LAWN MAINTENANCE Our seasonal Lawn Maintenance vendors are responsible for the full service landscape maintenance at properties, including grass cuts, shrub trimming, edging, and tree trimming. Vendors follow FHA regulations, generally cutting grass every two weeks in season, or according to client instructions and investor guidelines. SNOW REMOVAL Our seasonal snow vendors perform removal services at a property when snow accumulation exceeds 3 inches (or per local code/ordinance.) Additionally our vendors may apply ice melt agents to sidewalks and similar surfaces to prevent ice build-ups. FIELD INSPECTIONS Our network of field inspectors provide regular interior and exterior reports about the state of our clients’ properties. This can include occupancy checks, damage reporting, or following up on insurance repairs to confirm completion. Field Inspections Types: Exterior Inspections Interior Inspections Contact Attempt Inspections Insurance Loss Inspections FEMA Inspections Broker Check Inspections PROPERTY PRESERVATION Our Property Preservation (P&P) vendors help maintain the value of our clients’ asset from vacancy to foreclosure sale, or until a property conveys back to HUD. This includes lock changes, winterizations, yard maintenance. Additionally, our P&P vendors evaluate damages to properties and provide bids for their company to perform necessary repairs. Work types includes the following: Initial Secure/Lock Changing Winterization Minor Repairs Yard Maintenance Debris Removal on Post-Sale FHA Properties Roof Inspections and Minor Roof Repairs REAL-ESTATE OWNED PROPERTY MAINTENANCE Our Real-Estate Owned (REO) vendors help maintain the marketable condition of properties owned by our clients, and being marketed by brokers. Work types include the following: Property Trash Outs Initial and Recurring Maid Services Landscaping and Yard Maintenance Broker Communication Minor Repairs LARGE SCOPE HOME REPAIRS Our Estimates and Repairs line provides work to licensed general contractors capable of handling high scale construction projects at residential properties. This can include: Structural Repairs Demolition Complete Rebuild Fire Damage Mold Remediation Electrical Plumbing HVAC Companies applying for work in this line must have at least: - Proper Licensure for the Area in Which They Will Work - HVAC Repair/Replacement Capabilities - Plumbing Repair/Replacement Capabilities - Roof Repair/Replacement Capabilities SERVICE LINE DESCRIPTION
