WRA Newsletter March 2018 Issue 1/18 Dear Welridge Resident Greetings from your Residents Association. We trust you had an enjoyable break over the Festive season. It’s hard to believe that we’re into March already. The Committee have a couple of projects planned for this year and we are counting on your cooperation and support as we embark on these ventures. PROJECTS Greenbelt - The Residents Association has managed to effect repairs to the palisade fence along Hyacinth/Jim Fouche boundary. We are hoping that it will assist in preventing this from being a quick exit for criminals. We have finally had success in having the vacant land on Cockspur cleaned up by City Parks, however, there is still some work to be done there. It is also lovely to see a Heron in our Greenbelt. While our greenbelt is looking Lovely we are going to have to get City Parks to dredge the excess sand washed in because of the excavations from the Water Pipeline Project.

Dear Welridge Resident

Greetings from your Residents Association. We trust you had an enjoyable break over the Festive season. It’s hard to believe that we’re into March already. The Committee have a couple of projects planned for this year and we are counting on your cooperation and support as we embark on these ventures. STREET CAPTAINS To improve the communication between the WRA and the members, we are pleased to announce the introduction of Street Captains. Several residents have come forward and offered to take up the challenge to become involved and to help the committee to serve you better. Below is a list of Street Captains and their respective street allocations:

The Street Captains will be visiting door to door to obtain updated information from you on behalf of the Committee. This will also offer you the opportunity to ask any questions you may have and provide you with some additional information. They will also be focusing on signing up new members to allow us to embark on more projects to secure our suburb and make it a safer environment for us all. We would like to thank them for volunteering to help and we are sure everyone wishes them success in signing up new members for us. .

SPEED CALMING The Committee will be meeting with concerned residents and JRA in the next quarter to discuss possible measures that can be implemented to assist in curbing the speedsters. More about this at a later stage. DUMPING AND UNACCEPTABLE BEHAVIOUR Here are some examples of how people abuse the greenbelt by dumping all sorts of items in the water and greenbelt areas.

There has even been the removal of strips of grass!! Exposing bare soil which could cause a collapse of the wall in that area. The RA asks the community to please assist by reporting any such activities to us immediately

SEWERAGE SPILL There has been an ongoing investigation into the origin and cause of the sewerage spillage in the greenbelt causing the foul smells. The WRA have been in contact with various Municipal departments in this regard and are happy to report that a damaged sewerage pipe

as well as a blocked pipe were found to be the cause, and both have been repaired and we are happy to announce that the water has now been cleared. We are also consulting with JHB water regarding the fresh water gushing into the greenbelt from the Lobelia street area. This fresh water also has a strong smell of fuel at times. We are aware of it and investigations are still underway. MUNICIPAL PROJECTS There are two municipal upgrade projects in our area. The first is reaching completion and the other is just about to start.

The R46 Rand Water Pipe line project should be completed in our area by the latter part of this year, the hydro seeding project on the verges of JG Strijdom will have to be done again as it has not been as successful as was hoped for.

Sewerage Project - The Sewerage upgrade which is currently in progress was necessary as the current infrastructure has been in place since early 1970. The old clay pipes have cracked due to age and the roots of trees growing into it. The new HDPE pipes will be installed with minimal digging inside properties, using the latest technology which inserts the new pipe into the existing pipe. The project will take approximately 18 months to complete with the completion date in February 2019. Members of the committee recently met with the engineers on the project. We were informed that the total project will consist of 3 Phases, which will run concurrently. The contracts have been awarded to three different contractors. The contractors have setup site offices in the area with Phase 1 having their offices at Cnr. Bloekom and Jim Fouche and Phase 2 and 3 on either side of Cockspur Road on the Riverwel side of Jim Fouche. Our Welridge area will be affected by Phase 1 and 2. The work to be done is categorised into Open Cut or Mid-Block. The Open Cut is the work that will be done on the verges of properties while the Mid-Block work will require access to individual properties. The first task for the contractor is to perform a detailed internal camera inspection of the pipes to determine the condition. They have almost completed all the Open Cut areas and are now starting to do the Mid-Block Inspections. This is now where they will need to gain access into properties. This will not affect all properties but only those where pipes are shared between properties and run through the properties. Here we ask for your cooperation to allow the contractors reasonable access to do

the work that needs to be done. You will be informed of the required access a week in advance and all personnel will carry an ID. We have all the ID details for employees and their details have been passed on to

Community Support Services Reaction Officers. If you suspect the presented ID to be a fake or forgery, please take a photo of the ID and the person and forward it as a private message to the WRA Crime Watch on 0730458152 to be verified. The Community Support Services Reaction Officers will also have a copy in the patrol car and will be able to check and verify the authenticity. We have attached an A4 plan of the project showing the three phases of the project. We will also post the plan on the WRA website. From this plan you will be able to see if you will be affected by the Open Cut or Mid-Block category of work to be done. Digging

will be kept to the minimum but in some case will be unavoidable. paving and verges will be restored to an as found status based on before and after photographs that will be taken. We will post any updated regarding the project on the WRA website www.welridge.or.za , COMMUNITY SUPPORT SERVICES Once again, we would like to thank Greg Pearce and his team for going beyond the call of duty. They regularly clear storm damage or overgrown trees or help with functions in our area.

Update on Senzo - We are pleased announce that Senzo who was shot during an incident in January has recovered well and started working again on 1 March. He says he is strong and ready to take up the fight against crime again. Senzo would also like to thank to thank everyone for the support, donations and gifts.

CCTV - Community Support Services has been able to use footage obtained from individual resident’s cameras to gleam very important information on the various modus operandi as well as a better description of the perpetrators and their vehicles. This has prompted Greg to come up with a special offer for the installation of cameras in resident’s properties. The offer is for a 4 or 8 channel DVR at a very reasonable price of R8,000 and R16,000 respectively. Gate Buddy - Community Support Services is still running the special on the ‘Gate Buddy’ priced from R 1,395.00 for members. The system operates using the existing remote control which opens and closes the main gate. In the ‘gate closed’ position the ‘Gate Buddy’ is armed to the house alarm system either on a spare zone (audible) or directly to the armed response radio transmitter (silent), which will indicate Gate Buddy alarm at the control room. The alarm system can either be programmed for the ‘Gate Buddy’ zone to work when the alarm system is armed or separately where it stays armed on a 24/7 basis. When the gate is opened with the remote, the ‘Gate Buddy’ will be disabled and will not activate. After an allocated time if the gate is still open the ‘Gate Buddy’ will arm again and will activate sending a signal to the Control Room. Once the gate is closed via remote again the ‘Gate Buddy’ re-arms automatically. If the gate is in the closed position and anyone attempts to breach the gate by lifting it, the ‘Gate Buddy’ will alarm and send a signal to the armed response company. If there is an attempt to steal your gate motor the ‘Gate Buddy’ will also activate, sending a signal to the control room indicating that the ‘Gate Buddy’ has activated. SECURITY SUB-COMMITTEE After a relatively quiet November and December last year we had an unfortunate increase in incidents in January. We had several entries into properties by lifting the gates off the rails. This is something that can easily be detected using the Gate Buddy. Please speak to Community Support Services about this device. Crime Stats - Below are the crime statistics for January and February as well as the summary for the year to date. The figures highlighted in red are where we are over the monthly average compared to the same period over seven years. As can be seen there has been 5 Armed Robberies in the current year under review. This together with the House Breakings and Theft from properties are of concern as they are often linked to entry by tampering with the automated gates.

CPF Volunteers - The Honeydew CPF Volunteers continue to patrol Sector 2 on a regular basis and are looking for more people to become involved.
