FAN POWERED VAV TERMINAL WITH HEAT
1. THE FAN POWERED BOXES SHALL BE CONTROLLED BY A FACTORY MOUNTED TERMINAL EQUIPMENT CONTROLLER (TEC).
2. THE TERMINAL BOXES SHALL OPERATE BASED UPON OCCUPANCY SCHEDULE. WHEN THE TERMINAL BOXES ARE SCHEDULED TO BE IN OPERATION, THEY SHALL MAINTAIN SPACE TEMPERATURE SETPOINT. DURING UNOCCUPIED MODE, THE TERMINAL BOXES SHALL BE DE-ENERGIZED AND THE PRIMARY DAMPERS SHALL BE CLOSED.
3. A SPACE TEMPERATURE SENSOR THROUGH THE DDC SYSTEM SHALL MODULATE THE NORMALLY CLOSED VAV DAMPER ACTUATOR TO MAINTAIN THE DESIRED SPACE TEMPERATURE INDEPENDENT OF THE DUCT STATIC PRESSURE DURING THE COOLING CYCLE.
4. FOR TERMINAL BOXES THAT SERVE ROOMS WITH CO2 SENSORS, THE DDC SYSTEM SHALL ALARM WHEN THE C02 LEVEL EXCEEDS THE SETPOINT (900 PPM, INITIAL, ADJUSTABLE) BY MORE THAN 10%.
5. NIGHT SETBACK
A. WHEN THE CENTRAL SYSTEM FAN IS OFF, THE VAV BOX FAN SHALL REMAIN DE-ENERGIZED WHEN THE ROOM TEMPERATURE IS ABOVE NIGHT SETBACK LOW SET POINT. UPON A DECREASE IN ROOM TEMPERATURE BELOW THE SET POINT (50˚F, FIELD ADJUSTABLE), THE FAN TERMINAL SHALL BE ENERGIZED TO PROVIDE INDUCED PLENUM AIR TO THE ROOM. ON FURTHER DROP IN TEMPERATURE BELOW SET POINT, THE NORMALLY CLOSED HW CONTROL VALVE SHALL BE MODULATED TO MAINTAIN DESIRED SPACE TEMPERATURE.
B. A NIGHT-TIME HIGH SET POINT TEMPERATURE SHALL ALSO BE MAINTAINED BY THE DDC SYSTEM. NIGHT-TIME HIGH SET POINT (55˚F, FIELD ADJUSTABLE) SHALL BE USED TO DE-ENERGIZE FAN UPON A RISE IN TEMPERATURE ABOVE NIGHT SETBACK HIGH SETPOINT. BOTH HIGH AND LOW NIGHT-TIME SET POINTS SHALL BE ADJUSTABLE FROM THE DDC.
6. SERIES TERMINAL UNIT FAN OPERATION (FCV, REFER TO TERMINAL BOX SCHEDULE.)
A. THE FAN WILL RUN CONSTANTLY. WITH SPACE TEMPERATURE ABOVE SET POINT, THE UNIT SHALL SUPPLY MAXIMUM OF SCHEDULED CFM. UPON A SIGNAL FOR LESS COOLING, THE PRIMARY AIR ACTUATOR SHALL PROPORTIONALLY REDUCE THE PRIMARY AIRFLOW UNTIL MINIMUM AIRFLOW IS REACHED. THROUGHOUT THIS SEQUENCE, THE FAN SHALL REMAIN ENERGIZED.
B. THE FAN WILL BE ENERGIZED TO PROVIDE CONSTANT FLOW OF INDUCED PLENUM AIR. UPON A FURTHER DROP IN ROOM TEMPERATURE BELOW SET POINT, THE ELECTRIC HEATING COIL WILL BE MODULATED TO SATISFY THE SPACE REQUIREMENTS.
