Time to Chil outRecent figures reveal that tracker mortgages are on the rise, as fixed rate deals fall out of favour for buyers

It is said that homeownersconsider buying a house tobe more stressful than hav-ing a child. House buyingtops the table of ‘moststressful life experiences’with almost one in four(24%) of homeowners de-scribing it as the most de-manding and worryingthing they have ever done,according to research fromUnbiased.co.uk

To compound this, it is stillfirst time buyers who areoften hardest hit as they needa substantial deposit merelyto get on the housing ladderand a significantly larger de-posit if they want to access thebest rates.

According to creditaction,the typical first time buyer de-posit in January was 25%

(£38,348), with the averagefirst time buyer loan being£115,044 equating to an aver-age of 3.08 times their income.

The reality continues with aYouGov survey revealing that86% of 18-30 years olds, whodo not own their own home,could not currently afford tobuy one even if they wantedto, despite recent falls inhouse prices.

A massive 83% of 18-30year olds also thought buyinga new home was now becom-ing more of a dream than a re-ality.

But that shouldn’t be so!With the recent suspension ofStamp Duty below a purchaseprice of £250k, the currentlower property prices andwith more and more lenderslooking to assist First TimeBuyers with high loan to valuemortgages plus other options,including Guarantor mort-gages and Shared Ownershipschemes, you really need to doyour research.

Meanwhile, according to thelatest Halifax House PriceIndex, house prices increasedby 1.1% in March, partly off-setting February’s 1.6% fall.This rise was the eighth in thepast nine months, taking theaverage house price to£168,521

These are de-signed for applicants who, forwhatever reason, fail to matchup to a lenders ‘black box’credit scoring system -through lack of credit, not onthe voters role, etc.

The applicants must have aclean credit history, be able toprove affordability and themaximum loan available willbe 75% of the property value.An increasing number ofsmaller lenders are now man-ually assessing such cases. Itis definitely worth a call to seeif this fits your personal needs.

Finally, Tesco Bank has con-firmed plans to launch its ownmortgage range by the end of2010 as it eyes up building thebrand into a fully-fledged re-tail bank.

Cuts on headline deals

The election will be domi-nating proceedings and it istherefore no surprise thatthe Bank Base Rate has onceagain been retained at halfof one percent (0.5%) forthe thirteenth month.

It has been reported thatgrowth in the UK economy ap-pears to be performing betterthan many of our competitorsand inflation has recently re-ported to have fallen backfrom the 3.5% to 3%.

The early part of April hasseen a drop in the number ofmortgage products typicallyavailable from the numberswitnessed in early to midMarch.

Although overall productnumbers have reduced mar-ginally, a number of lendershave continued to cut the rateson their headline productsthereby continuing to offersome great deals to prospec-tive borrowers.

Product numbers in the allimportant first time buyer sec-tor (90% LTV) have actuallyincreased slightly from lastmonth although it must besaid that lenders both in thissector and in general remainvery cautious in their assess-ment of a borrower’s suitabil-ity.

The first time buyer sector

hashad further support with thesurprise announcement in therecent budget from the Chan-cellor of the waiving of StampDuty for all first time buyersfor property purchases up to£250,000.

With the recent end of theprevious stamp duty holidayat the end of December 2009,many would be first time buy-ers will have felt that they hadmissed out on the savings thatthe stamp duty holiday of-fered.

The new initiative now po-tentially provides them withup to an extra £2,500 that they

canuse to contribute towardstheir property purchase priceor put towards conveyancingcosts, valuation and surveyfees, mortgage applicationfees, removal costs etc.

This additional financial in-centive for some may alsomean being able to take out amortgage at a lower loan tovalue and as a consequencepay a reduced rate of interest.

Re-mortgage levels continueto remain steady but lendersare continuing to sharpentheir propositions to attractnew borrowers in this area.

con-tinued to favour tracker (vari-able rate) mortgages slightlyover fixed rates with approxi-mately 54% opting for track-ers versus 46% choosing fixesbut as we draw nearer to aninevitable rise in interest rateswe do expect to see more bor-rowers opt for fixed rates infuture.
