What a difference afew years make, es-pecially in the homebuilding industry. While the industry isrecovering, savvyconsumers know ex-actly what they wantin a new home, more specifically ahouse plan. Accord-ing to our builders, architects and de-signers, clients wantto maximize usable
space and prefersmaller, better-de-signed homes withhigh-end, green fea-tures, rather thanhomes with lavishamenities andwasted space. We have put to-gether a list of fivehome designstrends that we be-lieve you can expectto see in 2011 –smaller homes,
open floor plans, dual home offices, green details andoutdoor livingspaces.
1. Small is the newbig. A shift toward"smaller, better-de-signed homes" hasbeen occurring forquite some time andhomes ranging from1,400-2,500 squarefeet are popular. What makes thesesmaller designs soeffective is that haveflexible living spacesso your home canadapt to yourchanging lifestyleand needs. Com-mon flexible spacesinclude rooms thatcan be combined tocreate in-law suites, home offices (evenhis and hers),music/media rooms, craft or hobbyrooms, dens thatcan become guestrooms and dining
rooms thatcan be-comeof-fices. 2.Openfloorplans arestill in. Open andflexible designswhere the kitchenopens up into thedining room andfamily room has be-come very vogue inthe last decade andis especially trendywith home builderswho enjoy entertain-ing guests at home. The economy hasalso impacted thistrend, since insteadof going out for ex-pensive dinners, homeowners areinviting friends andfamily over, creatinga demand for livingspaces that supportthat kind of enter-taining. 3. Dual home of-
fices. Thanksto two-in-comefami-lies,therehas
been arise in de-
mand for extra officespace. Many newhome plans featuremore than one flexi-ble office space. Inmany cases thereare several worksta-tions (laundry room, master suite, kitchenarea, great room) toaccommodate thebusy lifestyle ofworking mothersand teenagers. 4. Interest in greenproducts. Interest inaffordable, eco-friendly home de-tails is increasing. Some of the fea-tures include con-crete counter tops, tankless waterheaters, recyclingbins built into
kitchen cabinets.Equally important isenergy-efficiencyand the interest inalternative home in-sulation techniques. 5. Extending the in-doors outside. There's a big inter-est in making fulluse of all their livingspace, includingoutdoor areas. Thatmeans outdoor liv-ing enhancementssuch as fire pits andkitchens are allow-ing home buyers toenjoy as much oftheir property aspossible, for a muchlonger time. The Moore CountyHome Builders As-sociation consists ofbuilding industryprofessionals eagerto design and buildyour home. As one of thefastest-growing seg-ments of the housingmarket, first-timehomebuyers are driv-ing the demand forsmaller, less expen-sive new homes.Between 2007 and2009, 41 percent ofthe 8.4 million Ameri-cans who purchaseda home were first-timebuyers. The typicalfirst-time homeownerwas 34 years old andhad a household in-come of $67,000.They purchasedhomes with an aver-age market value ofabout $184,000, com-pared to $297,000 fortrade-up buyers. The large majority offirst-timers purchasedsingle-family de-tached homes that av-eraged 1,874 squarefeet — well below the2,549 square foot
home chosen by re-peat homeowners.Close to half of them(46 percent) boughthomes smaller than1,500 square feet.On average, first-time buyers looked at15 properties beforemaking a final deci-sion. While 63 percentused saving for theirdownpayment, 22percent made nodownpayment at all.Although some ofthe growth amongfirst-time homeownershas been fueled bythe government’s taxcredit, this upwardtrend should continueas the children of
Baby Boomers formtheir own householdsover the next decade. For a free consulta-tion to discuss whichtype of mortgage loanwill work best for you, call Victoria Spannausat Wells Fargo HomeMortgage at (800)741-7813 or 910-692-6225.

(ARA) - Homeownerswho installed earlyhome security systemsoften wound up think-ing they would havebeen better off simplyinstalling sturdy lockson their doors andcalling it a day. Thetechnology was labor-intensive to install, of-fered keypads thatlooked as complicatedas an airplane cockpit, and did nothing foryou if the homeownerforgot to set the alarmbefore leaving thehouse.Fast forward to 2011,and today's technol-ogy has helped makehome security systemseasier to use, more ef-fective and flexible tofit our modern, mobilelifestyles. And statisticsindicate homeownershave ample reason toconsider installing asecurity system.Nearly 1.4 millionhomes were burglar-ized in 2009, account-ing for 72 percent oftotal burglaries, ac-cording to FBI statis-tics. The average lossper burglary was morethan $2,000, and thatfigure doesn't take intoaccount the emotionaltrauma of having yourhome invaded andpossessions taken. "Considering the av-erage loss from bur-glary and house fires, monitored securitysystems have alwaysbeen a worthwhile in-vestment," saysJonathan Klinger, vicepresident of marketingfor Honeywell Security."Now the option to addremote system controland video look-in fromWeb browsers andSmartphones, enableeveryone to play amore active role in theprotection of theirhome and family."If you're consideringpurchasing a homesecurity system, it'shelpful to know trendsin terms of availabletechnology and howothers are using it to
protect their homesand families:
Smart integrationOnce, homeownersused separate sys-tems to manage secu-rity and fire detection.Modern systems, how-ever, integrate thesefunctions. What'smore, many securitysystems now integrateeasily into home au-tomation systems, which means thathomeowners can con-trol multiple elementsin their homes in addi-tion to ensuring thehome is safe. Theycan arm their securitysystems and turn onthe lights, control thethermostat and opengarage doors - all re-motely - through oneintegrated system.
More than keepingthe bad guys outIn the early days ofhome security, thefocus was on keepingthe bad guys out ofyour home. Whilethat's still an importantfunction of home secu-rity systems, today'stechnology makes itpossible to use thesystem to keep trackof and care for theloved ones still insideyour home. For exam-ple, Total Connect byHoneywell allows youto view the inside ofyour home from virtu-ally any Internet-en-abled device, using upto six wireless cam-eras that can tilt, panand provide nearly anearly 360-degreeview. Have a latchkey kid?Total Connect not onlymonitors when the
front door opens, itcan show you video ofwho's coming in. Youcan set the system toe-mail you a video clipof your child coming inthe front door - so youhave visual confirma-tion that she's homesafe. Caring for agingparents from afar?Equip their home witha security system andyou can look in onthem from time to timeand see how they are.Or, place a sensor onthe medicine cabinetand you can set thesystem to send you analert in case your par-ents forget to take theirmedication - and don'topen the medicinecabinet.
Mobile commandUse of handheld mo-bile devices hasboomed in Americaover the past fewyears. People usesmart phones, laptopsand a variety of wire-less devices to keep intouch with friends andfamily, communicateregarding businessmatters, monitor worldevents, track weatherand even plan a routehome from work whenthere's an accidentalong the usualcourse.Home security is ontrack with this highlymobile lifestyle. Prod-ucts like Honeywell'sTotal Connect allow usto keep in touch withwhat's going on in ourhome no matter howfar away from it weare. Apps for theiPhone, iPad, Black-Berry and Androidsmartphones make itpossible to accessreal-time video of yourhome's interior, moni-tor system compo-nents and completelycontrol the systemfrom anywhere. TotalConnect integrateswith existing Honey-well security systems.Or you can use it as astandalone video sys-tem if you don't haveor need a security sys-tem.
