Welcome readers! For thoseof you who have followed thisarticle from week to week Ihope that you have learnedsomething about the real estateprofession and the term REAL-TOR®. I have asked the mem-bers of our Board of Directorsto write topics of interest fromtheir personal point of view, rather than the ‘canned’ articlesof interest.
We would welcome any sug-gestions to the page that youmight have, it is my desire to keep you as in-formed about our local real estate market aspossible. Please email us with suggestionsat, [email protected] Subject: Newspaper
The statistics at the bottom reports the ac-tual sales that are occurring in our system. Ifyou study the trends and the month to monthstats, real estate can have some defined re-sults for buyers and sellers. Keep in mind aclosing is final end result of a search that nor-mally started almost two years prior to thatevent.
Some begin earlier than that and of coursethere are others that end up here with a timeconstraint due to military or job transfer. They all share a common trend, looking it upon the ‘net’, is the usual beginning.
From there home values are searched, what is the difference between a $200,000
home in Peoria IL, vs. SouthernPines? ‘What kind of house do I getfor that kind of money?” What arethe taxes on that value and thequest for answers continues on,with buyers usually contacting alocal REALTOR® for more informa-tive answers. Commute times areas critical to the employed as thegolf courses are to the retirees.
From that point the REALTOR®begins the job of finding the rightarea for the client and the last itemis finding the right home in that
area(s). We have to listen carefully for the‘like’, ‘dislike’ words as the quest progresses.
REALTORS® don’t do a lot of selling, thebusiness is more listen and educate. Goodagents will inform you of all the criteria andshow you the choices and the choice will be-come obvious to you.
After 40 years in the business I find the endresult of the quest results in 2-5 homes be-coming the ‘cream of the crop’ and from thisshort list one home always stands out and itis the one that gets the first offer. Once ac-cepted the next stage begins, THE CLOS-ING! And that would require more spacethan I have allotted.

A staircase is an inte-gral part of any multi-level home. When itcomes to design andstyle, stairs can besteep or gradual, nar-row or wide, purelyfunction or grand andshowy. Some stair-cases are built inplace by stairmakers, carpenters or wood-workers, while othersare prefabricated andshipped to your home, where it will be in-stalled onsite by yourbuilder.
You should take intoconsideration thefunction of your stair-
case beforeyouchooseyour de-sign. If itis anentrystairway thatwill handle a lotof foot traffic and behighly visible fromyour foyer, than youwill want to choose abeautiful, yet durablestaircase. For out-of-sight stairways lead-ing to the basementand/or attic, then thinkeconomically.
Here are a few tips tofind the right design
for you: •
Matchyour stair-case tothe style
and décorof your
home.• Consider whether
or not you want to usethe underneath ofyour staircase for stor-age space.
• Allow for naturallight by positioningyour staircase nearwindows, since stair-cases generally canbe dark.
• Match your stairs
with your floor. Moststair manufacturersoffer woods in a vari-ety of species, likecherry, oak, maple, popular, beech, ma-hogany, hemlock, white oak, Braziliancherry, walnut, alderand hickory.
• Avoid trippingpoints and be sureyour threads easily ac-commodate your foot-print.
• Choose a designthat is safe for yourfamily, particularly ifyou have small chil-dren or elderly living inyour home.

(ARA) - Most peoplebuild a new deck toenjoy their outdoorspace. But did youknow adding a newdeck or upgradingyour deck can addvalue to your home?
Remodeling Maga-zine rated adding abackyard deck as oneof the best value proj-ects in its most recentCost vs. Value Survey, noting decks are rela-tively inexpensive toconstruct, but are al-most considered es-sential by potentialhomeowners.
If you want to build anew deck, or just im-prove the one youhave, HGTV/DIY Net-work star Jeff Wilsonshares his experiencegleaned from 25 yearsof professional experi-ence and his ownbackyard makeover:
1. Dream big: What'syour ideal outdoorspace? Books, maga-zines, TV shows andonline content providea wealth of inspiration.Even if you don't havethe budget now foreverything you want, establishing a long-term plan ensures youwon't be tearingsomething out later tomake way for yourdream deck.
2. Trial run: Some-times numbers like"10-foot-wide deck"don't translate to us-able space in the realworld. Lay out yourplanned deck in thespace where it will bebuilt using rope, agarden hose, orstakes and string.Arrange objects in thespace as you envi-sioned them in the
plan. Make sure thatthere's enough clear-ance between furni-ture and deck featuresto allow for traffic flow. This lets you catchproblems beforethey're too costly tofix.
