HOW WE CAN SELL FOR FREEElopa home movers are enjoying our proven sales process which enables us to sell properties without any fees or commissions to the vendor. We do so by explaining the benefits of paying a Buyer's Commitment Fee of £1,000 (inclusive of VAT). Although it’s an optional fee, more and more home buyers are enjoying the benefits as it secures their offer and limits the chance of the sale falling through.

If a buyer is not in a position to pay the fee, we revert to a traditional “no sale no fee” method. In these circumstances, the £1,000 fee is paid by the vendor once the sale completes.

As well as selling properties the traditional way, we can also market properties using Open House.

Stage 3

From April 2019, the higher–rate tax relief has only been applicable to 25% of a landlord’s mortgage interest costs, whereas the remaining 75% will be at the basic rate.

Stage 4

From April 2021, investor landlords will only be able to claim tax relief at the basic rate of 20%.

Could Section 24 better known as 'THE TENANT TAX' be a cause for concern?

SECTION 24 – WHAT IS IT? AND WILL IT AFFECT YOU? Section 24 was introduced in April 2017. What it means is that for Buy to Let private landlords, you will no longer be able to claim mortgage interest rate relief as tax deductible. Instead by 2021, rental profit will be taxed with a maximum deduction for finance costs of 20% (the basic tax rate).

The full name of the act is Section 24 of the Finance (no. 2) Act 2015, also known as the Tenant Tax because of the legal case launched to challenge the act.

As a Buy to Let landlord, you will be affected by Section 24 if you pay any kind of loan or mortgage interest on your rental property; and if its a large proportion of your costs, you will now start to pay tax on these costs, as well as your profit.

WHAT ARE THE CHANGES TO TAX DEDUCTIBLE COSTS?Stages 1 & 2 (already implemented)

From April 6th 2017, the higher–rate tax relief could still be claimed on the first 75% of your mortgage interest costs. The remaining 25%

had the basic rate of tax relief applied.

From April 6th 2018, the amount of tax relief you could claim at the higher rates was reduced to 50% of

your mortgage interest costs. The remaining 50% will have had the basic rate of tax relief applied.
