What challenge?
• Tower flats, Basement, 4 floors, terrace• 1968, Never refurbished• Self owned, between 20 landlords• Central heating: self owned• Energy consumption, space heating
212.9 kWh/sqm• Energy consumption, domestic hot
water 66.33 kWh/sqm• Energy consumption, other 10.99
kWh/sqm
What challenge?
• To gain energy efficiency performance through embeded renewable energy soruces
• To refurbish the central heating distribution system on a horizontal level
• To reduce the primary heating energy consuption to less than 90 kWh/sqm
• The building is a standard cube with inset balconies
• The building is in climate zone II• Constant shaddows in lower floors
• HVAC : 2x Venco VRH• Solar PV + Solar Thermic panels installed on 284m2 output of 57.6 kWh/m2

Environmental aspects – Materials selected
•Glulam
•Mineral wool
•BASF NEOPOR
User aspects• Space extension: balcony, bigger
living room, lift• Self controlled HVAC, based on user
behaviour through smart appliances• Failsafe systems to ensure security of
thermal appliances for overheating and underheating
• 3 Months renovation process with little disruption over residents
• Residents to be informed through a portal with the current stages of design, being updated daily which include expenditure, current status on a timeline and next in line for processes.
Market appeal
• The building stock of Romania, with a similar shape is around 157,000
• Technologies used are produced in a mass market environment• A prefab solution, to ease installation and disruption• Risk Free• B2B prefab model receivesdiscounts on bulk sales• Investment of €542,953 • 30 years Life cycle cost €810,740• Investment €50 / person / month• Sustainable derivatives options for investors
Strengths and weaknesses
Strong points of the renovation concept:•Lightweight envelope, ease of transportation•Performant materials, high energy savings•Compact, expandable easy to multiply
Weaknesses / aspects to be improved:•High cost for low income families•Lack of renovation funding and political instability in Romania•Lack of skilled labourfocer due to recent tallent immigration to neibouring countries
