What are buyers looking forin today’s real estate market?Recent research states thatbuyers are looking for afford-able prices, even ahead of lo-cation in this market. Thebetter maintained the home, the better the price can standup against the competition. While maintaining the home, the most popular updates arepainting, new flooring andupdated light fixtures. Staging remainsan important element in getting yourhome sold. It helps the buyers focus ontheir life in the home, not the current own-ers’. The entryway of the home is the firstimpression and a well maintained front isvery important. A fresh coat of paint onthe front door gives an impression of awell maintained home from the beginningof the showing. Kitchens and masterbaths remain very important areas to de-clutter, and to keep fresh and new look-ing.
On another note, now is thetime to winterize your home. Asthe cooler weather approaches, you can save energy costs if youinsulate exposed pipes in thecrawl and attic spaces. Also, sealing any leaks with caulkaround windows, air vents anddoor frames can lower heatingcosts. Change your furnace fil-ters once a month---a dirty filtercan cause strain on the system
forcing it to work harder and increase en-ergy costs. Drain sprinkler and outdoorpipes of water, and watch your thermo-stat. If you leave the home for an ex-tended period of time, turn the heatdown, and gradually turn it up upon yourreturn to keep the system from overwork-ing to re-heat the home to a comfortabletemperature. For more tips on winteriz-ing your home, contact your real estateprofessional.

There is no bettertime to take stock ofyour lawn and land-scaping needs thanduring the shorterdays and crisp tem-peratures that heraldthe beginning of fall. Not only can it helpyou have a great-look-ing lawn next spring, but it can save youmoney on your utilitybills during the winter. Assess Your LawnFall is a great time
for new grass seed totake root, especially incooler climates. Evenwith meticulous care, lawns can thin outand lose color due toexcessive thatchbuildup, hard or com-pacted soils, or peri-ods of hightemperature, high hu-midity, or drought.Compacted soilsslowly reduce theamount of oxygencontained in the soil,
delaying the penetra-tion of water and nutri-ents and impeding thelawn growth.Aerating and over-
seeding is an effectivetreatment to controlthatch, reduce com-paction, fill in barespots and revitalizegrowth. It also re-duces water runoff, in-creases the lawn’sdrought tolerance andimproves its overallhealth. Lawn aeration allows
air, moisture and fertil-izer to penetrate downto the root zone. It in-volves removing smallsoil plugs or corestypically 1/2 to 3/4inch in diameter fromthe lawn. Lawns com-posed of cool-seasongrasses such as Ken-tucky bluegrass arebest aerified in the fall, when there is lessheat stress and dan-ger of invasion byweedy annuals. Onthe other hand, warm-season grasses arebest aerified in late
spring andsummer,whenthey areactivelygrowing.Con-
sider also re-seeding your lawnin areas where thegrass has gottensparse. First, rakeleaves and debris offyour lawn so theseeds can penetratethe soil. Then fertilizeyour lawn one lasttime with a high nitro-gen fertilizer to en-courage root growth.Make sure you get alawn fertilizer that islabeled “winterizing.”
Energy-SavingPlanting
Fall is also the bestseason for plantingtrees, shrubs andperennials. Plantsplanted in the fall ben-efit from cooler airtemperatures, not tomention soil tempera-tures still warmenough to supportgood root growth.
After a winter ofdormancy,fall-plantedtrees andshrubspractically
shoot out ofthe soil the followingspring.Plant deciduous
trees that lose theirleaves during the win-ter in front of windowsthat receive significantamounts of sunlight. This helps block solarheat in the summerand lets it in duringthe winter when youneed it most, whichcould help reduceyour heating and airconditioning costs. A six-foot to eight-
foot deciduous treewill begin shadingyour windows the firstyear and your roof, depending on thespecies, within five-10years. In regions withyear-round sun andno significant winter, planting evergreentrees or shrubs limits
sunlight entering yourhome and serves as awindbreak. Winter sunlight is a
welcome heat source, but the wind that canaccompany it can re-duce its positive ef-fects. A naturalwindbreak will reduceor redirect windspeed. Evergreentrees and shrubsplanted on the side ofyour house that re-ceives winds will helpreduce the wind ef-fect. Teaming ever-green trees and anearth berm, a naturalor man-made wall, willdirect wind over yourhouse. Additionally,in snowy climateswindbreaks will helpkeep snow away fromyour home’s founda-tion.Contact the Moore
