I t may not be something landlords usually think about when renting out their property, but you never know

what tenants’ intentions are when it all boils down to it.

Terri Scheer Insurance have recently released their top fi ve ways to tell if your property is being used as a drug lab.

Executive Manager, Carolyn Parrella, said tenants involved in cultivating illegal drugs, such as cannabis, methamphetamine, ecstasy and ice, went to great lengths to hide their activities.

“Self-managed landlords could be targeted as they may not have the same experience or conduct as thorough checks as property managers,” she said.

“Early detection is important to help avoid or minimise fi nancial exposure.”

One of these is unauthorised modifi cations to the property.

“Check for potential tampering of the property,” Ms Parrella said.

“Hydroponic set-ups may require pipes or hoses to be fi ltered through the roof or the property’s man hole with unex-plained holes in the ceiling being a sign of hidden systems.”

Irregular activity such as drawn curtains and infrequent visitors is also a big hint of illegal activity occurring.

“When conducting property inspections, look for signs that the property is being lived in as drug manufacturers generally do not live in the properties they are using to cultivate drugs,” Ms Parrella said.

“Drawn curtains or lowered roller shutters in daylight hours

could be signs of attempts to hide illegal activity.”

Ms Parrella said visible damage is also another obvious sign of misuse of the property.

“From an insurance perspective, damage caused by illegal activity is considered a malicious act and likely to be viewed as an insured event,” she said.

Unusual items on site and suspi-cious dealings wraps up the top fi ve common signs.

“Certain items are commonly used to manufacture illegal drugs, including glass fl asks, beakers, rubber tubing, gas cylin-ders, chemical containers, drums, drain cleaner, garden fertiliser and cough, cold or allergy medi-cine,” Ms Parrella said.

“Also, new potential drug manu-facturing tenants may be willing to pay rent months in advance and be happy to pay cash.”

Planning For The Future

Managing your own superannuationI n recent times self-managed

super funds (SMSF) have become very popular, and for many investors represent an

excellent vehicle to manage their retirement assets.

It is my belief that for many Australians, who have an SMSF, it is not the appropriate structure. Truth be known, often the person recommending the fund benefi ts greatly; as a fi nancial planner, a SMSF client is gold, they are generally high revenue clients, the same applies for accountants and those involved with property investment.

If you are considering setting up a SMSF the fi rst thing you should do is read the ATO guide Setting up a self-managed super fund.

The ATO lists four primary considerations.

1. Consider whether you have the time, knowledge and skill to manage your own super fund, as well as the assets

and money to make the fund viable;

2. Compare the costs and benefi ts of running an SMSF with other retirement saving options;

3. Make sure you are setting up the fund solely to pay retire-ment benefi ts to members or members’ dependants in the event of the member’s death;

4. Check you understand what is involved in managing your own fund and what it means to be a trustee.

So what does that mean?It is envisaged that you would

receive professional advice from an accountant or fi nancial advisor or both, however you the trustee is ultimately responsible for the advice. The responsibility cannot be transferred simply by seeking advice.

So as a trustee it is ultimately up to you to ensure you are following all the legislation correctly.

This requires a degree of fi nan-cial acumen and time to stay abreast.

The second part is to have the assets and money to make it viable, this is also linked to the second consideration.

How much is enough?This is debatable, my licensee

says a minimum of $200,000, this seems reasonable. I have heard colleagues make valid arguments for a SMSF with assets of $125,000.

If the fund is only going to invest in “traditional” super invest-ments such as managed funds, direct shares, cash, term deposits and the like, the cost comparison is easy.

With the cost eff ectiveness of platforms and wholesale funds these days, the breakeven point for making a SMSF viable is quite high.

The exact point is dependent on exact underlying investments and the exact cost of the SMSF.

The event, held at the Sydney Showgrounds in Homebush from October 30 to November 1, features over 60 stands hosted by experts in the fields of property advice, finance, conveyancing, property building and development and taxation.

Chief Commissioner of State Revenue, Stephen Brady, said government experts would be available throughout the three-day event to answer home buyers’ queries on a range of government grants they may be entitled to.

Mr Brady said seasoned property investors and develop-ers would also benefit from a visit to the OSR stand to learn more about NSW property and land taxes.

We want the best of the best from across the community to deliver us homes for the future for our most vulnerable.”

The initial Communities Plus sites are:

• The 8 hectare Ivanhoe Estate at Macquarie Park, to be transformed into a high qual-ity integrated community

with more than 1800 private dwellings, 556 social housing dwellings and 128 aff ordable dwellings.

• Six sites suited for medium and high density develop-ment delivering an estimated 550 social, aff ordable and private dwellings in Gosford, Newcastle, Tweed Heads, Seven Hills, Telopea and Liverpool.

An industry briefi ng on November 4 is expected to attract builders, developers, fi nanciers, community housing providers and other community

While real estate agents can utilise tenancy databases in connection with the rental prop-erties they manage, they must follow legislative requirements, Commissioner for Fair Trading Rod Stowe said. Mr Stowe said the guidelines for who, when and why a tenant can be listed on a database are outlined in the Residential Tenancies Act 2010. “Sadly, unfair listings are not unheard of,” he said.

Tips for vacuuming

Empty your vacuum: If you are using a bagless vacuum cleaner, emptying the container that is full of dust and other materials you’ve picked up is very important.
