Homes are more affordable nowthan they have been in a generation,but for various reasons, buyers arenot snatching up the bargains as wemight expect. If buyers get a bettergrasp on just how remarkable pricesand the current opportunities are, thesense of urgency might rise. Much of this article is taken from an
article written by Gary Keller, co-founder and chairman of KellerWilliams Realty. “Based on the chartbelow, you can see that the cost of aloaf of bread and a gallon of gas hasmore than tripled since 1989 and carprices have nearly doubled. While the median priceof a new home has increased by 70%, mortgagerates, which stood at 10% in 1989, averaged 4.84%in April of 2011. The impact of rock-bottom interestrates is that the monthly mortgage payment on amedian-priced home has hardly changed in morethan a decade.”Unless you are a cash buyer, the monthly pay-
ment tends to be much more relevant than the pur-chase price of the home. “For buyers who arewaiting for prices to hit the floor, it is important toknow that the possibility of a slight drop in the priceof a home will have very little impact on the monthlypayment, while even a slight rise in interest rates willhave a more significant impact. Timing the market
to a T is never possible, and in the cur-rent market, staying on the sidelines ismore likely to result in a missed oppor-tunity than a small savings.”Buyer reluctance in this market only
contributes to the number of deals andthe negotiating power available to as-tute buyers. “Buyers who are waitingfor the market to recover are in factwaiting for a reduction in inventory,fewer foreclosed properties, risinghome prices and sellers who don’tneed to be as motivated.” This wouldbe a welcome sight for sellers, banksand the economy, but is not good news

It’s an unfortunate re-sult of the recession —many families haven’tbeen able to keep upwith their mortgage pay-ments and have lost theirhomes to foreclosure.Foreclosed homes oftensell for less than marketrates, making themseem like a bargain tobuyers who are used tothe inflated prices of afew years ago. But comparing a new
home to a foreclosure onprice alone is a mistake.You can’t put a dollarvalue on your peace ofmind, safety, financial re-serves and time — all ofwhich could be in jeop-ardy if you buy a fore-closed home. For example, a foreclo-
sure could have legal is-sues. Before buying a
foreclosed home you willhave to do thorough re-search — or hire a titlecompany or lawyer — tomake sure there aren’tany additional financialor legal liabilities at-tached to the home.There may be liens onthe property for unpaidtaxes, home owners’ as-sociation dues, or thehome may have beenput up as collateral onother loans that weren’tpaid. You could becomeliable for thousands ofdollars of debt youweren’t aware were at-tached to the foreclosedhome. As soon as you take
ownership of a fore-closed home, anythingthat breaks or any prob-lems that arise are yourresponsibility. This could
cost you lots of time andmoney that you may nothave budgeted for. With a new home,
maintenance won’t be anissue for a while with thebrand new appliancesand systems. And ifsomething does gowrong in the first year,there is often a newhome warranty that guar-antees repair or replace-ment. Foreclosed homes also
often haven’t been takencare of by former ownerswho knew they weregoing to lose the home.In some cases vandals,thieves or even the own-ers have damaged thehome, removed appli-ances or torn apart wallsto remove copper pipesthat are valuable asscrap metal.
A foreclosed homecould have been sittingvacant for months oryears, and if it wasn’tproperly secured, therecould be significant dam-age from water, mold,weather or pest infesta-tions. It could cost youthousands of dollars anda lot of time to bring ahome that was allowedto deteriorate back to alivable condition. You also don’t have to
spend time or moneychanging someoneelse’s design prefer-ences with a new home.No tearing down woodpaneling, repaintingwalls, or replacing out-dated flooring. Your pref-erences are included asthe home is built, andthey are there waiting foryou the day you unpack
your boxes. Finally — and most im-
portantly — don’t forgetsafety. New homes have been
constructed under astrict set of codes andstandards, and have tobe thoroughly inspectedbefore the certificate ofoccupancy is issued andyou are allowed to closethe sale and move in. With a foreclosure, you
don’t know how manyrenovations or repairshave been made overthe years, or who madethem. There could befaulty wiring, weakenedstructures, or other con-ditions that could bedangerous and costly tobring up to safe andmodern standards.

In lastyear’s study, two dif-ferent companiesranked the highest ineach category, butthis year home buyersand sellers both ratedRE/MAX the highest.“It all comes down to