C. PRIOR TO STARTING THE CENTRAL SYSTEM FAN, THE TERMINAL BOX FAN SHALL BE STARTED.

2. THE BAS SHALL MONITOR SUPPLY AIR TERMINAL BOX DAMPER POSITIONS, AND RESET THE STATIC PRESSURE SETPOINT IN INCREMENTS OF 0.01" W.G. (ADJUSTABLE) AT 15 MINUTE INTERVALS TO MAINTAIN ALL SUPPLY AIR TERMINAL DAMPERS AT 85% OR LESS OF FULL OPEN. THE INITIAL STATIC PRESSURE SETPOINT SHALL BE 1.0" W.G. (ADJUSTABLE).
SUPPLY AIR TEMPERATURE
1. THE SUPPLY AIR TEMPERATURE WILL BE CONTROLLED BY THE RTU INTERNAL CONTROLLER BASED ON THE SUPPLY AIR TEMPERATURE SETPOINT PROVIDED BY THE BAS (53F DB INITIAL, ADJUSTABLE).
OUTSIDE AIR
1. THE OUTSIDE AIRFLOW SHALL BE MONITORED BY THE RTU VIA ON BOARD AFMS. THE OUTSIDE AIR DAMPER SHALL BE MODULATED BY THE RTU TO MAINTAIN THE OUTSIDE AIRFLOW SETPOINT PROVIDED BY THE BAS.
SAFETIES
1. SMOKE DUCT DETECTORS LOCATED AT THE SUPPLY AIR DISCHARGE AND RETURN AIR INLET OF THE AIR UNIT SHALL ALARM (VIA THE FIRE ALARM SYSTEM) WHENEVER SMOKE IS DETECTED IN THE AIR UNIT. THE SUPPLY AIR FAN SHALL BE DE-ENERGIZED VIA HARD WIRED INTERLOCK.

SEQUENCE OF OPERATION (RTU-9B-3)
GENERAL
1.THE UNIT SHALL BE STARTED AND STOPPED BY THE DDC SYSTEM.
2. ALL INTERNAL CONTROLS SHALL BE BY RTU MANUFACTURER. EACH UNIT SHALL HAVE A SEPARATE/INDEPENDENT BACNET INTERFACE WITH DDC SYSTEM.
SUPPLY AIR FAN
1. THE SUPPLY AIR FAN SPEED WILL BE MODULATED BY THE RTU INTERNAL CONTROLLER BASED ON STATIC PRESSURE SETPOINT AND FEEDBACK FROM THE BAS.
2. THE BAS SHALL MONITOR SUPPLY AIR TERMINAL BOX DAMPER POSITIONS, AND RESET THE STATIC PRESSURE SETPOINT IN INCREMENTS OF 0.01" W.G. (ADJUSTABLE) AT 15 MINUTE INTERVALS TO MAINTAIN ALL SUPPLY AIR TERMINAL DAMPERS AT 85% OR LESS OF FULL OPEN. THE INITITIAL STATIC PRESSURE SETPOINT SHALL BE 1.0" W.G. (ADJUSTABLE).
EXHAUST AIR FAN
1. THE EXHAUST AIR FAN SPEED WILL BE MODULATED BY THE RTU INTERNAL CONTROLLER BASED ON STATIC PRESSURE SETPOINT AND FEEDBACK FROM THE BAS.
2. THE BAS SHALL MONITOR EXHAUST AIR TERMINAL BOX DAMPER POSITIONS, AND RESET THE STATIC PRESSURE SETPOINT IN INCREMENTS OF 0.01" W.G. (ADJUSTABLE) AT 15 MINUTE INTERVALS TO MAINTAIN ALL EXHAUST AIR TERMINAL DAMPERS AT 85% OR LESS OF FULL OPEN. THE INITITIAL STATIC PRESSURE SETPOINT SHALL BE NEGATIVE 1.0" W.G. (ADJUSTABLE).
