Have you ever feltoverdressed for anevent? Perhapsyou understood thedress to be formal, but when you ar-rived in your formalattire, everyone elsewas wearing jeansand turtlenecks. You may recall howyou felt when everyone lookedat you as you entered the roomlooking a bit out of place. This happens to homeowners
too, but it’s not called over-dressing—it’s called over-im-proving. It happens whenproperty owners remodel ahome to the point its new valuefar exceeds all others in theneighborhood.Let’s say your family has
grown, and you begin your im-provements by adding a wingwith two more bedrooms and abath. You expand to a 3-cargarage and install a deck. Inthe process you add $55,000-$100,000 to your home. Aslong as you continue living inyour home, it is not a problem.
When it’s time to sell, however, you will facean unexpected chal-lenge. Your spent$55,000-$100,000 onimprovements, butbuyers are unlikely tobe impressed as theycompare the prices ofother homes in thearea, and expect
yours to be in line. Before beginning a major
project, determine the impacton your home’s value. Con-sider “upgrading” to a largerhome vs. remodeling, gettingadvice from a trusted Realtorand from your lender. The Pinehurst-Southern Pines
Area Association of Realtors, atrade association, offers a web-site www.move2moore that pro-vides a complete listing ofRealtor real estate brokeragesin Moore County, contact infor-mation for Realtor members, and industry associates. It’s too easy thesedays to live almost ex-clusively in a climate-controlled, electronicworld. Your days arespent going from air-conditioned house, tocar, to workplace; withyour ear glued to acell phone or your fin-gers typing away onyour personal digitalassistant in between. But as people try tore-connect with na-ture, a new trend inhome design—bring-ing the indoors out-side—is emerging. Outdoor remodeling
projects can be one ofthe more affordableand enjoyable proj-ects; adding value toyour home. The op-tions for these proj-ects are endless andinclude: patios, decks, screened in porches, outdoor fire pits, gar-dens, outdoorkitchens, etc… Hereare a few out of the or-dinary ideas you mayhave never consid-ered for an outdoor re-modeling project.Fire elements. These
can take the form of
fireplaces orfire pits, orbe as sim-ple as afree-standingclaychimenea.Wood-burningelements are the mostcommon, but they canalso be outfitted toburn gas. Each has itsown advantages ordisadvantages withcost, maintenance, and other considera-tions such as smell orthe crackling soundcommonly associatedwith wood fires. Firepits can be portable orbuilt-in, and are oftenmade with materialssuch as copper, ironor stone. Some fea-ture colored, decora-tive glass pieces laidout in designs that re-flect the flames. Beds. Forget about
hammocks or foldinglawn chairs. Today, the trend is all aboutultimate comfort. Out-door beds have beenseen on the pooldecks of chic hotels inhip cities like Miami
and Los Ange-les foryears. De-signedfor loung-ing oreven nap-
ping, theycome in a vari-
ety of sizes, generallyhave a futon-style mat-tress, and some haveadjustable backrests. They are covered inweatherproof fabric, and matching yourcolor scheme is easywith coordinatingthrow pillows. Thereare even porch swingsavailable in twin anddouble mattress sizes, for the ultimate nap-ping spot…Showers. As the line
goes from MontyPython… “now forsomething completelydifferent” Formerlyseen just at beachhouses and usedstrictly for removingsand, outdoor show-ers enclosures arenow found in multi-million dollar Manhat-tan penthouses, apartment rooftopsand suburban neigh-
borhoods for everydayuse. They incorporatenatural elements suchas stone, bamboo andplants, and are strate-gically designed toprovide privacy, yetallow the user to enjoythe view and the feel-ing of showering innature.Outdoor Kitchens.
An outdoor kitchenarea complete with:cook top, grill, sink, countertops, and re-frigerator makes theperfect entertainmentarea for gatherings.Couple this with anoutdoor fire pit andyou have an outdoorareas that can be eas-ily used most of theyear in our area. Theoptions are endlessand can be as simpleor elegant as yourtaste and budget callfor.Having inviting out-
door living spaces inyour home will helpwhen it’s time to sell, too. In the NationalAssociation of HomeBuilders’ ConsumerPreferences Surveysfor both 2004 and
2007, more thanthree-quarters of re-spondents said havinga patio, front porch ordeck on their homewas “desirable” or“essential.” And in2007, 62 percentwanted an outdoorfireplace or fire pit, acategory that wasn’teven an option in the2004 survey. So gather your
friends around the firepit, take an afternoonsiesta on your outdoorbed, get ready forwork with a refreshingbackyard shower, or,check out

According to nation-wide research, only11 percent of home-owners decide to selltheir property withoutthe help of a real es-tate professional. There’s a reason the
number of for-sale-by-owner (FSBO) trans-actions is shrinking. Intoday’s ultra-competi-tive marketplace, most home sellersknow that a profes-sional agent can pro-tect their interests —while also managingthe complex paper-work and proceduresrequired to finalize asale, such as:• Conducting a mar-
ket analysis and help-ing to determine arealistic selling price• Staging a home
for showing and openhouses• Placing the prop-
erty on local multiplelisting services• Coordinating and
paying for ads, signs, flyers, and photogra-phy• Conducting tours
for buyers and otheragents• Negotiating a final
sale price and contin-gencies with the
buyer or their agent• Insuring that the
purchase offer andseller’s disclosurestatement are pre-pared properly• Selecting an es-
crow agent to con-duct the closing• Ordering a title
search and assistingsellers in removingany barriers to trans-fer of o• Ordering a home
appraisal, helping toarrange for a propertyinspection, and ob-taining title insuranceif the buyer isn’t repre-sented by an agent• Obtaining a home
warranty policy ifneeded• Arranging for final
utility reading andpayments• Making sure any
needed repairs aremade before closing• Working with an
attorney to preparethe deed• Arranging for the
payment of transfertaxesOne more reason
smart sellers use aRealtor? On average, properties marketedby an agent havebeen selling for 20percent more than anFSBO. On a homeworth $290,000, that’sa difference of$40,000 — a prettycompelling reason to“go with a pro.”For a free consulta-
