More people appear to be interested inbuying a home in the UK, as the NationalAssociation of Estate Agents (NAEA) has ob-served an increase in demand.

Figures from the organisation revealed theaverage branch saw registrations by 279 househunters in June, compared to 265 the previousmonth.

And the proportion of potential first-timebuyers among them remained steady at 21 percent.

The NAEA suggested the rise in stamp dutythreshold to £250,000 may be contributing, al-though president Michael Jones called formore finance to be made available to thosehoping to purchase a property.

"If the banks ease up on mortgage lendingrestrictions then with a bit of luck, the summermonths will see the sales figure rise in linewith demand," he said.

The figures follow research from Defaqtoshowing the availability of discount mortgageshas dropped by 72% in the last three years.

NAEA reports rising demand

“Now that the new coali-tion government have putforward their emergencybudget and plans to tacklethe public deficit, the effectof these proposals will meanless disposable incomethrough rises in direct andindirect taxation for mostpeople.

The Monetary PolicyCommittee may have feltthat raising interest rates atthis time would potentiallystop what is currently verymodest growth in the econ-omy.

The last month or so hascontinued to see lenderstrimming their mortgagerates to prospective borrow-ers with Moneyfacts report-ing the average 2 year fixedrate now standing at 4.51%.

Recent lending patternshave suggested that bor-rowers are increasingly opt-ing for fixed rates overvariable deals with morepeople choosing fixed ratesin June 2010.

As always the questioneveryone will want an an-swer to is - when will inter-est rates rise?

Once again the answer isno-one really knows, fromour understanding the opin-ion currently is that follow-ing the announcementsconcerning public financesand the likely impact that

this is going to have on pub-lic sector jobs, incomes in-terest rates are likely to staylower for longer, but thatdoes not necessarily meanthat rates will not start tocreep up slowly!”

A wildflower meadow is the per-fect neighbour for Bennetts, afive bedroom farmhouse datingback to the 16th century in thevillage of Wiston, just outsideSteyning.

Matt is about to depart theUK for Spain where he willstart a sponsored bike rideback to England to raisemoney for the Brock TaylorCommunity Fund.

Sophie Weston has now been running her property lettings company Weston Lettings for just over a year and is proud to report how successful it has become.

Originally from Surrey, So-phie spent 17 years working for the Metropolitan Police, qualifying as an inspector. She policed the diverse and chal-lenging areas of Brixton and Streatham in South London. When the time came to start a family the decision was made to move out of the area and find a quiet spot in the coun-try.

Sophie and her husband James decided to settle in the beautiful village of Warnham after falling in love with a charming cottage they spot-ted in the paper. “When I saw the advert I said to my hus-

band ‘That’s the one’, so we zoomed down and made an offer” says Sophie.As time passed the Westons were blessed with two daugh-ters and Sophie made a deci-sion to take a career break and stay at home to look after the children. Inevitably fi-nances became stretched and they decided to let their prop-erty out and rent a smaller more financially manageable property for themselves. It was then that Sophie, disap-pointed with the service they had received from the Letting Agents, said to her husband, “I can do better than that”. It was then that Weston Lettings was born.

Set up in September 2008 Weston Lettings was officially launched in March 2009 with her first let at the popular Gucci estate in Rusper. Im-
