Eight in 10 adults agree that buy-ing a home is the best long-term in-vestment a person can make. That is according to a recent na-tionwide Pew Research Centersurvey, demonstrating the valuethat Americans continue to placeon home ownership. To help potential home buyers re-
alize their dream of owning a home, the Pinehurst-Southern Pines AreaAssociation of REALTORS® is partici-pating in REALTOR® Nationwide OpenHouse Weekend on Saturday and Sun-day, June 4-5. During that weekend REALTORS®across the country will hold open houses from coastto coast, aiming to focus attention on the benefits ofhome ownership to families, communities and theeconomy.
Home ownership benefits individuals and fami-lies, as well as strengthens our communities. Thedecision to own a home is a personal one, but webelieve that anyone who is able and willing shouldhave the opportunity to pursue that dream. The RE-ALTOR® Nationwide Open House Weekend willgive REALTORS® the opportunity to bring buyersand sellers together and help them connect withlocal residents about the housing issues that mattermost to the people in our community.”A strong majority of renters surveyed in the Pew
Research Center study – 81 percent – said theywould prefer to one day buy a home. In addition, re-spondents rated being able to own a home as thetop long-term financial goal followed by being able
to live comfortably in retire-ment, pay for a child’s col-lege education, and leaveinheritance for children. Home ownership is how
many American familiesbegin to accumulate wealth. In fact, owning a homeis one of the best ways to build long-term wealth; itprovides both equity accumulation and tax benefitsover time.”REALTORS® are being asked to hold open
houses in various local neighborhoods throughoutNorth Carolina the weekend of June 4-5 to provideguidance and insights into the social and financialbenefits of home ownership. They can also answerquestions about the local housing market and thehome buying and selling process.REALTORS® are leading advocates for home
ownerships. Through this nationwide event we willnot only educate the public on the value of owninga home, but also help those who are striving to be-come home owners take steps toward achievingtheir goals.

Are you planning tomove to a new homein the next few years?Thinking about reno-vating your currenthome so it’s more ap-pealing to potentialbuyers when you dodecide to move on?Or maybe you justwant to change yourspace to follow the lat-est trends?
Whatever your plansfor your existing or fu-ture home, researchfrom the National As-sociation of HomeBuilders and BetterHomes and Gardensmagazine shows whatfeatures and floorplans will be popularover the next fewyears. According to an
NAHB survey of homebuilders on their ex-pectations for homesin 2015, smallerhomes with lowerprices and moregreen features will bethe predominant forcein the marketplace. As the average size
of new single-familyhomes continues todecline to 2,377square feet from apeak of 2,521 in 2007,floor plans are focus-ing on frequently-usedrooms. More than halfof the builders sur-veyed said the size ofthe family room will in-crease, while the for-mal living room, entryfoyer and dining roomare expected to de-crease or disappear. Other features that
builders predict arehighly likely to be in-cluded in the averagenew home of 2015 in-clude a walk-in closet
in the master bed-room; a laun-dry room;ceilingfans; amasterbedroomon the firstfloor inhomes with twostories; and a two-cargarage.Nearly 70 percent of
the respondents saidthat homes will begreener, and aboutone-third expect themto have more featuresrelated to technology. The most common
green features in2015’s new homeswill be low-E win-dows; engineeredwood beams, joists ortrusses; water-efficientfeatures such as dual-flush toilets or low-flow faucets; and anEnergy Star rating forthe whole house. The families who will
be looking to moveinto new or
renovatedhomeshavehigh ex-pecta-
tions fortheir new
space as well. A December 2010
survey of BetterHomes and Gardenreaders who considerthemselves prospec-tive home buyers orwho are planning amajor improvement totheir home indicatedthat home buyersdon’t want any“wasted space” intheir next home andthey are seeking sig-nificant value for themoney they spend.Eighty-nine percent
of consumers wanthigh-efficiency heat-ing and cooling intheir next home, 85percent want high-effi-
ciency appliances, and 78 percent wantupgraded featuresand fixtures such asgranite countertops, wood flooring, faucetsand lighting fixtures. Efficient use of
space also rankshighly in consumers’desires. The top-ranked living spacesinclude a separatelaundry room; addi-tional storage space;walk-in closets orbuilt-ins; a home of-fice space, workspaceor family computingcenter; and everydayeating space in orclose to the kitchen. For more information

2011 opens as astrong buyer’s marketso home sellers mustbe on their toes togive their homes max-imum appeal. Notonly should sellerscomplete the homerepairs they knowmust be made, theyshould also hire a cer-tified home inspectorto thoroughly and im-partially evaluate theirproperties. If this inspection re-
sults in a fix-it list, re-view the list with yourreal estate profes-sional to establish ne-cessities andpriorities. Dependingon your budget andobjectives, you maywant to repair onlyitems that couldcause significant dete-rioration to your prop-erty, such as a leakyroof. Ideally, thecloser you can getyour home to “move-in-ready” status, themore likely you are toattract today’s cau-tious and discerningbuyers. Among the most
common repairs andenhancements yield-ing immediate buyerappeal include: Paint inside and out-
side in neutral colorsSteam clean or re-
place carpets