3. Don't forget thedetails: Have you con-sidered lighting? Doyou want to listen tomusic or have an all-outdoor home theatersystem? Maybe youwant to run a naturalgas line to your grillso your propane tankwill never run out inthe middle of a bigparty. Or water linesto a sink or outdoorshower - all of thesedetails need to besketched out in ad-vance so that wiringand piping can be in-stalled along the way.
4. Color your world:Do a little research oncolor options for yourdeck. You may want aclear coating for themost natural woodlook. But you can alsoget tinted water-proofers and stains toadd color to thewood. For instance, the Thompson's WaterSeal line has 117 dif-ferent shades of stainto accent and protectyour deck. If you don'tknow where to start inchoosing a color, lookat the most dominant, unchanging color inthe environment -probably your home'sexterior - and choosea complimentaryshade.
5. Permits and set-backs: Take your planto your local codes of-fice to verify localbuilding codes and
property-line set-backs. Don't try tostart work withoutyour building permit,or you may be in forremoving work you'vealready completed inthe future.
6. Green with envy:Consider the environ-mental effect of build-ing your deck.Choose FSC-certifiedsustainably harvestedlumber, solar lighting, rain barrels or "pil-lows," and reused ma-terials when planningyour deck.
7. Get the best deal:If you're hiring a con-tractor, get at leastthree estimates. Don'tautomatically pick thelowest number -sometimes it's worthpaying a little more ifthe contractor is com-mitted to a quality joband if they're able tolisten and incorporateyour ideas.
If you're going to doit yourself, don't waituntil the last minute toorder materials. If youorder everything atonce, lumber yardswill often deliver thematerials for free.Check deals on con-tractor credit - somebig box stores offer 10percent off your firstorder if you open acommercial account. This can be a big sav-ings if you're preparedahead of time.

PINEHURST HOME FOR SALE
(ARA) - The kitchenhas always been theheart of the home - aplace where the familysocializes and enter-tains friends. It's nowonder a kitchen re-model occupies firstplace on many home-owners' wish lists, es-pecially at a time whenfamilies are spendingless time dining outand more time athome. Unfortunately,it's also one of themost expensive andtime-consuming homeimprovement projectsa family will undertake, ranging from $17,000to $20,000 for a basickitchen remodel.
"Since the kitchenoccupies a highly visi-ble space in thehome, it's understand-able that families wantit to reflect their styleand personality. Butunfortunately, a tradi-tional kitchen remodelcan mean a bigger in-vestment of time andmoney than manyfamilies can handle,"says Rust-Oleum sen-ior brand managerAnn Gearty. "Fortu-nately, now there's anaffordable alternative. For less than $500,homeowners can up-date their old, out-dated cabinets andcountertops and makethem look brand newthanks to break-through coating tech-nologies."
Here's how can getyour own kitchentransformation on abudget:
Select a colorscheme:
Dark accent wallswith neutral colors areall the trend right now,but you'll want tomake sure youchoose a color palette
that expresses yourpersonal style andthat you think will bearound for years tocome. Home decorat-ing magazines andwebsites are greatsources of inspirationwhen selecting a colorscheme for your newkitchen.
Start with the cabi-nets:
They are the focalpoint of any kitchenand will set the tonefor the look and feel ofthe entire room. In-stead of replacing orrefacing, it's easy totransform worn, out-dated cabinets to thelook of beautiful hand-crafted cabinets withRust-Oleum CabinetTransformations. Therefinishing system pro-vides you with all thetools you need to giveyour cabinets a fresh, new look for less than$150 - without thestripping, sanding orpriming associatedwith cabinet painting. It works on all types ofcabinets - wood, melamine, laminateand more. Plus it isavailable in 70 beauti-ful finishes and isguaranteed to last foryears to come.
Rethink your currentcountertop:
You don't have to re-place your countertopto get a sleek newlook. With new Rust-
Oleum CountertopTransformations, youcan transform yourworn or damaged lam-inate countertops at afraction of the cost ofreplacement. Availablein a convenient kit for$250, the innovativecoating system comeswith all the toolsneeded to transformyour outdated coun-tertops to mirror thelook of natural stonesuch as granite. Thecoating was putthrough extensive test-ing to ensure it couldstand up against dailywear and tear. It'savailable in five differ-ent colors and is soeasy to use, the entireproject can be com-pleted in less than aweekend.