SUPPLY AIR TEMPERATURE
1. THE SUPPLY AIR TEMPERATURE WILL BE CONTROLLED BY THE RTU INTERNAL CONTROLLER BASED ON THE SUPPLY AIR TEMPERATURE SETPOINT OF 55°F (ADJUSTABLE) AS INDICATED THROUGH THE BAS.
2. THE INTERNAL RTU CONTROLS SHALL UTILIES VARIABLE SPEED CONTROLLERS AND HOT GAS BYPASS TO ACHIEVE LEAVING TEMPERATURE
OUTSIDE AIR
1. THE OUTSIDE AIRFLOW SHALL BE EQUAL TO THE TOTAL EXHAUST AIRFLOW PLUS 500 CFM (ADJUSTABLE).
ENERGY WHEEL
1. THE RTU IS EQUIPPED WITH AN ENERGY RECOVERY WHEEL. THE INTERNAL RTU CONTROLS SHALL MODULATE THE SPEED OF THE WHEEL TO ACHIEVE LEAVING AIR TEMPERATURE SETPOINT.
2. THE ENERGY RECOVERY WHEEL SHALL ONLY BE UTILIZED DURING NORMAL OPERATIONS. IT SHALL BE TURNED OFF DURING ECONOMIZER MODE.
ECONOMIZER
1. THE RTU SHALL BE EQUIPPED WITH AN ENTHALPY BASED ECONOMIZER. WHENEVER THE OUTSIDE AIR ENTHALPY VALUE IS BELOW 28 BTU/LB., THE RTU SHALL ENTER ECONOMIZER MODE. DURING ECONOMIZER MODE, THE RTU WILL SUPPLY 100% OUTSIDE AIR, AND SHALL BYPASS THE ENTHALPY WHEEL. RELIEF AIR SHALL BE TRACKED TO MAINTAIN THE OFFSET, AS INDICATED ABOVE.
2. WHEN THE OUTSIDE AIR TEMPERATURE IS BELOW 50°F (ADJUSTABLE), THE RTU SHALL EXIT ECONOMIZER MODE AND MIX RETURN AIR AND OUTSIDE AIR TO MAINTAIN THE LEAVING SUPPLY AIR TEMPERATURE SETPOINT.
SAFETIES
1. SMOKE DUCT DETECTORS LOCATED AT THE SUPPLY AIR DISCHARGE AND RETURN AIR INLET OF THE AIR UNIT SHALL ALARM (VIA THE FIRE ALARM SYSTEM) WHENEVER SMOKE IS DETECTED IN THE AIR UNIT. THE SUPPLY AIR FAN SHALL BE DE-ENERGIZED VIA HARD WIRED INTERLOCK.
2. THE RTU SHALL MONITOR STATIC PRESSURE ON THE DISCHARGE OF THE FAN, AND SHALL DE-ENERGIZE THE SUPPLY FAN WHENEVER STATIC PRESSURE EXCEEDS 4.5" W.G. (FIELD ADJUSTABLE), AND AN ALARM SHALL BE SENT TO THE DDC.
3. THE RTU SHALL MONITOR STATIC PRESSURE ON THE INTAKE OF THE FAN, AND SHALL DE-ENERGIZE THE SUPPLY FAN WHENEVER STATIC PRESSURE EXCEEDS NEGATIVE 2.0" W.G. (FIELD ADJUSTABLE), AND AN ALARM SHALL BE SENT TO THE DDC.
4. INTERNAL ALARMS FROM THE RTU SHALL BE BROADCASTED THROUGH THE BUILDING AUTOMATION SYSTEM.
5. THE INTERNAL RTU CONTROLS SHALL INTERLOCK THE OPERATION OF THE SUPPLY AND EXHAUST AIR FANS. IF EITHER FAN FAILS, THE RTU SHALL DE-ENERGIZE THE REMAINING FAN/UNIT AND SEND AN ALARM TO THE DDC SYSTEM.
