ARE you putting off listing your house for sale because you’ve heard it’s a “bad time” to sell?

There's no real “bad” time to sell when you're selling and buying in the same market.

Sure, you might get a lower price for your house than you'd get if you waited a year, but if you're buying again almost immediately, the numbers are relative. You're likely to buy the one you want for less than you will in a year's time.

There may be a lot of houses on the market, but it doesn't necessarily mean yours will take

ages to sell, especially if you learn how to dress it up a bit and make the most of its good points.

Dressing up needn't mean redecorating, though you might want to tidy up a bit of paintwork here and there.

Instead, it's about providing all the little touches that leave you feeling warm and happy to be home – the smell of coff ee, a bunch of fl owers, a general tidy up.

It's said that 50 percent of homes sell before the buyer gets out of the car. Property Speak for the phenomena is "street appeal" – freshly mown lawns, weeded gardens, and wee extra touches, such as potted plants at the entrance, provide a nice welcoming aspect.

Cleanliness helps, and it's especially vital if you've accidentally chosen a hard fl oor that shows dust and dirt easily. A good spring clean of walls, ceilings and cupboards (some buyers open every door) makes a great fi rst impression, and leaves your house smelling good as well.

Kitchens and bathrooms should sparkle.

If you're not blessed with a lot of space, think about getting rid of as much clutter as you can. You might as well start packing now, so items such as sports gear that's out of season, and the cabinet you didn't really have room for in the lounge but put there anyway can probably live in the garage until the house sells.

Light and sunshine have huge appeal to home buyers.

Open the blinds and curtains wide and let the sun shine in. For early evening inspection, turn on the lights outside and one or two subtle sidelights inside.

Get out of the house when prospective buyers are due to come through. They'll want to talk about your house, they need to feel free to do that, and there may be things they want to say that you don't want to hear.

Make up a last minute checklist and run through it before you leave.

Open the blinds (or turn on the lights), let in some fresh air (or light the fi re), put a pot of coff ee on so the smell wafts through the house, put some nice towels in the bathroom, turn the stereo and TV off , replace dead fl owers with fresh ones, and have a lightning clean-up.

THE bright light and warmth of spring days heighten our senses and inspire in us a desire to surround ourselves in lighter, brighter colours.

Those deep, rich colours that made a room look cosy and inviting in winter now seem drab and even depressing. It’s time to create a new, lighter mood.

That doesn’t mean starting from square one. Rashness doesn’t form part of the recipe for dressing your home for the winter months, so hold on to the basics. Occasional furniture and lounge suites stay right where they are. But as you’re doing the spring cleaning, take a good look around and work out just what you can change, without breaking the bank.

Cushions, artwork, ornaments and curtains are the most obvious, and least expensive places to start. Stow those brocade and tapestry cushions away safely for next winter

and head for your nearest soft furnishings or fabric store. Look for fresh, textured neutrals, spring-inspired chintzy fabrics or countrifi ed plaids. Mix and match at will.

If you’re going for patterned cushions, use the same material for roman blinds for a lush, traditional look, or pick out a dominant colour and create a pleasing contrast.

Change the artwork on your walls. Paintings and prints are very much decorator items and there’s no rule that says even if you own fi ne art, that you have to live with it year in, year out. Consign those richly glowing still-lifes to a safe place and replace them with airy country scenes or something bold and bright.

Rugs, in simple, bright colours and designs, can also do a lot to bring the essence of spring into your home. While you’re ringing the changes, take a close

look at your pot plants. They’ll probably thank you if they’re repotted anyway, so hike down to your local garden centre and cast your eye over the new, bold glazes. Choose one or two in plain colours to tie your colour scheme together.

If you can lay your hands on an old enamel colander or kettle, all the better. Fill these with cheerful fresh fl owers like gerberas and daisies or potted geraniums.

Dinner sets and tablecloths should also come under the microscope. Try laying the table with two table-cloths, one large, one small, in a mixture of spring-fresh patterns and plains. Treat yourself to a new dinner set in one of the new summery, Pacifi c patterns. Even the food will look better for the experience.

Of course, there is much more that you can do if your

budget will stretch far enough. Switching your lampshades is another possibility. Check out our local shops for large, stunning, low-cost glass vases in sharp citrus shades of orange, lime and yellow, or beautiful blues. You can enjoy the designer touch at a fraction of the normal price.

Transform the bedroom too, with a new duvet cover, pillow cases and cushions. Plaids and stripes, in neutrals or soft blues and greens, with the odd sprigged fl oral thrown in for eff ect, are just the ticket.

And there you have it a newly revitalised home for spring and summer. Bring on the deck chairs and relax while you bathe in the compliments.
