van A-kwaliteit vastgoed, van met name grotere
metrages (>5.000 m²) neemt alsmaar toe op de Zuidas. Hierdoor
zullen potentiele grootschalige kantoorgebruikers mogelijk uitwijken
naar andere gebieden zoals Sloterdijk en Zuidoost.
In de bestaande bouw is er alleen in Infinity A-kwaliteit kantoorruimte
beschikbaar groter dan 10.000 m² vvo. Kantoren groter dan 2.500 m²
zijn alleen beschikbaar in het Atrium Amsterdam, Zuiderhof, WTC en
TA5. De verhuurbare vloeren zijn overigens kleiner. Een potentiele
huurder zou in het WTC en TA5 niet één ruimte van 2.500 m² vvo
kunnen huren, maar wel verdeeld over verschillende ruimtes.
Daarnaast worden er in de UN studio enkele vloeren vanuit een
onderhuur situatie aangeboden. De krapte op de Amsterdamse Zuidas
blijft kansen bieden voor ontwikkelaars om nieuwe kantoorgebouwen
te ontwikkelen.

5. InvestmentsContinuing confidence in the Zuidas results in record high capital value
Demand for offices is not only high amongst occupiers, with investor
appetite increasing over the last few years. The Zuidas district is
interesting for national as well as international investors due to the
positive take-up/demand ratio, vacancy rate and quality of product.
Over 63% of the stock is owned by institutional investors and real
estate funds. Approximately 54% is owned by international investors,
75% of which are German.
During the financial crisis years, investor activity was low. In 2012, the
investor market started to gain momentum and during 2013 nine
offices were traded, amounting to € 677 million. Three of those
transactions refer to the recently completed headquarters of Akzo
Nobel, Stibbe and Beethoven 400.
During the course of 2014, transaction volumes amounted to € 485
million. The largest transaction referred to the ITO/SOM complex
(46,200 sq m). Union Investment acquired the office building for € 244
million. During 2015, five office transactions occurred comprising €
103 million. The largest transaction was the purchase of Zuiderhof I
(Van Doorne). The Singaporean institutional investor First Sponsor
Group purchased the office building from AEW (price is confidential).
During the first half of 2016, two office buildings were transacted,
amounting to € 104 million. LIM purchased Eurocenter II for € 41
million and CBRE Global Investors EMEA acquired the yet-to-be-built
NoMa House for € 63 million from Beheer Brouwershoff B.V.
Due to the ongoing demand for high quality office space, the initial
yield is under downward pressure, which resulted in a sharpening of
the yield in Q4 2015. Currently, the prime net initial yield is at the same
level as it was during the investment peak in 2007 and stands at
4.75%. Due to the increasing prime rent, the capital value has
increased in 2016 to approximately € 7,400 per sq m.
De vraag naar kantorenvastgoed is niet alleen toegenomen onder de
gebruikers, maar ook onder beleggers. De Amsterdamse Zuidas is
populair bij zowel nationale als internationale beleggers vanwege de
gezonde gebruikersmarkt en het kwalitatieve beleggingsproduct. Ruim
63% van het kantorenvastgoed is in het bezit van institutionele
beleggers en vastgoedfondsen. Circa 54% is in handen van
internationale beleggers, waarvan 75% van Duitse beleggers.
Ten tijde van en net na de crisisjaren zijn er weinig kantoren
verhandeld. In 2012 kwam de beleggingsmarkt op de Zuidas op gang
en in 2013 wisselde negen kantoorgebouwen van eigenaar (€ 677
miljoen). Van de negen transacties hadden er drie betrekking op
nieuwbouwprojecten welke op voorhand werden verkocht (AkzoNobel,
Stibbe en Beethoven 400).
In 2014 bedroeg het transactievolume circa € 485 miljoen. De grootste
transactie had betrekking op het ITO/SOM complex (46.200 m² vvo).
Het Duitse Union Investment kocht het kantoorgebouw voor circa €
244 miljoen. In 2015 vonden op de Zuidas vijf beleggingstransacties
plaats (€ 103 miljoen). De grootste transactie refereert naar Zuiderhof I
(Van Doorne). De institutionele belegger First Sponsor Group uit
Singapore kocht het kantoorgebouw van AEW (prijs is vertrouwelijk).
In het eerste halfjaar van 2016 zijn er twee kantoorgebouwen
verhandeld van totaal € 104 miljoen. LIM kocht Eurocenter II voor € 41
miljoen en CBRE Global Investors EMEA kocht het nog te bouwen
NoMa House voor € 63 miljoen van Beheer Brouwershoff B.V.
Door de aanhoudende vraag naar hoogwaardige kantoorruimte staan
de aanvangsrendementen onder neerwaartse druk, welke heeft geleid
tot een aanscherping van het rendement eind 2015. Momenteel is het
netto aanvangsrendement gelijk aan het rendement in de
beleggingspiek van 2007 en bedraagt 4,75% netto vrij op naam. Door
de stijgende huurprijs is de kapitaalwaarde (de waarde per m²
vastgoed) het afgelopen halfjaar gestegen naar circa €7.400,- per m²
vvo.

Zuidas: A multifunctional sub location within the municipality of
Amsterdam, which corresponds to the submitted plan of the
municipality, department Zuidas, including sub market Zuiderhof.
