PROPERTY NEWS

F all the TV programmes about buying houses has taught us one
thing its that we need to be aspirational. Its not enough that a
future home has plenty of bedrooms to go around, has somewhere off
the road to park the car and possesses plenty of storage space in
which to hoard the household clutter, it also has to go that extra
mile. People today want more than just bricks and mortar. They may
not get it, or even be able to afford it, but thanks largely to the
wonder of the Location, Location, Location partnership that is
Kirstie Allsop and Phil Spencer, they want more for their money.
Whether its a kitchen big enough to host a small dinner and dance,
has views to sigh for, a heartshaped swiming pool in the basement
or a sulking house in the shrubbery, what most of us are looking
for, above all else in a new home, is that indefinable element the
wow factor. The Grove at 8 Avenue Road, Malvern, certainly has it
and in spades. Its a Gothic revival mansion in a conservation area
and surprisingly, even given its history, it remains unlisted.
Built in 1867, the house was designed by the eminent Victorian
architect EW Elmslie for his own occupation but soon afterwards he
sold it to Malverns distinguished water cure doctor Archibald Weir,
who added a billiard room. For 60 years The Grove was part of
Elgar, Shaw and Kennedy were visitors to this Gothic wonder
ISearching for something sensational? David Chapman looked at homes
with the wow factor and found one with its very own theatreLawnside
girls school and the art of the game of snooker probably not
considered to be part of a young gels education the billiard room
was turned into a theatre, where over the years it has witnessed
performaces by Sir Edward Elgar, George Bernard Shaw and Nigel
Kennedy. When the present owners moved in they had the place
re-roofed and worked on the building to reveal many of its original
features hand-crafted fireplaces, decorative stone archways and
windows, old cooking ranges, slate shelves and vaulted ceilings.
The four-storey house has, on the ground floor, a reception hall,
an inner hall, a living room, a dining room, a study, a bar and a
studio. In the atmospheric lower ground floor are former domestic
offices in five large rooms and a number of store rooms. On the two
upper floors are seven bedrooms, a breakfast room, two studies, a
bathroom and a utility. The Grange has a large, southfacing garden
with uninterrupted views of the Malvern Hills, in which there is a
mulberry tree, other mature trees, shrubberies and plenty of
parking.

Industrial units market is on the moveTHE Worcestershire
commercial property market reflects the national economic situation
with manufacturing improving and the services sector flat. So says
John Dillon, managing director of specialist property consultancy
JP Dillon Commercial Property Consultants. He said: Manufacturing
is bouncing back across the county with an increasing number of
industrial units coming onto the market and being snapped up, while
the office market remains slow, as the service sector is unwilling
to commit to new leases. The general shortage of ready to go sites
and lack of stock continues to push up industrial and distribution
rents and freehold values, providing an opportunity for landlords
and developers who can quickly bring the right sites and stock to
market to meet the demand. In Redditch, for example, we have had a
very strong response from both developers and investors in the 2.6
acre Troy Industrial Estate in Jill Lane, Sambourne, which has come
to the market for the first time in 30 years. Troy Industrial
Estate presently has four industrial units and an office building
covering more than 13,500 sq ft, and planning permission, granted
in 2005, for a further four industrial units totalling 20,000 sq
ft. Mr Dillon said: At a guide price of 650,000, there have been
many expressions of interest, especially when new small industrial
freehold units in the area are going for about 95 psf. Service
businesses seem to remain reluctant to commit to long term
expenditure, including new leases, resulting in a slow take up for
office space throughout Worcestershire. Mr Dillon said:
Institutional investors are recognising the value in the office
market and are seeking out prime office freeholds particularly in
Worcester, but at present many smaller businesses are content to
remain in serviced office centres rather than taking on an office
and a lease of their own. Traditionally these smaller companies
have provided the growth at the bottom end of the office marketbut
with economic prospects uncertain they still prefer to pay higher
rents for the flexible terms available at serviced office centres.
The tough office market means that there are good deals out

can be directly attributed to the companys use of innovative
communications technique harnessed to effectively market landlords
properties, while extending and developing the business into new
market segments through our new product development strategy. These
have included: the launch of a new social media strategy and pet
friendly policy, a brand re-fresh and the development of a property
doctor service which provides trouble shooting tips as well as
search and selection advice for landlords. Mrs Williams said: We
were delighted to have improved on last years achievement when we
were shortlisted in the same category. The positive feedback that
we received from the judges has been truly inspirational and was

agency an easily recognised and fun image. The success of this
venture was measured by analytics turnover and profit has increased
along with market share and this agency should be very proud of
itself we are indeed. Our continued growth and success against a
backdrop of financial uncertainty speaks volumes. We are in the
enviable position of being able to invest and devote resources to
marketing which other local agents will struggle to match. This has
undoubtedly contributed to our success in the awards.
