D espite the negative image revealed by a recent TV portrayal, a property in Paull Street,

Mount Druitt has just sold for $1,000,000 to a local family.

“You could get no better endorsement for the area than that,” was the verdict of Terry Hansen, Principal for Profession-als Outer Western Sydney, the real estate group who sold the property on the vendor’s behalf.

A s we come into winter, that heater stays on a little longer, we bring out the electric blan-

kets and are inside more often using a lot more of our electricity.

This all adds to our electricity bills rising up in cost and poten-tially out of our budget range.

Combined electricity and gas bills have already risen by 85 per cent in some states over the past six years.

Research by comparethemarket.com.au suggests 50 per cent of Australians are frequently worry-ing about their ability to pay for essential services.

What is loosely known as ‘bill shock’ can occur if you don’t know what you’re up for.

The following seven tips may help you cut your costs this winter and help you avoid bill shock.

One way to avoid bill shock is to try bill smoothing.

This is when energy companies spread the estimated total cost of

your energy bills for the next year across instalments.

If you like the sound of discounts, then you should consider paying your bill ahead of time as some companies off er discounts of up to 32 per cent for just paying your bill on time.

Another option is to apply for a family energy rebate that is means-tested and can potentially give eligible households a $150 credit on their electricity bills, with the low income household rebate giving households a poten-tial $235 credit.

One very simple way to avoid seeing any extra, unexpected cost on your electricity bill is to be patient.

By cranking up the temperature to high before the heater has even had a chance to adjust, is wasting unnecessary electricity.

In the same boat, most people have the heater a few degrees higher than necessary and by turning it down to the 18 to 20

degree range you will be able to save some cash without noticing a diff erence in the house tempera-ture.

One way to avoid letting the warm air out is to keep all the doors in the house closed.

To be really good at keeping the warm air in, try and invest in some door snakes that will go along the bottom crack of the door to trap all the air inside the one room.

Lastly, one major way to keep costs down is to turn off any appli-ances that you aren’t using.

For example, if the room is hot enough for the meantime, turn off the heater for a while.

Also, turn off all power points that aren’t being used as the aver-age household pays around $100 in standby power costs alone per year.

One in 10 Australians has defaulted on a bill payment that led to a mark on their credit fi le, new research from RateCity has found.

And it’s young Australians that are most at risk.

The RateCity consumer study has revealed that 70 per cent of defaults occurred before the age of 35, and almost two-thirds (58 per cent) had taken place before age 30.

Ali Cassim, money commenta-

tor at RateCity.com.au, said the results are worrying and suggest that many young Australians are unaware of the consequences of failing to make a bill payment on time.

“The research has also shown a trend towards a credit-based society as young Australians are

taking on debt earlier than previ-ous generations did,” she said.

“More than half of Australians under the age of 35 said they took out a credit card before they turned 25, compared with just 10 per cent of baby boomers. We’re certainly seeing a trend to young people and plastic.”

Rob Stokes this week welcomed new Australian Bureau of Statistics figures showing housing approvals in the 12 months to April 2015 are at their highest in two decades.

Mr Stokes said this month’s approvals are up 32 per cent when compared to the monthly average over the last five years.

This has resulted in more than 55,500 dwellings being approved in the 12 months to April.

“A strong housing construction industry supports thousands of tradies, architects and engineers who are working with us to build new communities in tandem with our record investment in new public transport and roads,” Mr Stokes said on Monday morning.

It’s very hard work, especially the fi rst few years and the standard wage is only a minimum wage, it’s like any job, the harder you work the more you get out of it.

High pressure cleaning: Seriously, if you haven’t purchased a high pressure water cleaner, you need to get yourself down to Bunnings or Masters and buy one. Given the bad weather everyone was glad to be inside the Granny Flat and Studios in Emu Plains, which proved a very popular venue. Auctioneer Andrew Cooley, of Cooley Auctions, did a fantastic job of handling the sales in front of an audience of over 70 people.

Many buyers were keen to secure a purchase, bidding on multiple properties until they were successful. There were also online bidders participating via a live streaming system although all sales eventually went to those in the room. Competition was fierce and 92 bids were made in total.

The standout result was 19 Piper Close, Kingswood. The 3 bedroom home on a 527sqm block sold for $601,000 – over $100,000 above the reserve!

The turnout was fantastic and our vendors are delighted to have achieved