Stock: Stock represents the total amount of completed office space in
buildings mainly used for office purposes within a market that is
capable of occupation regardless of the type of ownership or type of
building quality, as at the survey date.
Occupier transaction/take-up: Represents floor space (>500 sq m)
acquired within a market for occupation during the survey period.
Take-up includes floor space leased and sold for occupation, and the
pre-let of floor space in course of development or prior to the start of
construction.
Net absorption: Net absorption represents the change in the occupied
stock within a market during the survey period, taking into account
vacated as well as newly constructed space. Net Absorption is
calculated on the basis of occupied stock derived by subtracting
vacant stock from the total stock.
Supply: The amount of office space available for rent/sale. New
developments under construction and office space subject to or under
refurbishment and available within six months are also included. Non-
firm plans are excluded.
New office space: Represents vacancy in new (less than five years
after completion) or substantially refurbished development that has
never been physically occupied.
Existing office space: Represents vacancy in floor space that has
previously been physically occupied, and that has not been
substantially refurbished.
Vacancy rate: Vacant office space (supply) expressed as percentage
of the total office stock.
Gross prime rent: Represents the top open-market rent that could be
expected for a notional office unit of the highest quality and
specification, as at the survey date. The rent quote normally reflects
prime units of over 500 sq m, excluding incentives, service costs and
VAT.
Net effective rent: Represents the adjusted prime rent by incentives.
Incentives: Number of rent-free months on a standard 5+5 year
contract.
Investment transaction: A purchase of a leased property by an investor
with the aim to achieve a return within a short or long period.
Prime yield: Represents the best (i.e. lowest) “rack-rented” yield
estimated to be achievable for a notional office property of the highest
quality and specification in the best location in a market, as at the
survey date. The property should be let at the prevailing market rent to
a first class tenant with an occupational lease that is standard for the
local market.
Capital value: Represents the top open-market capital value (per sq
m) that could be expected for a notional office building of the highest
quality and specification in the best location on the survey date.
Capital Value = (Prime Annual Rent / Prime Yield From) * 100.
6. DefinitionsZuidas: Een multifunctioneel gebied binnen de gemeente Amsterdam,
welke correspondeert met de gemeentelijke wijkgrenzen volgens de
gemeente Amsterdam, afdeling Zuidas, inclusief het deelgebied
Zuiderhof.
Voorraad: Dit omvat de totale hoeveelheid kantoorruimte, in gebouwen
vanaf 500 m² vvo, die als dusdanig wordt gebruikt en beschikbaar is
voor de markt, ongeacht de vorm van eigendom of bouwkwaliteit,
gemeten op de peildatum.
Gebruikerstransactie/opname: Elke transactie waarbij een
huurder/koper meer dan 500 m² vvo opneemt. Alle huur- en
kooptransacties, inclusief in aanbouw of renovatie zijnde
kantoorruimte, worden hier in meegenomen.
Netto absorptie: Netto absorptie is het verschil tussen de bezette
voorraad aan het einde en het begin van dezelfde periode, daarbij
rekening gehouden met zowel de beschikbaar gekomen als nieuw
gebouwde kantoorruimte gedurende die periode.
Aanbod: De hoeveelheid bestaande kantoorruimte vanaf 500 m² vvo
die direct beschikbaar is of binnen zes maanden beschikbaar komt.
Nieuwbouw en te renoveren kantoorruimte welke speculatief in
aanbouw is wordt eveneens meegenomen.
Bestaande kantoorruimte: Kantoorruimte van meer dan vijf jaar oud of
welke aan een eerdere gebruiker verhuurd is.
Nieuwbouw kantoorruimte: Kantoorruimte niet ouder dan vijf jaar.
Bestaande gebouwen die een fundamentele renovatie hebben
ondergaan (binnen- en buitenkant) worden ook meegerekend.
Leegstandspercentage: Leegstaande kantoorruimte (d.w.z. aanbod)
uitgedrukt als percentage van de totale voorraad.
Bruto top huurprijs: De top huurprijs vertegenwoordigt de hoogst te
verwachten huurprijs binnen kantoorruimte groter dan 500 m² vvo in
een gebied gedurende die periode, exclusief incentives, servicekosten
en BTW. De top huurprijs dient meerdere malen, over verschillende
gebouwen, realiseerbaar te zijn.
Netto effectieve huurprijs: De huurprijs na correctie van de incentives,
welke een huurder betaalt per m² vvo per jaar.
Incentives: Het aantal huurvrije maanden op een standaard 5 + 5 jaar
contract.
Beleggingstransactie: Elke transactie waarbij een belegger verhuurd
vastgoed aankoopt voor langere of kortere tijd met als doel om in de
toekomst financieel voordeel te behalen.
Netto aanvangsrendement: Omvat het beste (=laagste) rendement
mogelijk voor kantoorvastgoed van de hoogste kwaliteit op de beste
locatie in een markt, op de peildatum. Het vastgoed is daarbij langjarig
(10 jaar) verhuurd worden aan een gerenommeerde huurder tegen de
marktconforme huurprijs.
Kapitaalwaarde: Vertegenwoordigt de top van de open markt
kapitaalwaarde (per m² vvo) die kan worden verwacht voor een
kantoorgebouw met het hoogste kwaliteitslabel en specificaties, op de
beste locatie van de peildatum. Kapitaalwaarde = (primaire jaarlijkse
huur/ netto aanvangsrendement) * 100.