Don't forget the de-tails:
It's easy to makeyour old cabinetknobs and pulls lookbrand new with a fewcoats of spray paint.Try a spray paint likeRust-Oleum UniversalOil-Rubbed Bronze tomimic one of today'shottest metal finishesat a fraction of thecost. The possibilitiesare only limited byyour imagination.

For the 10th year ina row, Martha Gen-try’s Home SellingTeam has achieved alevel of excellencethat places them inthe top five teams forRe/Max Carolina.Martha’s team camein #4 in North andSouth Carolina andalso placed in theprestigious Top OneHundred Teams forthe whole country.
“I’m very proud ofmy whole organiza-tion,” say Gentry.“Year after year, theyturn in an outstandingperformance that al-lows our team to suc-cessfully outperform
really good teamsfrom much largerareas, such as Char-lotte and Charleston. These past few yearshave been challeng-ing but, as always, they have respondedwith excellence. All ofour team members, whether on the listingand selling side or onthe administrativeside, are the best! Youcan’t teach peoplepride and responsibil-ity in their job — it justhas to come naturallyand I’ve been very, very fortunate to findgreat people! Just askany of the buyers andsellers who have
worked with them!”According to Gentry,
the real estale marketwill remain static forthe next year orlonger. However, shefeels that this marketpresents historic op-portunities for bothbuyers and sellerswho will purchaseafter selling their cur-rent home. “There aremany of us in real es-tate that feel this com-bination of low interestrates and housingprices at a ten yearlow will make this thebest time ever to buy.I’m looking forward toa great year in 2011!
Martha Gentry’s HomeSelling Team Honoredfor Achievements!(ARA) - With spring
finally here, there's nobetter time to spruceup your home. Butwhile most familiesare reorganizing clos-ets and making tripsto Goodwill, they areneglecting the part oftheir home guests seefirst - its exterior. Afterthis year's harsh, longwinter, the outside ofyour home probablyneeds more than a lit-tle TLC.
"This was one of theworst winters Americahas seen in decadesand unfortunately, snow, sleet and freez-ing rain can be dam-aging to the exterior ofany home," says Rust-Oleum Brand Man-ager Dirk Sappok."Moisture can createthe perfect conditionsfor the growth of moldand mildew. Dirt, grime and salt residuecan also be damag-ing, if left unchecked. But fortunately, thereare products availablethat can make the out-side of your homelook brand new."
Here are some tipsand tricks for sprucingup your home's exte-rior:
Make your home'ssiding shine:
After getting hit withrecord-breaking snowfalls this winter, theexterior of mosthomes took a beating. Now that it's gettingwarmer, it's the per-fect time to freshen upyour home's siding -and you don't need tohire a professional orrent a power washer
to make your homelook like new. Try acleaner like JOMAXHouse Cleaner andMildew Killer. It isguaranteed to killmold and mildew andremove tough stainsand stubborn dirtwithout scrubbing orpower washing. Plusit's safe for usearound plants andshrubs. Or for quickand easy routinecleaning, try JOMAXHouse Wash. Justhook it up to a gardenhose, spray, wait fiveto 10 minutes for dirtand stains to loosenand rinse off.
Put life back intoyour driveway:
A cracked, weath-ered driveway doesn'tdo much for a home'scurb appeal and it'soften the first thingguests see when theyvisit your home. Un-fortunately, drivewayresealing is a projectthat many homeown-ers neglect due to themess and time it re-quires. But, resealinga driveway doesn'thave to be a time-con-suming and messyproject. Thanks tobreakthrough technol-ogy, homeowners canrejuvenate their drive-ways in one easy step
with EPOXYSHIELDBlacktop Coating. Un-like other blacktopsealers that must beapplied with asqueegee,EPOXYSHIELD Black-top Coating can berolled onto the sur-face, just like paint. It'sdrive-ready in just fourhours, leaving a jetblack finish, plus itlasts longer than tradi-tional driveway seal-ers.
Don't forget yourwalkways:
It's easy to reviveworn sidewalks, porches and entry-ways without spend-ing a small fortune onreplacing them. Selecta product likeEPOXYSHIELD Con-crete Resurfacer. Itcomes in a kit com-plete with all of thetools you need torenew and restoreaged, patched andcracked concrete sur-faces. The best part isit can be rolled on,eliminating the messof replacement or tra-ditional application.
